Our history
Charles Perry Partners, Inc. (CPPI) is a professional general contracting, designbuild and construction management firm with offices in Gainesville, Tampa, Jacksonville, Orlando, Fort Myers, and Palm Beach. Since 1968, CPPI has established a tradition of excellence by providing an impressive array of services for our clients. Our services cover a wide range, including project planning and modeling, budget estimating, cost management, project scheduling and construction. This project consists of the construction of a new 90-bed hospital that will connect to a free standing emergency room built by CPPI. The facility will provide a vast array of services spread out across more than 195,000 square-feet. The hospital will consist of four stories with structure in place to support expansion to six stories in the future. The facility will contain surgery, a 30-bed rehabilitation unit, 54 Medical / Surgical Unit beds, 6 Intensive Care Unit beds, and Respiratory Therapy space. Support work will include the creation of more than 500 parking spaces and a mechanical penthouse of nearly 3,000 square-feet. The free standing emergency room facility contains exam rooms, pharmacy, resuscitation (trauma) room, imaging, offices, lab, and associated support spaces.








UF Health Ocala Neighborhood Hospital / Medical Office Building

This 123,271 SF Neighborhood Hospital/Medical Office Building is comprised of 69,319 SF of I-2 occupancy that includes an ER, Inpatient unit, Imaging, and Surgery Services, along with a 49,791 SF Medical Office Building. This project is the first Neighborhood Hospital in the State of Florida. The Emergency Department includes seven Emergency Exam rooms, one Triage room, one Exam Flex room, and one Trauma room. The Inpatient Department includes ten Inpatient rooms of which one is an Airborne Infection Isolation room and one is a customized behavioral health room. Radiology Services consist of two General Rad XRay rooms, two CT rooms, one Ultrasound room and one MRI. The Surgery Department includes six Pre-Op rooms, six Recovery bays, and four fully functional Operating rooms with associated Sterile Core and support spaces.

This project consisted of the construction of a new 29,078 square foot space that connects the existing Emergency Department and renovations of 13,451 square feet of existing space at Health Central Hospital.
The project includes a new 4-story patient tower above the new ED space. The new spaces required infrastructure upgrades to the existing Central Energy Plant. Upgrades included new paralleling gear, chillers, cooling towers and pumps.



Medical Center of Trinity 36 Bed

Blake Hospital

This project consists of a 12,800 square feet addition to the existing first floor Surgery unit, adding 4 new operating rooms. In Surgery Support, 12,000 square feet of renovations added 11 post-anesthesia care units and upgraded the physician’s lounge and locker rooms, as well as cart wash. A renovation on the 5th floor added a 10,500 square foot, 12-bed Intensive Care Unit.

Capital Hospital Inpatient

This project consisted of a new inpatient rehabilitation facility addition and a renovation on the 3rd floor to create a 10-bed, Level 2 Neonatal Intensive Care Unit (NICU). The new 27,000-square-foot Comprehensive Inpatient Rehabilitation Center features 20 private patient rooms, a dining room, and a gymnasium. An enclosed breezeway connects the new building to the main hospital, allowing for easy accessibility between the rehabilitation facility and the hospital’s acute-care services. Memorial Hospital of Jacksonville

South Bay Hospital Bed Tower

This project consisted of a two-story tower addition to South Bay Hospital. The first floor contains the entrance, a lobby, gift shop, offices and elevators, while the second floor contains 12 ICU Bed and 14 Med / Surg / Tele beds. Additional components of the project included cosmetic upgrades to the 2nd and 3rd floors of the existing patient tower, a cosmetic upgrade of the exterior envelope, and the addition of a 64-car parking lot.

Lawnwood Hospital

Osceola Hospital Lobby
Expansion

This new expansion and renovation spanned nearly 20,000 square feet of space, providing a spacious lobby with a variety of seating, a café space occupied by Foxtail Coffee, a gift shop, an interfaith chapel, and a prayer room. Interior renovations were performed throughout the north side of the facility to create a modern new look. Six new Patient Access & Pre-Admission Testing (PAT) rooms were added, along with new outpatient registration, information, and check-in desks, a new medical records room, and a new discharge waiting area. On the exterior, a new entrance features a large drop-off canopy to provide shelter from the elements for patients and guests. The facility also boasts two new outdoor patios with seating and garden features, as well as a new decorative paved walking path.




Twin Cities Hospital Emergency Department

UF Health Springhill Primary Care Building

UF Health’s Springhill Primary Care Building project consisted of the new construction of a three-story building of approximately 70,500 SF. The facility includes clinics for family medicine, internal medicine, pain medicine, child and adolescent psychiatry and medical psychology, a flexible “condo clinic” for future use, a retail pharmacy, and a blood draw area. The exam room sizing and configuration are modular to allow flexibility for future uses, while providing ample space for standard amenities. The presence of ancillary spaces, such as the pharmacy in the primary care building and diagnostic imaging services in the multi-specialty clinic, allow patients to fill all their health treatment needs without leaving the campus. Also included in the project was the construction of a two-story 69,881 SF parking garage with 226 spaces.

Orlando Regional Medical Center
Trauma and Emergency Department Renovation

The scope of this project spans 13 Phases to maintain operation of Central Florida’s only Level 1 Trauma Center. Phases 01 through 03, approximately 2,568 SF, consisted of the renovation and expansion of the Trauma Department. Phases 04 through 11, approximately 16,385 SF, consisted of the renovation of the Emergency Department. This project utilized prefabricated Falkbuilt wall systems that were built off site before being delivered and installed.

The Oaks Clinic

UF Health joins a growing roster of healthcare systems nationwide bringing leading-edge healthcare services to malls with UF Health The Oaks, a specialty clinic that repurposed a former Sears retail space into a clinical facility. The 139,000 square-foot clinic houses three specialties: ophthalmology, otolaryngology, and audiology. UF Health has the only ophthalmology practice in the region that covers every subspecialty, including corneal transplants, pediatric ophthalmology, specialty contact lenses, refractive surgery, and low-vision services. It also has state-of-the-art surgical and diagnostic equipment. Additionally, it is the only practice in the region to perform novel procedures such as bionic eye retinal implants, artificial corneas, and miniature telescopes to improve vision loss caused by macular degeneration.








Sarasota Memorial Hospital Radiation Oncology Center

This project consisted of the construction of a new 17,635 SF Radiation Oncology Center for Sarasota Memorial Hospital at their University Parkway location. Services provided at this outpatient facility include radiation oncology, imaging, and clinical services related to oncology treatment. Within the center of the facility are two linear accelerators with direct access from a spa-like private patient dressing and gender-specific sub-wait areas; a CT simulator for radiation therapy; six exam rooms; physician offices; and an integrative care suite for patient navigation and counseling. Patients, families and staff also are provided with the opportunity to physically access the outdoors. At the end of the lobby space are direct views to a ceremonial water feature with a backdrop of a natural wooded area beyond. A patio around the water feature was created to allow those visiting the space a place for respite and reflection.

This project consisted of the construction of a new 15,000-square-foot Emergency Care Center for Sarasota Memorial Hospital in Lakewood Ranch. This facility is fully equipped with walk-in and ambulance entrances, 21 treatment rooms, including two triage bays, and resuscitation and specialty rooms for pediatric, behavioral health and other patients requiring advanced equipment and care. The facility has five fast-track bays, a full-service laboratory, x-ray, ultrasound, and CT and MRI scanners for more advanced imaging studies. The on-site diagnostic services also are available for community members, with or without an appointment, for those who want to use the facility for outpatient lab work or imaging scans ordered by their care provider.
