What an incredible summer! Typically, by the time we reach September, the consensus is, “Thank goodness there’s finally light at the end of the tunnel!” We’ve endured record heat, very little rain and long days that all seem to run together; however, the relief of fall cool fronts seems to be within reach. Not this summer. I don’t know about you, but for me, this summer was free to hang around a little longer. Now don’t get me wrong, it was still a summer in Texas. The heat was still present, just at a more manageable level. Perhaps it was tempered a bit by an absolute bounty of rain. Rain that not only filled up our lakes, rivers and reservoirs, but rain that brought welcome summertime temperatures, lightly used

WHAT INSPIRED YOU TO BECOME A CHEF? Eating the food of my dad’s friend from Mexico. Walking into his kitchen and seeing him and his wife cook from scratch were some of my best memories as a kid. I had some of my best meals there. HOW DID YOUR TIME AWAY FROM CORDILLERA TO WORK IN OTHER KITCHENS ENHANCE YOUR CULINARY SKILLS? I spent a few years working at Cooper’s Meat Market with a good friend of mine, Chef Andy Lugo. Working there, I gained knowledge on trimming brisket, ribs and making sausage, as well as perfecting my skills on cooking BBQ. WHAT DO YOU LIKE MOST ABOUT WORKING AT CORDILLERA RANCH? Being able to work with fresh ingredients, and the people I work with. WHO HAS HAD THE BIGGEST INFLUENCE ON YOUR COOKING STYLE? Chef Isaac Cantu, Executive Chef at The Clubs of Cordillera Ranch. DO YOU HAVE A SIGNATURE DISH? I don’t think chefs should have a signature dish. HOW DO YOU DECIDE WHAT GOES ON THE MENU? Through what’s in season. For instance, in the fall we make a butternut squash soup. WHERE DO YOU FIND INSPIRATION FOR NEW DISHES? Books, going out to eat at new places, and my coworkers. ASIDE FROM BBQ, DO YOU HAVE A FAVORITE CUISINE YOU LIKE TO COOK? I like making pasta dishes and braising. IS THERE A DISH YOU ARE STILL TRYING TO PERFECT? Yes, carrot terrine. WHAT’S ONE FOOD TREND YOU SECRETLY LOVE – AND ONE YOU WOULD HAPPILY SEE DISAPPEAR? I love the cucumber salad trend; hate the “butter and cake frost” trend. TELL US ABOUT YOUR BBQ TRUCK! I started the food truck with my buddy Mikey Guzman back in 2023. We’re open on Mondays from 11:00am to 3:00pm in San Antonio. We sell brisket, ribs, pulled pork, sandwiches and sides. I would say my favorite item we sell on the truck is our pulled pork sandwich. WHAT DOES YOUR WIFE AND DAUGHTER ASK YOU TO COOK? My wife likes it when I make creamy peas with bacon, and my daughter always want me to make crab boils.

DESCRIBE YOUR MOST HAPPY LIFE EXPERIENCE THUS FAR? Road trips to Colorado with my wife and daughter. Nothing beats that. WHAT MOTIVATES YOU TO SUCCEED? My family, but always putting God first. AS A CHILD, WHAT DID YOU WANT TO BE WHEN YOU GREW UP? A comedian. WHAT IS YOUR FAVORITE GENRE OF MUSIC? Old school rap and country music. I mostly listen to Zach Bryan. IF YOU COULD TIME TRAVEL, WHERE WOULD YOU GO? To the time Jesus was alive, to meet him. WHAT WAS YOUR MOST RECENT ADVENTURE? Went to DC last year with my wife and daughter. WHO IS YOUR HERO/MENTOR, AND WHY? My dad is my hero. He is from Veracruz, Mexico, came to the States, and built a life for me and my siblings. My dad’s struggles and what he has been through is a big part of who I am today. WHAT DID YOU LEARN FROM YOUR PARENTS’ WORK ETHIC? I learned the importance of being dependable — to always keep my word. When I went into my first kitchen job after culinary school, my dad told me “to always stay humble and work hard even when no one is watching.” Seeing my dad build his salvage yard from the ground up shaped the work ethic I have today. WHO WOULD YOUR IDEAL GUESTS AT A DINNER PARTY BE – REAL OR FICTIONAL, LIVING OR DEAD, FAMOUS OR NOT? Jesus and my nephew Noah who passed away in 2024. WHAT IS YOUR FAVORITE MEAL? Sunday Brunch at the Burnt Bean Company in Seguin. The Blue October sandwich is life changing. ANYTHING THAT WOULD SURPRISE OTHERS ABOUT YOURSELF? I’m a die-hard Tennessee Titan fan!!!!!

The Club's C-a-Star recognition program celebrates employees who consistently go above and beyond in their roles. Members, managers and fellow team members are encouraged to nominate individuals who demonstrate outstanding service, teamwork and dedication. At the end of each quarter, representatives from every department review the nominations and select several employees to be recognized as C-a-Star recipients.

Quarterly winners receive special prizes and are invited to a private lunch with Charlie Hill, David Hill, Marc DeWall and Kathi Spink. They also earn a place among the finalists for Employee of the Year, one of the Club's highest honors, which is announced each January during the Employee Appreciation Party. Although many nominations come from front-line positions, employees across the Club are recognized through the C-a-Star program. Recipients regularly represent departments including Golf Course Maintenance, Culinary, Accounting, Maintenance and Housekeeping, highlighting the valuable contributions made by every team. Raised in a vibrant Latin household where culinary traditions took center stage, Max developed an early appreciation for diverse food cultures. His mother previously owned a restaurant in Schertz, Texas, and his sister is a trained chef building an impressive career in Michelin-starred establishments. This lifelong immersion in the culinary world was paired with extensive travel.

ANDREA RIOS We are thrilled to announce the return of Andrea Rios (formerly Peterson) to the Club team, where she is already making a phenomenal impact as our new Member Relations and Lodging Concierge. Many of our long-term members will remember Andrea from her original tenure at the Club, where she first served our community as a beverage cart attendant. Her time here proved to be life-changing in more ways than one; it was during this initial stint that she met her husband, Dillon Rios, whom many of you also know. After leaving the Club to marry and start their family, Andrea has officially returned to the fold, bringing her signature energy and dedication back to our community.

Today, Andrea balances the demands of being a dedicated mother, a supportive military spouse and a vital leader within our hospitality operations. In her current role as Member Relations and Lodging Concierge, she has quickly become indispensable. To her colleagues, Andrea is known as the "sunshine" of the office, consistently uplifting the team with her bright perspective and enthusiasm. Notably, Andrea is no stranger to top honors at the Club, having previously been named our 2016 Employee of the Year. Whether he is ensuring our spaces are pristine or rushing to hold open a door with his trademark gallantry, Matt embodies the high standard of service our members expect and deserve. Matt’s history with our community runs deep. He originally began his career with us in 2020. After leaving for a couple of years to pursue other opportunities, he realized his true passion remained with our community.

McKenzie's versatility, work ethic and passion make her an invaluable asset to the team. Members are encouraged to greet her when they see her around the Ranch, where she is often busy coordinating the Club’s next major initiative and may even share a preview of upcoming events.

That deep-seated love for the game is a family legacy inherited from his grandparents. Golf remains a central thread in his family connections; to this day, Chance maintains a cherished tradition of taking his grandmother out to dinner twice a week. His dedication to service, however, extends far beyond the perimeter of the golf course. During his hours away from the Club, Chance serves his community as a volunteer with local search and rescue teams. The recent severe flooding across the Hill Country has kept his team exceptionally busy. We are incredibly fortunate to have individuals like Chance on our staff — someone who willingly dedicates his personal time and hazards difficult conditions to help bring loved ones safely home. Chance has proven to be an exceptional addition to the Cordillera family. The next time you visit the Pro Shop or see him out on the course, please take a moment to say hello and welcome him to the Club.

As Matt notes, life really is better out here, prompting his welcome return to the team. Beyond his exceptional hospitality skills, Matt brings a rich and diverse background to our organization. He has excelled in several distinct careers throughout his life, including time spent as a professional educator. Behind his quiet demeanor lies a variety of personal talents and hobbies. Matt is an accomplished piano player — a gift he successfully passed down to his son. Happy Homebodies

Before Jayson and Whitney built a life filled with travel, vacation homes and bucket list trips, their story began in a rather unexpected place — a small bar in Bandera, Texas.

The two first met at the 11th Street Cowboy Bar through Whitney’s mom, who happened to be there with mutual friends. It wasn’t exactly a planned introduction, but a few months later, Whitney’s mom attempted to play matchmaker. “She told me, ‘You need to go get my daughter from Midland. She needs to come home,’” recalled Jayson, with a laugh. “I thought, no, I’m not getting involved in this.” Fortunately for the fun-loving couple, he changed his mind. At the time, Whitney was working at a hair salon in Midland and Jayson was coaching football, leaving him with very little free time. Their first official date took place halfway between their two cities in Ozona, Texas. “We had dinner and drinks, and afterwards cruised out to our family ranch,” said Jayson. “We spent the evening laughing and getting to know each other in person for the first time. It was all over from there.” For Whitney, the connection was immediate, too, admitting that she initially reached out to him to pursue the connection. The two spent months talking on the phone before they were able to spend much time together in person. In fact, their relationship developed organically, in a way that feels almost nostalgic in today’s world of instant match-ups. “I think that was kind of before the whole dating apps,” agreed Jayson. “We just talked a whole lot. Our second date wasn’t until football season was over and we decided to go to Jackson Hole, Wyoming on a winter break ski trip.” “I think on our second date he told me he loved me,” teased Whitney. The chemistry was understandably immediate and the pair quickly discovered they had something special. They were both adventurous, loved being around people and shared a similar appreciation for the simple things in life. Yet, perhaps what made them such a good match was how they balanced each other out — a true yin-yang dynamic, with Jayson’s largerthan-life personality complemented by Whitney’s grounded, easygoing nature. “Whitney is just down for whatever at the drop of a hat. She can fit in anywhere, and I love to joke around and be around my friends,” he elaborated. The admiration goes both ways — the love and respect they have for each other can be seen a mile away. When asked to describe Jayson, Whitney doesn’t hesitate: “He’s super funloving and the most passionate person I’ve ever met in my life. Golf, coaching, whatever it is, he’s passionate. And he’s got a huge heart.” Jayson confided that Whitney’s biggest strength is also what makes her so incredible. “She cares too much. She’s just a caring, salt-of-the-earth kind of person. She’ll give the shirt off her back to a complete stranger,” he said. Of course, their

differences are part of what makes their relationship work. “I’m always working the room. I talk to everybody. I’m a social butterfly. But Whit will reel me in. She’ll say, ‘Come back here,’” he said proudly. That balance has served them well through the years as they built careers, traveled the world and created a life full of memorable experiences. Jayson and Whitney both grew up with old school values, where saying “yes, sir,” and “yes, ma’am,” is a meaningful and respectful gesture. “We both put a high value on our families. Our parents and grandparents have always been front and center in the decisions we make,” said Jayson. The couple decided to start their lives together in Whitney’s home town of Devine, Texas, just three miles from where Whitney grew up. “It was great. My mom, dad and both grandmothers were all very close by. We were able to spend a lot of time with my brother Beau and sister-in-law Traci, and our newly born twin nieces,” shared Whitney. After five years in Devine, they were ready to move closer to San Antonio. Whitney had been working at a salon in Boerne and the drive was getting old. They ended up settling halfway in Castroville, where Whitney had the opportunity to open her first salon. Jayson has always been close with his family as well. As soon as Jayson and his two brothers, Jarrett and Scott, graduated from John Marshall High School, his parents moved and joined the rest of the family in the Boerne area. His aunt and uncle, along with his grandmother, had already made the move from Helotes. Jayson’s biggest fan was his grandmother, Vivian McMullan, known to everyone as “Mema.” Jayson recalled, “It was a blessing in disguise when we decided to move to Cordillera as Mema’s health had taken a turn for the worse.” Jayson was able to spend a lot of time with Mema in the final months of her life, and it’s something that he holds close to his heart. Jayson and Whitney have always been close to their nieces and nephews, taking them on family vacations and supporting them at their various extracurricular activities. In addition to Whitney’s twin nieces, Jayson’s side brings yet another set of twin nieces, and four more lucky nieces and nephews. Jayson attended Southwest Texas State University, where he studied resource and environmental studies. His daughter, McKenna, is now following in his footsteps as a current nursing student at Texas State (“Southwest” was dropped years ago). After college, he returned to John Marshall High School in San Antonio, where he coached football for 10 years. As he made his transition from the coaching world, his future father-in-law asked him if he would come work for the family construction

business. Jayson was hesitant at first because he knew nothing about civil construction, but Mr. Carroll ultimately convinced him and he recalls being told, “Jayson, you could sell ice to an Eskimo. Come on board and I’ll teach you everything you need to know about the dirt business.” A few years later he would venture out on his own. Today, he owns a construction materials and freight company serving the commercial, residential, oilfield and highway industries. For Jayson, the competitive spirit that made him successful as a football coach has become one of his greatest assets in his business career. “I’m kind of an adrenaline junkie,” he admitted. “When I got done coaching, I had to have something to get my innards working. Sales still gives me that sense of competition when I close a deal or land a new customer. That stuff drives me.” Likewise, Whitney has built a successful career of her own. After attending the Aveda Institute and becoming a licensed stylist, she worked in Midland before eventually returning to the San Antonio area. Today, she still owns her salon in Castroville and has built lasting relationships with clients who have followed her throughout her career and many miles across Texas. She still has clients that travel to Castroville from Lubbock, Austin, Corpus Christi, Midland, Comfort, Boerne and San Antonio. Known by some as the “blonde whisperer,” Whitney says the best part of her work is the people she gets to know along the way. “I love my clients so much,” she said. “That’s the only reason I still do it. I’ve had some of my clients for over 13 years.” For much of their marriage, the Williams’ weekends were anything but quiet. They were constantly chasing the next adventure, whether that meant spending time at their beach house in Port Aransas, escaping to the mountains near Crested Butte, Colorado, attending their favorite concerts (including Cody Johnson and Kid Rock) or traveling with friends. “We didn’t spend a weekend at home for eight years,” said Jayson. Now that they’ve sold their beach home, the couple has developed a love for the Bahamas, particularly the Exumas, where they enjoy boating, snorkeling, diving and exploring the islands. Whitney, who admits she’s not quite the adrenaline junkie that Jayson is, still loves these excursions. “I like to look at the water, and in that kind of water, I’ll actually get in,” joked Whitney. “We'll dive for fresh conch and make it right there on the boat. You can sit on a sandbar and nobody comes by for hours.” Jayson couldn’t agree more. “The southern islands are the most beautiful water in the world,” said Jayson. “The people are fantastic. Everybody greets you with a smile and they love to laugh. Then you throw the water on top of that, and it is paradise.” One of their newest traditions is an annual trip to the Kentucky Derby, which began as a bucket-list experience three years ago. What started as a trip with Whitney’s brother, sister-in-law, father and friends, has become a favorite couple’s excursion. Interestingly, the Derby has also become a chance for Jayson to embrace his eye for fashion. “I have to bring him back four notches,” laughed Whitney. “He does so good, but he’s a lot.” From pinstripe suits and fedoras to embroidered jackets and colorful outfits, Jayson enjoys making the Derby a fashionable experience — complete with cigar in hand.

“And I do wear the big hats. I’m just not nearly as fun as my husband. I have to dress down because he’s so much,” added Whitney. “She’s just a lot prettier so she doesn’t have to work as hard,” replied Jayson warmly. After years of always being on the go, the biggest surprise for the Williams has been how much they now enjoy staying home. Had someone predicted a few years ago that these self-proclaimed adventurers would soon become happy homebodies, they probably would have laughed at the idea. The couple moved to Cordillera Ranch in July 2025 after eight years in Castroville. They had previously owned a lake house, a beach house and even a home in Colorado, but after settling into their new home, their desire to leave changed. “I think people find it very odd that we have become such homebodies over the last year,” said Jayson. “Because if you knew us before, you wouldn’t believe it.” But the reason is plain and simple. They finally found a place that gives them everything they love without feeling the need to go anywhere else. “One of the things Michael McClellan, Director of Food and Beverage at the Club, asked was, ‘How are y’all enjoying it out here?’” recalled Jayson. “Bar none, it’s my favorite thing I’ve ever done. There’s something to do all the time. It’s like full-time summer camp for adults!” As seasoned adventurers, the couple has embraced everything Cordillera Ranch has to offer, from the restaurants, wine dinners coordinated by Club sommelier Jeff Cohen and other special events to golf, the spa and spending time outdoors. Jayson even started learning to play golf after moving in, despite never playing before. “I felt like I needed to pick it up. I’m not very good, but I’m slowly getting better,” he said. Whitney, who played golf in high school, enjoys riding along and giving him a hard time. “He’s getting a lot better,” she agreed. “Like I said, that passionate trait he has… he’s really passionate about golf now.” Their home itself reflects the two personalities that make them such a great match. Jayson gravitates toward Mediterranean influences, while Whitney prefers modern design. Their home blends both styles with limestone walls, a tiled outdoor space, a beautiful pool and a backyard where they can relax and watch the wildlife. “I love to sit outside and watch the axis come to the feeder,” offered Jayson. “It’s peaceful.” Beyond the local wildlife, the Williams share their home with three equally fun-loving dogs: Australian shepherds Bailey and Bella and a toy schnauzer Emma, who happily sleeps in their bed. Jayson says he finds it interesting that they have traded the morning golf cart rides down the beach to watch and listen to the waves endlessly break for a more slow-paced cup of coffee and conversation on the back patio watching the axis. “We never dreamed we could live in a place like this,” added Jayson. “But now I wouldn’t trade it for the world. We’ve found a place to call home.” For two people who spent years searching for their next adventure, the Williams discovered something even better — a place they may never want to leave.

FIVE SIMPLE WAYS TO PLAY SMARTER GOLF AT CORDILLERA RANCH By Kolby Oliphant, PGA, Director of Golf

As PGA Professionals, one of the questions we get most often is, "How can I lower my scores?" While there are certainly benefits to improving your golf swing, I've found that many golfers can save several strokes each round simply by making a few smarter decisions on the golf course. Throughout the season, our Golf Professional Staff watches hundreds of rounds and shots from the first tee, around the course and at the Practice Park. The golfers who consistently score well aren't always the longest hitters or the ones with the prettiest swings, but often the players who make smart decisions, stay patient, and avoid putting themselves in difficult situations. Here are five simple tips that can help you enjoy the game more and play your best at Cordillera Ranch.

1. CHOOSE THE TEES THAT FIT YOUR GAME One of the easiest ways to make golf more enjoyable is playing from the tees that best match your game. Every set of tees at Cordillera Ranch was designed to provide an enjoyable challenge, allowing you to hit the clubs you were meant to hit into each green. If you're consistently hitting hybrids or fairway woods into most par 4s or struggling to reach par 3s with anything less than a long iron, consider moving up a tee. You'll find yourself with more birdie opportunities, shorter approach shots and, ultimately, a more enjoyable round. Remember, golf isn't about playing the longest course possible; it's about playing the course in a way that challenges your game while allowing you to enjoy every hole.

3. AIM FOR THE LARGEST PART OF THE GREEN

We've all watched our favorite professionals pull off incredible recovery shots from the trees or around hazards. What television doesn't always show are the countless times they choose the smarter play. After a wayward tee shot, ask yourself one simple question: What's the easiest way to get back into position? Sometimes that means pitching back to the fairway instead of trying to thread a gap through the trees. While it may not be the most exciting decision, it often turns what could have become a double bogey into a simple bogey — and those are the decisions that add up over 18 holes. Golf rewards patience far more often than it rewards gambling.

Every flagstick can be tempting, but the center of the green is one of the best targets in golf. Professional golfers don't attack every pin, and neither should we. Instead, think about where a good miss would be. If a pin is tucked behind a bunker or close to the edge of the green, aiming toward the middle gives you much more room for error while still leaving a realistic birdie opportunity. A 25-foot birdie putt is always a better option than a difficult bunker shot or a delicate chip from a short-sided position. Playing to the safest part of the green doesn't mean you're playing conservatively; it means you're playing smart.

One of the most common tendencies we see is golfers leaving putts just short of the hole. While nobody enjoys facing a four-foot comeback putt, a ball that never reaches the hole simply can't go in. Instead, focus on rolling your putts with enough pace that they would finish about 12 to 18 inches beyond the cup if they miss. That pace gives every putt a chance while still keeping the comeback manageable. You'll likely be surprised how many more putts begin to find the bottom of the cup.

The best course managers aren't just thinking about the shot they're about to hit — they're already planning the next one. Rather than asking, "Can I hit this shot?" try asking, "Where do I want my next shot to come from?" Choosing the correct side of the fairway, leaving yourself a comfortable yardage, or simply avoiding trouble can make the game much easier. Good golf is rarely about hitting spectacular shots. It's about consistently putting yourself in good positions and allowing the course to come to you. Over time, those smart decisions become lower scores.

The hole can't catch what never gets there.

FINAL THOUGHTS Lowering your handicap doesn't always require a new swing or new equipment. More often, it's the result of making better decisions throughout the round. The next time you're on the first tee at Cordillera Ranch, challenge yourself to focus on just one of these habits. You may be surprised how quickly a few simple adjustments can make the game more enjoyable — and your scorecard a little smaller!

COURSE CULTIVATION UPDATE RECENT WORK & WHAT TO EXPECT THIS FALL By Brandon Fuchs, Golf Course Superintendent

Healthy playing surfaces need air, space and proper soil structure to stay strong throughout the growing season. The cultivation work we completed helps relieve compaction, improve drainage, reduce thatch and create a better growing environment for the turf. While these practices affect playing conditions and the overall look of the course temporarily, they are essential for keeping the course firm, smooth and consistent. When we weren’t fighting floodwaters or cleaning up debris that washed onto the course, here are a few things we accomplished:

GREENS VENTED & TOPDRESSED We solid tine aerified the greens to improve airflow and relieve minor compaction in the upper soil layer. After aerifying, we applied a greensmix topdressing to smooth the surface and support healthier root development. This helps the greens manage moisture more effectively and maintain consistent firmness without having any short-term effects on playing performance.

TOPDRESSING ON TEES & APPROACHES Following aeration, we applied a topdressing blend of sand and organic material, dragging it in to fill the aeration holes and improve overall soil structure. This mix helps create firmer, smoother surfaces and supports better drainage, allowing these areas to hold up more effectively under regular use.

FAIRWAYS VERTICUT & SLICED Fairways were verticut to thin excess thatch and stand the grass upright, followed by slicing to create narrow channels that help water and air move deeper into the soil. These practices reduce surface softness, improve firmness, reduce disease pressure, and encourage healthier, more resilient turf.

TEES & APPROACHES AERATED Tees and approaches were aerated with hollow tines to pull small soil cores. This opens the root zone and reduces compaction from daily play and equipment traffic. Aeration gives the turf more space to grow stronger roots and improves the movement of air and water through the soil.

WHAT TO EXPECT THIS FALL As temperatures cool and growing conditions improve, the benefits of this work will become increasingly visible across the course. Greens will roll smoother with more consistent firmness and improved moisture control. Tees and approaches will develop deeper roots, recover more quickly from daily play, and maintain firmer, more uniform surfaces. Fairways will play firmer with better ball roll, fewer wet spots and stronger turf heading into winter dormancy. Overall, you can expect more consistent playing conditions, improved turf density and a stronger foundation as we move toward next spring. DOMINATE THE NET By David Edgar, Director of Racquet Sports

A dominant net game is a core foundation of high-level pickleball. Mastering Kitchen positioning, dinking, volleying and pace control allows you to dictate rallies, pressure your opponents, and create high percentage scoring opportunities. The following tips will help develop the skills and strategy needed to take control of the Non-Volley Zone and become a more confident player.

PROPER POSITIONING

Controlling the Non-Volley Zone (NVZ) or “Kitchen,” allows you to dictate the tempo of the rally and set up aggressive finishes. Positioning yourself right at the NVZ line enables higher volley contact points, turning defensive situations into offensive opportunities. • The Athletic Ready Position: Drop your center of gravity by bending your knees — aiming to lower your stance to about two-thirds of your full height, with your feet wider that shoulder-width apart. • Paddle Up and Track: Keep your paddle face out in front at chest level, ready to react instantaneously to high-velocity drives. Slightly point the paddle towards the direction of the incoming shot and make the reaction time easier by tracking the next shot with your paddle.

BECOME A MASTER DINKER

The dink is a soft, controlled shot landing inside the opponents NVZ, designed to neutralize aggressive play and force errors. Dinking is essential when the ball drops below net height, preventing you from over-hitting into an opponent’s attack zone. The key is to try to make the opponent uncomfortable, through the use of creative touch and spin.

Strategic Variety: Vary your dink placement (cross-court, down-theline, and at the feet) and apply subtle topspin or underspin to keep opponents off balance. Targeting Weaknesses: Dynamic dinking forces your opponents to stretch and move, exposing gaps in their coverage and increasing the likelihood of a high return.

VOLLEY WITH PURPOSE

Volleying takes away our opponent’s reaction time by eliminating the bounce. Hitting the ball out of the air keeps the pressure on and prevents the opposing team from resetting their position. As always, good positioning close to the NVZ line helps us to optimize the height of the incoming shot, and reduces the chances of dumping the volley in the net. • Deep Volleys: Aim deep into the backcourt to push opponents away from the NVZ, opening up space in front of them and granting your team extra time to set up. • Angled Volleys & Attack Volleys: Direct punch volleys toward your opponent’s hip or off-hand shoulder to cramp their stroke, or carve sharp angles into open space to force outof-bounds stretches.

CONTROL THE PACE AND RESET THE POINT

Power alone rarely wins matches at higher levels; precision and patience do. Being able to absorb an opponent’s hard drive and drop it softly back into their Kitchen, known as a reset, instantly takes the offense away from them. • Soft Hands: Relax your grip pressure (aim for a 3 or 4 out of 10) to absorb incoming pace rather than redirecting it back first.

Patience Drill: Practice continuous cross-court dinking rallies with a partner, intentionally focusing on unhurried placement and consistent arc over the net.

FORCE THE POP-UP AND ATTACK

The ultimate goal of patient dinking, purposeful volleying and pace control is forcing your opponent into a mistake: a high, weak bounce or lift known as a “pop-up.” This is when you can shift from neutral to offense. • Recognize the Lift: Train your eyes to identify when an opponent is off-balance or striking the ball well below net level, as this almost always results in an upward trajectory. • The Put-Away: When the pop-up comes, do not rush. Transfer your weight forward, keep your wrist firm, and hit smoothly down into the open court or directly at your opponent’s feet to close out the point. Mastering these court positioning, control and shot-selection fundamentals transforms your net play from reactive to dictational. By combining aggressive stance at the Kitchen line with soft touch and disciplined patience, you force opponents out of their comfort zone and turn high-percentage opportunities into match-winning points. Stay committed to controlling the pace, trust the process of setting up the pop-up, and you will consistently be dominate at the net.

OPTIMIZING YOUR CELLULAR HEALTH & NERVOUS SYSTEM THIS FALL By Tamra L. Christiansen, Director Fitness & Wellness

September marks a distinct shift in our schedules, making it the perfect time to audit our internal wellness thus far in 2026. True fitness isn’t just about the miles logged on the treadmill; it is about optimizing your body at a cellular level and ensuring your internal systems are running efficiently. This season, our wellness team is focusing on the markers that truly dictate vitality, long-term performance and neural recovery. If you are feeling sluggish, hyper-reactive or have hit a plateau this summer, consider these advanced strategies to revitalize your system from the inside out:

RESET YOUR NERVOUS SYSTEM Modern life frequently keeps our bodies trapped in a chronic “fight or flight” (sympathetic) state, leading to elevated cortisol, poor sleep and stalled physical progress. To see real gains in lean muscle and fitness, we must actively train the “rest and digest” (parasympathetic) nervous system. The Power of Physiologic Sighs When stress hits or your energy dips, utilize a quick breathwork reset. Take two quick inhales through the nose — one deep breath, followed immediately by a sharp top-off inhale — then a long, slow exhale through the mouth. Repeating this just three to five times instantly slows your heart rate and signals safety to your brain. Down-Regulate Post-Workout High-intensity workouts are great, as I have pointed out in articles before; however, they are an acute stressor. A good cool down is the remedy for this. Far too often, I see members finish a workout and simply walk out of the Fitness Center

without truly cooling down. Spend five minutes immediately after training lying flat on your back with your legs elevated on a bench or wall. Take long, slow, diaphragmatic breaths to shift out of that “intense state” and into the next phase of your day. Decode Your Internal Markers Chronic fatigue or a sudden drop in performance can often be traced back to underlying metabolic shifts or elevated liver markers. Consulting a specialist to check your baseline bloodwork can provide a good start for your fitness and nutrition needs, showing you exactly what your cells require to thrive. For more in-depth, specific testing, consult with a functional medicine doctor. Master Your Micronutrient Timing Your body’s internal clock affects how you absorb nutrients. For example, taking a high-quality B-Complex vitamin in the morning provides sustained cellular energy throughout the day, while a premium magnesium complex in the evening supports muscle recovery and deep, restorative sleep. Address the Root of Restlessness If your body feels “nervy” or hyper-reactive, it is often a sign of central nervous system fatigue or a specific micronutrient deficiency. Prioritizing targeted mobility work, mindfulness practices and proper supplementation can calm an overstimulated nervous system, bringing some spring in your step for fall. THE STORY BEHIND THE PRIVATE LABEL By Michael McClellan, Director of Food & Beverage

Some stories are carefully planned. Others begin with a conversation. This one began over a bottle of Stu Lerner wine in Twin Sisters.

FRIENDSHIPS AND COLLABORATION Jeffrey Cohen and I had stopped by to visit with member Craig Jeffries and his longtime friend, Stu Lerner. Marianne and Craig Jeffries had introduced Jeffrey to Stu a little over a year earlier, and what started as a professional introduction had quickly grown into a genuine friendship. A bottle was already open. The wine was extraordinary — beautifully balanced, layered and effortless to drink. But as memorable as the wine was, it wasn't what stood out most that evening. It was the friendship. Stu and Craig had been fraternity brothers in California decades ago. Listening to them tell stories was almost as entertaining as tasting the wine itself. Stu had us laughing from the moment we sat down, while Craig wore the familiar smile of someone who had heard many of those stories before and knew exactly where they were headed. Then, almost without ceremony, the conversation shifted. Stu looked across the table and said, "We should do a private label." I looked back at him and asked, "You'd really do that with us?" His answer came without hesitation. "Of course." I had only one request: "If we're going to put the Cordillera Ranch name on a bottle, it has to be exceptional." Stu smiled, "What else would we be talking about?"

I reached for the nearest cocktail napkin with the Cordillera Ranch C-Star, held it against the bottle sitting on the table, and all four of us paused for a moment. It looked right. That simple napkin became the first glimpse of what would become the inaugural private-label wines of Cordillera Ranch — and a fitting way to commemorate the Club's 20th Anniversary. The funny part is that the idea had actually been waiting for years. For nearly a decade, our Wine Specialist, Jeffrey Cohen, had hoped the Club would one day have a private-label wine worthy of the Cordillera Ranch name. Not simply a custom label, but a wine crafted by people he respected and one he would be proud to pour for our members. That opportunity arrived through relationships and a simple introduction. Jeffrey later invited Stu to the Ranch for one of our Meet the Maker dinners, where members experienced The Lerner Project wines firsthand. The response was immediate. The wines were expressive, beautifully made and unforgettable. More importantly, a friendship had begun. Sometimes that's how the best ideas happen. Not in a boardroom. Around a table. With good people. And a great bottle of wine. Once everyone agreed, the timeline became incredibly tight. June bottling was already approaching, leaving only a matter of weeks to finalize artwork, complete label approvals, coordinate screen printing, and prepare the bottles. Together, we committed to two barrels of Napa Valley Cabernet Sauvignon and two barrels of Chardonnay — approximately 600 bottles of each. I remember looking over at Jeffrey and asking, "What are we going to do with 1,200 bottles of wine?" He smiled without missing a beat, "I'm going to sell every one of them." Anyone who has tasted these wines understands that confidence.

MORE THAN A PRIVATE LABEL What makes this project special isn't simply that Cordillera Ranch now has its own wine. It's who helped create it. Stu Lerner founded The Lerner Project with a philosophy centered on producing wines that faithfully express exceptional vineyard sites throughout Napa Valley.

His flagship estate sits atop the historic Armstrong Ranch on Diamond Mountain above Calistoga, where elevation, volcanic soils and meticulous farming produce fruit of remarkable depth and character. Equally significant is Stu's longtime partnership with acclaimed Napa Valley winemaker Russell Bevan. Among collectors and serious wine enthusiasts, Bevan's name commands enormous respect. Named Wine Advocate's 2015 Winemaker of the Year, he has crafted more than forty perfect 100-point wines throughout his career — an accomplishment achieved by only a select handful of winemakers. His wines consistently rank among Napa Valley's finest, celebrated for their richness, balance and extraordinary ability to age gracefully. For us, that mattered. If Cordillera Ranch was going to introduce its first private-label wine, we wanted it to reflect the same commitment to excellence our members expect throughout the Club. This partnership gave us exactly that.

TEXAS TO WINE COUNTRY A few weeks later, Jeffrey, Executive Chef Isaac Cantu and I traveled to Northern California to witness the bottling. Like any hospitality professionals, we took every opportunity to reconnect with friends, visit respected wineries, experience memorable restaurants, and continue learning from some of the industry's very best. One evening we drove to Stu's home on historic Armstrong Ranch. The setting was unforgettable. Vineyards stretched down the mountainside while sweeping views looked toward Calistoga and the iconic Château Montelena estate beyond. Stu welcomed us as friends rather than guests. His private chef prepared dinner while bottle after bottle emerged from his cellar. We talked about vineyards, farming, blending, vintages, hospitality, and the countless small decisions that separate very good wines from truly memorable ones. More than anything, we talked about getting this project right. The following morning, we arrived at the mobile bottling facility. Watching nearly 60 bottles every minute move through the bottling line was remarkable, but what impressed us most wasn't the equipment. It was the pride. Stu wanted us involved in every step of the process because these weren't simply bottles carrying our name. They were bottles carrying our story.

For our culinary team, it creates exciting new opportunities to pair extraordinary wines with extraordinary food. For the Club, it marks a meaningful milestone as we celebrate 20 years of community, friendship and hospitality. Every bottle tells a story. Ours began exactly where the label says it did. FROM NAPA TO THE CLUB

A SEASON OF WINE & FALL CELEBRATIONS By Jeffrey M. Cohen, CMS, Wine Specialist & Beverage Manager

In this installment, I would like to recall what a wonderful time I had in Napa this past June. It was an amazing trip that I was able to share with Michael McClellan, our F&B Director, and Isaac Cantu, our Executive Chef. This happened to be Isaac’s first trip out there.

WINE COUNTRY As most Napa trips, they start out with a drive from whichever airport you fly into, whether San Fran, Sacramento or Oakland. We flew into San Fran and hit the road with, as many of you know, a picturesque view of the ocean. We made it to Napa in no time and enjoyed an incredible meal. For me, it was almost a homecoming as I had been many times before. I was retracing the memory banks as to where all the wineries were located and their proximity to one another. I’ll touch on this a little bit later. We found a beautiful Airbnb in Sonoma that had been totally restored, and besides some hot water issues, was perfect for us. Located on the historic 500-acre Denner Ranch, the setting couldn’t have been more wonderful — a covered porch to watch the sunrises and sunsets, and see the cows maneuver to all of their watering holes. A state-of-the-art kitchen came in handy so we could enjoy breakfast together and a couple of family meals with wines that we picked up at the vineyards. The main purpose of the trip was to witness our very own Private Cordillera “C-Star” wine being bottled — a project that has been a couple of years in the making. We teamed up with Stu Lerner and The Lerner Project to make all of this come to fruition. Many of you might have met Stu when he visited us in the past for a Meet the Maker dinner. We touched on it then, and now, lo and behold, we are so close to sharing these wines with all of you. On the trip, we enjoyed Spring Mountain and Diamond Mountain, which were tremendously beautiful, as well as the Pritchard Hill area overlooking Lake Hennessey. We also had tastings at the Valley Floor, with Chef preparing food pairings at the wineries. From many years ago, we went back to Pizzeria Tra Vigne, where I actually called Debbie Pepper, past Membership Director, and sent pictures to rekindle some of those memories. Now, the next reason that we travelled was (drum roll, please) a fact-finding mission as we plan to prepare for our next wine trip. Reaching out to longtime friends and vineyards and starting to build the momentum was and is exhilarating. No dates have been set but I, at least, am thinking June of 2027. I hope many of you will save some time during June and travel with us.

BACK AT THE CLUB With all of that said, I am excited to set the stage for a fall filled with Vitis vinifera, a.k.a. WINE at the Club. We have introduced new events to go along with our weekly wine tables and our monthly wine dinners. Even our wine dinners have had a nice spin to them as we have introduced the “Speakeasy” series. We have had two Educational Series events with DAOU and Penfolds. These are complimentary to Cellar Club members and $35 for non-Cellar Club members so they can get a taste of what

the Cellar Club benefits can bring. Our next in the Educational Series will be Darioush Vineyards and will take place on September 1. It will go from 5:00 to 6:00pm, and we will take only the first 20 members that sign up. Another path has been set toward creating a different style of dinner, one that will give Chef Issac and his culinary artists the opportunity to pair food with wines from lesser-known vineyards as well as some of the most elite vineyards. These will also be very limited, and the food will be served either family-style or you will enjoy tableside plating. Called the “Chef’s Table,” it will only be offered to the first 12 reservations. The vineyards that we have scheduled to date are Immortal, DANA and Hundred Acre. For all of you sports fanatics, Axis will be the place to watch the games. On Saturdays for college football and Sundays for the pro games, we will have drink specials along with my Game Day 40. Every week, I will select a handful of wines for you to choose from that will be specially priced at $40. Bottles must be purchased, and these will be wines that we already carry and you enjoy regularly. We will have game day discounts on BTG’s (By the Glass) as well. Wear your jerseys and root for your favorite teams. One last thing to cover before I end. MARK YOUR CALENDARS! This year’s Wine Extravaganza (the Bubbles & Big Reds Holiday Show) will take place on November 24. This will be the best ever, by far! TEXAS GRIT MEETS COLORADO HIGH COUNTRY FIVE TEENS TACKLE THE INDIAN PEAKS WILDERNESS By Shane Reynolds, Outdoor Recreation Director & Outfitter

For five Texas teenagers aged 14 to 17, this summer offered a rite of passage far removed from AC and screens. Leaving the Hill Country behind, the group set off on their very first backcountry backpacking expedition to the rugged Indian Peaks Wilderness in Colorado. The mission was simple: haul everything needed for four days on their backs, navigate the high alpine terrain, and live comfortably in the backcountry of the high Rocky Mountains for a few days. The initiation was immediate. Day one demanded a grueling 2,000foot elevation gain with fully loaded packs — a relentless climb that tested everyone’s physical and mental resolve. Yet, once camp was established beside a stunning high alpine lake, the reward far outweighed the toil. Over four days and nights, the boys immersed themselves in the wilderness, mastering camp setups, cooking meals under open stars, and taking on late-evening high-altitude day hikes as twilight settled over the Rockies. The angling proved extraordinary. The group accomplished a rare alpine slam, catching four distinct species of trout

out of the crystal-clear waters: Cutthroat, Brown, Brook and Rainbow. By the time the pack-out came, the initial exhaustion had transformed into a sense of genuine accomplishment. When asked to sum up their maiden voyage into the backcountry, the boys unanimously agreed: it was "an awesome and miserable experience all in one" — the ultimate badge of honor for any true wilderness adventure. This was one the best trips I’ve guided in my 35 years, and I thoroughly enjoyed watching the boys appreciate the wilderness! HUNTING OUTLOOK FOR CENTRAL TEXAS By Shane Reynolds, Outdoor Recreation Director & Outfitter

Hunting season in Central and South Texas kicks off with dove on September 1 and early teal in mid-September, shifts to big game like whitetailed deer in November, and wraps up with late-season small game and spring turkey. If you read the outlook for the Hill Country from Texas Parks and Wildlife, they anticipate a solid 2026–2027 hunting season. State biologists expect stable white-tailed deer densities and good harvest numbers, alongside an above-average mourning dove population across the state. If you have driven around the Edwards Plateau and the Hill Country in the past month, you will notice some great antler production on our native white-tail bucks. I have seen some of the largest free-range white-tail bucks I’ve ever seen on the hoof. The waterfowl outlook for the Central Flyway points to favorable overall prospects, backed by liberal regulatory frameworks from federal services, and solid local habitat conditions in key southern wintering grounds here in Texas.

GETTING READY FOR TEXAS HUNTING SEASON As Texas temperatures begin their slow decline and opening day nears, now is the time to transition your gear from storage to the field. CORDILLERA CARES SERVES UP FUN AT KINETIC KIDS BACK-TO-SCHOOL PICKLEBALL BASH Cordillera Cares was proud to partner with Kinetic Kids this July to host a special Back-to-School Pickleball Bash at The Clubs of Cordillera Ranch. The evening brought together Kinetic Kids athletes and their families for a night filled with pickleball, laughter, new friendships and plenty of fun before heading back to school. Kinetic Kids is a San Antonio-area nonprofit dedicated to providing children with disabilities opportunities to participate in recreational and competitive sports. Their programs give young athletes the chance to experience the confidence, friendships and joy that come from being part of a team. One of the highlights of the evening was seeing more than 15 Cordillera Ranch staff members and their families volunteer their time to help make the event special. Our team picked up paddles, helped the kids learn and play pickleball, cheered them on, and spent the evening connecting with the athletes and their families. With approximately 70 Kinetic Kids participants and family members, the courts were full of energy throughout the evening. Chloe Belle’s Shaved Ice also joined the celebration, providing a cool and delicious treat for everyone after time on the courts. Events like this are at the heart of Cordillera Cares. We believe some of the greatest impact happens when our staff has the opportunity to personally connect with the local organizations and families we serve. We are grateful to Kinetic Kids for allowing Cordillera Cares to be part of such a special evening, and especially proud of the Cordillera Ranch team members who stepped up to volunteer and make these young athletes and their families feel at home. DR. ALDON WILLIAMS’ APPROACH TO REGENERATIVE MEDICINE, CELLULAR WELLNESS AND LONGEVITY By Kimberly Suta :: Photography by Alan Hollander

For many, aging well isn’t simply about adding more years to your life — it’s about maintaining the ability to enjoy those years. Staying active, feeling energized and remaining independent are becoming increasingly important goals for those seeking a healthier future filled with vitality. For Dr. Aldon “Al” Williams, founder of Advanced Spinal Pain Management/Center for Wellness & Regenerative Medicine in Boerne and a Cordillera Ranch resident, that philosophy represents both the focus of his practice and what he believes is the next evolution of medicine: moving beyond simply treating symptoms to understanding root causes and what’s actually happening beneath the surface. After more than three decades in pain management, Dr. Williams has seen firsthand the limitations of focusing only on where the pain occurs. Early in his career, his practice centered on traditional interventional pain treatments, including injections, nerve blocks and other minimally invasive procedures designed to provide relief. While those treatments helped many patients, his perspective began to shift. “I realized treating pain alone was not enough,” shared Dr. Williams. “Pain is often the body’s signal that deeper dysfunction exists. The question becomes: why has healing slowed and what can we do to restore those processes?” That question led him toward regenerative medicine, cellular wellness and personalized longevity strategies designed to identify and address factors that influence how the body functions and heals. Today, Dr. Williams works with patients experiencing a wide range of concerns, including chronic back and neck pain, arthritis, joint pain, tendon and ligament injuries, inflammation, fatigue and conditions where patients feel their overall health has declined despite doing many things right. One of the biggest shifts in his practice is looking beyond standard bloodwork alone. “Many people tell me, ‘My bloodwork is normal, but I don’t feel good.’ And that’s because traditional blood tests don’t always show what is happening inside the cells,” he explained. Through advanced testing such as Mescreen, which evaluates mitochondrial function and cellular health, Dr. Williams looks at markers related to energy production, oxidative stress, metabolic flexibility and how efficiently cells are functioning. He also incorporates traditional lab testing, including evaluations of hormones, thyroid function and other important health indicators, to paint a more comprehensive picture of each patient’s wellness.

He recalled one patient who appeared healthy on the outside but had a surprisingly low Mescore — a result that revealed underlying cellular dysfunction. “She looked great and felt like she was doing well, but her score was a 12 [out of 100],” said Dr. Williams. “She said, ‘Maybe that explains why I don’t feel as good as I think I should.’” For Dr. Williams, that’s exactly why proactive health assessments matter: “If you DR. I would rather help people stay ahead of the problem.” A major focus of his approach begins with something surprisingly simple: gut health. FRIENDS OF THE KENDALL COUNTY ANIMAL SHELTER

GIVES SHELTER DOGS AND CATS A BETTER CHANCE AT FINDING A HOME By Ann Koehler :: Photography by Lisa Childs

Tucked behind Joshua Springs Park in Comfort, the Kendall County Animal Shelter (KCAS) is easy to miss on a first visit. New building signage has made it easier to find, and thanks to the Friends of the Kendall County Animal Shelter nonprofit (Friends of KCAS), visitors to the park will soon see additional signs directing them to the shelter just steps away. But what many residents don't realize is that KCAS serves a much larger area than the City of Boerne Animal Care Services (Boerne ACS) facility downtown. While Boerne ACS serves Boerne proper — a boundary that does not include communities such as Cordillera Ranch — KCAS serves the remainder of Kendall County, operating under the Kendall County Sheriff's Office. Staffed with seven employees and three Animal Control Officers, KCAS takes in approximately 500 dogs each year and facilitates around 320 adoptions or transfers to other rescues. The remainder are reunited with their owners or euthanized for health or temperament issues. The shelter takes in around 600 cats each year with 250 being adopted or transferred. It’s important to note that the majority of cat intakes are feral, which have a much higher rate of euthanasia. The shelter's mission is straightforward: Provide a safe, humane environment and quality care for every animal at the shelter. Friends of KCAS’s mission is twofold: enhance the animals’ experience while at the shelter and assist KCAS in getting animals seen, thus increasing adoptions.

stressed,” explained Mark. “Over time, they essentially go kennel crazy." Prolonged confinement can make even welltempered dogs appear anxious, making them more difficult to adopt. What the volunteers discovered, however, is the dogs simply needed attention and time outside their kennels. "They just need love," Chad said. "They need to be petted, walked and allowed to run off leash in the nearby Joshua Springs dog park. They decompress. They sleep better. They're different dogs, which increases their chance at adoption. You see who they really are."

EXPANDING THE IMPACT Recognizing the need to assist KCAS on a much larger platform, Mark, Gina and Chad, along with Lisa Childs and Jaz Eilles, created the 501 (c) 3 nonprofit

A VOLUNTEER MOVEMENT When Cordillera Ranch residents Mark Anderson, his wife Gina, and fellow resident Chad Schatzle began volunteering at KCAS earlier this year, the dogs spent most days in indoor kennels, measuring 3 x 6 feet, with concrete floors, creating a very loud environment. Without a consistent volunteer program, dogs were rarely taken outside, limiting opportunities for exercise, socialization and human interaction. "The dogs would stay in their kennels day after day, where they become

In just a few months, a volunteer team grew to 24, with 18 being Cordillera Ranch residents. Two to five volunteers now visit the shelter each weekday, walking dogs, providing outdoor park time, socialization, playtime with cats and assisting the shelter staff as needed. Ultimately, the nonprofit's primary goal is to make shelter animals more adoptable. They created a regularly updated website showcasing adoptable dogs and cats, along with a growing digital campaign, and assists with adoption events at locations including Fair Oaks Ranch, Tractor Supply and Pet's Barn. The efforts are paying off: June 2026 marked the shelter's highest adoption month on record, with 47 animals finding forever homes.


Broader initiatives include a multiproject fundraising campaign. The first is to purchase 20 outdoor kennels. The second, later this year, is to create a dedicated KCAS dog park in the adjacent Joshua Springs Park.

ROOM TO THRIVE Inside the temperature-controlled building, KCAS includes 28 intake kennels for dog observation, 28 adoption dog kennels for vetted animals and a large cat room. Outside the kennel building, there is beautiful land adjacent to the Joshua Springs dog park that is not currently being utilized, but that is about to change. As part of the broader Joshua Springs Park revitalization project, nearly one acre behind the shelter will become a dedicated dog park exclusively for KCAS animals. The planned space will feature walking trails, agility play elements, shade structures, water stations, open-air covered kennels and a rainwater catchment system. This is important because KCAS can only use the county dog park when it’s not occupied. In addition, Friends of KCAS is raising funds for 20 outdoor covered kennels that can be placed amongst trees directly behind the shelter. The goal is to allow dogs to spend most days outdoors in the shade while giving potential adopters a chance to see them in a calmer environment. When the dedicated shelter dog park is completed, these kennels will be relocated there.

RESCUE NETWORKS MATTER When the recent flooding impacted the Boerne ACS facility, 17 dogs and 25 cats were transferred to KCAS, creating an overcrowded situation. Austin Pets Alive! stepped up to help and accepted all of the dogs from Boerne ACS and many dogs from KCAS, utilizing its extensive foster and transport network to relocate animals to areas where adoption opportunities are greater. "The dogs were on the APA! website in less than a day," Mark said. "I check on their status every day, and within a few weeks, 8 of the dogs had been adopted, 12 were in foster homes, 15 were sent to out-of-state rescues." The experience highlighted an important reality in animal welfare: Where a dog is located can significantly impact its chances of being adopted, and some animals face greater challenges. Large dogs, black dogs and pit bull-type breeds are historically the most difficult to place.

Mark stated. "We're willing, as a nonprofit, to assist KCAS in getting dogs to where they can have a fresh start and better chance of adoption."

LONG-TERM SUCCESS At its core, Friends of KCAS is building a community around giving shelter animals their best possible chance at finding permanent homes. Finding an adopter is only part of the equation. Keeping dogs in their new homes is equally important. To help set adopters up for success, Friends of KCAS is covering the cost of one training session with professional dog trainer Dean Duet CPDT-KA (Double D Dog Training) for every adopted dog. The nonprofit hopes early guidance will reduce the likelihood of animals being returned to shelters and increase successful placements. Whether it's expanding volunteer opportunities, creating outdoor enrichment spaces, funding training programs, supporting adoption events or helping with rescue networks, every effort serves the same purpose. "We're trying to make these dogs and cats more adoptable and more seen," Mark said. 2026 MID-YEAR MARKET RECAP By Gary Short, Director of Real Estate Sales

Previously, The Cordillera Ranch Realty office put together an annual Cordillera Ranch-wide report on the overall real estate market, including, but not limited to, lot and home sales, along with a look at the status of new home construction throughout the community. It’s great information, but by the time we reach the summer, there’s a chance that a fair amount of that data is outdated. East, interest rates that were showing signs of retreating, strengthened and haven’t really moved in a market-positive direction since. It’s worth remembering that the extraordinary pace of the pandemic years was always going to be difficult to repeat, and while we saw a bit of a slowdown in Q226, what we’re seeing now looks a lot like a healthy reversion toward pre-2020 rhythms, albeit at meaningfully higher price points. Encouragingly, as we turned into the early part of the third quarter, we began to see a good uptick in lot interest and a continuation of strong home sales, especially toward the higher end. THE FIRST-HALF STORY Through the first six months of the year, Coming off a steady and strong 2025, Cordillera Ranch recorded 47 total lot and we entered 2026 with genuine momenhome sales. and 47 at the midpoint keeps us right on track. In other words, the headline decline reflects a tough comparison to a strong 2025 far more than any real softness in demand.

THE FIRST-HALF DATA On the lot side, 25 homesites traded through June 30, at an average price of roughly $375,000. That average is the fifth highest on record and, while down from the $428,000 mark set in 2025, it remains about 47% above the 2016–2020 average. Part of the pullback in the average simply reflects the mix: several resale lots changed hands below the $300,000 level during the first half, which naturally pulls the number down. Homes told an even more encouraging story. Twenty-two homes sold across the community in the first half; down 21% year-over-year, but again ahead of the

that returned in the back half of last year carried right into the new year. That optimism showed up early: lot activity was brisk through the first quarter, and buyers who had spent much of the prior cycle waiting on the sidelines were ready to move. The second quarter told a slightly different tale. As can sometimes happen following a fast start, activity cooled a bit through the spring, particularly on the lot side of transactions. It’s difficult to say why the spring was quieter, but it’s worth noting that the pare down in activity coincided with our nation’s joint military activity against Iran and their looming nuclear threat. Additionally, and probably related to our exercises in the Middle

full-year 2025 pace of 39. More striking is the pricing — the average home sale price reached approximately $2.12 million, the second highest first-half figure on record and within $10,000 of the all-time high set in 2024. That’s up 59% from 2020 and roughly 98% above the 2015–2019 average. On a per-square-foot basis, homes averaged a record $455/SF for the first half of the year. A couple of the community’s longrunning premiums held firm throughout the first half of 2026: resale values for Preferred Builder homes and homes with Master Full Golf Memberships. Homes built by our Preferred Builders continued to command roughly an 18% resale premium on a per-square-foot basis versus non-Preferred-Builder homes. Additionally, homes conveying with a Master Full Golf Membership have carried about an 11% per-square-foot premium so far in 2026 ($498 with MFG vs $450 without MFG), consistent with the roughly 22% average premium we’ve tracked since 2019. Both metrics are real, recurring signals of the value our builders and our membership continue to create for owners. From a brokerage standpoint, the CR Realty team has continued to stay at the center of the action in 2026. We were involved as the listing brokerage, selling 01 · SALES HIGHLIGHTS brokerage, or both in 30 of the 47 lot and home transactions, or 64% of all activity. That includes 75% of total lot transactions

(roughly 18 of 25 homesites) and 55% of all home-sale transactions. It’s a level of involvement we’re extremely proud of, and one we believe reflects the depth of local knowledge we bring to every side of a deal.

NEW HOME CONSTRUCTION New home construction has continued the strong pace we’ve seen over the past several years. At mid-year, 41 homes were either Under Construction or Approved to Start, and 40 of those 41 are already sold. The Preferred Builder story remains central here as well — 68% of homes currently Under Construction are Preferred Builder homes, and the top four spots by active homes Under Construction are all held by Preferred Builders. That same 68% figure holds for homes in Design Review, and it has stayed steady since the start of the year.

DEVELOPMENT UPDATE Progress on the development front continues to roll along with roads being fully completed in Unit 305 in The Springs, Hawk Canyon near the Highway 46 Main Gate, and Units 220 and 201C in Clubs Village. Each of those units (which still have incredible homesite options available, by the way) have also seen homes begin construction and residents move in. Looking ahead, we’re especially thrilled about what’s coming next.

Preferred Builder vs. Non-PB Homes

The Majors will be a new, gated enclave of 18 homesites in Clubs Village with sweeping views, near the Clubhouse and our Jack Nicklaus Signature Golf Course. We can’t wait to share more information with you about The Majors this fall, so please keep an eye out for exciting details about this newest offering and the story behind its name.

WHAT SAY YOU? Taken together, the first half of 2026 has us on pace for a 12th consecutive year above the $100 million mark in total real estate activity — and a 7th straight year above $150 million — with about $81 million already transacted across lots, homes and new home starts through June 30. That’s a remarkable run of consistency, and it speaks to the enduring appeal of this community. If I had to describe 2026 in a word, I would choose solid.
