June capped off the first half of the year with continued momentum across Fairfield County’s single-family market. While new listings eased 8.6% from May to 897 homes, they remained 6.2% higher than last year, providing buyers with more opportunities than they had a year ago. Active inventory remained relatively steady at 1,528 homes, down 6.3% YoY and just 0.5% from May.

Buyer activity remained strong heading into summer, with 742 pending sales, an increase of 10.1% YoY and 11.1% from the prior month.

Closed sales saw an even more significant jump, rising 9.3% YoY and nearly 60% from May to 755 transactions, reflecting the robust pace of contracts signed throughout the spring market.

The median sale price climbed to $900K, up 2.5% YoY and 0.8% from May, marking the highest median single-family sale price Fairfield County has recorded to date. The average sale price also reached a new record at $1,368,031, further illustrating the strength of the market across all price points.

Fairfield County’s condo and townhouse market continued to demonstrate resilience in June, with inventory improving while buyer demand remained steady. New listings climbed 22.1% YoY an d 10.7% from May to 320 units. Active inventory reached 571 homes, an increase of 18.4% YoY and 8.7% from the prior month.

Buyer activity remained healthy despite the seasonal increase in inventory. Pending sales totaled 223 transactions, down 15.5% YoY but up 7.2% from May, while closed sales rose 15.6% from the previous month to 222 transactions, despite finishing 4.7% below last year’s pace.

Pricing remained remarkably stable. The median sale price reached $445,000, up 3.5% from May and just 1.1% below last year’s record level, reflecting continued demand for well-positioned properties. Inventory remained limited at just 2.9 months of supply, reinforcing that Fairfield County continues to favor sellers, even as buyers benefit from a modest increase in available homes.

Luxury demand continued to drive Greenwich’s market in June, with limited inventory pushing the median sale price to $3.8M while buyers remained highly active. New listings totaled 72 homes, up 24.1% YoY but down 6.5% from May, while active inventory stood at just 122 homes, down 28.2% YoY and 2.4% from the prior month. Buyer demand remained strong, with 103 pending sales, up 11.6% YoY and 12% from May. Closed sales totaled 58 transactions, down just 1.7% YoY but up 16% from May. The median sale price climbed to $3.8M, up 2.2% YoY and an impressive 21% from the previous month. With just 2.1 months of inventory, Greenwich remains one of Fairfield County’s most competitive luxury markets.

Scarce inventory continued to define Darien’s market in June, helping propel the median sale price to $3.3M as homes sold in an average of just nine days. New listings totaled 26 homes, down 3.7% YoY and 21.2% from May, while active inventory stood at just 31 homes, down 11.4% YoY and 13.9% from the prior month. Buyer activity moderated, with 28 pending sales, down 3.4% YoY and 26.3% from May. Closed sales totaled 37 transactions, up an impressive 32.1% YoY and 37% from the previous month. The median sale price climbed to $3.3M, up 36.4% YoY and 32% from May, while homes averaged just 9 days on market. With only 1.7 months of inventory, Darien remains a very competitive market.

Fresh inventory gave Wilton buyers slightly more opportunities in June, while strong demand kept homes moving quickly across the market. New listings totaled 35 homes, up 6.1% YoY and 9.4% from May, while active inventory stood at 46 homes, down 25.8% YoY but up 2.2% from the prior month. Pending sales totaled 32 transactions, up 14.3% YoY despite a slight 3% decline from May. Closed sales rose 56% YoY and 200% from May to 9 transactions. The median sale price held steady at $1.35M, unchanged YoY, while homes averaged just 15 days on market. There was just 2.6 months supply of inventory at the close of the month.

Buyer activity improved from May with 8 closed transactions, however was down 46.7% YoY. The median sale price reached $1.0M, up 5.6% YoY yet 8.1% below May. Homes averaged 20 days on market. With 4.2 months supply of inventory, Easton continues to provide buyers with a few more options and a slightly more balanced market.

Pending sales climbed to 17 transactions, up 70% YoY and 54.5% from May. Closed sales held steady at 7 transactions, though they were down 36.4% from last year. The median sale price reached $800K, down 22% YoY but up 8.1% from May, while homes averaged 25 days on market. With 3.8 months of supply, Redding continues to offer buyers more opportunities than many neighboring Fairfield County markets.
