Fairfield County entered the final stretch of summer with fewer homes coming to market and a more measured pace of sales. New listings fell to 551 in August, down 8.5% YoY and nearly 25% from July, while active inventory declined to 1,363 homes, down 6.8% YoY. Buyer activity also eased as the summer season wound down. Pending sales totaled 514, down 6.5% YoY and 18% from July, while closed sales declined 12.4% YoY to 627. Homes averaged 21 days on market, unchanged from the prior month but higher than last year. Even with fewer transactions, home values continued to show strength. The median sale price held at $900K, up a notable 9.5% YoY. Fairfield County’s condo and co-op market showed continued resilience in August, with several key measures remaining ahead of last year despite a seasonal pullback from July. New listings totaled 260, up 7% YoY but down 14.7% from the prior month, while active inventory reached 574 homes, 16.9% higher YoY. Buyer activity also remained healthy compared with last year. Pending sales totaled 237, up 11.8% YoY and unchanged from the prior month, while closed sales increased 3.4% YoY to 215 despite declining 10.4% from July. Homes averaged 24 days on market, down from the prior month but 41.2% higher YoY. Pricing remained relatively steady, with the median sale price at $440K, up slightly by 0.6% YoY but down 5.2% from July’s record high. Overall, the August numbers point to a more balanced condo market, with increased inventory giving buyers additional options while demand continues to absorb available supply.

Highlights Darien’s single-family market remained highly competitive in August, with available supply tightening even further as summer came to a close. New listings declined to just 11 homes, down 8.3% YoY and 21.4% from July, while active inventory fell to only 22 homes, down 8.3% YoY and 12% from the prior month. Buyer activity moderated, with 13 pending sales, up 8.3% YoY but down 18.8% from July. Closed sales totaled 31, down 8.8% YoY and 11.4% from the prior month. Highlights New Canaan’s inventory constraints intensified in August, with just 5 new listings coming to market, down 73.7% YoY and nearly 80% from July. Highlights Limited supply continued to shape Westport’s market in August, with just 15 new listings coming to market, down 40% YoY and 44.4% from July. Active inventory fell even more sharply to 59 homes, down 35.2% YoY and 25.3% from the prior month, further restricting options for buyers. Closed sales increased 6.3% YoY but down 27.8% from July to 34 transactions. Pending sales totaled 22, down modestly both YoY and from the prior month, while homes continued to move quickly at an average of just 20 days on market.
