he Design Middle East Awards KSA 2025 was nothing short of spectacular—a glittering night that celebrated design brilliance across the Kingdom. It was heartening to witness the immense talent, passion, and innovation driving Saudi’s design and architecture community forward. The Construction & Design Innovation Saudi Summit also proved just how powerful industry dialogue can be. Thought leaders, trailblazers, and disruptors gathered under one roof to share ideas, spark collaborations, and shape what’s next for the built environment. This month’s cover story dives deep into The Chedi Private Residences, an awe-inspiring project set to transform Dubai’s branded residence scene. akheel, a member of Dubai Holding Real Estate, has announced its collaboration with six locally and globally acclaimed architecture firms – WATG, SAOTA, Whitespace Architects, NAGA Architects, LOCI, and LW Design Group – to deliver a stunning 10 distinct architectural styles for the bespoke villas planned for the Beach Collection at Palm

Ranked in 2022 as one of the Top 10 Designers and Architects in the MENA region, NAGA Architects has designed Cyan Sky, Blue Horizon, and Pacific Breeze


villas on Palm Jebel Ali. The homes embody the spirit of the sea and feature refined materials and finishes to enrich the island lifestyle. Envisioned as an oasis of calmness, the expansive family spaces in each villa invite light and flow while the open kitchens blend functionality with style. Drawing inspiration from the local context, the Cobalt villas by Dubai-based LOCI are deeply informed by the region’s unique social, environmental, and material characteristics. Each design thoughtfully addresses these elements through a rhythmic composition and layering of spaces, creating a harmonious balance between openness and privacy, environmental protection, and shading, while maximising breathtaking beach and sea views. The choice of materials reflects local characteristics, with an emphasis on both

horizontal and vertical elements that enhance visual flow. The design approach of LW Design for the Wave Crest villas focuses on sophisticated detailing and layering of the façades and follows three themes to harmonise the expansive views of the exterior with the exquisite interiors. ‘Nature’ villas have a minimal yet considered material palette with natural stone textures layered with warm timber tones; ‘Contemporary’ villas use refined materials and brass detailing for strong and bold contrasts; and the ‘White’ themed villas follow a neutral colour palette with refined details, contrasting metals, and marble to enhance the perception of light. Palm Jebel Ali’s seven islands span 13.4 kilometres, feature 16 fronds and over 90 kilometres of beachfront, and it marks the beginning of a new growth corridor in the Jebel Ali area, underlining the expansion of the emirate, in line with the Dubai 2040 Urban Master Plan and the Dubai Economic Agenda D33. The landmark development is designed with several mixed-use pedestrian-friendly neighbourhoods offering panoramic views of the Arabian Gulf. Residents and visitors will enjoy an abundance of recreational spaces, catering to a diverse array of lifestyles and interests with a focus on smart city technologies and sustainable practices. Motif Interiors Unveils The Face Clinic Project

otif Interiors has successfully completed the fitout of The Face Clinic by American Hospital, located in Al Khawaneej, Dubai. The new 8,500sqft clinic is designed to offer a calming and contemporary environment for aesthetic treatments and skincare, with a focus on comfort and patient experience. The design of The Face Clinic, created by Leisure Direct, embodies a minimalist and calming aesthetic, crafted to enhance patient comfort and well-being across its reception, waiting, and consultation areas. The clinic’s neutral colour palette and use of natural materials, such as wood finishes and soft-toned furnishings, create a warm, inviting atmosphere that aligns with its focus on patientcentred care. The project included the full fit-out and furniture supply. The design blends functionality with an elegant, minimalist aesthetic, creating a space that reflects American Hospital’s commitment to high standards of care and professionalism. “The concept design was created by Leisure Direct, and we developed it further to ensure the space was both functional and beautiful, “said Sarah Allix, head of business

The waiting area continues this theme with rounded shapes and integrated lighting, promoting a relaxed lounge-like feel. Wooden slats, greenery, and minimalist shelving further enhance the sense of tranquillity and connection to nature. Each consultation room is designed with functionality and comfort in mind, featuring ergonomic furniture, integrated technology, and subtle artistic touches. The soft lighting and neutral tones reduce the clinical feel, creating a space where patients can feel at ease. Ziad Hamze, Group Chief Projects Officer at Al Mulla Group, acknowledged the successful delivery of the project, stating: “The brief for both the interior design and fit-out teams was to create a state-of-the-art clinic that would uplift clients the moment they enter, providing an aesthetically soothing experience. American Hospital, since its inception, has been committed to offering high-end healthcare services, and this project needed to match that standard while also addressing the competitive healthcare market in Dubai.”

G enerative Artificial Intelligence (AI) is transforming the interior and architectural design industry. It is helping designers think outside the box, speed up their workflow, and revolutionise how spaces are conceptualised and executed. Instead of replacing creativity, Generative AI is a powerful tool that enhances and refines the design process. From sketching out initial concepts to optimising structural integrity and even suggesting sustainable materials, Generative AI transforms how architects and interior designer’s work. In interior design, Generative AI is streamlining the process of creating personalised and functional spaces. By analysing a user’s preferences and spatial limitations. AI-powered tools can

suggest furniture layouts, colour palettes, and decorative elements that match the client’s style. Furthermore, virtual staging has become a game-changer where Generative AI can generate realistic, furnished images of spaces before any physical setup is done, making it easier for clients to visualise the result. Generative AI, although still limited, is a valuable tool for space optimisation for small apartments and office spaces. It can analyse a room’s layout and recommend the best ways to arrange furniture, position lighting, and incorporate storage solutions. Generative AI can also assist in material selection by predicting which textures, colours, and finishes will work best together, reducing the guesswork in design decisions. Sustainability is also a primary focus in today’s design world, and using AI-enabled tools is helping make buildings greener. It can suggest eco-friendly materials and energy-efficient designs, supporting architects in creating spaces that are not only beautiful but also environmentally responsible. Other AI models can analyse real-time environmental data to optimise building orientation, maximise natural lighting, and enhance ventilation to reduce energy consumption. Beyond aesthetics, Generative AI is

increasingly integrated into parametric and computational design workflows. Parametric architecture transforms the design landscape by merging complex algorithms with creativity to produce innovative and functional structures. Computational design enables architects to generate forms that are not only visually striking but also efficient and performance-driven. AI models enhances this process by analysing complex spatial constraints, refining layouts for durability, and running simulations that assess structural stability before construction begins—reducing errors and improving safety. Once considered a niche practice, parametric design has become a cornerstone of modern architecture, offering optimised solutions for both performance and sustainability. With the support of AI, its future holds exciting potential for shaping more innovative and efficient spaces. As designers continue integrating Generative AI into various stages of the design process, its impact on the industry becomes beneficial and inevitable. However, at this point, research suggests that Generative AI is most effective when used in collaboration with human decision-makers rather than in a fully automated design process. Generative

AI allows designers, clients, and stakeholders to focus on creative tasks—refining ideas, optimising solutions, and producing both efficient and deeply human-centred designs—while reducing the repetitive tasks that stifle creativity. It offers significant advantages, from boosting creativity to saving time and costs. Automated workflows

eliminate mundane tasks, enabling designers to concentrate on refining their vision. AI-generated previews enhance client collaboration by offering multiple design options that can be easily tweaked, streamlining the approval process. Tools like Autodesk’s Dreamcatcher and Spacemaker generate performance-driven solu-

tions. They allow designers to input their requirements and receive AI-optimised designs tailored to their needs. Platforms such as Midjourney and DALL·E support rapid visualisation during early concept stages. Yet despite these benefits, Generative AI has its limitations. It lacks the emotional intelligence and cultural sensitivity that

human designers bring to storytelling and personal expression. Its effectiveness also depends heavily on the quality of the data it is trained on—biased or poor data can lead to uninspired or impractical results. For this reason, it remains essential for designers to guide AI, rather than rely on it entirely. There are also ethical concerns regarding AI-generated content, particularly around intellectual property. Who owns an AI-generated design? The architect who provided the input or the software that generated it? These questions remain largely unresolved, adding another layer of complexity to AI’s integration into the design world. Despite these challenges, the future of generative AI in design looks incredibly promising. The industry already sees advancements in AI-driven augmented reality, automated construction, and smart city planning. AI is set to play an even more significant role in urban development, helping create more sustainable and efficient spaces for the future. While Generative AI won’t replace architects and interior designers, it’s becoming an indispensable tool that enhances their capabilities. By embracing AI as a collaborator rather than a competitor, the design industry can push boundaries, experiment with bold new ideas, and create more innovative, functional, and sustainable spaces.

How does water consumption in showers compare to other household activities?

One of our major innovations is reducing water consumption in showers. For instance, our spray technologies create larger water droplets by mixing air and water, leading to a more efficient but comfortable shower experience. We also have EcoSmart technology, which cuts water usage from 15 liters per minute to around 7-8 liters.

Showers account for the highest water consumption in households—more than dishwashers and washing machines. In Europe, the average daily household water consumption per person is 135 liters, with more than half of that used for showering.

What is CoolStart technology, and how does it help save energy? CoolStart is designed to reduce unnecessary energy use. In standard faucets, when you turn the handle to the middle, hot water starts flowing even when not needed. How has demand for finishes changed over time? Ten years ago, nearly everything was sold in chrome. Today, over half of our luxury brand, AXOR, sales are in special finishes. We offer 15 different finishes, including gold optic, matte black, brass, and brushed nickel, tailored to different regional preferences.

What advice would you give to aspiring leaders? Stay humble—no matter how senior your role, you are still part of a team. I see myself as a coach, not just a CEO. Success comes from building and engaging with a strong team, so it’s essential to foster collaboration and drive collective achievements.

He shares: “We studied how their properties create atmospheres of calm and beauty, and that DNA became the soul of this tower. Our goal was to bring villa-style living into a high-rise, with expansive layouts, seamless indoor-outdoor connections, and refined material palettes.” Studio Bruno Guélaff was honoured with the Luxury Residential Tower of the Year award at the Pillar of Real Estate Awards 2024 for

What inspired you to launch KAOS Design, and how did your journey as an entrepreneur begin? At an early age and while still finishing my architectural studies, I worked as a freelancer in the wedding event industry for around seven years before launching KAOS. Initially, I co-founded a few other companies before and in between and I was able to execute highly scaled weddings in the region as a designer. KAOS was built as my platform to be able to create and produce my visions in reshaping spaces.

What were some of the biggest challenges you faced in building KAOS, and how did you overcome them? Success rarely comes without obstacles, and KAOS was no exception. Establishing the agency as a specialised design studio rather than a wedding planning service required deliberate branding and client curation. Some major challenges included: • Market Positioning: Differentiating KAOS as a specialized design agency rather than a wedding planning service. This was addressed by refining our brand identity and carefully selecting clients. • Financial Struggles: Sales declined in 2012-2013, leading me to explore the Saudi market and later relocate to Dubai, temporarily stepping away from KAOS. The biggest lesson was the power of focus and business education. • Talent Acquisition: Finding fast-paced, skilled designers was and remains a challenge. We aim to address this by positioning KAOS as a high-end service provider to attract both the right clients and talent.

How do you balance creativity with business strategy when leading a design-driven company? KAOS operates at the intersection of artistry and business acumen, maintaining a structured framework to balance creativity with strategy. Weekly meetings ensure project alignment, while monthly evaluations support team growth. Transparent financial policies strengthen relationships with clients and partners, and a research-driven approach keeps the agency ahead of industry trends. Every project is designed to be immersive, thematic, and rich in storytelling. With the guidance of financial and business consultants, KAOS stays aligned with its goals, carefully managing expenses and expansion to sustain long-term success. How did you secure your first big client, and what lessons did you learn from that experience? My first major client came from a high-profile royal wedding in Abu Dhabi, which was an extremely profitable project. hat inspired Dyson to focus on limited edition colours for its haircare technologies? The colours, materials, and finishes used on our products are designed to celebrate functionality, whilst elevating the technology within. Haircare specifically is an intimate, daily ritual, and our goal is to ensure that Dyson products not only perform exceptionally but also feel unique and tailored to users' lifestyles. By offering distinctive colour options, users own a product that feels bespoke and exclusive. It’s about transforming technology into a statement piece — functional yet beautiful — allowing users to celebrate individuality in their haircare routines.

How does the design team decide which colours make the final selection for a product launch? Dyson products are more than just appliances—they are statement pieces that blend cutting-edge technology with sleek, modern design. From their minimalist aesthetics to their innovative engineering, each product is crafted. The team creates colour palettes that complement the function and form of the machine. To help simplify a machine’s complexity, for example we use colour to highlight the technology and draw attention to where you typically interact with the machine e.g. in the special-edition strawberry bronze devices, the buttons are a nod toward uncut sapphires, giving contrast to the pink and highlighting airflow or temperature options. technology The look and feel of a Dyson machine can also be deliberately evocative. In line with our performance-based engineering approach, we choose materials, finishes, and textures often associated with heavy engineering, industrial facilities, aeronautics, and architectural infrastructure. The way we use colour,

materials, and finishes helps ensure our machines reflect the highest possible standards of engineering with the lowest possible tolerances. Can you share more about the influence of Dyson’s discontinued electric vehicle project on the Prussian Blue and Rich Copper colourway? The Prussian Blue and Rich Copper exclusive colourway was inspired by Dyson’s Automotive project. A copper accent was paired with the dark blue base colour chosen for the car’s interior, drawing inspiration from the tones seen in precious metals. The colour combination was first put together by the design team, as they sought to break away from the various shades of black that are frequently used in the automotive industry. By challenging the look, feel and form of our technology, we can visually reflect that the pioneering technology inside is also different. We had to pause the electric vehicle project, but the colourways still hold a special place in James’ heart, which is why you can see their influence across our hair care devices. How do unconventional inspirations shape the creative process for new colour choices? The design of Dyson products is top-notch, which is why the selection of colours and finishes is equally important. Every detail contributes to creating a statement piece that seamlessly blends aesthetics with innovation. The research and development of these colours and finishes mirror the intricate engineering and testing processes that shape all Dyson products. We push our design teams to explore inspirations beyond traditional palettes, drawing from nature, everyday objects, and unexpected sources to create colours that evoke emotion and capture attention. For example, the strawberry bronze range was a result of the team visiting the Dyson Farming sites nestled deep in the British countryside to explore the pigments of the high-quality, nutritious ingredients that are grown there, and the Dyson strawberry stood out. Exploratory work commenced as

the team investigated how the natural dye from strawberries interacts with various materials, allowing the discovery of an array of different shades and tones. The final chosen pigment was the result of this exploration. From a single strawberry came a magnitude of hues, all brought together to create a complex shade of pink, tinged with hints of red, peach, and orange – creating a unique and striking finish. What role does cultural significance play in selecting limited edition colours for global markets? We recognise the profound impact of colour and its ability to shape perceptions and experiences. Our teams conduct extensive research and collaborate with regional experts to ensure that every color choice aligns seamlessly with local traditions, aesthetics, and preferences. By integrating cultural insights into our design process, we create products and spaces that not only look beautiful but also feel meaningful and authentic to the communities they serve. We unveiled our Red Velvet and Gold range recently, celebrating both Lunar New Year and Valentine’s Day. Red symbolises luck, prosperity, and love, making it a popular choice during festive seasons. Luxe shades of gold were incorporated as they represent success and in Cantonese, ‘mandarin - 柑’ and ‘gold - 金’ sound similar. This approach allows us to connect with diverse audiences authentically, enhancing the appeal of our machines while celebrating global cultures. How important is staying on-trend versus creating timeless designs when choosing colourways? Trends may be fleeting, but functionality and user experience endure. That’s why we prioritise tactile solutions that address real-life challenges people encounter with everyday products. Through extensive research, cutting-edge technology, and continuous innovation, we refine and enhance designs to improve usability and performance. Our goal is to create timeless designs that go beyond

aesthetics—products that remain relevant, intuitive, and desirable for years to come. Could you describe the testing process for a new colour to ensure it aligns with Dyson’s brand identity? The testing process for new colours at Dyson is rigorous. We draw inspiration from a wide range of sources, from heavy engineering, industrial facilities, aeronautics, and architectural infrastructure, to elements like nature and everyday objects. Alongside this, we consider cultural insights and consumer preferences to ensure that chosen colours resonate with audiences. The selected colours are tested on various materials and factors like finish, texture, and sheen are also evaluated. Durability tests are conducted and colours are subjected to wear-and-tear simulations, UV exposure, and heat resistance tests to ensure they retain their vibrancy and appeal over time,

even with regular use. Prototypes in the new colour are shared with select focus groups representing our target audience. Feedback on emotional resonance, appeal, and brand alignment is gathered and refined. By following this meticulous process, Dyson ensures every new colour embodies the innovation and quality synonymous with our brand, creating products that are as visually iconic as they are technologically advanced. How often does Dyson refresh its colour palette for haircare technologies, and why? The limited-edition colourways are designed to reflect current consumer preferences and seasonal sentiments and there are no set number of refreshes a year. However, during the year-end gifting season, we typically introduce a new colour to evoke celebration and joy, and to enhance the appeal of our beauty range as thoughtful gifts.

What challenges arise when translating unique inspirations into actual product colours? We face challenges when it comes to material compatibility. Inspirations like natural objects or textures, such as strawberries or velvet, may not directly translate to the materials used in Dyson products. Achieving the same vibrancy, depth, or subtle gradients on materials like metal or plastic can be technically challenging. Likewise, we have to ensure longevity, so the chosen colour must withstand wear and tear, UV exposure, and regular handling without fading or losing its appeal. Developing pigments and finishes that meet these requirements while staying true to the inspiration requires extensive testing, which is why we meticulously test every colour to not only reflect its inspiration but also uphold Dyson’s commitment to quality and excellence.
