They reminded me that being present with the people who truly see you is the most effective recharge there is. As the waves moved in rhythm, so too did my thoughts—calmer, clearer, more inspired. That peaceful stillness rebalanced the chaos and planted seeds of fresh energy. I returned from that weekend reset with a mind free of clutter and a heart full of fuel, ready to embrace the months ahead with renewed clarity and drive. A reset like this doesn’t just heal—it elevates. It stirs creativity, reawakens ambition, and makes space for the kind of bold thinking that gets buried beneath routine. In the quiet company of friendship and nature, ideas feel lighter and more possible. With each moment away from the noise, I felt more aligned with my purpose. Even the smallest waves seemed to whisper reminders of balance, patience, and perspective—qualities that often slip away in our pursuit of performance. ajid Al Futtaim, a leading shopping mall, communities, retail, and leisure pioneer across the Middle East, Africa, and Central Asia, has officially appointed United Engineering Construction Company – Dubai (UNEC) as the main contractor for Plagette 32 and Amara, two landmark residential developments within Tilal Al Ghaf, its flagship lifestyle destination in Dubai. UNEC, a multi-award-winning general contracting company with over 40 years of regional expertise, brings a proven track record in delivering high-quality, large-scale projects across the UAE. PARSONS WINS PMO CONTRACT FOR KING SALMAN PARK Parsons is set to play a pivotal role in one of the globe’s most visionary city projects, having secured a 25-month PMO contract for King Salman Park

The appetite is strong to embrace these smarter methodologies in design and construction. Using these approaches is about building confidence, as early as possible, that the final delivery will be achieved in the most efficient, cost-effective and sustainable way. Initiatives such as the Dubai 2040 Vision and the Smart Cities Vision from the Kingdom of Saudi Arabia are helping to promote interest in embracing smarter, digital methodologies and approaches. These clarify the future direction for the region and the importance of urban development. To achieve these long-term visions, using innovative technologies and aligning across the full lifecycle is imperative. The region is recognising the value of new ways of working, and I think we will soon see a fundamental shift toward becoming a leader in this approach. One critical area that needs to be recognised is that smart design and construction are setting the foundation for the operation of the urban environment. If only design and construction were improved, we would have missed enormous opportunities and associated benefits. What key drivers push the Middle East towards smarter and more sustainable construction beyond just environmental concerns? Three specific areas combine to create a push and pull towards smarter construction. These are:
The Middle East has historically been associated with large-scale, often resource-intensive construction projects. How do you assess the current appetite and readiness within the region to embrace smarter and more sustainable construction methodologies genuinely?

Technological advancements: Adopting advanced technologies such as Building Information Modeling (BIM), digital twins, AI, and IoT is transforming the construction landscape. These technologies enable more efficient project management, real-time monitoring, and predictive maintenance, leading to smarter construction practices. If owner-operators are going to maximise their return on investment, then efficiency is

key. Therefore, data and information associated with the ongoing operation and maintenance of the constructed asset becomes paramount. Health and well-being: There is a growing awareness and demand for improved quality of life. Smart and sustainable construction are essential to meeting these social and cultural expectations. Using available technology, buildings and cities can be designed to improve occupant health and well-being by providing better air quality, natural lighting, and comfortable living environments. Cities will reduce traffic congestion and enhance public services. Market Demand: Demand for housing, transportation, and services is increasing. In addition, customers are increasingly prioritising sustainability and energy efficiency in their purchasing decisions. These things, in combination, make it imperative that smart cities and sustainable infrastructure are developed.

Can you highlight some specific examples of innovative projects or initiatives in the Middle East that exemplify this shift towards smarter and more sustainable construction? Diriyah Gate is making the most of the tools available. They used a set of technologies, including SYNCHRO from Bentley, to revolutionise the 4D planning of the Diriyah Gate Project in Riyadh. As a result, they were able to achieve: • 66% reduction in logistics resources • 50% faster issue resolution • 272 days saved in potential delays • Avoid a $2M temporary bridge What key challenges or roadblocks might the Middle East face in fully transitioning from traditional to smarter and more sustainable construction practices? Some of the roadblocks will be associated with technology itself and the adoption of these new ways of working. There is a need for skilled professionals who can effectively implement and manage these technologies. The region faces a shortage of infrastructure engineers and professionals. Schools and universities must teach the skills required to make the most of the opportunities. This leads to a second potential roadblock. Collaboration will be critical to success.

This includes the initial investment in new technologies and the ongoing costs of maintaining sustainable systems. These will be offset, and there are likely to be significant savings in the total cost of ownership. However, they must be clearly articulated and used as part of an overall investment decision. This takes time, vision, drive and innovation. We will have to guard against those who say, “We have always done it this way”, and provide clear drivers to achieve smarter working methods. The Total Cost of Ownership challenge needs to be addressed right at the beginning of design. Within Bentley Advisory, we always work with our clients with the premise of “start with the end in mind”. To be sure that the outcome is achieved, it is imperative to define that outcome and ensure that everything from the initial design through build and into operation aligns with the end goal. The challenge, of course, is that the designers focus on their part, the constructors on theirs etc.,

These technologies enable more efficient project management, real-time monitoring, and predictive maintenance, leading to smarter construction practices. In five to ten years, we should see these methodologies as standard practice. We should also improve construction quality, design and safety by learning lessons from every project that has gone through into operation. We should realise the health and well-being benefits of an integrated urban environment built with sustainability and integrated living at the heart of the design. Maintenance of the infrastructure and the buildings themselves should be automated, with problems identified before they occur and fixes implemented, again enhancing the quality of life for the citizens. All of this is possible if we start with the end in mind, think holistically, and use the available technologies to improve every aspect of construction and operation.

Since establishing our specialized Contracting Finance Practice in 1991, we have played a pivotal role in financing landmark projects such as the Burj Khalifa, Museum of the Future, Expo 2020 pavilions, and major metro systems. Repayment terms for contractors and developers can be a divisive subject. How does Mashreq balance financial risk with providing flexible facility structures that support the sector? Arun: The nature of Contracting financing is inherently complex and bespoke. Contractors need a wide variety of financial products including guarantees, letter of credits and asset-backed short term financing. The

size and mix of these products varies with the nature and stage of each project. To add to this, Contractors often face delayed payments, cost escalations, and sometimes uncertain project timelines. At Mashreq, we recognize these challenges and design facility structures aligned to the project while ensuring financial prudence and discipline. Our goal is to enable contractors to effectively execute the project, without jeopardizing financial stability. One of the key solutions we offer is milestonebased financing, which sets down facility drawdowns and repayments in lines with project cash flows and completion of project milestones . During my tenure, we achieved year-on-year growth, with revenues

More importantly, this move builds on years of active work in the Kingdom. We’ve already delivered completed projects, and have others in construction and design—establishing a solid foundation for our presence in Riyadh.
What inspired the decision to expand into Saudi Arabia, and how does it align with the firm’s long-term architectural vision? While the Riyadh office is new, our firm has a longstanding history of engagement in the Kingdom, this proven foundation is what led us to formally establish a presence on the ground. In certain cases, this means undertaking localized structural interventions, such as the creation of slab openings to unify levels, creation of mezzanine floors, stringent checks involving materials having the fire retardancy properties required in accordance with local code.
