Since its inception, Con-Real has set out to provide excellent service delivery in the areas of construction, real estate, and related services for clients for the last 45 years.

Through our knowledge and experience, we have discovered the value of fostering relationships and expanding our service offerings to meet clients’ needs.

GERALD B. ALLEY

PRESIDENT & CEO

Gerald Alley founded Con-Real in 1979 and was immediately joined by his brother and partner, Troy Alley. The company now has offices in Arlington, Dallas, Houston, Little Rock, Northwest Arkansas, Atlanta, and San Francisco, and other cities throughout the nation and performs a wide array of construction and related services for Fortune 500 corporations and public entities nationwide, such as JPMorgan Chase, American Airlines, Loews Hotels, Walmart, and CBRE. Con -Real was established with a mission to change the perception of African American-owned businesses in the industry and has successfully completed more than 3,000 projects

Alley’s entrepreneurial spirit has expanded to related firms, including The Alley Group (TAG), a nationwide solutions firm ma naged as a division of Con-Real that serves clients such as Kaiser Permanente, Wells Fargo, PepsiCo, and Stanford University. Anoth er related firm is Bravado LP, a real estate and hospitality development and ownership company with interests in hotels under th e Hilton Worldwide, Marriott International, and Wyndham brands. His firms have participated as owner, developer, and/or contractor on multiple office and hospitality developments throughout Texas. Recently, Alley became the managing partner of ASquared Global, a development investment entity focused on redevelopment for public and private entities. His leadership is reflected in service on numerous boards and steering committees, including his appointment as the first African American entrepreneur to serve on SMU’s Board of Trustees in its 100 -year history and as Chair of SMU’s Buildings & Grounds Committee .

COMMUNITY INVOLVEMENT

Alley has been active in numerous capacities in the community. He is the co -founder of the Gerald and Candace Alley Family Foundation, which supports organizations addressing the educational needs of underprivileged students from elementary through higher education. He is also a major sponsor of the Alley Scholars program, which has provided scholarships to more than 300 students across several states. In addition, he serves as the only non-Houston board member of the Houston Fund for Social Justice and Economic Equity, which supports local African American businesses and nonprofit organizations in Houston

COMPANY BACKGROUND & DIVISIONS

Troy and Gladys Alley, the parents of Gerald and Troy Alley Jr., dreamed of providing a better life for their family. It was this desire that led the couple to embrace entrepreneurship and open the Alley Service Station. They instilled in their offspring a strong willingness to persevere even in challenging conditions. Learning that quality, honesty, hard work, and dedication are the foundations of success, Gerald and Troy Alley Jr. launched Con-Real in 1979.

The Alley Service Station across the street from a black college now known as the University of Arkansas at Pine Bluff.

After 83 years, the legacy continues with Con-Real’s establishment and we are now the #1 AfricanAmerican-owned Construction and Real Estate organization of its kind in the Southern area of the United States. Con-Real’s commitment of meeting the needs of clients and end-users throughout Texas, Arkansas, Georgia, California, as well as throughout the United States has given us the reputation as a premier organization with experience of over 3,000 projects.

Our current corporate office is located in the Entertainment District in Arlington, Texas, near the Texas Rangers’ and Dallas Cowboys’ stadiums.

PROGRAM MANAGEMENT

Our Program Management services consists of taking the leadership role during the design, procurement, and construction phases and making certain that all required deliverables associated with our services are complete and useful to meet the needs of the clients. Since Con-Real has performed as a construction manager, general contractor, and design-build contractor, it clearly understands the requirements needed to ensure a successful project for the client and the project’s end-users.

CONSULTING

Our team provides strategic expertise for public, private, and public-private clients in the form of real estate services, project planning, feasibility studies, stakeholder engagement, policy analysis, and implementation support. Our consultants help identify opportunities for investment, optimize resource allocation, and ensure compliance with regulatory requirements. The goal is to facilitate sustainable development initiatives that drive economic growth, improve public services, and foster community well-being.

INNOVATION & TECHNOLOGY

Our Innovation and Technology division represents the cutting edge of client services comprising of major services such as BIM, Bluebeam, drone imaging, AR/ VR, and 360 imaging. Con-Real has shown leadership by providing access to unlimited technical advantages to projects for clients such as American Airlines, the Texas Rangers, PepsiCo Co., and many others. These emerging services places Con-Real in a league of its own for meeting the highest standards from clients nationally and globally.

CONSTRUCTION

Con-Real’s experience constructing thousands of projects including large, very complex, new, and renovation projects that range in size up to $100 million and have multiple phases. We have direct relatable experience and expertise that add value during every phase of projects including programming & preconstruction, procurement and bidding, construction, closeout/commissioning, and other services. TEXAS TRUST THEATER

GRAND PRAIRIE, TEXAS

PROJECT

This 6,350-seat design combines the best features of today’s performing arts centers, sports arenas and amphitheaters with the latest in entertainment technology. The design provides a superior performance environment for the presentation of every genre of entertainment, from music concerts to Broadway productions and family shows. In addition to holding several graduation ceremonies and conferences, regional churches have utilized the theatre for multimedia worship services.

YOUTH COMMUNITY CENTER

The Potter’s House DALLAS, TEXAS

PROJECT

The Potter’s House is a nondenominational megachurch founded by T. D. Jakes. Outreach Magazine ranked it the 10th largest in the USA as of 2008 based on attendance of 17,000 and a capacity of about 8,000. After the demolition of the original youth center and temporary relocation of the youth to other campus buildings, development began for a 3-story Youth Center, a multi-functional facility with technology infrastructure, classrooms for the youth ministry, flexible spaces, and a ballroom with high-end finishes that can serve as an event venue. This project also included renovations to the existing building.

FALLBROOK CHURCH BRIDGELANDCAMPUS KATY, TX

PROJECT

Con-Real was selected as the Construction Manager at Risk for Fallbrook Church’s new Bridgeland Campus, a 38,200-squarefoot, two-story facility that will include a multipurpose worship center and gymnasium with two competition courts and seating for over 800, along with a lobby, administrative offices, children’s classrooms, and shell space for future expansion. The scope also includes full site development, utilities, and up to 360 parking spaces. Con-Real will provide comprehensive preconstruction and construction services to support the church’s mission and long-term growth.

HARVEST POINT CHURCH

PROJECT

Since their beginnings in February 2014, Harvest Point Fellowship Church has seen tremendous growth and to accommodate the increase in worshippers, Harvest Point launched Project Next: Building for Our Future, plans to build a new facility.

CORNERSTONE BAPTIST CHURCH

ARLINGTON, TEXAS

PROJECT

Cornerstone Baptist Church Worship Center is a contemporary worship facility located in the heart of the Dallas/Fort Worth area. The worship center seats approximately 2,000 with three production centers. The center also possesses satellite capabilities to the adjoining Multipurpose Center which includes a basketball court. The front exterior is adorned with a 77 ft. cross which illuminates the area for up to two miles. Con-Real also served as the Design General Contractor of Cornerstone’s Phase I. Con-Real has performed work on multiple phases as the church has grown.

LIBRARY & LEARNING CENTER

PROJECT

This 5-story building houses distance and online education divisions, administrative offices, support services, and a board room in addition to the dedicated library space itself. This unique project involved technology changes and lively student interaction requirements that is used in a more collaborative work/ study environment. This project was built in the center of campus; close coordination of all activities commenced. Con-Real served as the Owner’s Representative/Construction Management Agency.

DAVID W. MULLINS LIBRARY

PROJECT

Con-Real performed the first phase of renovating the Mullins Library, located in the center of the University of Arkansas at Fayetteville campus which included building a Library Annex, a book storage and retrieval facility where the library’s main collection was moved. Con-Real also performed the next phase of renovating floors 3 & 4 of the library. Con-Real now returns to perform the final phase of renovations to floors 1 & 2. The renovations will reorganize the library interior and create a collaborative and interdisciplinary learning space focused on student and faculty engagement.

FINE ARTS CENTER RESTORATION

PROJECT

The project scope includes full renewal of the exterior and the interior of the building, as well reconstruction of some lost site elements. The building envelope will be restored according to its original design. In the interior, important public spaces will be restored while other spaces will be renovated to better support their new uses. The lobby will be reopened and restored to its role as a pre-event space for the Stella Boyle Smith Concert Hall and the University Theater. The concert hall and theater blocks will be renovated to address major acoustical, lighting, and other issues to bring them in line with contemporary best practices. The landscape will be restored while making sensitive improvements for maintainability and ADA access.

TIAA CORPORATE CENTER

PROJECT

The new TIAA corporate office in Frisco, Texas, is a 15-story, 500,000-square-foot development within The Star District, a premier mixed-use destination. Designed to support the company’s long-term growth, the state-of-the-art facility will feature modern workspaces, advanced technology, and high-end amenities to foster collaboration and efficiency. Con-Real was recently contracted to execute the interior finish-out, ensuring a seamless blend of functionality and contemporary design. TIAA plans to sign a long-term lease and will eventually occupy the entire building, solidifying its presence in the region and establishing this location as a key corporate hub.

The new terminal will replace the existing Terminal D along with the existing Terminal C North Pier. The facility will be a completely new building utilizing the latest in aviation design principles, accommodating modern queue depths, drive lanes, world class concessions, and enhanced flexibility in accommodating a diverse fleet of airline craft. Additionally, a number of major systems and amenities at the terminal need to be updated to meet current building codes and operational standards. Con-Real is part of the prime contractor team and is providing project managemnt and MEP management services for this project..

GLOBE LIFE FIELD TEXAS LIVE! LOEWS

HOTEL

ARLINGTON, TEXAS

PROJECT

The new stadium for the Texas Rangers will be built across the street from their existing stadium and built in conjunction with Texas Live!, an entertainment complex which will serve as one of the main entrance areas into the ballpark. The facade of the ballpark will consist of a retractable roof with clear roof panels to allow natural light into the ballpark when the roof is closed. Texas Live! is a dynamic world-class dining, entertainment and hospitality district. Live! by Loews Hotels is a flagship hotel that will be the first of its kind in the country and will blend sports and entertainment with first-class hospitality and superior amenities. This 14-story tall contemporary glass tower will provide a spectacular location for meeting, event and conventions, as well as a special destination for sports fans, visitors and families. Live! by Loews will anchor Texas Live! in the heart of the Arlington Entertainment District.

LIVE! BY LOEWS HOTEL & CONFERENCECENTER

This flagship hotel is the first of its kind in the country blends sports and entertainment with first-class hospitality and superior amenities. This 14-story tall contemporary glass tower provides a spectacular location for meeting, event, and conventions, as well as a special destination for sports fans, visitors, and families. Live! by Loews anchors Texas Live! in the heart of the Arlington Entertainment District between the Texas Rangers’ Globe Life Park and the Dallas Cowboys’ AT&T Stadium. It features 302 guest rooms; 26 suites; one-of-a-kind amenity space; and 35,000 SF Grand Event Center with seating capacity of 1,500. Con-Real performed as a prime contractor for the conference center and also as a joint venture partner for the entire project.

STATE FARM ARENA

HOME OF THE ATLANTA HAWKS

ATLANTA, GEORGIA

PROJECT

State Farm Arena (formerly Philips Arena) is a downtown Atlanta sports and entertainment venue owned by the Atlanta-Fulton County Recreation Authority (AFCRA), a public authority, and operated by the Atlanta Hawks. The multi-phase renovation (2017–2018) modernized concourses, premium suites/ luxury boxes, social/premium spaces, and venue technology while the Hawks continued to play. Con-Real was engaged through AFCRA as the Construction Management Agency (CMA), providing oversight of the CMAR and development team, along with a real estate impact analysis to support facility reconfiguration and upgrades.

NATIONAL MEDAL OF HONOR MUSEUM

ARLINGTON, TX

PROJECT

The National Medal of Honor Museum in Arlington, Texas, is a national landmark honoring the courage and sacrifice of Medal of Honor recipients. Designed by renowned architect Rafael Viñoly, the 101,000-squarefoot facility features immersive exhibits, an education center, event spaces, and an outdoor amphitheater. Its iconic five entrance columns represent each branch of the U.S. military, symbolizing the collective strength of individual acts of valor. Con-Real served as the structural contractor, delivering innovative, high-quality construction that brings this powerful tribute to life.

FOREST FORWARD FOREST THEATER DALLAS, TX

PROJECT

This project consists of transforming the 45,000-square foot space into an art, entertainment, and community hub. Located on the opposite end of Martin Luther King, Jr. Boulevard in Dallas, Texas, this revitalization project could be the catalyst for economic development, including retail growth, and mixed-income housing. The once-segregated theater became a go-to spot for Black performers and patrons. The plans for the property include a state-of-theart performance hall and partnerships with Dallas ISD. There will be music bays, design studios, and conference spaces for the community. There are also plans for a new restaurant, green space, and a rooftop café.

Consulting firms that support M/WBE businesses face several challenges, including limited resources, outreach difficulties, and the need for effective reporting. For many contractors, particularly small and M/WBE firms, surety (bonding requirements) is critical due to the risks inherent in the industry. Additionally, contractors must have sufficient lines of credit or cash flow to meet project pay schedule requirements. These two key needs—surety and financial stability—are addressed by only a few M/WBE consultants.
