Marlborough Hudson An edition of the Community Advocate

Mixed-use Crime Lab project would give Marlborough $1.6M in net new annual taxes

Vol. 52 | No. 16 | April 17, 2026

Precious times, precious memories Annual Marlborough Lions Father-Daughter Dance is a must for many local dads

By Evan Walsh Managing Editor MARLBOROUGH – The proposed major mixed-use development associated with Greatland Realty Partners – a Boston-based commercial real estate developer – would generate over $2 million in gross new annual revenue for Marlborough, according to the firm. Once the costs to the city are factored out, net new annual revenue is estimated at $1.6 million, the firm claimed. Those figures were presented to the City Council by Greatland’s Teri MacEachern on April 7. The council is being asked to consider a zoning amendment to the Results Way Mixed Use Overlay District to allow 400 residential units. The current zoning allows for only 100. First reported by the Community Advocate in March, Greatland Realty Partners has long-term plans to develop an area adjacent to the Massachusetts State Police Crime Laboratory, which it started constructing in March. The area is near Martinangelo Drive and Simarano Drive, near Interstate 495. The plans call for the construction of several structures around a current 530,000-square-foot office building, which has BJ’s and Hologic as major tenants. New construction would include a 4-story lab building with 200,000 square feet of total space and 400 units of housing. Approximately 300 units would be apartmentCrime Lab | 5

By John Bishop Reporter MARLBOROUGH – It was a special night for Brian Kerrissey. On the night of April 10 at Goodnow Brothers Elementary School, Kerrissey, a Hudson resident and foreman for the City of Marlborough, looked lovingly at his daughter, Rosanna. It was the latest edition of the Marlborough Lions FatherDaughter Dance. “It’s our night. It’s just her and me,” Kerrissey said smiling. “Every moment with her is special, but tonight is our special night.” Some of Kerrissey’s favorite father-daughter memories have been on the softball field. During the winter, though, long hours worked driving the snowplow can sometimes limit their Father-Daughter | 9

Project at former Hudson Intel site officially wins approval By Paul Hopkins Reporter HUDSON – The Hudson Planning Board gave approval on April 9 to National Development’s plan to redevelop the former Intel site on Reed Road. While the vote was unanimous, one member voiced his frustra-

tion with the project. National Development officially has permission to build a facility up to 950,000 square feet on the 148-acre parcel. The firm has yet to identify a tenant or tenants, but now has the flexibility to build a facility – speculated to be a distribution center – to Intel | 9
