Glenda Drive, Frankton: Sites are rarely available, but when they are, bare land sells for $2,000–$2,200 per sqm.

Wānaka: Industrial land is tightly held and sells for around $1,000 per sqm.

Cromwell: Demand here has been largely driven by the shortage of industrial land in Queenstown. Most available land is held by a couple of parties who are reluctant to release land. Large industrial blocks sell for $500–$600 per sqm, while smaller lots range from $550–$650 per sqm.

The Yards is priced below all of these.

To reflect this investment, all the services within The Yards will be privately owned and maintained by a dedicated services entity.

This entity will ensure that all annual levies, together with annual rates levies will be more competitive than the equivalent QLDC or CODC rates levies for any equivalent industrial land.

1. ENGINEERS

All engineering design has been completed by respected national firm Eliot Sinclair. Where relevant, their expertise has been complemented by independent third-party specialist teams to ensure best practice and optimal design outcomes.

2. COMPLIANCE

These designs have been peer-reviewed against the highest safety standards and then consented and approved by the QLDC.

3. MAIN CONTRACTORS

Our principal contractors are Civil Construction Ltd, who have a long and successful history in this community. They were selected after much consideration with our project team who were able to base their judgement on the quality and durability of several residential and commercial developments completed by Civil in recent years.

Their attention to detail and very high standards has been an essential part of the successful completion of this project.

4. ROADING

The chipseal road into The Yards from SH6 is a council owned-road. From the boundary of the subdivision onward, all the roads have been asphalt sealed.

These roads are designed to easily accommodate a truck and trailer combo and have been subject to specialist roading engineering design assessments to provide for maximum safety and longevity.

5. POWER

All larger yard-based lots are serviced with 69kVA 3 phase. Smaller lots have 41kVA 3 phase supply. This ensures ample power supply for all standard industrial type uses on the sites.

6. WATER

All sites are supplied with two separate supplies – one for drinking (potable) and the other specifically to cater to industrial type uses. The potable water passes through ultraviolet and chlorine dosing processes to ensure it meets strict national Drinking Standards.

7. FIRE

Hydrant supply fire fighting is available throughout the site that complies with FENZ requirements to offer appropriate protection for The Yards and all owner’s buildings given the location.

8. WASTEWATER

All lots are supplied with a wastewater connection that passes through a centralised wastewater treatment plant that complies with strict council disposal requirements.

9.DATA

The Yards have invested in a high level of data provision to every site. We have laid fibre conduit from the highway in order to provide state of the art data services to all owners.

10. LANDSCAPING

Each lot owner is obligated to landscape their lot and to maintain that landscape once established.

Beyond this, common areas and roadsides will be landscaped in order to further enhance the aesthetic standards of the property.

11. STREET LIGHTING

This is achieved through solar powered lamp posts and bollards. These are activated only after sunset and up to sunrise by motion sensors.

In the near future we intend to construct a solar farm. This will be located on a terrace to the north of The Yards on a scale that will have the potential to power all occupants.
