WHAT SITE WORKS WILL BE COMPLETED PRIOR TO SETTLEMENT?
Before settlement, the land will undergo full preparatory works - including site clearing, roads, infrastructure, and premium streetscaping - scheduled through to mid-2028. Contour plans and viewshed studies are available on the website or on request.
WHEN ARE TITLES ESTIMATED TO BE ISSUED AND WHEN IS FINAL SETTLEMENT DUE?
Titles are expected in mid-2028, with settlement 10 working days later.
WHAT ARE THE DEPOST AND FINAL PAYMENT REQUIREMENTS FOR PURCHASE?

ARE THERE ANY BODY CORPORATE OR OWNER‘S ASSOCIATION FEES / ANNUAL LEVIES?
The developer has reserved the right to establish a Residents’ Society (or similar Owners’ Association) in the future. This is intended to ensure that shared amenities, common areas, and common infrastructure are appropriately maintained and managed to a consistently high standard, in keeping with the positioning of the development as a premium residential subdivision.
Should a Residents’ Society be established, it is anticipated that an annual levy may apply to contributing owners.
Further details regarding governance, scope of services, and any associated costs would be clearly communicated to owners prior to implementation.
WILL EACH LOT HAVE A BUILDING PLATFORM?
The subdivision provides serviced sites without specific building platform restrictions other than Council setbacks. View corridors will be protected by some height restrictions. Download the Height Study for further details on this. Additional earthworks are the responsibility of the purchaser as part of their building consent and construction process.
CAN I INSTALL A WOOD BURNER?
Yes, there are no restrictions we are aware of as of January 2025. The agreement does not prohibit wood burners, but any installation must comply with QLDC rules and ORC air quality requirements at the time of building consent.

IS THE ZONING?
Under the Council’s District Plans, the site has a potential development yield of one residential unit per 250sqm of site area, at land use stage. The development is zoned for medium density residential use under the QLDC Proposed District Plan. In addition to the District Plan rules, Karamata Peak will be subject to design guidelines and covenants aimed at protecting the alpine character.
CAN I USE MY PROPERTY FOR SHORT-TERM VISITOR ACCOMMODATION?
The underlying District Plan rules detail what activities are permitted under the residential zoning. Residential visitor accommodation is permitted for up to 90 days a year. The agreement itself does not guarantee a specific number of visitor nights. However, individual lot owners will be able to apply for additional visitor accommodation allowances from 180 up to 365 days as part of their resource consent process.
AM I ABLE TO ON-SELL A BARE SECTION?
There are no restrictions on re-selling the land once settlement has taken place. If the Purchaser would like to on-sell the site prior to settlement, this will require written approval from the Vendor.
IS GEOTECHNICHAL INFORMATION PROVIDED FOR THE SECTIONS?
Some information will be available in due course, consisting of the geotechnical report required by the developer for engineering approval of the subdivision works; and a Geotechnical Completion Report on completion of the subdivision, documenting the earthworks that have been done and the general ground conditions. Further detailed geotechnical investigation, likely of a limited nature, may be required to support a purchaser’s building consent application for their specific building.
DO I HAVE TO BUILD IMMEDIATELY ONCE TITLE HAS BECOME AVAILABLE?
No. There is no requirement to build within a certain timeframe. However, once construction of your house commences, construction is to be completed within 12 months.
ARE HOUSE AND LAND PACKAGES AVAILABLE?
Only vacant land sections are being brought to the market as part of the Stage One release, with house and land packages proposed for future releases.
