Market Overview Costa Rica’s real estate market continues to demonstrate resilience in 2026, with inventory levels increasing across most property segments while pricing remains relatively stable. Nationally, single-family home sales increased 35.8% year-over-year, reaching 144 closed transactions, while inventory rose 1.9%. Condominiums posted strong performance with a 22.2% increase in median sold price and an 18.0% increase in average sold price per square foot. Regional data shows Guanacaste and Nicoya continue to command the highest pricing levels in the country, with a median list price exceeding $1.4 million and inventory growth of 7.4%. The Central & South Pacific region remains one of Costa Rica’s most desirable lifestyle and investment destinations, while the Central Valley continues to offer comparatively affordable pricing. Overall, the market reflects healthy buyer demand, expanding inventory, and continued long-term confidence in Costa Rica real estate as both a lifestyle and investment asset.
