What homeowners need to know about home insurance When something catastrophic happens ... you want to be with a carrier that you feel will stand with you By Bill Slane

REGION — One of the most misunderstood items on the to-do list of a new homeowner is home insurance and what is and isn’t covered. According to brokers, it’s important to remember when buying home insurance, you are generally not buying a maintenance policy. “Insurance, in and of itself, is for sudden occurrences,” says Logan Moore, a broker for Farmers Insurance in Carlsbad. “The analogy I use is real simple, just think about your car. If you need to replace your radiator or transmission, there’s no insurance claim. You don’t even think to call your insurance.”

To continue with Moore’s analogy, it’s important then for homeowners to keep in mind that there is general wear and tear with homes just as there is with a car. Problems that arise from general wear and tear, such as a leak coming from your roof, wouldn’t be covered by standard home insurance anymore than a leak coming from the engine of your car would be covered by general auto insurance. A different option some homeowners choose to go with to cover some of the average wear and tear problems with a home is a home warranty policy with American Home Shield being the most popular provider.

American Home Shield claims to cover everything from heating and cooling systems, plumbing, kitchen appliances and laundry appliances. While policies like that can act as a bridge between what is and isn’t covered by a standard home insurance policy, the value is really left up to the individual homeowner. “Some people like it and some people don’t,”

Moore said. “I think it’s good for someone who is new to owning a home and maybe don’t have much money after their down payment and maybe it’s nice to hedge and say I’ll pay 40 bucks a month for a few years because I can’t afford to pay four grand out of pocket for a plumbing issue.” Moore says a sign of a good broker is one who will have this conversation with new clients when they come to purchase an insurance policy, especially clients who are first-time home-owners. The question then be-

comes, how does one know if their insurance provider is trustworthy? “There is a general mistrust with insurance carriers and maybe a level of disdain. And unfor-tunately there are some carriers out there that will grind a dime in half and are unethical. And that’s why the industry is as regulated as it is,” Moore says. When something catastrophic happens with your home, whether something such as a tree falling through your roof or fires causing damage, you want to be with a carrier that you feel will stand with

you.

Perhaps the most important thing a homeowner can do is find a carrier with an actual agent the homeowner can talk with and build a relationship and trust with over time. “If you have a broker or an agent that can be a point of contact I think that would be some-thing to look at heavily because there are a lot of good carriers out there,” Moore said, “Be-cause if you don’t have a broker or an agent you may have a call center that can make things a little more frustrating for the client.”

room and outside each separate sleeping area. • Check and remove lint from the wall dryer vent. According to Home Depot, remove lint from the duct by hand and then vacuum the inside of the duct. Use hose extensions, if available, to vacuum out as much of the duct as you can. A little seasonal maintenance can go a long way to a safer, more beautiful and more eco-friendly home.

As the weather warms, there are a few maintenance tasks every homeowner should consider completing. Use this checklist as your guide:

Outdoor Upkeep • Wash window exteriors for a better view. • Clean gutters and downspouts to ensure proper water flow. Neglecting this task for too long can cause rot, mold and damage to your foundation. • Get your patio or deck in tip-top shape for outdoor living. Sweep and hose it down. Remove patio furnishings from storage. Wipe down surfaces and vacuum cushions (or launder them if they’re machine washable). • Inspect lawn equipment and tools for needed maintenance, repair and fuel refills. • Mow the lawn. Trim the edges. • After the next rainfall, inspect your yard for standing water, which can damage your home and invite mosquitoes.

Consider hiring a landscaper to level out an uneven lawn.

HVAC Maintenance • Change HVAC filters at least once each season (ideally monthly). Dirty filters make equipment work harder and cause more wear and tear on equipment. They also increase your energy bill and lessen indoor air quality. • According to Energy Star, 20-30 percent of the air that moves through the duct system of a typical home is lost due to leaks, holes and poorly connected ducts. Consider professional duct sealing for improved energy efficiency and lower bills. • Check to see whether your furnaces and air conditioners bear the Energy Star logo. If not, consider a new unit. A properly-sized and installed Energy Star air conditioner uses up to 20 percent less electricity than older models, and doing so may make you eligible for a Federal Tax Credit. • Have a technician

When changing a furnace filter, make sure the new filter is correctly positioned and the access panel is securely fastened. Have your home’s furnace inspected and serviced annually by a NATE-certified technician. • Likewise, test all the smoke alarms in your home and replace batteries as needed. The National Fire Protection Association recommends smoke alarms on every level of the home, including every sleeping

any herbs and spices have travelled thousand of miles before they enter our kitchen. Columbus’s discovery of the Americas was in large part a result of Europe’s desire for spices. Before Columbus made his journey, exotic spices came to Europe from Asia. European merchants financed the voyages of Columbus to find sea routes to Asia, which they would control. No one knows when herbs were first collected in the wild or planted in gardens, but Egyptian records dating back to 2800 BC show herbs being prescribed as medicine, and being used for food, cosmetics, perfumes and dyes (Source: Museum of Natural History/Garden History). AN HERBAL JOURNEY My personal introduction to herbal remedies came from a dear friend in Upstate New York. Sue King was a participant in the Master Gardner Program and owned a very large family farm in Cooperstown. Her goal, late in her life, was to grow herbs to treat her rheumatoid arthritis and to create body lotions and salves. After attending a weeklong seminar in Vermont taught by famed herbalist, Rosemary Gladstar, she returned with a recipe for Tincture of Calendula. I had the pleasure of creating this tincture with her after harvesting a large crop of calendula. What she had learned in was that products made from calendula not only help ease skin irritations and minor burns, but also are also useful as a facial cream. After producing the Calendula Cream she distributed it to her friend who loved it! This cream may also be made with lavender or comfrey. HOW TO MAKE A CALENDULA TINCTURE 1.After picking flowers off of stems, lay flat on a screen in sunlight until dry, but have not lost their color (about two days). 2. Using a Quart Ball Jar, place flowers in bottom of jar and cover with good quality Olive Oil. Oil should cover flowers by 2-3 inches. 3. Find a warm, sheltered spot to leave the jar for three weeks. 4. Once a week, shake gently. After three weeks remove oil with strainer, transferring to a clean Ball jar. 6. This Calendula oil can be used as is or processed in blender until consistency of mayonnaise. If long-term storage is desired, blend with melted beeswax and store in small 4 ounce Mason jars with lids. 7. Test a small portion of product on hands before using as a face cream. OLD FASHIONED REMEDIES FOR MODERN AILMENTS While researching this article I was also I touch with colleague and herbalist in New York who sells herbal products online@ www.elderberryherbfarm. com. Julie Herzog is a fellow Master Gardener, and has taken her horticultural studies to the next level. For the past 15 years she has advised customers on the use of herbal products and offers them at her shop and online. I asked her for some recommendations for our readers who would like to wean themselves from drug store products and ease their way into herbal remedies. “I always tell my customers that I am not a doctor, but an herbalist who gives advice! Here are a few of my favorites, that can be found in lotions, tinctures or herbal tea form.” COLD SYMPTOMS No herbal preparation can cure the common cold, however there are many herbal preparations that can relieve the symptoms and may stimulate the immune system to fight it off more readily. Echinacea — Helps stimulate the immune system. Taken as tea or cap-

Horehound Pastilles – This old-fashioned remedy soothes the throat Slippery Elm — Effective throat and respiratory soother ARTHRITIS & JOINT PAIN Ginger — Historically used as an anti-inflammatory, improves circulation, relieves tension and it is warming. Can be used in cooking or tincture form. Turmeric — Contains curcumin that helps reduce joint inflammation. Best when used with ginger and/ or cayenne in tincture form. Arnica — Dried arnica flowers have been historically used as an anti-inflammatory herb for sore muscles, sprains, and bruises. Used in tincture form or as topical salve. These are just a glimpse of herbal remedies shared with us from Julie Herzog of Elderberry Herb Farm. Clean Energy Alliance (CEA) is a Joint Powers Authority formed by the cities of Carlsbad, Del Mar and Solana Beach to operate a Community Choice Energy program within their communities. Like the people who live and work in its North San Diego County service territory, CEA is environmentally conscious, civically minded and intellectually curious. CEA’s progressive perspective on achieving its participating municipalities’ Climate Action Plan goals is rooted in local control. Elected officials from the cities of Carlsbad, Del Mar and Solana Beach—all directly accountable to the residents who chose them—govern CEA and oversee financial and programmatic decisions. Each member city has equal voting power and an equal voice. Board meetings are open to the public, assuring community engagement, candid dialogue and transparent action. Formed in November 2019, CEA is locally controlled and supported by ratepayers, with no taxpayer subsidies. As a Joint Powers Authority, CEA is a separate legal entity from its member cities; CEA’s budget is separate from its member cities’ general funds. On May 1, 2021, CEA will begin providing energy services, offering residents and businesses cleaner energy, helping its member communities reduce greenhouse gas emissions and meet their Climate Action Plan goals.

Under California state law, Carlsbad, Del Mar and Solana Beach residents and businesses will be automatically enrolled into the CEA’s Clean Impact Plus 50% renewable and 75% carbon-free power supply mix. Customers may choose to opt up into 100% renewable energy sources, opt down into 50% renewable energy sources or opt out and return to San Diego Gas & Electric (SDG&E) for less renewable energy sources. Customers with self-generation systems such as rooftop solar are automatically enrolled in CEA’s Personal Impact Net Energy Metering Program, which provides a greater compensation for systems that produce more electricity than they use. Solana Energy Alliance (SEA) customers will transition to CEA this May. Once its customers are fully transferred to CEA, Solana Beach will no longer operate SEA.

CEA is a powerful new asset for hastening the move from dirty fossil fuels to clean renewable energy. Maximizing the procurement of carbon-free energy is its focus. By accelerating investment in renewable energy infrastructure and energy efficiency programs, CEA will generate regional jobs and cultivate resilient communities. CEA’s service territory includes not only a robust residential customer base but also a thriving commercial and industrial sector with high-tech, life science, sport and technology hubs that will greatly benefit from the planned savings rate over the local investor-owned utility. Granny flats deliver profits and comfort to homeowners

here are big opportunities in small homes. Accessory Dwelling Units (ADUs), often called “granny flats” or bungalows, built in a factory next to their manufactured home cousins, offer an attractive alternative to units built on site by a local contractor. And factory-built home products have come a long way in the decades since mobile homes hit the market. Today, their quality and design often exceeds that of site-built homes— and they’re move-in ready in a fraction of the time, at a fraction of the cost. ADUs appeared in the 1980s but it wasn’t until 2017 legislation that they took off commercially. Before that, consumers were far fewer and less informed. “In 2018 we had 90% curiosity seekers to 10% informed buyers. So it’s time to find a new plant for your home. Where should you go: to a big box store or your local nursery? While big box stores can be more convenient at times, local nurseries are more likely to provide a unique variety of plants as well as the proper tools to help you be the best plant parent you can be.
