While many markets across Australia experienced greater buyer caution and changing economic conditions, Broadbeach continued to demonstrate remarkable resilience, recording strong price growth and reinforcing its position as one of the Gold Coast's most desirable residential beachside destinations.
This year has highlighted a clear shift in buyer behaviour. Rather than chasing short-term investment opportunities, purchasers are increasingly prioritising lifestyle, quality construction and long-term liveability. Owner-occupiers, downsizers and interstate buyers have continued to drive demand for established apartments, particularly those o ering generous floorplans, premium amenities and walkable access to Broadbeach's world-class dining, beaches and entertainment precinct.

The rental market has remained exceptionally tight, with low vacancy rates and strong tenant demand providing investors with confidence despite changing economic conditions. Although yields have normalised compared to recent peaks, Broadbeach continues to o er an attractive balance of lifestyle, rental stability and long-term capital growth.
This financial year also introduced some of the most significant legislative changes the Queensland property industry has seen in decades. The commencement of Queensland's Seller Disclosure regime and the introduction of Anti-Money Laundering (AML) obligations have fundamentally changed the way property transactions are conducted, placing greater emphasis on preparation, compliance and transparency for both buyers and sellers.

Property Management
Coastal's property management division now oversees over 2,440 rental properties across the Gold Coast, up from 2,200 last year. Despite a
persistently tight and slow-moving rental market, our team maintained a vacancy rate of just 1.7%. In February 2026, the team set a new benchmark with 112 properties leased in a single month. The average weekly rent across the portfolio rose to $902.65, covering diverse areas from Coolangatta to Pimpama and enabling market-leading insight across all segments. This year we also migrated our rent roll onto the Ailo platform, giving owners far greater control and visibility over their rental funds, including the ability to log into the app to set their own payment dates or withdraw funds whenever they choose.
Commercial Division
Our dedicated Commercial division continued to build momentum this financial year, growing its footprint alongside the wider Coastal network. Demand for specialist commercial expertise across the Gold Coast has continued to rise, and the division has strengthened its capability to support investors, business owners, and developers across sales, leasing, and asset management. As the region's commercial landscape continues to evolve, we remain focused on growing this division as a genuine second pillar of the Coastal business, backed by the same standards of service and market insight that underpin our residential success.

A new era for property transactions
The 2025–26 financial year has delivered some of the most significant changes to Australia's property industry in decades. While market conditions, interest rates and buyer confidence often dominate headlines, the legislative and policy reforms introduced this year may ultimately have an even greater long-term impact on the way property transactions are conducted.
One of the most significant changes has been the introduction of Queensland's Seller Disclosure Regime. Historically, Queensland operated largely under a "buyer beware" approach. Today, sellers are required to provide buyers with a comprehensive disclosure statement and supporting documentation before a contract is signed.
The intention is positive. Greater transparency provides buyers with more information upfront, reduces the likelihood of surprises later in the transaction process and allows both parties to proceed with greater confidence. However, it has also increased the importance of preparation, making it more critical than ever for sellers to obtain the necessary documentation and professional advice before bringing a property to market.
Adding to these changes, the real estate industry officially entered Australia's Anti-Money Laundering (AML) framework from 1 July 2026. Buyers and sellers should now expect additional identification checks, source of funds verification and compliance procedures throughout the transaction
process. While some may view these reforms as increased administration, the broader objective is to strengthen confidence in Australia's property market, improve transparency and align our processes with international best practice.
Property investors have also been closely following the Federal Government's proposed taxation reforms, including changes to negative gearing and capital gains tax concessions, which have contributed to a degree of uncertainty across many markets. While existing property owners remain largely protected under proposed grandfathering provisions, the ongoing debate has caused some investors to adopt a more cautious approach. (Budget Australia)
Most recently, the Government announced plans to prohibit new borrowing by Self-Managed Super Funds (SMSFs) for residential property purchases through Limited Recourse Borrowing Arrangements (LRBAs), while existing arrangements will remain unaffected. If implemented, this change is expected to reduce the number of investors able to leverage superannuation funds into residential property and may further influence investor activity across some market segments. (News. com.au) In Broadbeach, however, demand continues to be supported by a diverse buyer pool that extends well beyond traditional investors. Downsizers, owner-occupiers, interstate relocators and lifestyle buyers continue to represent a significant proportion of enquiry, particularly for premium apartments in established
beachfront and lifestyle precincts. While policy changes and economic uncertainty can create short-term hesitation, quality property in tightly held locations has consistently demonstrated resilience over the long term. Broadbeach remains one of the Gold Coast's most sought-after apartment markets, supported by ongoing infrastructure investment, population growth and increasing national exposure as we move towards the 2032 Olympic Games.
From my perspective, buyers and sellers who remain focused on longterm ownership rather than shortterm political cycles continue to make confident and informed decisions. Governments, policies and market sentiment will inevitably change over time, however the fundamental appeal of quality real estate in premium lifestyle locations remains remarkably consistent. The property industry is undoubtedly becoming more regulated and compliance -focused. While these changes may introduce additional complexity, greater transparency, accountability and consumer protection should ultimately strengthen confidence in the marketplace and contribute to a more informed and resilient property sector for years to come.
This version keeps the focus on Seller Disclosure + AML, acknowledges the negative gearing/CGT debate, and then introduces the new SMSF borrowing restrictions as a fresh development without allowing the article to become overly political or investor-focused.
A comparison of the previous
financial year and 2025/2026.
One Bedroom
The one-bedroom apartment market remained resilient despite a slight decline in sales activity, with 98 transactions recorded compared to 103 the previous financial year. While sales volume softened by 4.9%, the median sale price increased significantly to $710,000, reflecting continued demand from investors, first-home buyers and downsizers. Strong rental performance, relative affordability and limited new one-bedroom supply continue to underpin this segment, with many buyers recognising its long-term investment potential.
Two Bedroom
The two-bedroom market delivered one of its strongest performances in recent years, with sales increasing from 257 to 287 transactions. The median sale price rose to $1,190,000, becoming the overall suburb median and reinforcing this segment as the cornerstone of the Broadbeach apartment market. Demand remained exceptionally strong from owner-occupiers, interstate buyers, lifestyle investors and downsizers seeking larger floorplans, quality buildings and premium amenities. Well-positioned established apartments continue to outperform as buyers prioritise liveability and long-term capital growth.
Three Bedroom
Three-bedroom apartments experienced another positive year, recording 90 sales across established buildings. As Broadbeach continues its transformation into one of the Gold Coast's premier residential beachside suburbs, demand for larger apartments has strengthened considerably. Families, professionals and downsizers are increasingly seeking spacious residences that offer the convenience of apartment living without compromising on size or lifestyle. With relatively limited established stock available, quality three-bedroom apartments continue to command premium prices and attract strong competition.
Sky Homes
The luxury sky home market has evolved into a market segment in its own right, warranting separate analysis for the first time. During the financial year, 14 sky homes changed hands, achieving an exceptional median sale price of $5.92 million, with the highest sale reaching $8.5 million. Demand continues to be driven by affluent owner-occupiers seeking expansive, low-maintenance residences in premium beachfront locations. At the same time, Broadbeach is experiencing unprecedented investment in luxury residential developments, with a growing pipeline of larger apartments under construction. This reflects the suburb's evolution into the Gold Coast's premier residential beachside destination and is expected to further strengthen Broadbeach's prestige and long-term appeal.
Overall Market Performance
The Broadbeach apartment market recorded 489 established apartment sales during the 2025–26 financial year. While buyer confidence became more measured throughout the year, the market demonstrated exceptional resilience, with the overall suburb median increasing from $980,000 to $1,190,000—representing an impressive 21.43% annual median price increase. Rather than being driven purely by transaction numbers, this year's market was characterised by buyers placing greater emphasis on quality, location and lifestyle. Strong owner-occupier demand, limited established supply and Broadbeach's continued transition from a holiday destination to one of Australia's most desirable residential beachside suburbs have combined to support continued price growth across almost every market segment.


From holiday destination to residential lifestyle capital
For many years, Broadbeach was viewed primarily as a holiday destination. Buyers were attracted by the beach, restaurants, entertainment precincts and holiday accommodation opportunities. While these elements remain an important part of the suburb's identity, Broadbeach is now experiencing something much more significant— a transition into one of Australia's most desirable residential apartment communities.
This shift is clearly evident in the type of developments being delivered across the suburb. Unlike previous development cycles that focused heavily on tourism and holiday accommodation, many of today's projects are specifically designed for permanent residents and owner-occupiers.
Larger floorplans, wellness facilities, resident lounges, co-working spaces, private dining rooms, concierge services and resort-style amenities have become standard features within many of Broadbeach's newest developments. These are not features designed for weekend visitors. They are being created for people who intend to call Broadbeach home.
Why Broadbeach Is Different
What makes Broadbeach unique is its ability to offer a genuine walkable lifestyle. Residents enjoy direct beach access while also having Pacific Fair, The Star precinct, the Gold Coast Convention Centre, Light Rail, dining, retail, healthcare and major employment hubs all within walking distance. Very few coastal suburbs throughout Australia offer this combination of amenity, convenience and lifestyle.
Importantly, Broadbeach also provides something many beachfront locations struggle to create — a genuine sense of community. As more owneroccupiers move into the suburb, we are seeing longer ownership periods, stronger resident engagement and growing demand for premium residential buildings.
What this means for property values
The rise of permanent residents is fundamentally changing market dynamics. Historically, demand was heavily influenced by tourism cycles and investor activity.
Today, an increasing proportion of buyers are choosing Broadbeach because they genuinely want to live here. In my opinion, this creates a more stable and resilient marketplace. Owner-occupiersare typically less sensitive to short-term market fluctuations and are often willing to pay a premium for quality, position and lifestyle.
At the same time, Broadbeach continues to benefit from strong interstate migration, population growth and significant infrastructure investment throughout South East Queensland.
Looking Ahead
There is no doubt that the substantial number of residential projects currently under construction will provide buyers with greater choice over the coming years. However, I view this as a reflection of confidence in Broadbeach's future rather than an oversupply concern.
Developers follow demand, and the billions of dollars currently being invested into Broadbeach demonstrate the confidence many sophisticated developers and institutional investors have in the suburb's long-term future. While the 2032 Olympic Games will undoubtedly provide additional momentum, Broadbeach's transformation was already well underway before the Games were announced.
Over the next decade, I believe Broadbeach will continue cementing its position as the Gold Coast's premier residential apartment market. Increasingly, it is not competing with other Gold Coast suburbs — it is competing with Australia's best lifestyle precincts. For buyers, residents and investors alike, Broadbeach's future appears exceptionally well positioned.

Development Watchlist
Broadbeach's development pipeline highlights the suburb's long-term confidence and ongoing gentrification. With projects ranging from boutique developments of fewer than 20 apartments through to landmark towers exceeding 300 residences, the area continues to attract substantial investment from some of Australia's leading developers. Importantly, many upcoming
projects are targeting the premium owner-occupier market rather than the traditional investor segment, reflecting changing buyer preferences for larger floorplans, luxury finishes and permanent coastal living. While this pipeline will introduce additional housing supply over the coming years, much of it remains several years from completion and is positioned at the upper end of the market. This
should continue to underpin values for well-located established apartments, particularly those offering larger floorplans, premium views and proven building reputations. As Broadbeach matures into the Gold Coast's premier beachside residential suburb, ongoing infrastructure investment and new amenity will further strengthen its long-term appeal.
Why holiday accommodation apartments could become increasingly valuable
One of the most interesting trends emerging in Broadbeach today is something that receives very little attention outside of local property circles. While much of the conversation centres around the large number of new apartment developments being constructed, very few people are talking about the type of apartments actually being delivered.
The majority of projects currently under construction are residentialfocused developments targeting owner-occupiers and permanent residents. While this increases residential housing supply, it does very little to increase the supply of apartments approved for short-term holiday accommodation.
In my opinion, this distinction is becoming increasingly important. Broadbeach remains one of Australia's most popular tourism destinations. Visitor demand continues to be supported by our beaches, restaurants, convention centre, entertainment precinct, major events calendar and growing international profile as we move towards the 2032 Olympic Games.
Yet despite growing visitor demand, the number of quality mixed-use buildings that permit short-term accommodation is not increasing at the same rate. This creates an interesting supply and demand equation.
While residential apartment owners may face increased competition from new developments over the next three to five years, owners within established mixed-use buildings may benefit from increasing scarcity.
Buildings such as Oracle, Phoenician, Bel Air, Air on Broadbeach, Signature, Qube and other approved short-term accommodation towers offer a level of flexibility that many newer residential developments simply cannot provide. Owners can occupy the property permanently, lease it long-term or utilise short-term accommodation options depending on their circumstances and market conditions.
As fewer new developments receive approval for unrestricted holiday accommodation, this flexibility may become increasingly valuable. I believe Broadbeach is gradually evolving into two distinct apartment
markets. The first is a residential owner-occupier market supported by lifestyle buyers and downsizers. The second is a tourism-driven investment market supported by strong visitor demand and increasingly limited supply. Both sectors are likely to perform well over the long term. However, there is a strong argument that the scarcity of quality holiday accommodation apartments may create an opportunity that many investors are currently overlooking.
In property markets, scarcity often drives value. If Broadbeach continues to deliver predominantly residentialonly developments while tourism demand continues to grow, established mixed-use buildings could become some of the suburb's most tightly held and sought-after assets over the next decade.

Foreign buyer restrictions extended


The Federal Government has extended its temporary ban on foreign purchasers acquiring established residential properties, with the restrictions now remaining in place until at least 31 March 2029.
Originally introduced in April 2025, the policy prevents most foreign investors, temporary residents and foreign-owned companies from purchasing existing residential dwellings in Australia. The objective is to improve housing affordability and increase housing availability for Australian residents. Importantly, the restrictions apply primarily to established homes and apartments.
Foreign purchasers can still invest in many new developments, off-the-plan apartments, newly constructed dwellings, vacant land for development and commercial property. This allows overseas investment to continue supporting new housing supply and major development projects across Australia.



Several exemptions also remain, including for Australian permanent residents and New Zealand citizens, who continue to be an important buyer group within the Gold Coast property market. For Broadbeach, the impact is likely to be relatively modest. While the policy may reduce some international competition for established apartments, particularly within the luxury sector, demand continues to be supported by owneroccupiers, downsizers, interstate migration and Australian investors. At the same time, many of Broadbeach's current and future development projects remain accessible to overseas purchasers, helping maintain confidence and investment in the suburb'ss ongoing growth.

Get to know Troy Dowse
What was your childhood job?
My parents owned service stations when I was growing up, so I started working as a service station attendant when I was about eight years old, well before self-service became the norm. "Fill it up for you? Check your oil and water? Wash your windscreen?" Looking back, it taught me the value of hard work, customer service, and connecting with people from all walks of life from a very young age.
Who has had the biggest influence on the person you are today?
From a personal perspective, I would have to say my mum. She is the most selfless person I know, and I feel incredibly fortunate to have inherited many of her qualities. She is kind, loyal, hardworking, and always puts others before herself. Watching the way she has lived her life has shaped the person I strive to be. If I can carry even some of those traits into my own life, then I know I'm on the right path.
What’s one lesson you’ve learned in real estate that has shaped how you approach life outside of work?
One of my first colleagues in real estate shared some advice with me before he retired that has stayed with me ever since: always be yourself, be authentic, and be true to your word. He also told me, “the seller pays you, so work hard for your seller and make no apologies for it.” That simple advice taught me the importance of honesty, accountability, and always doing my best. Whether in business or in life, I believe in being genuine, being factual, and treating people the way I would want to be treated.

What’s a hobby or passion that helps you recharge and unwind?
I would have to say, Golf. I don't get to play as often as I'd like, but there's nothing better than getting out on the course with a few mates. Playing well is always a bonus, but it's really about the challenge, the laughs and the opportunity to clear your mind and focus on something completely di erent for a few hours.
When you’re not working, what are the things you genuinely love spending your time doing?
Family comes first for me. I love spending quality time with my wife Kylie and our three children, Nash, Lily and Ruby. Whether it's heading to the movies, enjoying a family movie night at home with popcorn, chocolate and a quiet drink, or simply spending time together, those moments are what matter most. Outside of family time, I also love playing golf. Whether it's a social round with mates or a competition, I enjoy the challenge, the camaraderie and the chance to switch o for a few hours.
What’s one thing you’d love people to remember about you after working with you?
I believe people often remember how you made them feel more than what you said. Of course, achieving a great result is important, but the overall experience matters just as much. I want clients to know they can trust me to be honest, provide genuine advice and o er options and recommendations that help them make the best decision for their circumstances. My goal
is never to simply tell people what they want to hear...it's to guide them through the process with transparency, professionalism and care.
If you could give your younger self one piece of advice, what would it be?
Travel, save and invest. See the world while you can. Experience di erent cultures, meet new people, and make memories that will stay with you for a lifetime. Those experiences often become some of life's greatest rewards. At the same time, develop good financial habits early. Save and invest a portion of everything you earn where possible. It doesn't have to be complicated, but consistency over time can create opportunities, freedom and security later in life.
Why do you do what you do? And what does success look like to you?
I do it for my family...my wife Kylie, my son Nash and my daughters Lily and Ruby. They are my motivation and my greatest source of happiness. Everything I do professionally is ultimately about creating opportunities and experiences for the people I love most. Success, to me, isn't defined by awards, sales figures or material things. Success is having a happy and healthy family, being able to spend quality time together, creating memories through family holidays, providing financial security and enjoying life along the way. If my family is happy, healthy and thriving, then I consider that success.

What's your go-to co ee order?
If I need a little extra ca eine, I'll go for an iced almond milk latte and on cooler days. An almond milk cappuccino is always a winner.
How do you best recharge?
I recharge by starting my day with an early morning walk or a Pilates class, followed by a co ee. It's my favourite way to clear my mind, reset and make the most of the GC lifestyle. Spending time outdoors, catching up with family and friends and enjoying a slower pace helps me feel refreshed and ready for the day ahead.
Why real estate?
My passion for real estate started at a young age, inspired by watching home and property shows and admiring the beautiful homes they featured. As I got older, that interest grew into a genuine passion for property and the real estate industry. What I love most about real estate is the opportunity to work closely with people and be part of such an important milestone in their lives. Whether it's buying a first home, finding a dream home or starting a new chapter, being trusted to help guide that journey is incredibly rewarding. Combining my love of property with the chance to build genuine relationships and make a positive impact on people's experience is what drew me to real estate and continues to motivate me every day.
Three words my friends would use to describe me?
Warm hearted, thoughtful and adventurous. Someone who genuinely looks out for the people close to me and pays attention to the little
things that matter. I’m open to new experiences and don’t shy away from trying new things.

From a young age, I’ve enjoyed experimenting with di erent beauty products and learning what works for various needs. That same appreciation for detail, presentation and creating a positive experience also carries through into my work in real estate, where I enjoy helping people feel confident and supported throughout the process.
