the different options available and consider which approach best aligns with their property, investment goals and circumstances. How is the holiday market performing? One of the biggest trends we’re seeing in the holiday market is that guests are increasingly looking for more than just somewhere to sleep — they want an experience. There is strong interest in properties that offer something special, particularly luxury accommodation, or properties with standout features such as beachfront locations, pools, spas, saunas, ice baths, cinema rooms and beautifully designed outdoor spaces. We’re also seeing pet-friendly properties perform particularly well, as more guests want to bring their pets along on holiday. Have you noticed any trends in the rental market? A current trend we’re seeing across the Tweed Coast is more holiday properties moving into the permanent rental market, particularly through the quieter winter months. Some owners are choosing to offer their properties as
shorter-term leases over winter, before returning them to holiday letting for the busier periods. We’re also seeing a number of owners decide to transition to permanent rentals altogether. What advice would you give to owners deciding between promoting their property as a permanent or holiday rental? I would encourage owners not to think of it as simply choosing one or the other. Depending on the property and their circumstances, there can be an opportunity to take advantage of both markets throughout the year. The right strategy comes down to the property, the numbers, the owner’s goals and how much flexibility they want. There isn’t a single approach that works for everyone, which is why having a local property manager who understands both markets can help owners make an informed decision and get the most from their investment. Solicitor Michael Seeff from Bush to Beach Legal explores things to consider when buying off the plan. What does ‘buying off the plan’ actually mean? Buying off the plan basically means agreeing to buy a property before the finished property legally exists in the form you are ultimately purchasing. That might be an apartment that is still to be constructed, or a block of land in a subdivision that has not yet been registered. Instead of walking through the finished property before making your decision, you are largely relying on plans, specifications, disclosure documents and promises about what will eventually be delivered. That does not mean buying off the plan is necessarily risky or a bad idea — there can be plenty of advantages — but it does mean you need to understand exactly what you are signing up for. Why do people buy property off the plan? There can be some real benefits. You can secure a property at today’s price while settlement may still be a year or two away, and you generally only need to provide the deposit upfront. layouts, finishes or locations within the development.

For people planning ahead, that gap between exchange and settlement can also be useful.
The important question is not simply whether changes are allowed, but how much can be changed before you have a right to object, claim compensation or walk away?
The flip side is that a lot can happen during that time — to the development, the property market and your own circumstances — so buyers need to go into it with their eyes open. What is the biggest difference from buying an existing property? Certainty. If you buy an existing house, you can walk through it, look out the windows, see how big the rooms feel and arrange building and pest inspections. With an off-the-plan purchase, a lot of that information exists on paper. That makes the contract much more important because the contract effectively sets the boundaries around what the developer has promised to deliver — and, just as importantly, what they are allowed to change along the way. Can the developer change what I am buying? Usually, to some extent, yes. Most off-the-plan contracts give the developer some flexibility to make changes while the development is being constructed or registered. There can be perfectly legitimate reasons for that. Council requirements change, engineers may require amendments, services need to be relocated and the final survey
That is one of the areas I pay particularly close attention to when reviewing these contracts. What are some of the main risks buyers should look out for? For me, the big ones are changes to the property, delays, finance and valuation risk. You may sign a contract today and not settle for another 18 months or two years. By then, interest rates may have changed, lending policies may have changed, your personal circumstances may have changed and the bank’s valuation of the finished property may not necessarily match the price you agreed to pay. There can also be changes to the lot itself, common property, easements, by-laws, finishes or the wider development. None of those risks necessarily mean you should not proceed. They just need to be understood before you become legally committed.

First look at ultra-luxury project Plans have been unveiled for a new luxury apartment development in North Kirra. The mixed-use project, by Gold Coastbased builder-developer MAYD, will feature 81 units across 10 levels. MAYD founder Todd Mould said they have worked closely with architecture and interior design studio Cera Stribley to create a vision that is connected to the surroundings.
The $360 million first stage of the project will feature private residences, including townhomes, oversized two-bedroom residences, expansive three-bedroom apartments and luxury four-bedroom homes. MAYD, which have appointed Formplus as the builder, recently lodged an amendment to their Development Application with Gold Coast City Council to decrease the number of units in the project.
“Inspired by the coastline itself, the architecture has been shaped around space, privacy and resort-style living, creating a collection of homes that reflects the next generation of luxury on the southern Gold Coast,” Mr Mould said. Mr Mould said residents will enjoy “direct beach access, world-class surf culture, an increasingly sophisticated hospitality offering and exceptional connectivity via Gold Coast Airport”. “North Kirra presents one of the most compelling luxury residential opportunities currently emerging in Australia, combining absolute beachfront with the character and authenticity that buyers are increasingly seeking, and the same sense of tight-knit community that defined Burleigh and Currumbin perhaps 10 or 15 years ago.” Page 8

The project sits across a 4,742 sqm block at 2–6 Pacific Parade and 27–33 Golden Four Drive, Bilinga, which MAYD secured in a record $32.5 million transaction — the largest Gold Coast property deal of 2025. MAYD hit the headlines with the recent record sale of a penthouse at their One Burleigh project, which sold off the plan for $30 million.
A new statewide Community Participation Plan (CPP) has come into effect for all NSW planning authorities, including councils and NSW Government agencies with key planning approval functions. The CPP, which commenced on 1 September, replaces more than 100 community participation plans across the state. Under the State Government’s new plan, exhibition periods for Development Applications (DAs) are now standardised, with most requiring a minimum of 14 days, while more complex DAs will be exhibited for a minimum of 28 days. Draft Local Strategic Planning Statements and regional or district strategic plans will need to be publicly exhibited for a minimum of 60 days, while Structure Plans, Precinct Plans and Master Plans for urban renewal areas must be exhibited for 42 days. Other changes include the removal of public exhibition periods for designated lower impact DAs where the proposal complies with applicable planning controls and does not seek a variation to key development standards such as building height or floor space ratio. SELECTING COASTAL FACADES CSR General Manager Marketing Renee McGinty explains how to select a facade for your home. From weatherboard to minimalist panels, the facade is one of the most influential design decisions in any new build or renovation. As the first thing people see, it shapes how a home is perceived long before anyone steps through the front door. Material, profile, colour and the way light and shadow play across the surface all determine whether a house reads as coastal and relaxed, sharp and contemporary, or something in between. Australians are increasingly investing in street appeal, making facade choices more important than ever. Yet with dozens of materials and profiles on the market, many homeowners struggle to balance aesthetics with long-term performance. Vertical lines can elongate a narrow block, wide boards can create a relaxed coastal feel, and smooth modern panels can deliver a sculptural, architectural look.
