MAKING WAVES MEET JORDAN HEYER FROM CHP GROUP

Coastal Buys talks to CHP Group Managing Director Jordan Heyer about his connections to the Tweed Coast region and the inspiration behind the company. What was the inspiration behind CHP Group? The inspiration was to create a trusted brand delivering high-quality projects across Northern NSW. We saw an opportunity to provide North Coast communities with luxury boutique developments. Today, the business has grown beyond what I could have imagined, with multiple high-quality projects delivered, underway or in the pipeline. Over the past six years, we have built strong partnerships, and cultivated a group of investors and collaborators who share our vision. Following our first successful Kingscliff project under CHP Developments in 2022, we expanded in 2023 with the formation of CHP Group, adding CHP Construction, strengthening our control across the full development lifecycle. Tony Vickers, General Manager, and I as co-owners of CHP Construction have created an integrated model with like-minded people that add further depth to the brand and what it represents. What sets CHP Group apart from other developers? What makes your projects unique? Our integrated construction arm works seamlessly alongside our development team, ensuring each project is commercially disciplined, thoughtfully designed and delivered to a standard we are proud to stand behind. Our delivery partner is not a third party, it is CHP Group from acquisition through to completion, the responsibility sits with us, and we remain directly accessible long after handover. Page 6

What projects is CHP Group currently working on?

At present, we are in the last four to five months of construction of The Amaretto Collection at 206 Marine Parade, Kingscliff (three full floor apartments, with a double floor penthouse). In the coming weeks, we will commence construction of Calibre at 25 Tweed Coast Road, Cabarita Beach (seven residential apartments and two retail units). What was it about the Tweed Coast region that appealed to CHP Group? Our connection is personal. My grandparents purchased one of the first lots in Salt Village more than 20 years ago, grounding our family in the region long before we began developing here. The Tweed is not just where we work, it’s been a part of my life for a long time. What do you enjoy most about the development process?

When CHP Group commenced its first project, I was across every function of the business. Building the company from its infancy, starting from the first logo and website, has been incredibly rewarding and has given me valuable insight into every facet of the organisation. Today, with an extremely capable team around me, I’m able to focus on what I enjoy most: identifying new opportunities, structuring capital and cultivating relationships with both new and existing stakeholders. Are you noticing any trends in the current market?

We are finding that our sales campaigns only gain meaningful traction once construction is underway and the project is physically out of the ground. Purchasers want to see tangible commitment from the developer, visible progress, capital deployed and momentum established before they feel confident committing.

What do you believe this area offers buyers?

The Far North Coast of NSW holds a uniquely compelling location. You can step off a plane at Gold Coast Airport and, within 15 minutes, be on your own secluded stretch of Kingscliff Beach. Purchasers settle on land at Kings Forest A major milestone has been reached at Kings Forest with the first land settlements taking place and council approvals commencing. Almost 200 lots have been sold at Kings Forest, which will be home to more than 11,000 residents. Stockland Project Director Alex Koerber said settlement represents a defining shift as the community moves from planning to delivery. “This is when Kings Forest shifts from plans on paper to a place where families are actively preparing to build their future,” Mr Koerber said. “With land now settling and communal spaces already open, we’re seeing the community come to life for current residents while attracting future ones.”

He said there has been a steady rise in interest in the sites from Sydney and Brisbane buyers and strong enquiries from Tweed Coast and southern Gold Coast upgraders. Lennox Head locals Rachel and Grant Holmes are among the first purchasers to have settled on their site and are now progressing plans to build their family’s “forever home”. “We’re really excited to be among the first to build at Kings Forest,” Mr Holmes said. “This isn’t about resale for us – we’re not designing for the next buyer. We’re putting down roots and creating a home we plan to stay in for the long term, with every aspect of our fivebedroom home personalised to our tastes and flexible enough to work for us as our lives change. “Everything has been thoughtfully considered – from the views of Mount Warning and the wide streets to easy access to the park, which has already become part of our lives.” Sites currently for sale at Kings Forest range from 392 square metres to 610 square metres, with prices starting from the high $700,000s.

Byron Shire Council’s current Developer Contributions Plan was created in 2012 and updated in 2017. Christopher Soulsby, Council’s Manager Assets and Major Projects, said the plan will underpin the provision of some community facilities, services and infrastructure over the next 15 years. “The Developer Contributions Plan outlines the fees paid by developers through their development applications and identifies the projects that these funds can support,” Mr Soulsby said. “It also details projects like future parks, shared paths, roads and hall upgrades that have been identified by Council via its masterplans, place plans and other strategic documents.” Feedback from the community workshops and online engagement will now be used by consultants to inform the new draft Developer Contributions Plan. BUILDING WITH TIMBER 4. Plan for compliance In many coastal bush locations, BAL ratings must be factored into material selection. Certain timber systems can be specified to meet these requirements without compromising design intent.

Big River Group Account Manager Sam Stevens explores the benefits of using timber in coastal homes. Designing a coastal home in Australia is about more than capturing the view. Many coastal properties sit within bushland interfaces, meaning homes must withstand salt-laden air, high UV exposure, strong winds and often meet Bushfire Attack Level (BAL) requirements. Material selection plays a critical role.

Great coastal design isn’t just about how a home looks - it’s about how it performs over time. When timber is properly engineered, treated and detailed, it becomes both a design feature and a high-performing building material. Engineered hardwood substrates and veneer solutions allow us to deliver the warmth and character designers want, with the stability and reliability coastal environments demand.

Coastal environments present a unique combination of challenges. You need materials that can perform technically, but also feel authentic to the landscape. From a design perspective, timber brings a natural warmth that works effortlessly in coastal settings. Lighter tones and pale finishes reflect sunlight and pair beautifully with soft whites, sandy neutrals and ocean blues. They help create interiors that feel open and relaxed, while externally they sit comfortably against dune vegetation and coastal bushland. One of timber’s real strengths in coastal homes is how naturally it connects the house to the surrounding landscape. We’re seeing many designers lean towards lighter tones and refined timber profiles with a subtle grain for a more contemporary

coastal look. At the same time, more textured finishes or an expressed grain can work beautifully for relaxed beach house styles where that natural, laidback character is part of the design. Key considerations when specifying timber for coastal homes: 1. Choose the right finish Coastal UV exposure can be intense, so protective coatings or finishes designed for marine environments are essential to maintain colour consistency and longevity. 2. Consider how it will weather Some homeowners embrace natural silvering over time, while others prefer to maintain the original tone. Early decisions around sealing and maintenance will influence the long-term look. 3. Balance light and texture Timber can soften harder materials such as concrete, stone or metal, creating a more inviting and layered design outcome.
