Cabarita Beach. Meanwhile, Kingscliff and Casuarina experienced growth rates of 3.1% and 2.1%, reaching median values of $1,698,663 and $2,066,253, respectively. While we expect house prices to continue ascending in 2024, the pace of growth is poised to be more measured compared to the improvement of 2023. Cabarita Beach leads the charge in relation to unit values, with a remarkable 8.8% increase, bringing its median value to $893,190. Bogangar, Kingscliff, and Casuarina follow with growth rates ranging from 2.3% to 3.6%. The upward trajectory in unit prices is expected to persist in 2024, albeit at a more tempered pace. Bogangar has an average ownership tenure of 11.5 years, and it is evident that this locale is tightly held. In contrast, Kingscliff, Casuarina and Cabarita Beach showcase ownership tenures of 9.3 years, 7.7 years, and 6.9 years respectively. With approximately 7,650 dwellings across these locations, the current market reveals that 6% (465) are listed for sale. While this may seem substantial, demand remains. Bogangar boasts a short average time on the market of just 39 days, with units at 55 days. Casuarina, slightly softer, records 63 days for a house and 49 days for a unit. Kingscliff, with a more extensive housing inventory, provides buyers with greater options, averaging 69 days for a house and 71 days for a unit. While there are no guarantees in the ever-evolving real estate landscape, our analysis points toward sustained demand and price growth in these Tweed Coast areas throughout 2024. The five-bedroom property at 44-48 North Point Avenue, Kingscliff was sold for $9.45 million by LJ Hooker Witheriff Group’s Nick Witheriff and Carol Witheriff. Set on 1959 square metres, the resort-style property was featured as the house of the month for the launch edition of Coastal Buys in November.
A luxury home that was won as part of a $3.1 million prize package has hit the market in Kingscliff.

Kings Forest land release launching soon The first land lots at Kings Forest housing estate are set to be released in the coming months. The launch of 145 land lots will mark the start of the 4500-lot, 869-hectare estate near Kingscliff.

Leda Holdings Chairman Bob Ell said they were working with Tweed Shire Council to deliver the estate, which will help create new housing supply and thousands of jobs. “This milestone marks just the beginning, we remain dedicated to the ongoing collaboration that will bring the entire estate to fruition,” Mr Ell said. Kings Forest will provide homes for more than 11,000 people once completed.
The four-bedroom property at 84 Cylinders Drive was sold to ‘yourtown’ for $2.74 million in May 2022 and raffled off later that year. Selling agent Ty Van Der Meulen from Ray White Burleigh Group said the home, designed by Jayson Pate, will be sold fully furnished with price expectations of $3 million. Mr Van Der Meulen said the owners have visited and had a chance to enjoy the property, but given the distance to their Western Australia home, they have decided to sell. He said the Hamptons style beach house offers a “true coastal lifestyle” and would appeal to families or investors. The property will be sold at Ray White Burleigh Group’s in-house auction event, which starts at 5pm (QLD time) on 29 February at The Island Gold Coast in Surfers Paradise. February 2024 Coastal Buys

What is all the hype about? Tiny homes are a great way to simplify your lifestyle, achieving the same utilities as a house with a fraction of the footprint. They are both lighter on the planet, and on the pocket.

Good design is a combination of an exceptional understanding of your personal requirements and unique site setting. Go deeper than considering what the building looks like and consider what the space feels like, how it will be used, and who it will be used by. Ask your designer or builder for a design brief that you can fill out.
A few key things that need to be considered are aspect, privacy, orientation, and access. If you don’t currently have a spot in mind or can see yourself relocating in the future, we would suggest being quite conscious in your glazing decisions to balance the need for privacy, aspect and orientation for passive design principles. Get creative and don’t let the unknown get between you and your tiny home dream.
