POP ART’S HOTTEST NEW PORTRAIT ARTIST

Pop art’s hottest new portrait artist, Paul Gerben, doesn’t just paint faces—he builds experiences. Drawing from classic rock, New York street grit, and decades of work in design and photography, his mixed-media portraits hit you with color, texture, and emotion all at once. They feel like that first live chord of your favorite song: immediate, electric, and impossible to ignore.

Born into a family of artists and interior designers, Gerben found himself on a similar path after studying at the Pratt Institute, Rhode Island School of Design, and University of the Arts in Philadelphia. His two decades in graphic design and photography laid the groundwork for his current career—as a sought-after artist who fuses painting, illustration, sculpture, and digital techniques into something realistic yet bold, familiar yet abstract.

Among his more recognized works are his portraits of classic rock legends, including The Beatles, Jimi Hendrix, Led Zeppelin, AC/DC, and the Rolling Stones, where saturated colors and details dismissed as background noise radiate a gripping exuberance akin to listening to your favorite song live for the first time. That might be bright blues and yellows framing the rusted, graffiti-covered remnants of a New York City phone booth or the subtle ways rain erodes our surroundings.

With a style increasingly dubbed neo pop art, Gerben continues to

expand not only his presence but his footprint and mediums. Recent collections, seen at Art Basel, Art Hamptons, and Frieze London, span surfboards to NFTs to sculptures up to 30 feet in height that make use of polished steel, imported woods, and marble or that translate to wearable jewelry.

Sales and impressive exhibitions keep his base growing on an international scale, with pieces not only attracting attention at Christie’s auctions but also present in several celebrities’ homes. ■

ART/DESIGN MEN TO WATCH

Michael Sean Stolworthy

BENDING REALITY

Over the past few decades, the line between art and technology has almost disappeared. It’s the designer translating rough sketches into immersive digital worlds, the photographer using precision retouching to heighten every frame, and the artist sculpting with CAD and 3D printing to create pieces that could never exist by hand alone.

First as a commercial artist for some of the best-known brands and now as a creator of functional sculptures sought by many international collectors, Michael Sean Stolworthy not only focuses on but embraces this fluidity through form and craft.

You might say his vision is quite literally rooted in the natural world: Early on, he studied ornamental horticulture and plant biology before formally training in traditional art and digital design. This perspective led to work in animated visual effects, digital media, stage and event design, exhibitions, and industrial design. His clients over the years have included Marvel Studios, Ferrari, LVMH Moët Hennessy, Microsoft, Samsung, Kodak, Royal Caribbean, Las Vegas resorts, and several others.

MSMD | STUDIO continues this hybrid approach while staunchly breaking away from the rigidity of corporate design. Without the confines of project or client specs, his ideas organically shape-shift without a sense of time or boundaries while evoking natural structures like cells, fibers, and muscle tissue viewed through a microscope.

Yet, a metallurgical quality—as if a sculpture could melt into an entirely different concept at any moment—reflects their creation: both the possibilities of artistic expression and the tools available to act on it. In this case, computer-aided design is fused with digital and CNC fabrication methods, producing practical, innovative, and futuristic works out of bronze, steel, exotic stone, glass, wood, and resin in Stolworthy’s home studio. Stolworthy’s process also evolves, remaining open to new advances: Artificial intelligence now flanks the 3-D software programs and prototyping technologies he references throughout. www.msmd-studio.com ■

George Singer

CAPTURED MOTION

Sculpturist

L ua, the Red Dot Award-winning sculpture conceived by British artist George Singer, is as much a testament to beauty as it is to innovative, tech-powered craftsmanship.

From the audience, watching the dynamic lights—provided by John Cullen spotlights from above and within through hundreds of fiber optic strands—shift from tranquil to active as they replicate the movement of undulating silk is absolutely mesmerizing.

The construction, commissioned for a private residence in North Vietnam, is equally as complex and impressive. Behind its fluid, organic, and graceful iterations are over 20,000 solid glass balls, each hand-painted in varying shades of amber and frosted white. Through collaborative input from Onformative, their carefully calculated tension—the result of advanced simulation technology—brings to life those ever-changing, always-flowing, and sometimes overlapping highs and lows.

The idea for Lua came together in Singer’s Woolwich , London studio, where he designs for the client’s distinctive space. That’s not just taking square feet into account but creating to enhance its character.

A 2002 graduate of Central Saint Martins College of Art, Singer honed his skills for multiple design houses before taking on residential and commercial installation projects throughout Europe and the Middle East. Other notable efforts have included three large chandeliers for Conran’s Bluebird restaurant in Chelsea, West London; a luxury ski chalet in Switzerland; and Zephyr, a 2017 Darc and International Design and Architecture award-winning lighting installation in the Fairmont Hotel in St. Andrews, Scotland. Go to www.vimeo.com/1136108256 to view a short film made about the project by Matthias Hoene. ■

TAILORED & TIMELESS

Mark Schubert is the creative mind behind M2 Design Lab. Drawing on a multidisciplinary background in interior design, sculpture, photography, floral and culinary arts, he blends intention with instinct to blur the line between form and function. Trained at Columbia College Chicago and Harrington College of Design, Mark pairs technical mastery with an editorial eye to shape spaces that feel both tailored and timeless.

Mark created a home that feels cohesive while still giving each room its own distinct personality. In the open-concept living, dining, and kitchen area, he wanted the dining space to stand apart without closing it off. A bold wall covering became the perfect solution, visually breaking up the layout while keeping the flow open.

For the client’s home office, Mark leaned into their request for an impactful, pink-forward space. He refined the palette to a rich, saturated pink that pairs beautif ully with the Phillip Jeffries wallcovering, resulting in a sophisticated, statement-making room. ■

SSouthern Charm Reframed Discovering Savannah’s Historic Luxury

avannah moves at a different pace. It doesn’t rush, doesn’t posture, and never tries too hard. Beauty reveals itself slowly, through dappled light beneath Spanish moss, the hush of shaded streets, and a rhythm that feels content to linger. Spring is when the city feels most itself, its elegance softened just enough to invite you in. There’s an ease to Savannah that feels intentional, as though it was meant to be discovered slowly. Spanish moss sways overhead, filtering the afternoon light, while brick sidewalks warm beneath your feet. The city reveals itself in layers—cool shade, open sky, the hum of distant conversation. Wandering through the historic district, wrought-iron balconies, hidden courtyards, and softly painted homes in blush, sage, and blue come into view, each turn offering a quiet moment of discovery.

Savannah’s beauty lies in its restraint. Nothing feels oversized or overly polished. Even the grandest homes carry a sense of livedin grace shaped by generations rather than trends. Porches invite conversation, gardens spill toward the street, and time stretches

in the spaces between destinations. The best afternoons are unplanned—wandering without an agenda and letting the city unfold at its own unhurried pace.

For a distinctly modern interpretation of Savannah luxury, Hotel Bardo offers a compelling counterpoint to the historic core. Just beyond the traditional district, it feels like an urban retreat— confident, design-forward, and quietly sensual. European-inspired architecture and palm-framed pool scenes invite guests to linger, whether over long lunches or slow, golden evenings.

As night settles in, Savannah’s culinary scene reflects the same balance of tradition and evolution. Meals feel communal and unhurried, carrying the city’s welcoming spirit well into the evening.

Savannah isn’t a place that demands attention, it invites it. With its softened edges and quiet sense of grace, it offers a version of luxury that feels both rooted and refreshed. ■

T here is a timeless harmony to Santa Fe, an unspoken rhythm the early Native American inhabitants called the Dancing Ground of the Sun. Its beauty cannot be packaged or purchased. It must be felt. It lingers in the piñon-scented air, sun-baked adobe walls glowing at dusk, and the unhurried calm of a culture that values depth over display. Whatever draws you in, hold onto that feeling—it’s Santa Fe’s most enduring luxury.

One of the oldest cities in the United States and the nation’s oldest capital, Santa Fe has long been a sanctuary for artists and seekers who understand that true design begins with intention. Creativity gathers around the historic Plaza, where galleries and Native American jewelry vendors offer pieces shaped by hand and tradition. History is never far: step inside San Miguel Chapel, the country’s oldest church, or marvel at the spiral staircase at Loretto Chapel, a quiet study in faith and craftsmanship.

Just beyond the Plaza, Canyon Road unfolds as one of the Southwest’s most compelling streets. Pueblo-style architecture,

High Desert Rhythm: Inside the Allure of Santa Fe

flowering courtyards, and garden pathways create an organic sense of design shaped by climate and culture rather than trend. The best way to experience it is slowly wandering without a plan and letting the details reveal themselves.

To fully immerse yourself in Santa Fe’s creative rhythm, stay downtown at the Rosewood Inn of the Anasazi. Warm woods and handcrafted details reflect the spirit of the region. In the late afternoon, guests can join a guided tequila tasting led by the hotel’s tequila specialist, finishing with a sip from the Inn’s proprietary barrel of Código Añejo as the sun settles low over the city.

As evening arrives, Santa Fe’s culinary scene offers its own expression of place. A meal at Sazón delivers bold regional Mexican flavors, while Geronimo offers refined Southwestern cuisine in an intimate adobe setting.

Surrounded by expansive skies and sunsets brushed in ochre and rose, Santa Fe carries a creative energy that lingers. Like the city itself, its beauty doesn’t demand attention, it endures. ■

LET ME TAKE YOU HOME

Where Comfort & Ambiance Abide

Kristin Harrison’s vision for this residence started with Scandinavian restraint, using warm, caramel browns and earthen tones to create a calm, mineral-rooted oasis.

The design favors natural materials and thoughtful layering, blending pared-back modern lines with traditional elements anchored in organic textures.

Wherever possible the rooms flow seamlessly to the outdoors, turning indoor-outdoor living into a defining feature that softens edges and celebrates the home’s landscape.

Comfort and ambiance are crafted to endure from dawn through night, reinforcing the home's serene, all-day oasis.

In the mudroom, the firm installed oak coat hooks that retract into the wall when not in use, disappearing seamlessly into the millwork when not being used.

"In select rooms, thin, 1950s‑style gray interior brick anchors the palette, while unglazed ceramic lamps introduce raw clay warmth. The office rug and the primary‑suite bench exemplify this tactile approach, and many paint finishes were left subtly textured to complete the layered, material story."

“In the design Georgia & Hunt created, curved furniture silhouettes soften the architectural lines, while oversized windows frame tranquil views of nature and pull the landscape into the room.”

Kristin Harrison is the founder of Georgia & Hunt Design House, a residential design studio known for refined, livable interiors rooted in classical detailing and thoughtfully sourced vintage pieces. Her work brings a sense of history and warmth to each space—regardless of a home’s age—creating environments that feel calm, inviting, and deeply personal. Based in Northern Virginia, Kristin works with clients across the United States, approaching each project with care, curiosity, and a relationship-driven mindset. Blending heritage craftsmanship with modern ease, she creates timeless, layered interiors designed around how people truly live—spaces that are considered, comfortable, and meant to be lived in beautifully. www.georgiaandhunt.com

DESIGNING PARADISE

Mindful Architecture for Life and Legacy

T

ropical Architecture Group, Inc. (TAG) approaches architecture as the art of living well in the tropics, creating homes that become part of a family’s legacy. Founded by Michael and Lani McLychok, the firm grew out of their deep love for Kauai—its lush landscapes, natural rhythms, and effortless beauty. In 2004, they moved to the island with their one-year-old twin boys and crafted their own dream retreat on a secluded 3.5-acre lakefront property on the North Shore. That residence, ‘Bali Lani,’ with its high cathedral ceilings, glass walls that slide away to reveal panoramic views, outdoor pavilions, water features, and Zen gardens, embodied their vision of “Barefoot Living” in the island’s warm, gentle breeze.

The home quickly drew attention, and what began as a personal sanctuary became the inspiration for Tropical Architecture Group. Michael leads the architectural design while Lani shapes the interiors, together pioneering a distinctive style of luxury architecture defined by timeless lines, indoor-outdoor flow, and harmony with nature.

After years of designing in tropical destinations around the world, they ultimately chose to refocus their work on Kauai, raising their children and staying closely connected to the island that first inspired them. This intentional shift allows Michael to maintain direct, personal involvement with every client and every phase of the design.

“Great design begins with listening—to our clients, to the land, and to the spirit of the place,” Michael says.

Each project is a true collaboration, translating a client’s dreams into a refined, custom home that reflects how they want to live. TAG’s interiors favor clean lines and a minimal, clutter-free approach to create relaxed, livable spaces.

“Visually busy interiors can create nervous energy,” notes Lani. “With today’s busy lifestyle, your home should be your peaceful haven.”

Whether the aesthetic leans Pacific Tropical, Island Contemporary, Plantation, or Asian-influenced, TAG maintains an understated resort sensibility designed to endure. The firm is equally focused on environmentally conscious choices, emphasizing sustainable, low-maintenance, and energy-efficient materials and systems. Rather than chasing trends, TAG creates mindful architecture meant to serve both today’s lifestyle and generations to come. ■

S et among the lush jungle above Playa Hermosa and minutes from Santa Teresa, Villa Nalani and Villa Elu were conceived as homes that simply feel ‘right’ from the moment you arrive. Every line of the architecture follows the land itself—sun paths, wind patterns, and the natural contours of the terrain—so each villa feels as if it could only exist on this exact piece of earth. Rooflines are shaped to shield from harsh coastal weather while framing both sunrise and sunset, creating shaded retreats during the day and dramatic sky views at dusk.

Sustainability, comfort, and a deep respect for the environment guided every decision. Materials were chosen to blend into the jungle palette while standing up to the elements, giving the villas a vibrant yet timeless presence. Designed not as additions to the area but as a true embodiment of Santa Teresa, these homes are quiet gems—discreet within the landscape, yet unforgettable once seen. Above all, they were created with one intention: to make staying here feel so effortless and complete that you never want to leave. ■

AFRICA'S FIVE-STAR RETREAT

Blends Modern Elegance

E uphorbia Mashatu rises with the soft dawn in the Northern Tuli, where elephants move through mopane and basalt hills warm to gold. This five-star retreat weaves contemporary elegance into one of Africa’s great wild landscapes, set in a natural amphitheater of sculptural euphorbia trees. Eight spacious safari villas curve along the ridge for privacy and sweeping views, reached via “the nest,” a viewing deck that overlooks a tranquil ravine and the vast reserve beyond. Villas may be reserved individually or taken together for exclusive use.

Each villa is designed for space and stillness: generous king or twin beds, a serene lounge, dedicated work desk with reliable Wi-Fi,

and a well- stocked minibar so days stretch exactly as you wish. Outside, everything turns toward the view—a private plunge pool that holds the last color of sunset, an outdoor shower open to sky and birdsong, and a “loo with a view” that folds every ritual into the story of the bush.

Mashatu, Land of the Giants, is renowned for its elephant herds, big cats, and limitless skies. Game drives are unhurried, with a maximum of three vehicles per sighting and only four guests per vehicle, so encounters feel intimate rather than staged. Guests sixteen and older can deepen the experience with guided walks, photographic hides, spa treatments, and stargazing, before returning to villas cooled by solar power and pathways that tread lightly on the land. hauteretreats.com/luxury-rentals/euphorbia-mashatu/ ■

Market Trends & AI Technology

What are the top market trends you’re seeing for high-net-worth buyers in 2026?

In 2026, I’m seeing high-net-worth buyers move with a lot more intention and when they find “the one,” they act decisively. Lifestyle is leading the conversation: privacy, security, wellness and spaces that truly support how they live day to day. Home office, gym/spa vibes, great entertaining flow and seamless indoor outdoor living are at the top of the list. Turnkey wins and buyers will pay a premium for homes that feel finished, elevated and effortless, while anything that reads like a project needs to be priced accordingly because most buyers don’t want the time, uncertainty or extra cash outlay after closing. We’re also seeing smarter deal structures and more thoughtful timing: even when financing is part of the plan, the focus is on flexibility and strategy rather than stretching. And across the board, quality and authenticity matter more than ever. Architectural integrity, designer finishes and a home that feels special are all elements creating competition and strong offers.

How has AI and new technology changed the way you market and sell luxury real estate?

AI and new technology have meaningfully elevated how I market and sell luxury real estate by helping me move faster, analyze smarter and present properties with greater precision. I use these tools to refine positioning and messaging, tailor campaigns to specific buyer profiles, optimize distribution across platforms and monitor engagement so we can adjust strategy in real time. That said, technology will

NEVER replace what actually drives luxury transactions: relationships, discretion, trust and seasoned negotiation. The most important parts of the process are still human; understanding motivation, anticipating concerns, guiding complex decisions and advocating effectively at every step. In short, AI enhances the marketing and execution, while the personal relationship and professional judgment are what bring the deal to a successful close.

Inside The Ultra-Luxury Mind

How the Ultra Luxury Buyer Thinks

Ultra-luxury buyers do not think in terms of beds, baths, and price per square foot. They think in terms of risk, time, and how a property will quietly upgrade their life. When a client at this level calls me, they’ve usually already seen every public listing and done their own research. They are not looking for information; they are looking for interpretation. My job is to translate raw data, off-market opportunities, and local nuance into one clear decision: is this a smart move for my family and my capital, or not?

Discretion is another non-negotiable. Ultra-high-net-worth buyers want to feel invisible in the process. That means minimal exposure, carefully controlled showings, and a team that understands there is no room for loose talk. Many of my clients are also thinking generationally. They’re not just buying for themselves; they’re asking, “Will my children and grandchildren want to be here? Does this property hold long-term value in a changing world?”

They are also highly efficiency-driven. Their time is the scarcest asset they have, so they want a broker who has pre-filtered everything. By the time I’m walking a client through a home, they know it has already passed a very high bar for privacy, location, construction quality, and exit strategy. Finally, ultra-luxury buyers value alignment. They want an advisor who understands their world, speaks their language, and can be completely honest with them. When they trust that you will say “no” as often as you say “yes,” that is when the real relationship— and the most meaningful transactions—begin.

Park City - Ultimate Location for Discerning Buyers

Ultra Luxury Buyers & Secrets to Success

What are the high net-worth buyers looking for in Park City?

High-net-worth buyers in Park City are seeking exceptional locations with ski access, panoramic views, and privacy, often within gated communities or on large acreage. The priority is often to pick turnkey homes with refined design, high-end finishes, smart technology, and thoughtful layouts that balance entertaining and retreat. Wellness spaces, outdoor living, and resort-style amenities are key. Ultimately, they want a lifestyle investment that offers year-round recreation, security, and long-term value in a world-class mountain setting.

You have been a top performer for a high net worth buyers foryears. What is One of the secrets to your success?

One of the secrets to my success has been understanding that highnet-worth buyers are not just purchasing real estate. They are acquiring lifestyle, legacy, and strategic assets. I focus on discretion, deep market knowledge, and truly listening before advising. By understanding their motivations, timing, and long-term vision, I’m able to position opportunities with precision and negotiate from strength, ensuring they feel confident, protected, and exceptionally well represented at every step.

Park City has grown into a true year-round playground for affluent buyers. What trends are you seeing right now that you think will define the next 3–5 years in your market?

Over the next few years, I think we’re going to see Park City fully cement itself as a primary-home market for high-net-worth buyers, not just a place for a great ski house. My clients want a true lifestyle hub now: year-round recreation, first-class dining, easy airport access, and schools and services that make it simple to live here full-time. We’re also seeing a real focus on new-build quality and design— modern mountain architecture, thoughtful floor plans, and amenities that make the home feel like a private resort. The buyers coming in today are planning to spend more time here than ever, so they’re investing accordingly and that’s reshaping the market.

Northern Georgia Ultra Affluent Lifestyle

How has the definition of luxury changed in this luxury real estate market and what amenities are currently in the highest demand?

Luxury buyers now split into two main groups. One prefers gated, community style living with built-in family amenities like pools, clubhouses, and organized activities. The price commonly starts around $1 million and can reach $3 million depending on the neighborhood in my location.

The other prioritizes privacy and land, seeking properties with ten or more acres to build bespoke homes, often with equestrian facilities, private pools, and features like putting greens; these buyers typically fall in the roughly $3- 10 million price range.

What types of properties do you specialize in for high-net-worth buyers?

I am known as an expert agent specializing in unique and iconic properties, often true landmark estates. For example, I marketed a residence perched 2,000 feet up on a mountaintop, set on 150 acres with an additional 900 acres surrounding it. The land was impeccably maintained and featured a guest cottage, vineyards, gardens, creeks, an equestrian barn, and even a waterfall. When you work at this level, every buyer and every property can be highly specialized and oneof-a-kind. I also specialize in new construction, private estates and of course, anything in the luxury arena.

What is one key trend shaping the global luxury real estate market right now?

The biggest shift we’re seeing is from “trophy address” to “trophy lifestyle.” Affluent buyers still want blue-chip locations, but they’re prioritizing homes that deliver daily experience: wellness spaces, immersive outdoor living, high-design kitchens, and seamless technology. They’re also more globally mobile than ever, so properties that offer lock-and-leave convenience, strong rental potential, and access to resort-level amenities are commanding a premium. In short, the new luxury isn’t just where you live, it’s how the property performs for your health, your time, and your portfolio.

Views That Matter:

Inside Seattle’s Most Coveted Penthouses

You’re known for representing some of Seattle’s most coveted penthouses. What are your high-net-worth buyers looking for right now when they call you about a view home?

Right now, my buyers are focused on three things: ease, privacy, and that feeling of being “plugged into” the city without being in the middle of it. They want elevated, lock-and-leave penthouses with real volume—ceilings, windows, and views that feel cinematic—paired with effortless services and security. More and more, they’re asking for thoughtful amenities and wellness spaces in the building, plus smart layouts that live like a single-family home in the sky, just with a better skyline and water backdrop.

What are Seattle’s best-kept secrets that really pull in a discerning audience?

For my clients, Seattle’s magic is in the layers you only see once you’re inside the city, not just flying over it. They’re drawn to intimate, viewforward neighborhoods where you can move seamlessly between world-class dining, galleries, the waterfront, and a quiet, residential street in a matter of minutes. The combination of glassy modern towers, historic architecture, hidden parks, and that constant backdrop of water and mountains feels surprisingly private and exclusive once you know where to look—and that “insider map” is a big part of what they come to me for.

What’s one surprising design detail HNW buyers insist on that most people miss?

Layered sightlines—they want windows and terraces arranged so every angle gives a framed view, plus discreet nooks for privacy. It makes the apartment feel like a curated set.

Where Ultra-High-Net-Worth Buyers are Moving Now

“From mountain hideaways to coastal enclaves, these are the U.S. markets where ultra‑high‑net‑worth buyers are quietly building their next chapter of home, wealth, and lifestyle.”

For buyers who measure home in square feet, privacy, and quality of life, the smartest moves involve distinctive places that balance access with escape.

From Greenwich's refined elegance to Seattle’s skyline-and-sound view homes to Park City’s alpine basecamps and the Highlands’ Blue Ridge serenity, these markets reward owners who want plugged-in cultural life when they crave it and absolute seclusion when they don’t — the ideal combination for high-net-worth portfolios built around lifestyle, legacy, and liquidity.

In the current cycle, high-net-worth buyers aren’t just chasing appreciation. They’re hunting for places where lifestyle, liquidity, and long-term legacy all line up. That search keeps bringing them back

to a handful of markets that quietly deliver the right mix of access, privacy, and everyday ease — cities and towns where you can step off a plane, exhale, and feel like your time is finally your own. From innovation hubs on the water to alpine playgrounds and elevated small towns, these destinations are redefining what it means to “live well” in the U.S.

Together, Greenwich, Highlands, Park City, and Seattle form a quiet map of where serious wealth is settling now. From legacy estates to mountain retreats and glass-and-steel towers, these destinations attract buyers who want more than an address—they want a longview investment in comfort, culture, and peace of mind. ■

In Park City, exhilaration isn’t just found on the steep, powder-covered slopes. It’s an overall vibe that attracts visitors year-round, then quietly convinces many of them to stay. The town’s refined-meets -rugged character enchants travelers who arrive for a quick ski trip and leave seriously considering a property purchase.

On the ground, Park City feels intimate: a close-knit town of roughly 8,000 residents with excellent dining, craft breweries, and trailheads pointing in every direction. Its calendar is anchored by world-renowned events like the Sundance Film Festival and venues that still hint at the 2002 Winter Olympics. Just beyond town is what draws skiers and riders from all over the world: a network of resorts — Deer Valley, Park City Mountain, Snowbird, Solitude, and more — offering multiple gateways, including by helicopter, into peaks that rise to about 7,000 feet above sea level. When the snow melts and the wildflowers arrive, those same slopes transform into hiking and mountain biking terrain for every skill level.

For high-net-worth buyers, the attraction goes beyond the vacation reel. A thriving business climate across the broader Salt Lake City–Provo region continues to appeal to major tech companies like Adobe and Microsoft and has spawned successful startups including Domo and Qualtrics. That depth of opportunity, paired with international air access and year-round recreation, has made Park City a serious candidate for both full-time and second-home living.

Go where the money is. For over two centuries, the ethos behind the American dream has powered many economic booms where drive and creativity transform whole cities almost overnight.

In Seattle, that evolution is happening in real time. The city’s population jumped by nearly a quarter from 2010 to 2020 and shows no signs of slowing, powered by a business climate that rivals Silicon Valley. Global names like Amazon, Microsoft, Nordstrom, T-Mobile, Salesforce, and Meta anchor a deep tech and corporate ecosystem, and real estate has followed suit, with sustained demand at the top of the market.

For high-net-worth families and executives, Seattle is a rare combination: distinctive neighborhoods, a serious arts and dining scene, and immediate access to the outdoors. Distant views of the Olympic and Cascade Mountains and Puget Sound are a constant reminder that a hike, sail, or kayaking adventure is never far away. Go a little further and there’s real winter to plug into at Stevens Pass or Alpental. Throughout the year, the city’s energy spikes whenever one of its professional sports teams wins, while local music venues and the Seattle International Film Festival keep its artistic legacy in motion.

GREENWICH, CONNECTICUT

Small-Town Sanctuary

Robin Hill Farm, offered at $24,000,000

Listed by Shelly Tretter Lynch of COMPASS

In the greater New York City orbit, Greenwich, Connecticut, has become the definition of small-town sanctuary for high-net-worth buyers. An hour or so from Manhattan, it delivers that rare balance of proximity and exhale: commuters and hybrid workers can reach Wall Street or major tech hubs with ease, then come home to tree-lined streets, coffee on a quiet main street, or an afternoon on Long Island Sound. Top-ranked schools, active country clubs, polo, film festivals, and beachfront trails add layers of history, sport, and culture.

The numbers underscore the demand. In the second half of 2025, average list prices climbed to about $4.29 million, roughly a million higher than the year before, with 2026 off to a similarly strong start as buyers trade density for serenity and square footage.

Inventory runs from classic colonials to expansive estates and coveted waterfront compounds, attracting families, investors, and global executives who want a serious home base just beyond the city.

Guiding many of those decisions is Compass agent Shelly Tretter-Lynch, a perennial name on lists like Real Trends, Who’s Who in Residential Real Estate in North America, The Real Deal, and the Wall Street Journal’s Top 250 Agents. Her command of both waterfront and backcountry opportunities, plus select new construction, helps clients understand not just what’s on the market now, but how each pocket of Greenwich is evolving over time.

Gated Community of Ravenel Ridge, offered at $5,800,000

Tucked at about 4,000 feet in the Blue Ridge, Highlands offers a slower, more deliberate pace without sacrificing accessibility. Summers are mild, winters are never extreme, and the landscape is threaded with trails, waterfalls, and postcard views that frame homes designed to belong to the land—large yards that transition into woods and windows that make the mountains part of every room.

Life here moves outside: hiking, fly-fishing, cycling, farmers’ markets, live music, and seasonal arts events fill the calendar. A tight community, strong schools, and small-town civic life make it equally suited to full-time families or second-home owners. Construction and design prioritize blending into the setting, so even new builds look as if they’ve always been here.

Local expertise matters. W. Terry Potts, a resident for 30+ years and manager of three regional offices, oversees a portfolio that includes Highlands Country Club Properties and offers the on-the-ground knowledge HNW buyers need when choosing between privacy, proximity, and view.
