Midline, a 1066-acre development, will bring new homes and neighborhood amenities to the area near Baybrook Mall and Challenger Seven Memorial Park.

A developer will build 2,800 homes in a new, 1,066-acre master planned community near Baybrook Mall and Challenger 7 Memorial Park, the developer announced this week.
Brookfield Residential and CDC Houston plan to complete model homes and a welcome center for the development, called Midline, by spring of 2026, according to Brookfield's website.
The project, roughly 20 miles south of downtown Houston and 20 miles north of Galveston Bay, will feature up to 14 miles of trails including one trail that spans the entire length of the community green spaces, and boutique amenities, including a Midline Club, a gathering place with an event lawn, splash pad and pool and other leisure activities. Midline's connected parks will circle the community.
All homes in the development will be in Clear Creek ISD, a news release states.
The first phase of construction began in March and includes 271 homes built on 40 to 70-foot lots in the area between Beamer Road and FM 528, according to the news release.
More development will follow on both sides of Beamer Road from El Dorado Boulevard to near Challenger 7 Memorial Park.
Builders are expecting to start sales in early 2026, ahead of the grand opening of model homes in the first half of 2026.
Brookfield Residential is a home builder and land developer and CDC Houston is a subsidiary of New York-based Coventry Development Corporation.
The development builds on the area's growth as a commercial and retail hub in the region, which includes various new restaurants and retail merchants surrounding Baybrook Mall, the Flyway Webster development and Great Wolf Lodge
What will the Midline home prices be?
The price of homes built in the first phase will range between the $300,000s to $700,000s, according to a spokesperson for Brookfield.
How big are the lots and homes in the Midline development?
The development will include six sizes of home sites in the first phase, which range from 40 to 70 feet wide. The square footage on the first phase of homes are anticipated to range from approximately 1,400 to over 4,000 square-feet with the upper square footage range expected to increase as the community grows, the spokesperson said.
