Homebuyer Education

Buyers are required to attend a homeownership counseling and education class from an agency accredited and certified by the U.S. Department of Housing and Urban Development (HUD). The class must be completed prior to loan closing, and a certification of completion must be provided.

Ownership Requirements

The property must be occupied and used as the buyer’s principal residence and may not be used as an investment property, rental, vacation home or recreational home. On an annual basis, Owner shall provide a certification in a form required by City that the Residence is owned and occupied by Owner. Each unit is part of a Homeowner’s Association (HOA) and will be subject to monthly HOA dues and annual property tax. Participants must respond within two business days of receipt of additional program information from a KB Home sales representative. Participants will subsequently have seven calendar days to provide prequalification documents to lender. Prospective homebuyers who do not prequalify for a loan based on such documents, who do not meet the requirements of the Affordable Homeownership Program, who do not obtain final loan approval or who do not affirmatively elect to proceed will be removed from the participation list, and the opportunity to participate will be presented to the next prospective buyer on the priority list.

In the event Owner intends to sell the Residence, owner shall promptly notify City in writing of such intent delivered at least ninety (90) days prior to the actual date of the proposed sale of the Residence. Close the grill lid and vents to allow coals and wood ash to cool for 48 hours before handling. To speed up the process, pour water over them and stir carefully. Do not prepare for disposal until they have fully cooled.

AVOID putting batteries in your trash in order to reduce fire in trash trucks. Due to the materials in batteries and mixture of fluids from trash mixing, this results in trash truck fires. Please do not dispose of batteries in trash. Instead, batteries can be disposed of at an e-waste collection event or SAFE Center.

WRAP IN FOIL

Once the coals and ash have completely cooled, wrap in aluminum foil and consider placing it in a noncombustible metal container (i.e. a coffee can). Wrapping cooled coals and ash in foil can help avoid potential trash fires or explosions.

Safely place the foil wrapped coals and ash in your outdoor trash container. Dispose of the charcoal packaging, which is usually a paper bag lined with plastic, in the trash container as well.

Do not place any batteries in your regular trash or blue bin. Batteries are considered hazardous waste and should not be placed in any Athens container. SAFE (Solvents, Automotive, Flammables, Electronics) Centers and local Household Hazardous Waste (HHW) events are equipped to handle all bulb types safely. Always check your local guidelines for current hours and accepted items at your nearest SAFE Center.

Bring your bike and helmet and join the city council in an eight-mile bike ride around the city. Bike rides are recommended for ages 10 and older. In the event of rain, the bike ride will be cancelled.

BIKE KITS RAFFLE AT THE CONCLUSION OF EVERY RIDE! Light refreshments will be provided at the conclusion of the ceremony.

SEPTEMBER IS NATIONAL SENIOR CENTER MONTH! In honor of National Senior Center Month, the City of South El Monte recognizes the South El Monte Senior Center for its vital role it plays in enhancing the lives of older adults (55+) in our community and surrounding communities. Since the South El Monte Senior Center opened in 1982, to provide nutritious meals in a welcoming social setting for older adults; and has evolved into a community hub, connecting older adults to wellness, fitness, recreational, creativity, purpose and other essential services. The South El Monte Senior Center is an active center with more than 200+ participants on a daily basis, who utilize the programs services and programs offered, keeping our older adult community strong, active, healthy, resilient, and happy. Services offered at the Senior Center include onsite lunch program, transportation services, health and wellness workshops, exercise classes, excursions, onsite social worker, educational courses and a variety of recreational activities including social groups, senior clubs, Bingo and more.
