COUNCIL UPDATES DEVELOPMENT STANDARDS FOR MEADOW RIDGE RETAIL SITE

City Council approved an ordinance amending development standards for 1.25 acres of retail property located east of North F.M. 548 and north of North Gateway Boulevard within the Meadow Ridge Planned Development. The site, which currently includes Bahama Buck’s, will see updated off-street parking requirements, reducing the ratio to one space per 250 square feet of floor area. This adjustment is intended to provide greater flexibility for future tenants and support additional retail opportunities within the development.

COMPREHENSIVE ZONING AMENDMENTS

City Council approved an ordinance amending the City of Forney Comprehensive Zoning Ordinance to establish a new R1 SingleFamily residential district with a minimum one-acre lot requirement, update residential zoning standards, and clarify that the R1 district will serve as the preferred zoning for future single-family development. The amendment also includes updates to zoning procedures and home occupation regulations to maintain consistency with state law.

COUNCIL DISCUSSES DATA CENTER REGULATIONS, TABLES ITEM FOR FURTHER REVIEW

City Council discussed a proposed ordinance amending the City of Forney Comprehensive Zoning Ordinance to establish a definition and zoning regulations for data center uses. The item was brought forward not to promote data center development, but to provide clarity and ensure the city is prepared to appropriately regulate any future proposals. The proposed ordinance would require a Conditional Use Permit, allowing City Council to maintain oversight and review any potential data center developments. During discussion, Council expressed concerns regarding the potential environmental impacts associated with these facilities. The item was ultimately tabled, and Council directed staff to return with a revised recommendation, including enhanced ordinance language and options to ensure strong regulatory standards and enforcement for any future data center development.

PUBLIC HEARING HELD FOR GATEWAY BOULEVARD AND CR 212 SIGNALIZATION PROJECT

City Council held a public hearing to receive input on proposed signalization and safety improvements at Gateway Boulevard and County Road 212, as well as the City’s intent to submit a Phase 2 application for funding through the TxCDBG Program. The City was previously awarded $750,000 through Phase 1 and has been invited to advance in the process. The proposed project would improve safety at the existing four-way stop-controlled intersection, and feedback from the hearing will be incorporated into the Phase 2 application.
