Welcome to Madeira! Dear Friends, The other day, I sat reflecting on this new normal. When we finally learned that the COVID-19 virus was a real threat to our society, both economic and social, contrary to what some politicians wished us to believe, we here in Madeira had all the resources we needed right here in the community. Consider the basic necessities of life. What are those necessities? Food, water, shelter, clothing, oh, and caffeine. Food. We have Kroger to stock our own shelves. After a few lean weeks at the beginning of the stay-at-home orders, we had enough toilet paper, hand cleaner, and sanitizing cleaners for us all. Along with fish, meat, eggs, milk, plant based “milk,” and produce. And, of course, plenty of wine and beer…. And then we have restaurants and takeout: A Tavola, La Grassa, Ferrari’s, Subway, Bruegger’s, Coffee Please, Starbucks, Brewhaus Bakery, Chuy’s Madeira, Daveed’s Catering, First Watch Kenwood, Hoppin’ Vines, and Gigi’s Cupcakes. Yum! Water. No need to discuss. The taps weren’t going to run dry and Kroger sells lots of types of drinks along with a few carry outs and bars when needed and, of course, Spirits of Madeira. Shelter. Now this takes various forms. Shelter is protection. We need a roof over our heads and Madeira has a wide range of options. Townhomes, condos, single family residences both new and old. $200,000 homes and million dollar homes. We have contractors who can build your home or keep it in good condition. Look for Jim Taylor Precision Contracting, Karl Mattes Co., T&J Electric and Controls. Financial Shelter. But we also need financial shelter as provided by U.S. Bank, Center Bank, First Financial Bank, Peoples Bank, Stock Yards Bank, and CBank on the edge of Madeira at Montgomery Road. t Madeira is a modern town that thrives alongside its history. The Madeira Historical Society is dedicated to discovering and preserving Madeira’s past. Some of Madeira’s historic landmarks include the Nelle V. Hosbrook Bird Sanctuary, where the 132-year-old house of Miss Nelle herself still stands, and the 19thcentury Madeira-Silverwood Presbyterian Church, which is the oldest church in Madeira and remains an active part of a faith community that also includes Baptist, Methodist, Catholic, and nondenominational churches.

Housing & Development

A New City Plan t Madeira’s decade-long comprehensive city plan is only in its ﬁrst year but already new projects are being implemented. The ﬁrst, according to City Manager Thomas Moeller, is improving the walkability of Madeira’s Miami Avenue business district as well as making the city’s zoning code more user friendly. After those are completed, future endeavors may also include park improvements and pedestrian walkways.

Home Sweet Home As a city, Madeira is constantly evolving—and that brings new options into the already varied mix of housing available. Over the past decade, development efforts in the city have expanded beyond single-family detached homes to a range of more diverse, high-density housing that allows residents to live within steps of the city’s thriving business district. Over the past year, there have been two new housing developments in the city that represent this new mindset. The Overlook by Eagle Custom Homes is one of these newest additions to Madeira. Located in the heart of the city, right by Miami Avenue’s business district, the development began construction in late 2019 and will be ready for occupancy this fall, according to Madeira City Manager Thomas Moeller. The Overlook was designed with German architecture in mind and offers nine fully customizable attached townhomes, each measuring 3,000 square feet. Each unit boasts up to

four bedrooms, four and a half baths, a three-car garage, and a rooftop terrace with gorgeous views of the surrounding city. Madeira has also welcomed another new community, one that completed construction in 2019. Traditions at Camargo is the city’s ﬁrst senior living community with independent living options for adults over age 55. The development has approximately 180 units with a combination of independent living units, assisted living, and memory care, all close to the center of Madeira. These two new developments hardly represent all of the housing opportunities now appearing in Madeira. Another one of the city’s on-the-rise markets is inﬁll development, where old houses are torn down in order to develop new homes. In the past decade alone, there have been more than 200 tear-downs and rebuilds like this, according to Moeller. If home is where the heart is, then the heart has no limit of options when it comes to living in Madeira. —VIVIAN KOLKS
