Foreword

From our co-CEOs There is a quiet confidence in today’s market for the world’s finest residences—a sense that discerning buyers are seeking more than square footage, they’re seeking a life beautifully composed, expressed through a home of equal intention. In this volume of Christie’s International Real Estate magazine, we celebrate the many forms that beauty takes, from the sweep of a coastline to the curve of a chair. Our journey begins with an Italian grand tour that crosses three regions in a single drive—from the great lakes of the north, through the vineyards of Tuscany, to the dolce vita glamour of the Ligurian coast. In Follow The Curve, leading design voices nominate the sinuous line they most admire— from Niemeyer’s concrete to the bodywork of a Ferrari. We then meet The Council, Christie’s International Real Estate’s top-performing agents, who share candid insights into the property types outperforming across their markets. Whether your passion is a lakeside villa, a museum-worthy work of art, or a showstopping kitchen, we hope this volume reminds you that extraordinary homes are a canvas for the life you love. Christie’s International Real Estate is honored to help you find yours.

Sincerely, Thad Wong & Mike Golden Co-CEOs, Christie’s International Real Estate

hile the 17th-century Italian grand tour was once a rite of passage for the elite, today’s iteration is a more luminous exploration that takes in the drama of Renaissance palazzos, gastronomic soirees, and precarious cliff-edged vineyards. Starting from the glacial great lakes that lace across the northern territories, the route tracks through Tuscany’s cascading landscape, backed by the shadows of furrowed mountain ranges before tumbling gracefully into the Ligurian Sea. “The drive works because it crosses five distinct Italian regions in just four hours, moving through shifting landscapes and architecture,” says Tommaso Da Rin Puppel of Talamona Real Estate Christie’s International Real Estate. He grew up on the Lombardy side of Lake Maggiore and believes it’s only fitting that a modern grand tour should begin on the lake’s storied banks under the

watchful gaze of the 13th-century monastery, Eremo di Santa Caterina del Sasso, embedded in the sheer cliff face. “Compared with Como, Lake Maggiore offers a slower pace of life that is rich in tradition,” he says, referencing Luino Market, which has seen purveyors of leather goods and fresh produce sell their wares every Wednesday since the 1500s. On the Lombardy side, the frescos and decorative details of Villa Liberty Rivazzola provide an elegant first port of call. Built in 1914, it’s a refined example of the area’s early 20th-century Liberty architecture adored by the poet and novelist Gabriele D’Annunzio. A recent meticulous restoration returned the villa to its authentic splendor, enhancing original materials and transforming it into a nostalgic base from which to discover the neighboring Borromean Islands. Close to the property is the small harbor of Porto Valtravaglia, where a private boat, complete

with skipper, can be chartered for the day to venture to the isles’ rustic fishing villages and exotic botanical gardens. Da Rin Puppel singles out a recently restored penthouse with sweeping views on the Isola dei Pescatori (Fishermen’s Island), the only Borromean island to be inhabited year-round—though with a population of around 25 it’s far from crowded. “Building on the island has been strictly prohibited for centuries, so it offers genuine scarcity and a real taste of life in an authentic fishing village,” he says. Road trippers with time to spare should take a quick detour south to Lake Orta, a serene jewel offering boutique shopping in Orta San Giulio. One of Talamona’s most desirable designer villas there comes equipped with space for up to five cars, and a lake dock for on-the-water relaxation before departing for Lake Como. Silk artisans and world-class dining await in Como. Thirst should be quenched at Villa d’Este, whose Bar Canova—named in honor of the great Neoclassical sculptor Antonio Canova—has been the Como address for a cocktail since 1873. Originally conceived as a summer residence for Cardinal Tolomeo Gallio, and once owned by Caroline of Brunswick, Princess of Wales, today Villa d’Este’s exquisitely manicured gardens provide a stunning backdrop for the E1 Powerboat Championships—with big-name team owners such as Tom Brady and Will Smith lending celebrity weight to the fledgling sport each spring. Quiet sojourns on the hotel’s mahogany-clad, all-electric Cantiere Ernesto Riva boat should include a stop at nearby cliffside Villa Carlotta to wander among original Canova masterpieces, as well as Villa del Balbianello (as seen in Star Wars: Episode II – Attack of the Clones and the James Bond movie Casino Royale), while Casabianca showcases a range of modern art, with works by the likes of Emilio Vedova and Su-Mei Tse. Those more attuned to lounging on the water should glide past the secluded Villa La Cassinella, only accessible by boat. Further up the lake resides the area’s most notable resident, George Clooney, whose cluster of lakeside abodes takes in the 18th-century Villa Oleandra—which previously belonged to the Heinz family—and Villa Margherita, a haunt of composer Giuseppe Verdi. Both Clooney residences are located close to the beautiful village of Bellagio—which is known as ‘the pearl of the lake’—with its cobbled streets and wisteria-lined terraces. This year, the pastelhued enclave will welcome the Ritz-Carlton Bellagio, which has taken up residence at the F christiesrealestate.com | 13

former Hotel Grande Bretagne, a 19th-century landmark. And you’ll find the locals heading to Bar Vecchio Borgo for a double-shot espresso and pistachio pastry served at street-level seating for excellent people-watching. A swerve towards the Alpine valley of Valtellina to see terraced vineyards and sample superb high-altitude red wines produced from the Nebbiolo grape is well worth the one-and-a-halfhour drive. Afterwards, head onwards to Lake Garda, a hub for sailors and windsurfers, with mountainous paths ideal for hikers and cyclists. Lefay Resort & Spa recently launched its new Sky Pool Villas in Garda, including a threebedroom penthouse crafted using locally sourced materials, such as walnut travertine and Calacatta Gold marble, while Le Graal on Lake Garda, announced as part of a three-part portfolio by Italian entrepreneur Fabrizio Di Amato, promises destination wellness when it opens in 2027. Gabriele D’Annunzio’s lakeside residence, Vittoriale degli Italiani, is a sprawling hillside estate with buildings boasting stained-glass windows, labyrinthine gardens, and an open-air theater. Enjoy a stroll along the property’s waterways before digesting evening vistas from one of Lake Garda’s Michelin-starred restaurants. Italy’s Emilia-Romagna region is an epicurean’s haven now affectionately known as “Food Valley.” Parma may be home to Correggio’s frescoed dome that’s housed in the 12th-century Romanesque Parma Cathedral, but it’s Langhirano, 12 miles (20 km) south of the city center, that is the heartland of salty Prosciutto di Parma and punchy, authentic ParmigianoReggiano cheese. Just as deserving of praise is the rustic Tuscan fare found in nearby Lucca. Signature specialties include Tordelli Lucchesi, a meat-stuffed pasta in beef ragù. It’s best walked off in the Orto Botanico gardens, which were opened by Elisa Bonaparte in 1820, two decades after her brother Napoleon conquered the city and appointed her ruler. Her summer residence, Villa Reale di Marlia, hosts Europe’s oldest open-air green theater, as well as 11 decadent suites available to rent for an exclusive number of weeks a year. An even greater step back in time is found within the limestone walls of San Gimignano, one of the best-preserved medieval towns in the country. Though it lies on the cusp of Chianti Classico, Italy’s prime red wine region, the enclave bucks the trend and is renowned for its whites. Production of Vernaccia di San Gimignano is

confined to just 2,000 acres (809 ha) around the town perimeter and found nowhere else in Italy. Two thirds of San Gimignano’s population was wiped out by the plague in the 14th century, causing the city to lose its independence. Over the centuries that followed, the incoming ruling Medici family consolidated their power to establish the Grand Duchy of Tuscany, pushing into the Apuan Alps where they opened several marble quarries, including the white-gold stone of Carrara favored by Michelangelo. The marble is still quarried today by hand, and a candlelit dinner deep inside the working quarry is an experience not to be missed. Its pristine aesthetics became in such high demand a road was built to transport the marble blocks from the mountains to the Tyrrhenian Sea, which led to the creation of the seaside town of Forte dei Marmi. Sitting in the heart of Versilia, Forte dei Marmi is where the Florentine bourgeoisie once flocked for respite and rejuvenation, and Italy’s elite now frequent for the 1950s architecture and laid-back lifestyle. Here, bikes outnumber cars on pineshaded grid-plan streets, and sun-kissed children dressed in Loro Piana knitwear skip across cleanly swept pedestrianized squares. Andrea Bocelli owns a villa in the town, as did Giorgio Armani, and British writer Aldous Huxley and sculptor Henry Moore sought inspiration here. It’s been the nucleus of high society since the 1920s when Italians, including the Pirellis (of the multinational tire manufacturer) and the Agnellis (of Fiat, whose assets at one time represented 4.4 percent of Italy’s GDP), descended on the golden beaches during the summer months. Villa Agnelli, the family’s former ancestral holiday home, is today Hotel Augustus Lido, one of 15 properties that form the Augustus Hotel & Resort. “Set within an exclusive community, our enduring appeal is the peace and privacy that we offer families with a home-like comfort,” says Giacomo Maschietto, CEO of Augustus Hotel & Resort, whose family has run the establishment since the 1960s. That includes a historical underground tunnel, complete with pistachiogreen walls and a Fornasetti wallpapered ceiling, which links the main property to the beach. Billowing white linen sunshades and original 1960s changing rooms throw shade across the hand-raked golden sands where Apple TV’s Disclaimer starring Cate Blanchett was filmed, while the hotel’s Bambaissa beachfront restaurant now occupies the ceiling of a seaplane hangar. “The one imperative in the design phase was F

respecting what was already there, just as my father has always tried to do,” says Maschietto. The grand tour culminates on the lingering stretch of Ligurian Coast—the Riviera of Flowers, as it is often termed—which sweeps from the French border in the west to the city of La Spezia. It plays host to the five colorful fishing villages of the Cinque Terre that overlook the sea, linked by a small train that rumbles between them. The vibrant shades of pink, blue, yellow, and green façades on the cliff face make it one of the most photographed places in the world. May and September are the optimal months to visit, says Da Rin Puppel, as the climate is warm, the tourists are few, and fresh ingredients, such as basil, are at their peak. “This region is renowned for its pesto, a flavorsome accompaniment to any dish made from just five key ingredients,” he enthuses. Pair it with a wine tasting in Riomaggiore (the most southerly village, where viticulture is heroic), followed by the coastal Lovers’ Walk, which links to the second village, Manarola. Alternatively, a seaside lunch in the cobbled streets of Porto Venere is just a short tender ride to the tip of the Bay of Poets. Filled with artisan flavor, it forms part of the Porto Venere Regional Nature Park, encompassing Palmaria island, and is dotted with sandy beaches, caves, and wellpreserved dive sites. For more impressive yacht spotting, head to Portofino, where Richard Burton and Elizabeth Taylor once cruised the coves aboard their vessel. “Accessing these villages by boat is the best way to experience it,” says Da Rin Puppel. “It epitomizes the dolce vita ambience in complete privacy, even at the height of summer.” Culminate the tour at Talamona’s period penthouse overlooking the Golfo Paradiso. Set within an elegant early 20th-century villa, this exceptional property occupies the entire top floor (with its own elevator), ensuring absolute privacy and vistas across the Promontory of Portofino. A charming stone footbridge with artistic branchshaped railings leads through the secluded garden adorned with centuries-old roses. Italy’s turquoise coast has long been a yachting bastion—the image of Sophia Loren draped across her Riva runabout is as enduring as the Riviera’s rugged cliffs—but when a Tuscan journey begins with lakeside elegance, takes in culinary excellence and cultural gems, and ends in Italian coastal glamour, the rewards are exponential. • Julia Zaltzman writes for RobbReport and Centurion, and is editor of SuperYacht Industry

A story set in stone

Set among Moscato vineyards, Casa Sole is a traditional sandstone manor house rooted in one of Italy’s oldest wine-growing regions

T

he hillside town of Cossano Belbo lies within the upscale Langhe wine region of Piedmont, in the fertile foothills of the Ligurian Apennines. In this northwest corner of the Italian peninsula, terraced vines trace the contours of the land, medieval villages crown distant ridges, and ancient stone farmhouses remain woven into the landscape. Long before these slopes became synonymous with some of Italy’s most celebrated wines, generations of growers were already cultivating its soil. Vine pollen has been found in the area dating from the fifth century BC, while Roman scholar and early wine critic Pliny the Elder later noted the area’s exceptional vine-growing conditions in his first-century AD Latin work, Naturalis Historia. More than two millennia later, the quiet beauty of this ancient wine country is unchanged. The hills remain a carefully cultivated patchwork of vineyards, woodland, and settlements, shaped over centuries by human hands and inherited knowledge. This remarkable continuity earned the vineyard landscapes of F christiesrealestate.com | 21

Langhe-Roero and Monferrato UNESCO World Heritage status in 2014. Casa Sole belongs naturally within that story. The manor house was built around 150 years ago from Pietra di Langa—a distinctive local sandstone that has shaped construction here for centuries. Once relied upon to regulate temperature, the property’s thick walls now work alongside modern sustainable systems, including underfloor heating, photovoltaic panels, solar-powered hot water, and a heat pump. Spanning 4,585 square feet (426 sq m), the four-bedroom home balances historical character with understated contemporary interiors. Original stone walls and rustic beams provide a sense of warmth and authenticity, with modern details seamlessly woven throughout. A professional Miele kitchen and generous dining room with open fireplace flow into a series of four outdoor terraces, extending the living areas into the surrounding landscape. The 36-foot (11 m) saltwater

pool completes the outdoor spaces, with enviable views over the valleys and adjoining Moscato vineyard beyond—still tended and harvested by a local grower. “The interiors reveal a confident and cultivated sense of design, yet nothing is overstated or fixed in place,” says Tommaso Da Rin Puppel of Talamona Real Estate Christie’s International Real Estate. “This balance, assured yet unconstrained, gives Casa Sole its character.” Life here follows the rhythm of the seasons. Fall mornings come wrapped in ribbons of mist drifting through the Belbo Valley before the sun reveals endless rows of Moscato vines. Beneath an ancient fig tree, long summer lunches of handmade pasta and dishes rich with local truffles and hazelnuts stretch into aperitivo hour. Evenings are marked by spectacular sunsets that inspired the name Casa Sole. Despite its peaceful setting, Casa Sole is connected to the best of Piedmont. Alba, famed for its white truffles, exceptional

restaurants, and annual truffle fair, lies less than half an hour away, while Asti, Turin, the Ligurian coast, and Alpine ski resorts are all within easy reach. With a population of just over 1,000, Cossano Belbo offers a rare sense of community, where vineyard life, local traditions, and a slower pace remain central to everyday living. For Da Rin Puppel, Casa Sole represents something rare. “The property is above all an oasis of peace and inspiration. A place that quiets the mind and invites a different rhythm of living,” he says. “Properties of this kind are uncommon, and the feeling it leaves you with lingers for a long time.” Luxury can be created in many places. The chance to become part of a landscape whose story began more than 2,500 years ago—and to continue writing it—is much more difficult to find. • €2,650,000, Talamona Real Estate Christie’s International Real Estate, Tommaso Da Rin Puppel, marketing@ talamonarealestate.com, +39 0332 511861

ew design motifs have proved as captivating as the curve. From the sensuality of Oscar Niemeyer’s Modernist architecture and the crescent sweep of Vladimir Kagan’s Serpentine sofa, to the biomorphic brushstrokes of Wassily Kandinsky’s Dominant Curve and the hollowed scoop of a Henry Moore sculpture, curves have inspired some of the most iconic works of the past century. Their appeal lies partly in their mirroring of the natural world. The snaking course of a river, the rippled ridges of a sand dune, the coiled spiral of a shell, the graceful nape of a neck—curves are

written into creation. While a straight line asserts control and constraint, the curve slows the eye and invites movement, drawing us into a journey rather than a destination. Niemeyer himself once said: “It is not the right angle that attracts me, nor the straight line, hard and inflexible, created by man. What attracts me is the free and sensual curve—the curve that I find in the mountains of my country, in the sinuous course of its rivers, in the body of the beloved woman.” Or put more succinctly by late architect Zaha Hadid: “There are 360 degrees, so why stick to one?” F

Richard Serra’s The Matter of Time

Luigi Ghirri’s Ferrari photography

Lekha Hileman, curator, Guggenheim Museum Bilbao

Michael Famighetti, editor-in-chief, Aperture magazine

The Matter of Time (1994-2005) is unsettling and brilliant because it uses the curve to bridge impossible engineering and profound emotional response. By twisting plates of weathering steel into torqued ellipses, Serra achieves breathtaking mechanical defiance: no external bracing, no visible support, just the continuous mathematical arc turning rigid industrial metal into a selfbalancing ribbon that barely touches the ground. These curved walls dissolve our vertical anchors, triggering a visceral vertigo. The curve subverts the material’s own weight, making stationary steel feel alive. It is a genuine paradox: the heaviest language of industrial modernity behaving with the lightness of fabric. To walk through it is not to view sculpture but to be acted upon by it—the body itself becoming the measure of mass, torque, and time.

In the 1980s, the beloved Italian photographer Luigi Ghirri was commissioned to document the operations inside Ferrari’s factory in Maranello. Before turning to photography, he worked as a land surveyor, developing an astute eye for the forms and shapes of the world around him— embarking on “minimal journeys” to render streets, architecture, landscapes, and beaches with rigor and a hazy dose of the otherworldly. Advertising added visual play and trompe l’oeil punctuation to his scenes. In the factory, he focused on the craft of car making, the engineers and workers that made the world’s most mythic automobiles, and the beauty of their constituent parts: samples of leather fanned out with care, the minimalist curve of a sunbaked, cherry-red open hood. Before his lens, the iconic car is reverently distilled to its elemental forms. F

Oscar Niemeyer’s buildings Jonathan Adler, American potter and designer The Yiddish word beshert means “meant to be” and Oscar Niemeyer’s curves in Brasilia are beshert. They look like they were uncovered rather than created, that they were somewhere in the collective unconscious, and once I saw them, I could never unsee them and never unlove them. Something well designed feels inevitable, like it’s just supposed to be that way. It’s not a design decision, it’s a truth revealed. F

Henry Moore’s Double Oval

The natural equestrian form

Paul Denton, director of creative programmes and exhibitions, Royal Botanic Gardens, Kew

Curves have been a key feature of London’s Kew Gardens throughout its history, from the almost 180-year-old Palm House, designed by Decimus Burton to replicate the hull of an upturned ship, to John Pawson’s Lake Crossing walkway (2006). The most striking silhouettes we have in the gardens at the moment are created by Henry Moore’s sculptures. Double Oval (1966), sitting just behind the Rose Garden, takes the shape of two large arches that appear to grow directly from the ground, much like the historic trees that surround them. With sweeping curves and negative space creating a unique interplay that encourages the viewer to explore this huge bronze from all angles, this piece offers new windows onto one of Kew’s most recognizable vistas and looks particularly spectacular surrounded by the golden foliage of the season.

The swish of a horse’s tail is something I’ve only just fallen in love with. This spring, I spent some time in Egypt with an amazing company called Ride Egypt. My wife is a devoted rider and has traveled with them several times, so I joined one of their journeys through the desert. It was breathtaking and exhilarating in equal measure. I have spent the past 20 years photographing my dogs. Horses are, in many ways, just very large dogs, only considerably more powerful and rather more dangerous. I spent the trip photographing the horses, and the thing I found most fascinating was the detail of them: their gorgeous eyes, their powerful legs, their eyelashes, their hooves. But the thing I loved most was the swish of their tails. So today, this is my favorite curve—a perfect piece of natural design, effortlessly sweeping flies away. F christiesrealestate.com | 33

Greg Natale, Australian designer When I was approached to design Bellevue Hill House in Sydney, the home featured Hollywood Regency-inspired interiors with a strong geometric expression. A decade later, the new owner asked me to redesign it to suit her style. She wanted her Greek heritage to be showcased and for the home to feel soft and feminine. Drawing on the Cycladic architecture, I wanted to evoke this sensibility by replacing all angular walls with curved forms. A new language defines the spaces, with the contours of every wall, skylight, staircase, and archway now rounded. When it came to furnishings, I chose Vladimir Kagan’s Serpentine sofa from the 1950s. Its sinuous silhouette felt perfectly at home within the living room’s proportions and refined profile, making it a centerpiece of the space. •

When you look at architect Peter Zumthor’s organic curves, they feel completely freeform, but from an engineering perspective, the galleries have an underlying geometric discipline. The opportunity and challenge in their creation was making sure the structure was suitable for the architecture—and designing a system that could support a 900-foot-long (274 m) horizontal building spanning 150 feet (46 m) directly over Wilshire Boulevard.

Private Sales

Some art buyers require discretion and care, and the Private Sales team at Christie’s is on hand to assist collectors away from the gaze of the saleroom

hristie’s may be best known for the drama of the saleroom, but a quieter and equally powerful side of its business unfolds behind closed doors. As Global Head of Private Sales, Adrien Meyer leads a part of Christie’s business that transacted $1.5 billion across 40 collecting categories in 2025—frequently placing the year’s most valuable works without a single paddle raised. Here, he explains how the team sources offmarket masterpieces, why buyers pay a premium for exclusivity, and what private sales reveal that the auction room cannot.

For those unfamiliar with Christie’s Private Sales, how does the team operate within the traditional auction house? Privates Sales is a matchmaking service. We source specific objects to fulfill wishes through our network of 500 specialists. We transact privately across 40 collecting categories from fine art to jewelry, decorative arts, watches, handbags, and even cars. It is discreet and swift: 82 percent of the works we offer change hands within 50 days. Buyers are willing to pay a premium for this exclusivity. Private Sales is an established part of our business, it’s “always on,” and it’s not new. Our founder James Christie regularly negotiated private sales, most notably the sale in the 18th

century of the exceptional art collection amassed by Great Britain’s first prime minister, Sir Robert Walpole, to Catherine the Great of Russia, which forms the core of the Hermitage collection in St. Petersburg. We also hold regular “selling” exhibitions to promote this discreet part of our business. At this year’s Venice Biennale we held an invitationonly exhibition, Ghost Pavilion, in Ca’ Dario, a magnificent Grand Canal palazzo that is allegedly haunted. To capture the spirit of the property, works included “vanitas” by Andy Warhol and Carracci, alongside views of Venice by Turner and Manet, and a portrait of Laura Dianti by Titian. Contemporary artists included Maurizio Cattelan and Mark Bradford, who represented the United States at the 2017 Venice Biennale. Works were valued from $500,000 to $50 million-plus, and the exhibition drew more than 2,700 visitors and led to many sales.

How is the Private Sales team comprised, and how do the experts connect with the wider Christie’s team? The teams work hand in hand as the clients are the same. There are Private Sale Heads in each major collecting category who lead this important part of the business to ensure we cater to our clients. The same level of expertise, client care, and due diligence is applied. F

“Private Sales is discreet and swift: 82 percent of the works we offer change hands within 50 days”

Can you walk us through how a purchase with Private Sales works? Let’s say you are looking for an engagement ring, a specific diamond cut within a price range. One of our specialists would come back to you with a selection of rings available, then undertake the negotiation to get the best price and ensure it is delivered in time. Should you be looking for a particular kind of painting, we would identify those in private hands and engage with the owners, who may not have been looking to sell.

Where do private sale items come from, and how do you secure them? Our main advantage is our global network of specialists and their knowledge of the object’s location. A client may wish to sell something discreetly and at a set price. We will know who the most likely buyer is, informed by our auction experience, and make the approach to broker the sale. Private Sales can also be a step ahead of auction, in case a sale could be brokered ahead. This is especially helpful should a client need a quick sale.

What motivates a client to sell or buy via Private Sales rather than through the auction room? We would love to understand the benefits for both the seller and the buyer. We always explore both options. Our specialists make recommendations based on the client’s needs and their knowledge of the market. In some circumstances, the wish for discretion or the certainty of an aspirational price will prevail. In other instances, sellers will welcome the competitiveness of the open market. There are merits on both sides.

Private Sales

Where are your most active markets and collectors?

Can you share any standout private sales that capture the uniqueness of your work?

More than half of our buyers are American. Consignors are more evenly spread between Europe and the United States, and increasingly from Asia. Private Sales had a strong year in 2025, totaling $1.5 billion, which represented a 24 percent contribution to global sales. It’s a growing area of our business with around half of our buyers new to this channel.

We are proud of the museum acquisitions brokered by the Private Sales team in 2025: the National Gallery’s Ballet Dancers by Edgar Degas and, in a separate transaction, a portrait of King David (1651) by Guercino. And there was a marble relief by John Deare, a Neoclassical sculptor working at the end of the 18th century, for the V&A, and five important medieval manuscripts from the collection at Longleat House, acquired by the British Library.

Without the theatre of an auction, how do you arrive at an item’s pricing and build client confidence in its value? It is our job to explain the merits of a buying opportunity and clients are quick to see the value in being the only one considering it. The consignor has control over the final price, which provides a certain peace of mind. A work sold privately also protects the freshness of the item, which in some cases has a significant added value that buyers are willing to pay a premium for.

Can you mention any recent works sold—or currently available—that would surprise even seasoned collectors? Some might be surprised to find online the presence of meteorites and fossils side by side with a first edition of Sir Isaac Newton’s Principia from 1687. The offer is rich and our specialists’ guidance and advice is available to everyone. Come along to Christie’s in person or online— there’s so much to discover. •

Are you seeing any categories or price levels where private sales are becoming the dominant model? Amazingly, the top works in value sold at Christie’s last year, and in recent years, were sold privately. This applies to both modern and classic art. While private sales are getting increasing traction from our most important clients, I can also attest as an auctioneer that nothing replaces the potential for surprises in a live auction. That’s where the magic happens.

How do you help clients shape a collection? By taking time. It is key to learn about the category you are interested in first, then buy with your eyes, not your ears. Our specialists are always on hand to recommend works which might fit a client’s taste.

Do private sales reveal anything about specific markets that auctions can’t? Private sales are, by their very nature, discreet and that is important to some of our clients. For us at Christie’s, each informs the other and they work in harmony together.

Which categories are currently strongest in private transactions? The highest-value transactions tend to be in our 20th- and 21st-century art categories, but also just as significantly in Old Masters and jewelry.

Show jumping

W

hen Jessica Springsteen rode into the arena at the Tokyo Olympic Games, she wasn’t there as the daughter of Bruce, the world-famous musician. She was there as an elite athlete chasing a childhood dream. The same can be said for Eve Jobs, daughter of Apple founder Steve Jobs; Jennifer Gates, Bill Gates’ daughter; and Georgina Bloomberg, daughter of former New York Mayor Michael Bloomberg. All have chosen to pursue one of the most demanding and unforgiving sports on the planet—where success cannot be inherited, bought, or guaranteed. Because in show jumping, the horse does not care who your parents are. Equestrian sport is the examination of the relationship between horse and rider. It is this unique partnership with the animal—part athlete, part teammate, part trusted friend—that has drawn generations into something that combines prestige, heritage, risk, and emotional investment in equal measure. It also combines old-world glamour with modern action. One week, riders are competing beneath the Eiffel Tower in Paris, the next on the beaches of Miami, under the lights of Doha, or overlooking Monaco’s superyachtfilled harbor. Events are sponsored by some of the world’s most prestigious brands. Rolex, Gucci, Longines, Hermès, and Loro Piana have all recognized the appeal of a sport that attracts an audience unlike any other: affluent, international, family-oriented, and deeply passionate. Yet for all its sophistication and social cachet, show jumping remains a sport that demands focus and dedication. At the Tokyo Olympics in 2020, Springsteen helped Team U.S.A. secure silver. It was the culmination of years of sacrifice and preparation for the daughter of The Boss, and it represented a lifelong ambition. “Throughout my career, representing my country has been my biggest goal,” she says. Her success illustrates one of the great truths about equestrian sport. Wealth may buy access to talented horses, coaching, and opportunities, but it cannot guarantee victory. A rider may be heir to a billion-dollar fortune or a self-made entrepreneur, but once they enter the arena, they face exactly the same challenge as everyone else: persuading a 1,400-pound (635 kg) equine

athlete to jump a series of high fences, at speed, without touching a rail. As Irish Olympian Cian O’Connor puts it: “It’s difficult and technical. In Formula 1, you need a good car—in show jumping you need good horses.” And good horses are becoming increasingly valuable—in Ireland, the best are changing hands for more than €10 million, driven by rising global demand and limited supply. “There are so many people wanting to do it and only a certain number of these special horses being bred,” says O’Connor, who also trains riders and trades show-jumping horses from Karlswood, his esteemed training center in Ireland. “It’s like property. If you know what you’re doing, you can make money from buying and selling horses.” Goffs—one of the world’s leading bloodstock auctioneers—has been selling racehorses since 1866. The company wants to be part of the upward trajectory in show jumping, and in August will be holding its first sale of show-jumping foals at the prestigious Dublin Horse Show. Buying a foal is a bit like investing in emerging artists: the challenge lies in identifying tomorrow’s star before everyone else does. But unlike traditional luxury assets, these are living, breathing athletes. “Horses are horses,” O’Connor says. “Even when you’re chasing goals and medals, it’s important to remember why you got into it. We all got into this game because we love horses. You love riding out, you love the smell of them, you love saddling them, and spending time with them. That never leaves you.” The relationship between horse and rider remains the sport’s defining characteristic. It can take years to develop trust, confidence, and understanding between a rider and a horse. Yet that partnership can unravel in a matter of moments through injury, loss of confidence, or simple bad luck. Springsteen describes that connection as the greatest reward the sport offers. “What I love most about show jumping is the relationship you build with your horses,” F

Show jumping

she says. “You have to earn their trust and then they will try their hardest for you.” The emotional highs are extraordinary. So too are the lows. “This is an all-consuming sport,” Springsteen explains. “There is never any off time because even when you take a day off riding, you are thinking about your horses at home and what you can do to improve your performance. You definitely have more lows than highs. You can be at the top of the sport and maybe a couple of your horses get injured, and it writes off the whole year and all sorts of chances.” Few sports demand such patience. Success often comes down to 90 seconds in the ring after years of preparation. “You have to be as coolheaded as possible in this sport,” says Springsteen. “Your horse feels your energy.” That combination of pressure, partnership, and unpredictability is one reason show jumping

extraordinary: a guaranteed $300-million prize fund, the largest in the history of the sport. “This is not a typical sports league launch,” says Moffitt. “Jumping sits in a $300-billion equestrian economy, supported by 1.7 billion people. What is missing is not spending—it’s structure.” As well as offering free-to-view broadcast coverage, PJL is partnering with Box to Box Films, creators of Formula 1’s Drive to Survive, in a bid to bring in new audiences through storytelling, technology, and premium entertainment. Moffitt believes show jumping possesses all the ingredients required for global success. “The demand already exists,” he says. “We aim to professionalize that through a global, meritbased team league that concentrates on quality and creates compelling season-long narratives.” Yet the essence of the sport remains unchanged. Behind every glittering venue, private

“What I love most about show jumping is the relationship you build with your horses. You have to earn their trust and then they will try their hardest for you” continues to attract ambitious, high-achieving people. “It’s a glamorous and intriguing sport,” says O’Connor. “But it’s also technical and difficult. Through training and hard work, that combination can come into something magical.” Increasingly, show jumping is undergoing its own transformation. The Longines Global Champions Tour has already established itself as the luxury circuit of show jumping. Now a new player is preparing to enter the arena. The Premier Jumping League (PJL), backed by billionaire investor Frank McCourt and led by hospitality entrepreneur Neil Moffitt (former CEO of Hakkasan Group), aims to create what many describe as the Formula 1 of show jumping. Launching in 2027, the league will feature 16 teams competing across 14 international destinations throughout Europe, North America, and the Middle East. Its headline figure is

jet, and luxury sponsor are early mornings, muddy boots, dedicated grooms, veterinary teams, and years of patient work. “It is the background team—‘the engine room’— that people don’t see,” says O’Connor. “The grooms, trainers, vets, physios, and owners of the horses—most elite riders rely on wealthy patrons to invest in horses. There are so many people involved in every successful performance.” Ultimately, that may be why show jumping continues to captivate. Beneath the glamour lies something profoundly authentic: a partnership built not on status or wealth, but on trust. Trust between horse and rider and trust in your team. In a world increasingly dominated by technology, there is something timeless about that. • Eleanore Kelly is a former elite event rider turned journalist and equestrian consultant who has written for Tatler, The Times, and The Telegraph

amas, Utah, sits at the threshold of an ancient wilderness, where ranch land gives way to the mighty glaciers, canyons, and aspen-cloaked peaks of the Wasatch Mountains to the west and the Uinta Mountains to the east. There are few places in the American West that feel so expansive yet so intimately connected. Here, wide-open spaces are matched by a strong sense of belonging, where community thrives amid the vastness of the landscape. It’s within 30 minutes of skiing at the new Deer Valley East Village and about 40 minutes away from Park City Mountain Resort. Properties in the Kamas Valley offer multi-acre compounds, horse pastures, and legacy estates defined by privacy and space. Red Arrow Ranch not only typifies ranch living but elevates it—this is an extraordinary homestead where heritage, scale, and prestige converge.

“The remarkable thing about Red Arrow Ranch is that it feels both connected and completely removed at the same time. The property is private, peaceful, and spacious, but it never feels isolated. That balance is rare,” says Ellie Rampulla of VUE Christie’s International Real Estate, who is marketing the property with her colleague Onie Bolduc. “Riders can leave directly from the property and access the Uinta Mountains without trailering. That kind of ranch-to-range connectivity is becoming increasingly difficult to find.” On an expanse of 22.78 acres (9.2 ha), the owner has assembled Red Arrow Ranch with a vision of creating an equestrian sanctuary where people and animals can thrive together. Every detail reflects a commitment to horsemanship at the highest level. From its custom barns with accommodation for extended family, guests, or staff, to its Olympic-scale indoor

arena and premier outdoor arena, covered round pen, trail riding course, paddocks, pastures, and water holdings, it is the result of years of work. “The style is best described as legacy ranch living: equal parts equestrian facility, retreat, and gathering place,” says Bolduc. “It embodies traditional Western values: stewardship of the land and water, humility, loyalty, and hard work. I imagine the next owner being from a ranch family— people who love horses, believe deeply in community, and want to carry forward the culture and values this property has helped support for years.” The ranch is indeed deeply woven into the fabric of Utah’s rodeo community. Cowboys from the Pete Carr Pro Rodeo stay here during the Oakley Rodeo, young riders board horses here, and local families use the facilities to teach the next generation to rope and ride. The property

Kitchen trends

The kitchen is the most important room in any home, but getting the design right takes skill and judgment, as our three experts reveal

Turn up the heat A

s the heart of a house, the kitchen is where memories are made over meals and conversation. It’s where gathering is second nature and spending time alone never feels lonely. Kitchens need to be functional yet beautiful, and because they’re hubs for family and friends, they must make space for personality to take shape, too. “Today’s luxury kitchen must perform at an exceptionally high level while feeling effortless and deeply personal,” says Abigail Kahan, founder of a namesake design firm in New Jersey. “More than ever, clients want spaces that support the realities of everyday life without sacrificing beauty.” While current trends push contemporary kitchens to be a clever representation of the past and present—seamlessly layering practicalities with comforts—it can be a challenge to determine which details are the most covetable. Here, three designers share what clients are asking for in their kitchens now, and how those requests are shaping a new chapter of design.

A range of disappearing appliances Technology is integral to kitchens, and clients are not asking for less of it—they just want it to be more discreet. “The goal is not to eliminate technology, but to integrate it so seamlessly that it disappears into the architecture,” says Amy Peltier, owner and creative director of Peltier Interiors in San Marino, California. Kahan echoes this approach in her work. Panels cover refrigerators and other large appliances, while smaller cupboards tuck away the rest of them. “One exception is the range, which is treated as a statement piece,” Kahan says. “We’re seeing growing interest in beautifully crafted, specialty ranges from makers such as La Cornue, L’Atelier Paris, and AGA—pieces that feel more like furniture than appliances.” Sculleries are another solution. “They provide a dedicated space for preparation, storage, and entertaining support while allowing the primary kitchen to remain uncluttered,” says Sarah Solis, the Los Angeles-based founder and principal of interiors brand Galerie Solis. Stone is commonplace in kitchens, but for many years this piece of the design puzzle was often second-tier to cabinetry. But right now, many clients seem to be prioritizing this component as a star feature. “My clients want bold, expressive stone,” says Solis. “Richly veined marble is being used to introduce drama, artistry, and a sculptural quality to otherwise classic kitchens.” Peltier agrees, noting that requests for natural stone are more prevalent than manufactured options. “Today, people are gravitating toward natural stone with character, movement, and

imperfections.” She adds that cabinetry is becoming more sophisticated in response, and her clients are requesting millwork that looks intentional—particularly where stone is most spotlighted, on the island. “They are looking for furniture-inspired details,” she adds. In fact, the entire room is experiencing a renaissance of craftsmanship. “Coffered ceilings, paneling, decorative moldings, and custom range hoods are replacing large expanses of plain drywall,” Peltier continues. “The era of stark white kitchens is fading, and clients want kitchens with depth.” F

A space of shared experiences Clients still want kitchens that facilitate togetherness and calm. But while these requests aren’t new, the approach to achieving them is. Natural stone and tailored furnishings, plus hidden appliances and thoughtful tech, all point to a wellness trend—kitchens should allow residents to unplug, unwind, and enjoy the simple things at their own pace. “There is a growing emphasis on kitchens that prioritize longevity over spectacle,” Solis says. To her, this is an indication that trends aren’t as important to clients as they once were. They want a space that authentically represents them instead. “Kitchens are increasingly designed around participation rather than performance,” Kahan continues. “Clients want spaces where family members, guests, and even private chefs can comfortably cook together. Features such as oversized sink basins with double faucets allow multiple people to work side-by-side, transforming cooking from a solitary task into a shared experience.” This theme is also dictating where the kitchen is located, and the layout is often linked to the garden. “The best designs make it feel as though the kitchen simply continues outdoors, creating one connected living experience,” Peltier says. That’s one thing the heart of a home thrives on: fresh air and good company. • Kelly Donaldson is a writer whose work has appeared in The New York Times, Vox, Travel + Leisure and Architectural Digest

T

he private, gated enclave of Sea Island has long been a draw for those seeking discretion and seclusion. One of four Golden Isles off the southeastern coast of Georgia, this sliver of land 75 miles (121 km) south of Savannah was developed in 1928 as a coastal idyll by Hudson Motor Car Company founder Howard Coffin. Its landmark hotel, The Cloister, has hosted presidents, celebrities, and royalty over the decades, and the island came to global attention in 2004 when President George W. Bush convened world leaders here for the G8 summit. Fanned by gentle ocean breezes from its perch along a chain of barrier islands, the landscape unfolds across five miles (8 km) of pale sand, maritime oak forests draped in Spanish moss, grassy salt marshes, and tidal creeks winding toward the Atlantic. Life on Sea Island centers around world-class golf, sailing, tennis, charter fishing, and fine dining. Because of this richness of landscape and lifestyle choices, homes for sale here remain a rare commodity. At the northern end, this five-bedroom residence presents an opportunity to experience Sea Island living at its most exclusive. Designed by Summerour Architects and built by Summerour Construction, Inc., the home offers 7,750 square feet (720 sq m) of space for family and friends to gather across the seasons. Water defines the experience here. “The lure of this home is its rare combination of privacy and water access,” says Bonneau Ansley of Ansley Real Estate Christie’s International Real Estate. “You have the quiet beauty of the marsh, incredible sunset views, and a private deep-water dock that puts the Atlantic less than five minutes away by boat. It feels peaceful and tucked away, but still very connected to the Sea Island lifestyle people want.”

The architecture maintains a constant relationship with its surroundings. “The western exposure is a major part of the story,” Ansley adds. “From the main living spaces to the upper level, the perspective is constantly connected to the water.” Outside, cedar shingle, white-metal-framed glazing, a bespoke louver system, and a spa-style pool and terrace recall the elegance of a grand seaside pavilion. Inside, interior designer Kay Douglass brings contrast to a white palette with bursts of bold color and graphic pattern. The showpiece kitchen anchors the home. Marble countertops, a center island designed for gatherings, bespoke cabinetry, and a bold black-and-white tiled feature over the range define the space. Curated to keep hosts connected to guests and views alike, it flows seamlessly into the open-plan living and dining areas, and fireside lounge. Additional amenities include a pickleball court, outdoor kitchen and bar, outdoor shower, boathouse, gated entry, mud room, oversized garage, and fully fenced grounds. “The home has a timeless coastal style, but with a more refined point of view,” says Ansley. “It feels relaxed without being casual, and polished without feeling formal. It would be ideal for a buyer who values architecture, water access, entertaining, and privacy.” • $17,750,000, Ansley Real Estate Christie’s International Real Estate, Bonneau Ansley, bonneau@bonneauansley.com, +1 404 906 3161

City of wonder S

earing across a June night’s sky, a rousing spectacle of light, music, and fire recently brought Barcelona to a standstill. This was a milestone moment; a celebration of the Sagrada Familia’s slow-rising and finally complete Torre de Cristo. But there was a much grander story playing out at the iconic church, too. Swirling amid all the cultural symbolism, high-tech wizardry, and citywide pride, this was a proclamation— the spark of something new. Gaudí’s spiritual skyscraper, which stands at an impressive 577 feet (176 m), is remarkable as the city’s oldest, newest, and now tallest tower. It is emblematic of the Catalonian capital’s lofty ambitions—this is a city that is no stranger to architectural visionaries eager to make their mark through captivating edifice, which may partially explain its perennial state of being under construction. As Barcelona embarks on yet another chapter of map-altering urban regeneration, its scale reminiscent of the preparations for the 1992 Olympics, the city is reminding everyone about its penchant for pushing the limits of imagination. “A succession of designers have encouraged reflection about identity, self-image, and the city’s eternal thrust towards a better future”

Barcelona’s organizing principle has long blended future-focused thinking with epic feats of emotional projection. As an opening act for the city’s UNESCOUIA designation as the 2026 World Capital of Architecture, the Sagrada Familia celebration showed the area at its finest. Emanating from the synchronized lightshow and the orchestra’s heavenly melodies, the city seemed eager to talk about tomorrow. As a final heartstring-plucking showstopper, the crowd, which included Spain’s prime minister, regional politicians, cultural figures, and Pope Leo XIV, were treated to a celestial apparition of Antoni Gaudí—care of a drone swarm—who nodded in approval over the structure that he started in 1882. The night will long be remembered as the one in which Barcelona stood taller as the rest of Spain watched on with awe (and perhaps a hint of envy). A raft of events, activities, and exhibitions is now stretching across the rest of the year; an opportunity to show how far the city has come while also unveiling where it is heading. Gaudí is always a good place to start. Personifying Barcelona’s spirit of boundlessness and readiness to redefine the possible, the visionary architect danced between deeply religious faith and subversive thinking. Catalonia’s Gaudí worship came late. Misunderstood and underappreciated while alive, his work is now integral to regional identity. Perhaps seeking atonement for his death (hit by a tram and mistaken for a homeless man, he died alone in 1926), a push to canonize the man dubbed “God’s architect” started in 1992. Much of his work needs little introduction.

Beyond the basilica, there is Casa Milá, known locally as La Pedrera, then Casa Batlló with its fantastical façade, and the immersive grounds of Park Güell. Lesser known is Gaudí’s first privately commissioned house, Casa Vicens, which was transformed into a small museum in 2017. Envisaged as a country house for a wealthy stockbroker back in 1883, one of Gaudí’s disciples doubled its size in 1925 on his own. Neither could have imagined how this property would become such a catalyst for change in Catalonia’s vernacular. Permeated with natural motifs, floral forms adorn the ceilings, fruit is carved into the smoking room’s Moorish-inspired concaves, and the painted forms of majestic fauna, including several flamingos, grace the walls. Each room provides an insight into the ideas of a designer who pushed Barcelona’s visual identity into the realm of fantasy. In the well-heeled district of Sarrià-Sant Gervasi, an even lesser-known private home by Gaudí opens for private tours. Constructed between 1900 and 1909, Torre Bellesguard proffers insights into the architect’s playful approach to building medieval-styled manors. Despite Gaudí’s posthumous celebrity status, many Barcelonins are happy to guide visitors beyond the architect. A short walk from the Sagrada Familia, the Recinte Modernista Sant Pau is a testament to the healing potential of the built environment. Lluís Domènech i Montaner designed the precinct as a hospital that is rich in color, with flourishes of fantasy and forms that harness natural elements. Today it is a cultural hub, school, and center for investigation. On the other side of town, perched on the Montjuïc mountain, Josep Lluís Sert’s Modernist masterpiece is home to the Fundació Joan Miró museum. The artist established this outpost as the Centre d’Estudis d’Art Contemporani (CEAC) to champion new talents. Home to Miró’s extensive archive and many of his Surrealist works, the space also spotlights experimental and emerging artists. But the building is worth the visit alone, subverting the idea of an enclosed museum by opening the structure to beams of sunlight and spectacular views of the city’s skyline. Then there’s another of Barcelona’s celebrated eccentrics, late sculptor Xavier Corberó, whose seemingly infinite construct of chambers and arches began in 1968, bequeathing a legacy of labyrinthine wonder. Recently acquired by architecture collective Mesura, his former residence and studio is set to reopen this year as Espai Corberó, with a program focused on the cultivation of creativity. In recent years the city has been reimagining public spaces, too. Entire blocks have been pedestrianized as part of the wider Superilles project, bringing a combined sense of calm and vibrancy back to neighborhood sidewalks. The most prominent paragon of the city’s increasingly greener pastures is Plaça de les Glòries. Once dominated by heavy traffic, it now has a complex subterranean tunnel system that has made space on the surface for a large park and more than 1,000 trees. On its edges you’ll find the mirage-like pergola of the Els Encants market and Disseny Hub design museum, currently exhibiting Seny i Rauxa, an evocative showcase of Catalan architecture that charts the city’s creative evolution from 1875 until the present day. But the conversation around the city’s future is captivating the collective dream. As the setting for the World Capital of Architecture conference, a derelict thermal power plant called Las Tres Xemeneies de Sant Adrià de Besòs will roar back to life before the entire seaside structure is redeveloped into the Catalunya Media City tech hub. Another audacious refurbishment will see the Museu Nacional d’Art de Catalunya (MNAC) expand, bringing its main entrance down to the base of the Montjuïc. An exhibition of the European Union Prize for Contemporary Architecture, curated with the Mies Van der Rohe foundation, provides a sneak peek into what this will look like, inviting people through an abstract door opposite the Modernist pavilion to marvel at 410 nominated works— before the ambitious renovation begins later this year. It’s all part of a wider transformation of the hillside that is timed to culminate for the centenary of the city’s 1929 Barcelona International Exposition. Even Barcelona’s most recognized promenade, the famous La Rambla, is getting a facelift, with the lower stretch already complete. It’s paved the way for projects such as El Teatre Principal, a once-abandoned theater that will become a center for musical theater, live performances, and exhibitions. Walking through Barcelona today, there is a visceral sense of becoming. Gaudí’s unbridled imagination clearly left a mark. But he didn’t transform the city singlehandedly. A succession of other designers have continued to encourage reflection about identity, selfimage, and the city’s eternal thrust towards a better future. In true Barcelona style, this formula extends far beyond its beautifully illustrated façades, and colors ongoing, collective conversations. In a year when many of these lively debates will take center stage—during 1,500 activities spread across its 10 districts—it’s no wonder the entire city feels like a living monument to unabashed adventurism. • Liam Aldous writes for Monocle and LOEWE, and founded experiential design studio ColourFeel 68 | christiesrealestate.com

Which up-and-coming areas are high-end buyers starting to look at that weren’t on the radar a few years ago? Jordan Lederman, Fortune Christie’s International Real Estate, Florida High-end buyers are increasingly looking beyond Miami’s traditional luxury enclaves for better value. As prices continue to rise in areas like Coconut Grove and Miami Beach’s islands, we’re now seeing more interest farther north—in Normandy Shores, Biscayne Point, Upper Eastside, and Miami Shores—where waterfront and newer homes offer more bang for the buck.

Are there specific architectural styles or ages of properties in your market that buyers are gravitating toward, and has that shifted recently? Nicole Leininger, Ivester Jackson Christie’s International Real Estate, North Carolina Over the past few years, we’ve seen a shift away from the traditional Tuscan and Mediterranean styles that were popular in the early 2000s. While location and waterfront quality still drive value, buyers today are placing a premium on clean architectural lines, lighter interiors, energyefficient features, and move-in-ready condition.

Which property types are currently performing strongest in your market, and what’s driving that performance? Carrie McCormick, @properties Christie’s International Real Estate, Illinois In Chicago and the North Shore, the strongestperforming properties are turnkey single-family homes, newer construction, architecturally significant estates, and highly finished luxury residences with privacy, outdoor space, and exceptional design. The buyer at this level is not simply purchasing square footage; they are buying time, ease, security, and lifestyle. With construction costs still elevated and inventory limited, homes that are already beautifully executed command a premium.

What are clients in your market prioritizing right now—privacy, square footage, land, walkability, or turnkey condition? Casey Lesher, Christie’s International Real Estate Southern California, California Better than new. That’s the simplest way to describe what buyers in this market are genuinely after right now. Not turnkey in the functional sense, but move-in ready, with nothing broken, and something that stops them. Buyers across every segment, whether local, from Los Angeles, from the Bay Area, or international, want to arrive and immediately feel that the home exceeds what they imagined. In a market without normal cycles, where we can’t point to a spring window or a rate environment as the trigger for action, the homes that sell are the ones that create their own urgency. Condition and presentation do that.

Which types of buyers are driving demand for properties in your market? Katrina Barrett, Local Luxury Christie’s International Real Estate, Arizona Buyers from Washington state seeking tax advantages, along with buyers from San Francisco, Los Angeles, and Chicago seeking greater safety and stability. Paradise Valley is uniquely positioned because it offers exceptional privacy, one of the highest police-to-resident ratios in the country, and freedom from many of the natural disasters impacting other major luxury markets. Combined with Arizona’s exceptional weather, favorable tax environment, and some of the strongest rental returns in the country, it has become an increasingly compelling destination for aff luent buyers seeking both lifestyle and investment value. christiesrealestate.com | 73

Which neighborhoods or micro-markets are seeing the strongest interest, and what’s fueling that? Christine Perry, Christie’s International Real Estate Sereno, California In Silicon Valley, Los Gatos, Monte Sereno, Saratoga, Los Altos, and Los Altos Hills continue to attract strong luxury demand because of schools, lifestyle, privacy, and proximity to the tech ecosystem. In Lake Tahoe, Incline Village, Crystal Bay, Glenbrook, and the Nevada East Shore are seeing exceptional interest. Nevada’s favorable tax environment is a major driver, but so is the privacy, natural beauty, and limited supply of true luxury inventory. Glenbrook in particular has become increasingly desirable because it offers a rare combination of history, privacy, lake access, golf, and a quieter lifestyle.

How important is proximity to lifestyle factors (schools, culture, green space) in driving demand for certain property types? Valen Lindner, Vue Christie’s International Real Estate, Utah Lifestyle is one of the primary drivers of value in Park City. Buyers prioritize proximity to skiing, golf, hiking and biking trails, Historic Main Street, private clubs, top-rated schools, dining, cultural events, and Salt Lake City International Airport. Park City’s combination of outdoor recreation, luxury amenities, and its easy access continues to attract buyers seeking both adventure and convenience throughout all four seasons.

Which property features are commanding the biggest premiums in your market? Damian Hall, Blackstream Christie’s International Real Estate, South Carolina Water frontage tops the list and it is not close. True Lake Keowee waterfront has appreciated steadily while everything around it normalized. Behind that, long-range mountain views, the kind you cannot lose to a neighbor’s future rooftop. In the equestrian segment, the premium goes to infrastructure done right: a properly built barn, an all-weather arena, fenced and irrigated pasture, and direct trail access. Buyers can price a house; they struggle to price what it costs to build a first-class equestrian set-up from scratch. Club access matters. A completed membership at The Cliffs, a collection of seven gated mountain and lake communities, transfers real value with the deed. And a recently completed renovation now functions like a feature in itself. 74 | christiesrealestate.com

a walk-out from the main level. Anything for entertaining is important, plus sculleries, basements, whole-family entertaining game rooms, and separate spaces seem to be back.

Are there architectural styles or ages of properties that buyers are gravitating to?

“Today’s buyers continue to gravitate toward thoughtfully designed custom homes.” Which property features are commanding the biggest premiums in your market? Shanna Bradley, Ansley Christie’s International Real Estate, Georgia Outdoor living spaces are always at the top of the list. Our weather is so terrific most of the year, and the South loves a covered porch with fireplace and TV, and walk-out pools from main level. I just had a buyer from Chicago who said when the walk-out pool doesn’t exist it does not feel welcoming or connected. There’s better flow with

Beau Blankenship and Jacob Watkins, Christie’s International Real Estate Emerald Coast, Florida Architecture has always been a defining characteristic of the Scenic Highway 30A market. Each community offers its own distinct design language, allowing buyers to find a home that reflects their personal style. Alys Beach has become recognized for its clean-lined courtyard homes inspired by Mediterranean and Moorish architecture, while Rosemary Beach draws influence from timeless European villages with a blend of West Indies and Dutch Colonial design. Today’s buyers continue to gravitate toward thoughtfully designed custom homes with exceptional craftsmanship, timeless materials, and superior construction quality. While newer, turnkey homes remain desirable, buyers have become increasingly discerning, placing greater value on architectural integrity and enduring design rather than simply the newest property.

What are clients prioritizing? Marjan Wolford, Christie’s International Real Estate @properties lone star, Texas Turnkey condition, above everything. Buyers at this level do not want a renovation timeline, a contractor search, or supply-chain risk. After that privacy, quality of construction, and functional square footage over raw size. ay you could construct the greatest golf itinerary imaginable—where would you start? With so many variations of play available, there’s a feast of options waiting to be added to the ultimate golfer’s bucket list. You might prefer the challenge of links golf, where wind, firm turf, and pot bunkers have been an essential part of the game since its origins—but that doesn’t mean you’d turn your nose up at a serene stroll through a tree-lined parkland course. Or you might choose guaranteed sunshine over the potential for clouds and rain, in which case desert golf might be your preference. There are no wrong decisions, just an endless array of unique challenges. Here, we take a walk off the beaten track, avoiding the obvious big names such as Augusta National in Georgia and Pebble Beach in California, to find some of the best courses around the globe. Then it’s just a case of planning the trip of a lifetime, and starting to tick them off, one tee at a time. F christiesrealestate.com | 77

Parkland courses

Merion (East), Philadelphia, Pennsylvania, U.S.A. (previous page) A masterpiece of strategic design known for its wickerbasket pins in place of the usual flags, plus its devilish bunkering, Merion boasts a championship pedigree that has spanned a century.

When the game went inland from the coast, it evolved. The ball began to fly higher through the air, which meant course designers needed to present different challenges. Avoiding trees became part of strategy, play got faster, and greens began to become more interesting and complex. The best parkland courses feel like a stroll through the forest, without the distraction of houses or man-made noises. Instead of forced carries and deep bunkers, thick rough typically serves as the courses’ best defense. The world’s most famous parkland course, Augusta National, has had a tremendous influence on how others have been built and maintained, sometimes to the game’s detriment but also inspiring innovation.

Stadium courses Test yourself in a championship environment and imagine what it would feel like to hear a gallery roar after sticking it close. That’s where stadium courses come in. They are big and brawny and might leave you exhausted once the round is over, but when you watch the pros play them on TV, there’s a sense of satisfaction that’s unmatched elsewhere.

TPC Sawgrass (Championship), Ponte Vedra, Florida, U.S.A. A course that was built to test professionals, TPC Sawgrass has become a magnet for amateurs, many of whom yearn to take on the challenge of the celebrated 17th hole (the Island Green). With water looming on nearly every hole, it’s one of the world’s hardest courses, particularly on a windy day.

Desert courses The game was not meant to be played in the desert, but excellent golf has emerged in such places over the past 75 years. You won’t see many people walking and carrying a bag on courses where the temperature skyrockets after 10 a.m., so carts are part of the experience in desert golf. But so is sunshine and firm turf. Accuracy is paramount since no one wants to venture among the cacti and the snakes to find an errant drive, but the conditioning is usually excellent since the maintenance crew can focus the limited water supply on the greens and fairways.

Yas Links, Abu Dhabi, United Arab Emirates Courses in the Middle East are rarely subtle, and this is no exception—but designer Kyle Phillips’ bold attempt at creating a championship links course in the desert works. Expect wide fairways and picturesque views.

Sandbelt courses Sand is the secret ingredient when it comes to building a great golf course. Not only is it easy to grow a variety of grasses on sandy soil, it will also dependably drain and the ground will remain firm even after a deluge of rain. The Sandbelt refers to the area around Melbourne, Australia, where the land was once covered by the ocean, but in recent years, designers have discovered similar conditions in Nebraska. A sandbelt course stands out because of its unique bunkering, which is sometimes cut right up to the edge of the green. Blind shots and the ability to judge how much the ball will roll out once it lands are a big part of the challenge.

Kingston Heath, Melbourne, Australia Rory McIlroy ruffled some feathers when he called this the best course in the Sandbelt, ranking it ahead of Royal Melbourne. Sometimes referred to as the best flat course there is, Kingston Heath’s terrain strikes the perfect balance between playability and difficulty.

Heathland courses Heathland golf is characterized by its firm, sandy turf and its use of vegetation as a hazard, particularly heather and gorse. You can play the ball through the air, but also utilize the ground, which makes it great for match play and a contrast of styles. Heathland courses are often viewed as providing a social experience, and 36-hole days are broken up by lunch and drinks.

Sunningdale (Old), Berkshire, England Possibly England’s finest course, and certainly its greatest inland one, Sunningdale showcases visually arresting, rolling terrain, with purple heather and yellow gorse working in tandem to paint the backdrop of one of the sport’s most beautiful natural cathedrals. Golf courses

Par 3 courses Hitting a driver off the tee and a long iron into the green is among the game’s most satisfying challenges, but not every round of golf needs to be a stress test. Some days, you just want to hit wedges and have a pleasant conversation, maybe with a drink in your hand. That’s where the recent growth of par 3 courses comes in—36 holes a day might feel like too much once you reach a certain age, but 18 might not feel like quite enough. If you’re staying and playing at a destination resort, a par 3 course is an excellent bet.

Sandbox, Sand Valley Resort, Nekoosa, Wisconsin, U.S.A. It doesn’t have the ocean views of Oregon’s Bandon Preserve or Nova Scotia’s The Nest, but Sandbox does have the best greens. You can play just about any kind of shot, including teeing off with a putter.

Links courses To channel the original ethos of the game, playing the ball along the firm ground, then a seaside links course is the right fit. Scotland, England, and Ireland are home to most of the best links courses, but there are a few places around the world (New Zealand and Oregon) that measure up to the game’s finest. You won’t find many trees on links courses, just sandy turf and imposing dunes that give the land its character. The Open Championship, the game’s oldest major tournament, is contested on a links course every summer. There are plenty of opportunities to play those championship venues, but some of the best links

courses in the world can’t host the Open because they lack the length necessary for the modern game, or the space to build infrastructure like grandstands.

Tara Iti, Mangawhai, New Zealand Considered by many to be the best golf course anyone has built in the past 20 years, Tara Iti is visually stunning—the genius routing gives you repeated views of the ocean—and will challenge your shotmaking with its unique bunkering. • Kevin Van Valkenburg is the director of content for Fried Egg Golf christiesrealestate.com | 83

s the sun rises over the emerald fairways of Gainey Ranch, the Sonoran Desert’s dawn chorus is broken only by the distant thwack of club against ball. Among Scottsdale’s most prestigious golf enclaves, its three nine-hole courses combine immaculate playing conditions with Mummy Mountain views and the saguarocactus-studded landscape beyond. Once the site of Daniel C. Gainey’s Arabian horse ranch, the estate was reinvented in the 1980s as a private resort-style retreat. Championship golf, impeccably maintained surroundings, and a strong sense of community have since made it one of Scottsdale’s most esteemed places to call home. Positioned along the western fairway of the Arroyo Course on a near one-acre (0.4 ha) lot, this beautifully conceived Mediterranean-style estate offers a lifestyle defined by luxury, leisure, and year-round sunshine. The sprawling property commands an enviable position overlooking the course, making early tee times a daily privilege for residents. “You can drive your golf cart straight from the garage to the golf course,” says Maximilian de Melo of Local Luxury Christie’s International Real Estate. “And with abundant sunshine, the climate is perfect for golfing and outdoor F christiesrealestate.com | 85

activities like hiking.” You can even sharpen your short game at home—just steps from the rear entrance is your own putting green. Oriented to showcase the remarkable beauty of the desert through the seasons, the home captures uninterrupted views through floor-toceiling windows and wraparound terraces, creating a clear sightline towards Mummy Mountain and golden-hour skies streaked fiery orange, magenta, and crimson. The primary suite offers a privileged outlook, its balcony revealing sweeping views across the course and beyond. It combines privacy and indulgence: an oversized steam shower, freestanding tub, and makeup vanity create a spa-like escape, while dual walk-in closets, a drop-down ceiling television, coffee bar, and elevator access deliver a level of convenience and seclusion rarely found in a private residence. “The suite is 2,000 square feet (186 sq m),” says de Melo. “It’s almost like a house within a house. And the attached 2,500 square foot (232 sq m) guesthouse makes this the perfect property for easy multigenerational living and entertaining.” The stylish guesthouse extends the home’s versatility with its two to three

bedrooms, a full kitchen, bar, living area, laundry, and dedicated movie theater, making it an independent retreat with every comfort. Hosting comes naturally here. The great room sets the tone, with a statement fireplace, dry bar, and dramatic 24-foot (7 m) sliding glass doors that open to the outdoors. A glass-enclosed wine room for more than 350 bottles and a game room with wet bar add to the home’s entertaining appeal. To the rear, an indoor– outdoor living space features a zero-edge pool and spa, covered dining terrace, outdoor fireplace, barbecue area, firepit, and ramada, while a gym and spa with sauna, cold plunge pool, and outdoor shower provide all the amenities of a private resort. Beyond the gates of Gainey Ranch, Scottsdale delivers a rare combination of desert and cosmopolitan charm. Surrounded by dramatic panoramas, the city offers more world-class golf, acclaimed dining, designer shopping, and a thriving arts scene. It is a place shaped by time outdoors and time well spent. • $7,995,000, Local Luxury Christie’s International Real Estate, Maximilian de Melo, max@mp-realestate.com, +1 480 907 9660

erhaps it was a childhood spent moving through 16 countries as his stepfather followed postings as bureau chief for Time magazine, or the years visiting his father in Central and South America that provided an initial spark of inspiration. Whatever the reason, Francesco Galli Zugaro, founder and CEO of Aqua Expeditions, recognized the appeal of authentic remote river cruising long before expedition travel became fashionable. “I wanted to bring a premium safari-like river experience to affluent explorers looking for immersive wildlife-focused expeditions,” says Zugaro. Following seven years running sales and marketing for a company that owned and operated two expedition ships in the Galápagos Islands, he founded Aqua Expeditions in 2007. He homed in on the Peruvian Amazon, which at the time was on travelers’ radars following Orient-Express Hotels’ tantalizing train journey that rumbled across the yawning Andes. “What remained lacking was a high-end river cruise, so I hired an architect and a chef, and my wife and I built our first boat, Aqua Amazon, which was a 12-cabin ship,” he explains. Key to the setup were two principal pillars that remain true to the offering today: firstly, that guests are always accompanied by a world-class naturalist guide in intimate groups no bigger than five couples per guide. And secondly, that Aqua Expedition ships (the largest carrying just 40 guests) serve as floating basecamps that possess locally inspired contemporary design and world-class fine dining that “brings destinations to life through the palate.” In the Amazon, guests venture off on skiffs into seasonally flooded forests and winding creeks in search of pink dolphins, anacondas, and howler monkeys, before returning to their ship—which has relocated along backwater tributaries—for warm showers, air conditioning, and gastronomic feasts. It’s what Zugaro coins “the Garden of Eden meets Jurassic Park.” This winning formula has allowed the company to steadily grow over the past 20 years, now spanning three purpose-built river cruise ships on the Peruvian Amazon and Mekong Delta, and three ocean cruise ships—all explorer yacht conversions and locally flagged— that journey to the Galápagos, East Africa, Indonesia, and, most recently, the Arctic. The latest offering, Aqua Lares, is an icebreaker superyacht open to both charter and cabin bookings that will transport guests to the higher

latitudes in search of roaming polar bears, basking walruses, and the deafening cacophony of puffins and guillemots. “We’re not expanding for the sake of growth but identifying iconic rivers and biodiversity hotspots where we can bring high-end customcurated experiences,” explains Zugaro, who continues to scout each new itinerary first-hand. It’s his efforts to build hard-earned relationships with small communities and local partners that differentiate Aqua’s itineraries as responsible, immersive, knowledge-rich experiences. “Our guests are seasoned world travelers who look for something beyond lounging by a hotel pool,” says Zugaro. Ultimately, it’s this blend of rugged wilderness and uncompromising luxury combined with Zugaro’s spirit of adventure that remains the company’s driving force.

02 Damaraland desert Namibia and Angola, Africa I did a solo 300-kilometer (186 mile) bike ride on the northern border of Namibia and Angola, cycling along dry riverbeds through the rugged, ancient expanses of the rocky red Damaraland desert. I had a pickup truck behind tailing me with a cab, tent, and necessary supplies, and it was an epic journey that took four days to complete. It was the ideal way to navigate the harsh environments safely.

Five of Francesco’s favorite adventures

01 The Aldabra Islands Seychelles, Africa These islands are the Galápagos of the African continent. The atoll comprises four uninhabited islands—Grande Terre, Malabar, Polymnie, and Picard—which surround a vast lagoon and are home to more than 100,000 giant tortoises. The only way to get there is by boat, which is why I made Aqua Lares the first of our ships to split its time between two sides of the world—the Arctic Circle from June to September and East Africa in the offseason—because these islands are hard to access, but so worth experiencing.

04 Mekong Delta Vietnam and Cambodia, Asia When I moved to Asia 14 years ago, the mad gold rush was all about the Irrawaddy—Myanmar’s principal river and most important commercial waterway—and the Mekong. I settled on building an experience on the Mekong because I wanted to find Asia’s equivalent of Machu Picchu—which is Angkor Wat and the Mekong Delta—and was drawn to life on the river. Travelers visiting Siem Reap, Cambodia, were staying in hotels like Aman and Raffles, but there was no premium offering on the river itself. We’re the only cruise experience with a fleet of private speedboats whose excursions are all water-based.

Africa

My life is all about aquatic exploration, be it freshwater or saltwater, but waking at first dawn anchored off east Indonesia’s Sumbawa Island to snorkel with whale sharks for an hour is up there with some of the best experiences. Saleh Bay is one of the world’s premier destinations to swim with the gentle giants, and it is famous for its crystal-clear waters and striking volcanic backdrops. It’s also close to Moyo Island, which is a national park with stunning waterfalls and a vast nature reserve.

I love combining a Botswana safari with trekking to see the mountain gorillas in the volcanic highlands and misty forests of Uganda and Rwanda. My first trip was part of a recce looking at getting a boat on Lake Kivu, the massive freshwater lake spanning the border of Rwanda and the Democratic Republic of Congo. I’m yet to make it an Aqua Expeditions reality, though I did help a friend build the Zambezi Queen, a five-star floating boutique hotel on the Chobe River offering up-close wildlife viewing.

Moments of reflection Spellbinding lake vistas work their gentle magic at this stunning Tuscan-style property in Villa La Angostura, Argentina
