Costs to Plan For Upfront
EARNEST MONEY
Earnest money is submitted with your offer to show the seller you’re serious about moving forward. It is held in escrow and applied toward your purchase at closing. A typical earnest money amount is around 1% of the purchase price, with a general minimum of $1,500, depending on the home and market conditions.
INSPECTION COSTS


Once under contract, you’ll have the opportunity to complete inspections to better understand the condition of the home. You’re free to choose any licensed inspector, or I can connect you with trusted professionals and help coordinate scheduling. Inspections typically take place within the first 7–10 days of the contract period. General home inspections typically start in the $400s, with additional inspections (pool, septic, etc.) adding to the overall cost depending on the home.
APPRAISAL COST
If you’re financing your home, your lender will order an appraisal to confirm the home’s value. This is required before final loan approval. Appraisals typically start in the upper $500s and can vary depending on the property.

INSPECTION PERIOD
Under Contact: What happens Next?
Once you’re under contract, your inspection period begins. I’ll help coordinate inspections around your schedule so the process feels manageable. It’s important to remember — most homes will have some level of wear and tear. The goal isn’t perfection, but understanding the condition of the home. Together, we’ll review the findings and decide what’s reasonable to address, what you’re comfortable handling, and what (if anything) to request from the seller.
During this time, your lender will also be working on finalizing your loan, including locking your rate and ordering the appraisal.
REPAIR NEGOTIATIONS
After inspections, you’ll have a set timeframe to submit any repair requests in writing. The seller can respond in one of three ways:
• Agree to complete the requested repairs
• Offer an alternative solution or partial agreement
• Decline the requests I’ll guide you through your options so you can make a confident, informed decision on how to move forward.
RE-INSPECTION (IF NEEDED)
If repairs are completed, a follow-up inspection may be recommended to verify the work. This can be done by your inspector (for a fee) or, in some cases, may be required by your lender or appraiser.
CLOSING DAY
As we approach closing, your lender will provide the final amount needed. Funds are typically wired to the title company — and we’ll always double-check instructions together to keep everything secure. You’ll sign the final documents, and once funding is complete… you’re officially a homeowner.

Feel free to visit open houses and explore options — it’s a great way to learn what you like. Just be sure to let the agent know you’re already working with a REALTOR®, and include my name when signing in.
Closing Costs: What to expect next?
Closing costs are the fees associated with completing a real estate transaction and transferring ownership of the property from the seller to the buyer.
Buyer closing costs typically range from 3%–6% of the purchase price, depending on the type of loan, lender requirements, and transaction details.
COMMON CLOSING COSTS MAY INCLUDE:
• Credit report fee
• Loan origination or lender processing fees
• Discount points, if used to buy down the interest rate
• Appraisal fee
• Survey fee, if required
• Title search fees
• Title insurance
• Escrow prepaids for property taxes, homeowners insurance, and mortgage insurance, if applicable
• HOA prorations, if applicable
• Recording fees paid to the county
• Real estate professional compensation (if applicable and agreed upon in your contract)
Lenders are required by law to provide you with a Loan Estimate early in the process, which outlines the projected costs associated with your loan.
At least three business days before closing, you will receive a Closing Disclosure, which details the final terms of your loan and the exact amount needed to close. Reviewing and signing this disclosure promptly is important to help avoid delays.
IMPORTANT TO KNOW
Closing costs are separate from your down payment, and buyers should be aware that closing costs — including, in some cases, real estate professional compensation — can often be negotiated to be paid in part or in full by the seller during the initial offer negotiations.
This is something to discuss upfront, not at the beginning of the transaction when writing your offer — not at the end when final numbers are issued.


How Real CompensationEstateWorks
Recent industry changes have made it more important than ever for buyers to understand how real estate professionals are compensated.
Real estate commissions are not set by law and are always negotiable. Compensation is agreed upon in advance and clearly outlined in writing.
In many transactions, the seller may offer compensation to the buyer’s agent as part of the listing agreement. However, this is not guaranteed, and the structure can vary from one home to another.
WHAT THIS MEANS FOR YOU AS A BUYER:
• You will always know how your agent is being compensated upfront
• Compensation can be negotiated as part of your offer
• In some cases, a seller may cover all or part of the buyer’s agent compensation
• If not offered by the seller, we will discuss options so there are no surprises

Buyer Broker Agreement
BEFORE WE BEGIN TOURING HOMES OR WRITING OFFERS, WE’LL REVIEW AND SIGN A BUYER BROKER AGREEMENT.
This agreement simply outlines:

• The level of service and representation you can expect
• How compensation is structured and handled This step ensures:
• You have full representation and advocacy throughout the process
• Expectations are clear on both sides
• We can move quickly and confidently when the right home comes up
THERE IS NO PRESSURE—THIS IS ABOUT CREATING CLARITY AND PROTECTING YOUR INTERESTS FROM THE VERY BEGINNING.

Be sure to inform me if you want any of these additional inspections preformed since they are an additional cost and may even require different inspectors to be scheduled. It is also important to note that the inspection only covers the main dwelling, therefore shops, detached garages, pool house, and other structures are not included unless specifically requested and an additional fee will likely be applied.

ARE ALL INSPECTIONS THE SAME?
No! Picking an experienced and thorough inspector is crucial. It’s also important to note that ONLY structural engineers can make structural recommendations. Beware of general home inspectors claiming to do structural inspections. In the state of Oklahoma they are not licensed to suggest remedies and will typically refer you to an engineer if there is something of concern which might end up costing you more in the long run.
