The billionaire property developer, philanthropist and Phones4U founder talks to Anne Cuthbertson about the launch of 1 Mayfair later this autumn, the painstaking restoration of his own house and why the rich should pledge their wealth to charity My first London home was a flat in Imperial Wharf. I bought it because the helipad was just opposite and it was hard work driving into London from Stoke-on-Trent. It’s a great spot. Three bedrooms and a small dining room. But I wanted somewhere to entertain, and I started doing more charity gala dinners. I bought my Mayfair house in 2012. I joked that I was looking for a pied-à-terre. I was never looking for anything of this size. It was in such a terrible state. It had belonged to Prince Jefri [of Brunei] who hadn’t used it since 2000. The interior design was a fiasco. Too many colours, too much gold. There were mouldings here, there, and everywhere and the joinery was cheap and nasty. None of the electrics worked. Every time I had a winter charity event here, I’d spend the whole day with the staff trying to get the ballroom warmed up. I’d have two or three 53kW oil heaters which kept tripping the electrics. Only two bathrooms worked. I started monitoring water consumption as we were losing thousands of litres a week. And that was when there was nobody in the house. I found out that the swimming pool was losing vast amounts of heated water. An underground pipe under its base was leaking into Mayfair.

I looked at the house and I thought ‘what can I save?’ I started off with a budget of about £5-10m, which sounds like a lot of money, but it didn’t scratch the surface of what needed doing. In the end, the planners were as good as gold. They gave me pretty much everything I wanted, to make the house beautiful and traditional and restore it back to the grandeur that would fit into Mayfair. And they got that. I probably ended up spending around £60-70m+ on the renovations. It’s now arguably London’s finest house. It’s probably worth around £275m now but I wouldn’t sell it. It’s irreplaceable. I’m a big cyclist and I travel by Tube a lot. And I always walk to Euston to catch the train back to Stoke. It’s a 35-minute frogmarch with my bag. I walk at speed. We do have to get towards more pedestrianisation in London. And we have to solve the transport problems that that creates. If you could get on an electric bus and there weren’t so many cars on the road, we could all leave cars at home. In some countries, they have these little flexi buses where people can jump on and off.

I’m really excited about the launch of 1 Mayfair. We’ve had more than 1,000 enquiries. I think it’s going to be the best quality apartment block in the world. No new development can have anywhere near the size of what we’ve got. I want it to be a massive success. And let’s face it, we are in difficult global economic times. The super-rich are just getting richer and richer, and unfortunately that doesn’t feel as though there’s much spread through to the poorer members of society. It all seems to be

I see London as the best city and Mayfair as the best part of London. I’m going to take it one stage further, as I see Mayfair Village, where we’re situated, as the best part of Mayfair. Labour has made a real mess. I disagreed with what they did based on pure economic policy for GDP growth in the UK and I disagree with the non-dom thing as a matter of fairness because anybody that moved their whole life lock, stock and barrel to the UK based on the non-dom status a few years ago suddenly had it withdrawn after the kids were in school and they’d set up a life. I always believed in Tory principles. More recently, the Tories lost the way completely. I disagreed with a lot of what Rishi Sunak and Boris Johnson did. I’ve been very disappointed in the Tories in recent years. I met Rachel Reeves and Keir Starmer and the agreement was
that I would get to see them regularly to offer my opinion on things. I had the meetings, I offered my opinion and they took no notice whatsoever. We know all the negatives as to why a Reform government might be worrying. But one that’s very easily and clearly identifiable is the negativity about net zero. I believe that we should move towards net zero as quickly as we can, but not by penalising the GDP growth, by encouraging inward investment into the UK, to turn us into a Silicon Valley of the environment and technology and use that to export these products all around the world. The trouble is we don’t have a vision. The UK is just a business, and every business has to find out what the customers want and price it accordingly and we don’t seem to be doing it. Allowances should be based on need, not on age. I’ve got a pensioner’s fuel allowance. Well, why should I have that? Having said that, I do get satisfaction from using my rail card! I pledge to give 70% of my entire wealth away during or after my lifetime. Some of it will be after as I’m very busy at the moment with projects. I do what I can from a charitable perspective.
HIGH HOPES CAUDWELL IS EXCITED ABOUT THE IMMINENT LAUNCH OF 1 MAYFAIR
I don’t understand why any billionaire, or multi-billionaire wouldn’t pledge to give half of their wealth away at least. And if I were a trillionaire, I’d probably pledge to give 99.9% away. Why does any kid need to inherit billions of pounds?
I grew up in a harsh environment. We were in the back streets of Stoke-on-Trent. It was tough on my parents, tough on me. I was trained to fight for survival and fight for the future. When I grew up, as a child, nobody had a home telephone. We knew only two people who had landlines. A few years later, everybody had a home telephone. And given that the mobile phone was so much more flexible than a home phone, I couldn’t really see why eventually everyone wouldn’t have a mobile phone. They were monstrously expensive in those days. I remember Motorola telling me in the 1990s that we would soon be watching television on the mobile phone. I found that extraordinary. And now, look at everyone on the Tube! I get trolls of course, but not many. You have to be pragmatic about the negative comments that you get on social media, but sometimes they seem so blatantly ignorant and unfair. If you want to condemn me once you know me, that’s fine, but why are you condemning me without even really knowing anything about me? Why wouldn’t I have a statue? It’s at Le Provençal [Caudwell’s renovation of the heritage hotel in the French Riviera]. I sort of rationalised it, that I’ve got a watching eye over all the beautiful things I’ve created. The most exciting thing in my life at the moment, is Caudwell Youth. We’re currently helping 400 young people to avoid repeat criminality. We put a one-on-one mentor with them and the success rate is unbelievably high. That’s something I’d love to see grow during my lifetime. ed Green’s work can provoke “quite a strong reaction” when people see it for the fi rst time. “They don’t expect it to come apart the way it does and then go back together again,” says the London-based jewellery designer. She’s speaking about her Wear/Display collection, fi rst launched in 2022. At fi rst glance, pieces appear to be decorative boxes and vases, but they feature hidden, removable elements to wear. The lid of one box doubles as a brooch, while the box itself transforms into a bangle. The idea is “not putting your jewellery away in a drawer when you fi nish wearing it, and having it on display”, says Green, whose work combines materials such as glass, wood, silver, freshwater pearls and gold leaf. A design “sits between jewellery, object and art”, she adds.
Green isn’t alone in making pieces that can be enjoyed on and off the body. Other exhibitors at this month’s Goldsmiths’ Fair in London, an annual selling event featuring work by UK-based contemporary jewellers and silversmiths, explore this idea in different ways (jedgreen.co.uk). Romilly Saumarez Smith displays her Land, Sea and Night Sky lapel pins on a stand, while her new brooch, That Golden Stain of Time, can be hung on a wall when not being worn. Many of her pieces incorporate metal-detected fi nds. This brooch is a medieval bronze piece that would have decorated horse tackle, which she has transformed into jewellery with the addition of two black-diamond crystals and three hanging diamond slices (romillysaumarezsmith.com). Displaying jewellery is an idea Saumarez Smith incorporates in her own east London home: a rope-chain necklace by Lucie Gledhill, another fair participant, hangs on one wall. Ute Decker, a jewellery artist based in Bloomsbury, creates wearable sculptures in gold, silver and copper. She initially crafts a form in garden wire, before deciding how it should adorn the body, and then makes brass maquettes to explore “the right balance on the body and how it feels on, to make sure it’s a perfectly comfortable piece”. She displays many of the fi nished designs as sculptures; her arm pieces can be bought with a bespoke stand made from 7,500-year-old bog oak (utedecker.com). utedecker.com). “They’re conversation pieces when worn, conversation pieces when you have them in your home and they’re displayed,” says Decker. “Somebody asks something about the sculpture and you take it off and put it on the body. homas Chippendale, Robin Day, or Sir Terence Conran; some of Britain’s most notable furniture makers were based in London. Despite the challenges of living and working in the capital, that tradition continues. In converted warehouses or secluded mewses, artisans are fusing traditional techniques with modern design to produce cabinets, consoles, or coffee tables, which are both innovative – and useable. “London is tough, but you feel connected to what’s going on culturally,” says east London maker James Shaw, “that’s important to my work.” While experimenting as a student at the Royal College of Art, Shaw made an ‘extruding’ tool that can turn waste plastic into the malleable – a bit like Mr Whippy ice cream – but durable, waterproof material which he uses for his furniture. His first collection, Plastic Baroque, captivated design editors. But it wasn’t until David Attenborough’s Blue Planet series in 2017, which highlighted the blight of discarded plastic, that business took off. To add colour and contrast to his sculptural chairs, tables, shelving, and door handles, Shaw uses hand-mixed oil pigments, so that no two are alike (jamesmichaelshaw.co.uk). In west London, Goldfinger’s first HQ was in the Brutalist Trellick Tower block designed by architect Erno Goldfinger – hence the name. The socially-minded concern (they run free woodworking courses for young people), which has a strong following among designers and architects like Thomas Heatherwick, is known for its spare, elegant furniture – chairs, desks – made to order. It uses local wood like London plane, each piece stamped with the tree’s original, GPS location. Now part of furniture firm Another Country, you can see a selection of Goldfinger’s design at its Marylebone showroom (goldfinger.design). Makers like Goldfinger find much of their timber at Fallen & Felled. “Thousands of trees are felled every year in London,” says director Patrick Welsh, “most end up being burnt for biomass, which releases carbon into the atmosphere.” Through its network of tree

surgeons, Falled & Felled collects the trees, like maple or hornbeam, milling and seasoning the wood for use in furniture. The initiative’s own designs can be viewed, by appointment, at the supplier’s Camden workshop ( fallenandfelled.co.uk). In Tottenham, former engineer Will James, of Knot Design is fascinated by “how things are made… my inner geek will always include an unexpected element in my pieces,” says James who works in British wood, such as oak or plane tree. It might be a table edge, carved to resemble a flintstone wall, or a tallboy with handles made from veneers to mimic leather. Bespoke dining tables are a speciality (knotdesign.co.uk). Meanwhile, in Canning Town, Jordan Keaney’s furniture making career began almost by chance. “I’d designed a table and was asked to show it at the London Design Festival. When I realised I couldn’t afford to get it made. I decided to start learning the skills myself; welding, upholstery,” says the product-design graduate (jordankeaney.com). “That’s the great thing about being in London: the courses and classes.” Fascinated by “texture and colour” his newest tables, made from wavy-edged sheets of caramel, peach or pistachio marble, on a metal frame, nod to an Italian gelateria. He enjoys a technical challenge. For his ‘slab’ table, a glass top on grainy powder-coated legs, he used a resin that only sets in the dark. “Not everything works, however. But that drives you to try something different.” Fellow maker Rio Kobayashi would agree. Kobayashi, who grew up in Japan, trained as a cabinet maker in Vienna before moving to London in 2017. “There’s a drive to the city; it keeps you making new works,” he says. His father is Japanese, his mother Austrian-Italian; a heritage – “I am neither this nor that,” he says – that defines his approach; juxtaposing traditional craft techniques with playful, modern design (riokobayashi.com). The recipient of several awards, Kobayashi views every piece as the opportunity to experiment. The traditional game of pick-up-sticks was the starting point for a shelving system – its slender frame punctuated with red-and-blue stripes. It might be a fish-shaped table or an intricate, geometric screen based on shoji sliding doors. Like the capital itself, “everything evolves.” L

The test of time OVER THE PAST 20 YEARS, CLASSICAL ARCHITECT GEORGE SAUMAREZ SMITH HAS CREATED SOME OF THE FINEST NEW HOUSES IN THE COUNTRY. HE TALKS TO ANNE CUTHBERTSON ABOUT THE ENDURING APPEAL OF TRADITIONAL STYLE, CHANGES IN 21ST CENTURY LIVING, AND THE THREAT FACING CRAFTSMANSHIP

here’s a certain lingering reticence over new country houses, says George Saumarez Smith. “It’s a particularly English reticence, one that’s uncomfortable about too much newness.” The classical architect makes this point in the introduction of a new book, The Romance of Classicism: Designing the English Country House for Today, which features many of the projects he has worked on over the past 20 years as a partner at ADAM Architecture. Speaking from the study of his early Victorian terrace house in Winchester, the muted deep-blue walls hung with

paintings, he’s clearly a fan of ‘lived in’ English country house style. Yet this is a look that takes time, especially in a newly built house. “When standing back to admire a newly built house, something doesn’t look quite right. If we had to put our finger on it, is it just that everything looks too new? People will often suggest certain measures to try and make things look more weathered in, painting on manure or yoghurt – yes, yoghurt! – to accelerate the weathering process or to use a faded palette of paint colours or whatever it might be. And my advice is always the same, we must just have patience.” Inspired by a lifelong study of historic buildings and classical techniques, Saumarez Smith’s aim is to design buildings that have lasting value. “People tend to come to me because they know I design traditional buildings,” he says. Once engaged, he’s led by two things: the site – the landscape and local materials, “the spirits of the place” as he describes it; and the owner. “I love the idea that buildings are a kind of manifestation of their owners, that when you design something for somebody, it embodies something about them,” he says. Modern living has changed the country house. Home gyms, studies for both husband and wife, quiet places for Zoom calls and cinema rooms are often requested. “And I rarely do a conventional dining room,” says Saumarez Smith. “They’re rooms that people rarely use. I think what’s nicer is to have a more multi-purpose room at the heart of the house. Like an entrance hall with a fireplace. If you’re going to have dinner, you just set up a table in it and use that.” And although some clients will want his advice on everything down to the tablecloths, Saumarez Smith prefers to focus on the permanent fixtures. “I like designing the architectural fittings, things like fireplaces, courses, panelling, floor patterns, doors, all of that,” he says. Interior decoration, on the other hand, changes with the needs of the owners, and is measured in years, not decades. “The nicest houses I know of are ones in which the owners have been very involved and they have a very personal stamp on them.” Specialist craftsmanship plays a vital role in

projects, from restoration work to new houses. “For me, one of the great joys, but also the responsibilities is to design things that have an element of craft to them, because without that, traditional craft skills will die out,” he says. ADAM Architecture undertakes restoration work on historic properties in London and outside the capital. “Many traditional craft skills are kept going by restoration work. But actually those specialist craft people love to work on new projects as well.” Saumarez Smith describes areas of the craft industry as being “under threat“ and thinks there are many traditional crafts which are in danger of dying out. “Historic plaster and stonework specialists are in good shape, but finding really good wrought-ironwork isn’t easy,” he says. “I think that craftspeople aren’t necessarily valued as highly as they should be.” One hopes with time that will change. Newness weathers, but good design lasts forever. As he concludes in the book, “It is an approach that chimes with some of the concerns of our age: the benefits of longlasting rather than temporary; the natural rather than the synthetic; craft rather than industry.” L The Romance of Classicism: Designing the English Country House for Today (Rizzoli, £47.95) is out 8 September

hat makes a contemporary design an antique of tomorrow? It’s all the qualities that have always made an object worth keeping. Originality and craftsmanship count, so too unusual finishes or techniques. Then there’s the zeitgeist. Tomorrow’s collectables reflect today’s concerns and preoccupations, be it the resurgence of the handmade, or re-using waste materials. Based on those criteria, here’s a shortlist of modern British heirlooms. Recent decades have seen a revival in craft. Furniture maker Russell Pinch has always drawn on traditional skills for his quiet, vernacular-inspired pieces. His spare but elegant Avery chair, made from oak or walnut, was designed 20 years ago – and has never been out of production since (pinchdesign. com). Fellow crafts champion, Soane Britain’s rattan Chatelet dressing table, with rosetteembellished swagged curves, is woven in a specialist Leicestershire workshop and takes its name from the Parisian Theatre du Chatelet (soane.co.uk). Also in SW1, and known for its ‘deconstructed’ upholstery, Howe London’s deep-buttoned Salon chair suits large or small tables (howelondon.com). Equally ageless is Sibyl Colefax & John Fowler’s Cockpen coffee

table: its X-shaped base a nod to chinoiserie antiques (sibylcolefax.com). Contemporary lighting reflects a modern theme: bringing nature inside. Crafts advocate Cox London’s Spring Oak Tree chandelier, made from glimmering brass, mimics sunshine on foliage (coxlondon.com). Artist Jess Wheeler uses the lost-wax technique for her sculptural pieces. Her delicately-veined Hispi sconce is based on the humble cabbage leaf (jesswheeler.com). At Ochre, co-founders and art-school graduates Joanna Bibby and Harriet Maxwell Macdonald set up their business in 1996 to fuse craft with modern design. Sought out by collectors, the cascading Celestial Pebble chandelier, made from cast glass, epitomises the firm’s knack for distinctive, organic shapes, and unusual finishes (ochre.net). Or consider Tom Raffield’s striking, ribbonlike wooden lights, made using traditional ‘steam-bending’ skills, typically used for vernacular chairs and furniture (tomraffield. com). Bloomsbury descendent Cressida Bell launched her hand-painted lamps 35 years ago and has never stopped making them. Embellished with her hallmark, graphic motifs and signature, no two are exactly alike. Another stalwart, Original BTC’s lights are made from bone china, with replaceable parts, in Stoke-on-Trent (originalbtc.com). For mirrors, decorative-finishes expert Rupert Bevan is known for his antique, patinated surfaces. Chevron’s jagged,

faceted brass edges capture light from every angle (rupertbevan.com). If imitation is the mark of a future antique, then Balineum’s widely-copied, high-gloss, scalloped Flora mirror is another piece to hold on to (balineum.co.uk). Recent decades have also seen the rise of the art rug. Interior designers’ favourite Christine Van Der Hurd’s latest designs include Ponti, whose stepped border nods to the work of geometry-loving Italian architect Gio Ponti (vanderhurd.com). Rising artist-maker Sussy Cazalet’s abstract watercolours are the springboard for painterly silk and mohair rugs: she recently partnered with ethical homeware company ISHKAR, which works with Afghan artisans (ishkar.com). Best known for his figurative ceramics, illustrator and designer John Booth has produced a range of rugs for Floor_Story. Giovanni, a portrait-shaped rug captures his exuberant style ( floorstory.co.uk). Future art historians will single out upcycling as another quintessentially 21st century theme. For walls, artist Julius Arthur,

founder of House of Quinn, uses quilting techniques for his abstract hangings made from offcuts (houseofquinn.co.uk). Traditional rag rugs – made from strips of fabric hooked through a hessian backing – were the catalyst for Monicia Grose-Hodge’s exquisite, ‘rag’ pictures, the patterns based on elaborate, Elizabethan crewelwork embroidery. Fellow textile alchemist Walid al Damirji’s cushions and upholstery are made from fragments of antique textiles, the layers intricately hand stitched together for an air of antiquity. Finally, a sprinkling of finishing touches. Artist Bridie Hall’s alphabet brush pots, (available at Pentreath & Hall, the shop she co-founded with interior designer Ben Pentreath; pentreath-hall.com); handmade glass tumblers embellished with gold letters – like a Victorian shopfront – landed on the shelves in 2015 and have been a bestseller ever since. I’d also recommend a look at Munstead flower glasses, vases which are based on original sketches by the influential 19th century garden designer Gertrude Jekyll (gertrudejekylldesigns.com). The vessels’ deceptively simple shape support flowers and make even the most inept arrangements sing, as Jekyll intended. Or do as cookery writer Nigel Slater does and opt for ceramicist John Julian’s hand-thrown white porcelain pestle and mortar (johnjulian.co.uk). Ornamental and useful, it’s another keeper. L

utumn, more than any other season, makes us aware of the abundance of trees we share throughout London. They’re everywhere and all around us in gardens, parks, on roadsides and wasteland and in forests, looked after for the common good by the Corporation of London, the Royal Parks and local authorities. I’d like to think that my children have grown up for us to be proud of them now as successful parents and decent citizens, as from an early age they frolicked knee deep in Burnham Beeches’ autumn leaves and in the annual harvest of Richmond Park’s oaks. As my friend and tree-loving expert and Londoner, Paul Wood explains in one of his books, London is a Forest, there’s an estimated 8.4-million trees, almost one for all of us. He gives tours of London’s trees and his latest book Tree Hunting, lists 1,000 trees of note that he’s visited in towns and cities throughout the UK, including more than 70 within inner London, plus a further 30 if you take out the boundary to the M25. Many of us will have a favourite tree, which we may only see from the top of a bus, but we’ll have loved it throughout the year, especially in its autumn colours and would be horrified to find it no longer there. A special friend, possibly ignored by others. Just a tree to them, but not to you. The city’s heritage spreads far and wide, and its broad list of tree species and varieties reflect this. Although platanus x hispanica has been adopted as the London Plane, it was brought here in the 17th century. It’s not a cockney tree, but it feels like one. What would London be without its 100,000 plane trees? Another of my tree-loving friends, Mark Lane,

spent more than 40 years working at Buckingham Palace – for most of those years as its head gardener. The 1,000 trees in the royal gardens – many of them planted by members of the royal family or VIPs in commemoration of their visit or a world event – were his responsibility. Mark was well aware of the devastation caused to the nation’s elm population by Dutch elm disease, and so was keen for the palace garden to play its part in planting disease-resistant elms when they became available. None of these new elms have succumbed, so there are now 20 elms in the garden all doing well. In recent years Mark has been spreading his enthusiasm for elm trees by organising Elms4London, which distributes diseaseresistant elm trees to local authorities and community gardens throughout London. Over the years since the disease killed millions of elms there has been growing enthusiasm to support replanting elms throughout the country. Mark welcomes supporters like the property company CBRE, which has provided funding for some of Elms4London’s plantings. Elm enthusiasts know of London elms which have resisted the dreaded disease and grown into fine trees. On Marylebone High Street, there’s a Huntingdon elm – one of London’s tallest elms – which thousands of people must see every day. London’s tallest elm is at the front of Chiswick House. After more than 40 years without any signs of Dutch elm disease, it has an appropriate name for this special time – Sapporo Autumn Gold, not a native tree, but a very welcome long-term resident. London has had long associations with elms. The first water came to it through pipes – hollowed-out elm trees – and its ability to withstand the effects of water meant it was used to make a variety of river furniture, from lock gates to moorings and pontoons. London Bridge stood for hundreds of years on elm foundations. Thanks to his enthusiasm, Mark has been responsible for many Londoners now sharing an increased delight for these very English trees – and seeing a real future for what was once considered a lost cause. t’s not surprising that the recent increase in privateschool fees has affected family finances, resulting in many parents working more, and longer, to bridge the gap. “We’ve seen a noticeable increase in enquiries from families asking about before-school and after-school provision, particularly among dual-income households and single-parent families,” says education expert Elaine Cunningham-Walker. “The introduction of VAT on privateschool fees and wider cost-of-living pressures have led many parents to work longer hours. As a result, convenience, flexibility and childcare support are increasingly important considerations when families choose a school.” Where wraparound care was once a ‘nice-to-have’, it’s now becoming a crucial factor in private education. “While breakfast clubs and after-school care have existed for many years, schools are now formalising and expanding these offerings to better support modern family life,” adds Cunningham-Walker. Many are also offering hours that extend beyond the standard 8am-to-5pm provision. One such school is Kimbolton in Cambridgeshire, whose dedicated KIM club offers a home-from-home environment (kimboltonschool.com). “There has been a clear increase in demand from parents for extended school provision over the

past couple of years,” says Melissa Allen, assistant head (Co-Curricular and Enrichment). “Our after-school provision includes structured co-curricular clubs, as well as KIM Club. This ensures families have flexible, reliable childcare at both ends of the school day, alongside a safe and engaging environment for pupils.” Longer days can take a toll on younger children especially and the school is conscious of this, offering a range of ‘passive’ activities alongside traditional sports. “We recognise the importance of balancing activity with rest, particularly during longer days,” says Allen. “To support pupil wellbeing, children attending KIM Club can choose from low-energy, calming activities such as reading, colouring, and board games. The provision is flexible and child-led, allowing pupils to manage their own energy levels and choose activities that suit how they’re feeling.” While mindful of children becoming fatigued, parents also want this time to be used productively. “At Millfield Prep, day pupils can attend early sports sessions (from 6.30am) and are welcome to join boarders for breakfast after, before starting the school day,” says Rosie White, director of admissions at the Somerset school (millfield school.com). “They’re also welcome to stay after school.”

Clubs for this age group include film, orchestra, music technology, Grow Your Own Food club and 130 other activities. At the senior school, day children in year nine can stay until 7.30pm and, from year 10, they can stay till 8.45pm. “There are 100+ activities to choose from including beekeeping, knitting, dog walking, cosmetics, film club and wood turning, to name a few,” says White. “Choosing a new activity to take part in every term keeps students entertained, in a relaxed and supportive environment, with no pressure to continue with them long term. However, these opportunities are also often where passions start to be discovered, and students often continue with these activities after the term is complete.” “Rather than traditional wraparound care, Worth offers immersion in a vibrant school community,” says Ben Pennington, head of the West Sussex co-ed day and boarding school (worthschool.org.uk). “If pupils stay for drama rehearsals, Model United Nations or other activities, they can enjoy supper with their boarding friends before the evening programme… Housemasters, housemistresses and dedicated house matrons help ensure a healthy balance of work, recreation and rest, with sensible routines, supervised downtime and an emphasis on wellbeing.” Some schools, such as The Oratory in Woodcote, use this time to focus on getting prep completed, so children don’t need to worry about this once they’ve been picked up (theoratory.co.uk). “The additional hours are filled with fun activities (and tea!), plus supervised prep, which means that pupils can get help with their homework and are able to just relax when they get home,” says an Oratory spokesperson. While boarding schools already have much of the infrastructure needed in place, extended hours are also being offered by day schools. “We’re seeing independent day schools utilise sports facilities, performing arts spaces,
“While breakfast clubs and after-school care have existed for many years, schools are now formalising and expanding these offerings to better support modern family life” libraries and enrichment programmes to offer meaningful before- and after-school activities,” says CunninghamWalker. “The trend isn’t limited to boarding schools; it’s becoming a broader feature of the independent school sector.” Offering extended hours doesn’t come without its challenges for day schools, as they need to provide additional staff and facilities, such as after-hours catering. Whatever the extended hours model looks like, what’s certain is that schools who cater for working parents, with enriching and carefully planned activities, will have the edge in an increasingly competitive sector. As CunninghamWalker explains: “Historically, parents selected schools primarily on academic outcomes. Today, families are looking at the whole ecosystem surrounding their child.” L

ETON? YES As a new generation of the royal family is set to deepen the elite Berkshire college’s centuries-long legacy, Laura Sutherland learns what it takes to secure a place there

lma mater to royalty, global leaders and celebrated actors, artists and musicians, Eton College is one of the world’s most elite and prestigious academic powerhouses – a reputation that has been forged over centuries, since its establishment in 1440 by King Henry VI. And in 2026, it’s in the spotlight once more as it prepares to welcome Prince George this month. As well as its rich heritage, the famed school is also known to be one of the most competitively selective schools in the UK, with registration required by the summer term of year five and its own evaluation process which plays out between the Common Pre-Test and Entrance exams. So, what does Eton look for in a potential student, and what does it take to earn a spot on Eton’s exclusive enrolment list? Among its key feeder schools, there’s a consensus that Eton College selection preparation should be approached in the same way as any selective senior-school application, as candidates must perform well in the ISEB Common Pre-Test to be invited to interview and take the storied Eton List Test.

“In its basic structure, the application process is similar to that of other boarding schools,” David Wingfield, head of Eaton House The Manor (EHTM; eatonhouseschools.com) says. “While the ISEB exams cover English, maths, verbal reasoning and non-verbal reasoning, Eton College also seeks boys who are well-rounded, resilient and keen to have a go.” The Clapham boys’ day school is responsible for sending generations of its boys on to Eton College – 45 since 2010 – with one of George’s future cohorts, ChengTong, even securing both an King’s Scholarship and a music scholarship. Wingfield believes that by fostering a collegiate atmosphere and building a strong academic rapport between students and staff, EHTM prepares boys for the academic independence and initiative that the boarding school expects from its intake. Paul David, Head of Wetherby Prep in Marylebone – the school which produced 2025’s music scholar – explains “There’s no need for an intensive campaign of ‘Eton preparation’. All good prep schools will begin preparing students for entrance exams from year four in terms of curriculum, and year five in terms of testing,” adding “Indeed, over-preparation will be transparent at interview, and is often noted unfavourably by the admissions department” (wetherbyprep.co.uk). Old Etonian and Ludgrove head Simon Barber echoes the sentiment that overly tutored boys won’t impress at interview (ludgrove.net). “Giving children time, care and a thirst to do ‘stuff’ enables them to become the best version of themselves, which is more helpful when it’s time to shine.” The Berkshire all-boy boarding prep, which counts the Prince of Wales among its illustrious alumni, is sending 15 of its leavers to Eton College this year, including two King’s Scholars. The key to this success? “We nurture a love of learning, confidence, character and creativity early on, through a broad choice of challenges and extracurricular activities,” Barber says. “The result is happy, kind, wellmannered boys who give things a go.” The Eton List Test, though, is where even the brightest boys can come unstuck, notes Alexander Thomas, head of Kensington boys’ prep school St Philip’s (stpschool.co.uk). “It’s an adaptive computer-based test designed to push boys to the point of failure. Its aim is to identify who will stick at things.” Amelia Buckworth, head of Education Services at international consultancy Quintessentially Education recommends focusing on building familiarity with the test format, rather than memorising content (quintessentially. com). “There are a number of online platforms, including Atom Learning, that can help children become comfortable with the style of questions and adaptive testing,” she explains, adding “The Eton List Test is designed to measure cognitive ability, aptitude and underlying academic potential”.

While the content of the Eton List Test is shrouded in secrecy, Thomas says there are still ways to ready students. “We tell boys to work with their nerves, stay calm and do their best. Being able to make decisions under pressure, put disappointments behind them and continue to look ahead will stand them in good stead. Playing speed chess and backgammon helps them learn how to make strategic moves in a short timeframe.” He believes the test reflects the strength of character Eton seeks in its boys. “It wants dynamic self-starters with tenacity. In 2016, a group of Etonians were able to organise a private interview with Vladimir Putin by themselves. They’ve got to be able to get on with things and organise their own societies.” The Hall School’s head of Middle School Richard Gordon concurs that successful applicants need to be go-getters suited to an independent environment, “Above all, the college seeks out young people who are eager to make the most of the opportunities available to them, will embrace boarding life wholeheartedly and contribute positively to the wider community” (hallschool.co.uk). This understanding of Eton’s criteria is reflected in the Hampstead prep’s long-standing status as a feeder schools, with seven Hall boys set to join the young prince in year nine. Gordon adds “We believe the best preparation is holistic. Boys achieve their greatest success when they’re challenged academically, supported pastorally and encouraged to engage deeply with their subjects and explore interests beyond the curriculum”. But perhaps the biggest question on most parents’ lips is: what can we do to help? Everyone agrees that nurturing a curious mind, encouraging wide-ranging conversation, fostering a sense of responsibility and easing them into a more autonomous lifestyle will help reinforce and support the work of teaching staff. However, the most important thing to understand is that Eton College isn’t for everyone. The right candidate combines an almost indefinable blend of intellectual curiosity, passion, determination, resilience, independence and authentic personal desire to be there. “The right boy will impress in their interview and test results,” Sarah Hales, deputy head of Years 6-8 at Battersea co-ed feeder school Newton Prep concludes (newtonprepschool.co.uk). Wingfield agrees, “it isn’t simply a matter of academics, it’s about fit”. L

A
generation ago, school trips involved a muddy field or dusty museum. They were centred on classroom learning, particularly in subjects such as geography, languages and history, but the school trip of today looks very different. Research by Lancaster University found that educational travel sparks adolescents’ curiosity, relieves academic pressure and strengthens peer and teacher relationships. And in a modern world dominated by screens, school trips also provide a unique opportunity for real, practical learning. Independent schools, in particular, have taken this handson approach and embraced it, with many now running a dedicated ‘trips week’, in June, as well as different trips throughout the school holidays. While these excursions can come with a hefty price tag, all schools realise that these trips need to be more than just an expensive adventure with classmates. Private schools are now making trips a core part of the academic year, and they are carefully designed to improve crucial everyday skills, such as resilience, confidence, teamwork, independent learning and wellbeing, rather than solely expanding on students’ knowledge of a particular subject. Recent stand-out trips taken by Francis Holland School pupils include a visit to NASA for physics students, a surf and yoga trip to Fuerteventura and a geography field trip to Iceland. In 2027, there are plans for an adventure and sustainability trip to Uganda. “We’ve recently partnered with a company called Flooglebinder… Its four pillars – conservation, sustainability, personal development and

mental health – are based around the UN’s Sustainable Development Goals and align closely with our ethos and values of at FHS,” says Alexandra Haydon, head of Francis Holland Sloane Square (fhs-sw1.org.uk). “Our adventurefocused expeditions and trips aim to give pupils the opportunity to push themselves out of their comfort zone, experiment, discover new interests, get things wrong and learn from mistakes. All of this develops self-confidence and resilience, enhancing pupils’ abilities to dream fiercely.” Alongside these adventure-based trips, Francis Holland also offers academically focused residentials. “This not only measurably improves academic performance but also learning environments that are intellectually stimulating, psychologically safe and rich in questions,” says Haydon. “Without exception, it’s the school trips that our leavers talk about most and find the most valuable.” Each year, Cranleigh School in Surrey offers its year 12 students the opportunity to go on a transformative trip to

Kawama School in Zambia. “The trip enables students to see first-hand how the funds raised by the Cranleigh community are used and the significant difference they make to the school and wider community,” says Charlie Boddington, assistant head co-curricular at Cranleigh (cranleigh.org). “It’s a highly sought-after opportunity, with students required to complete an application and interview process due to the limited number of places available. Many students return, describing the experience as life-changing, having gained a deeper understanding of global communities, service, and their own ability to make a positive impact.” The school sees an outstanding education as going beyond getting pupils through their exams, so school trips are a place where they can take what they’ve learnt and put it to the test in the real world. “The classroom is vital for academic development, but true character is built when young people are pushed outside their comfort zones, whether that’s navigating the Surrey Hills or using their language skills on a Spanish trip,” adds Boddington. It’s also careful on such trips not to just shepherd students from one place to another. “During the trips, we intentionally step back,” says Boddington. “We expect them to manage their own gear, run warm-ups, and look after one another. If they make a minor mistake or misread a map, we don’t immediately rescue them. Navigating those small, safe

failures is where genuine resilience is built.” Berkhamsted School in Hertfordshire has organised more than 100 trips for its senior and sixth form students in the last year, including a politics trip to Washington, an art trip to Seville and a Sweden expedition (berkhamsted.com). Another popular excursion is the year eight lacrosse and netball tour of Barbados and the US. “From cheering your friend on on the sideline to laughing on the jeep safari tour and having a blast on the beach, this trip strengthened my netball skills but also made memories for a lifetime,” says student Tabitha W. The Nepal trip is “Bryanston at its best”, says Liz Thornton, deputy head (staff & partnerships) (bryanston. co.uk). “Pupils step into an entirely new context, learn something about themselves in the process, and share that discovery with friends along the way. At its heart is development work, which gives our pupils a real sense of what life in the Himalayas can involve, including the hardship that so often comes with disadvantage. And yet, alongside that, they see how readily the Nepali people smile. Add to this a demanding trek through the biggest, most beautiful mountains on earth, done without phones, and you have a trip Bryanstonians simply don’t forget. For many, it’s the beginning of a lifelong interest in travel and charitable work. Some pupils are still in touch with the Nepali friends they made on the trip, years on.” While some trips offer a “once-in-a-lifetime opportunity” to visit a destination they might not otherwise go to, the most important takeaways aren’t always the planned activities. “It’s also about how it makes the child feel,” says Adam Cross, deputy head co-curricular, at Berkhamsted School. “Every experience is a learning opportunity, but it requires the correct scaffolding and foresight to ensure that children are continually learning and growing. This is arguably more important than the destination or activity.” L

“G
rowth in every postcode” is the central promise of the new government which seeks to make Britain less “London-centric”. While this may be a capital notion, it shouldn’t be pursued at the expense of our city, making it a less attractive place to live and work. If the new chancellor tries to fund devolution by measures that maximise the amount of property tax levied in London’s 122 postcodes, this decentralisation campaign will almost certainly prove counterproductive. In 2024-2025, London may have accounted for £5.1bn (37%) of the £14bn raised in stamp duty each year, more than any other single region of the country. But even this generous contribution to the Exchequer has been suppressed by speculation about more onerous tax changes targeting the capital. The mansion tax (aka the High Value Council Tax Surcharge) unveiled in last year’s Budget may have been less punitive than feared. Yet the measure still weighs on activity. Fortunately the mood has brightened a little, thanks in part to a sunny summer. Developers reported that clients were coming to the conclusion that delaying decisions until the arrival of certainty over the outlook would mean potentially waiting for a very long time. As this year’s Budget approaches, chancellor John Healey should note Knight Frank’s research showing that sales rose by an annual 14% in the three months to July. These tentative signs of recovery should not be quashed. Tom Bill, head of residential research at Knight Frank, argues that “buyers and sellers have become hardened to the volatility, while Coutts contends that conditions have “materially improved”.

The chancellor should heed the letter he received last month on the damaging impact of the mansion tax Laura Dam Villena, Cluttons’ head of residential agency also discerns a shift. Sellers are adapting their expectations, recognising that “buyers are value conscious, helping to create opportunities to progress”. The requirement for pricing reality checks is highlighted in LonRes figures revealing the consequences of over-optimism. Properties that sell within three months of coming to market are reduced in price by a modest 3.9%. But an average discount of 19.3% is required
OPENING COFFER This Fitzrovia garden square home raised more than £1m in stamp duty
for properties that have been up for sale for 12 months or more, suggesting that they’ve been initially hugely overvalued. Confidence appears to be highest among the very wealthy, who snapped up £5m+ properties in the second quarter; Savills reports that there were 107 such deals during the period – which was 41% higher than in the first three months of the year. Sales between £10m and £15m bounced by 58%, with a 38% increase in the £15-£20m category. This underlines London’s continued appeal, with the added extra of history on almost every corner and one-of-a-kind properties. An example is the Robert Adams-designed house on Fitzroy Square, acquired last month for £11.5m by a domestic purchaser in a sale by Strutt & Parker (for which the Exchequer received at least £1,293,750 in stamp duty). For now, the government has ruled out the introduction of a ‘land tax’ replacing stamp duty and council, under which Londoners would pay a lot more. But rumours persist that the £2m starting threshold for the mansion tax could be lowered and the amounts payable at every band doubled, or even trebled. The chancellor should heed the letter he received last month on the damaging impact of the mansion tax from the leaders of Kensington & Chelsea, Richmond and Westminster councils pointing out that “a home is the centre of family life, not an untapped tax stream.” The Budget should address the acute affordable housing shortage, causing young talent to move elsewhere. here are three kinds of lies: lies, damned lies, and statistics”, someone once wrote – I believe, Mark Twain, or possibly Mark Twain quoting Disraeli. I mention this as there’s a fair amount of confl icting prime London housing data coming out right now. The truth is, while we’re all right, we’re all right by our own reckoning. We’re all looking at the prime London market but we’re all using slightly different measures, timeframes and interpretations. The logical conclusion of all this is that one man’s disaster is another man’s opportunity – I paraphrase, but you get the gist. Prices may be down, but if you’re looking to buy there are deals to be done. I’d also add that markets don’t all move as one, even within prime London there are some micro markets that are doing a little better than others. With all this in mind, here are the headline figures from LonRes for July 2026 compared to July 2025. Achieved sold prices are down, as are transactions – by 7.9% and 11.5% respectively. And of the properties sold in July, more than 50% did so after at least one price reduction. Sellers and buyers take note! New instructions are 3.3% higher. At the top end of the market – £5m+ – transactions are down 20% but new instructions have also fallen, by 30.3%. On the lettings front, rents are up by 5.3%. Until next time. L
