About Us - Property Management

We are excited to introduce you to our boutique Property Management Division, where personalized service meets professional expertise. Led by Shauna Ganes, the owner-face, and Breanna Bursell, the tenantface, we are dedicated to providing exceptional management services tailored to meet your needs.

We believe in the power of collaboration. We work closely together to ensure that every aspect of property management is handled seamlessly. Whether you have questions about your property, tenant inquiries, billing, or maintenance issues, we’re here to support you.

Shauna’s primary role is – communication with the owner to set up services and answer owner-related questions.

Breanna’s primary role is – communication with prospective and active tenants to get new tenants placed and address tenant-related questions ongoingly.

We understand each side of our business and support each other with any owner or tenant related needs. To ensure the quickest response time and the best possible service, we encourage you to include both of us in all correspondence. Together, we bring a wealth of knowledge and a shared commitment to creating a positive experience for both property owners and tenants.

Full Service Management

We offer full-service management, meaning we cover all property management activities from advertising the vacancy and screening tenants, to rent collection, repairs and evictions.

Our fee for full-service management is 10% of the gross monthly rent, or $100, whichever is higher. Unlike other property management companies, we do not charge many supplemental fees on top of our monthly rate. Those fees commonly include, but are not limited to: renewing leases, accounting fees, and charging a monthly fee while the home is vacant.

• Preparing property for rent (i.e. cleaning and repairs)

• Advertising vacancy

• Showing property

• Screening tenants

• Credit check

• Eviction check

• Criminal check

• Lease & related document preparation

• Deposit collection

• Rent collection

• Repair requests*

• Emergency procedures*

• Drive-by inspections (seasonal)

• Interior inspections (no more than once per year)

• Notice to Vacate*

• Notice to Increase Rent

• Eviction*

• Lease renewal

• Online payment of rent

• Automatic deposit of monthly owner draw

• Online tenant portal for maintenance requests and rent payments

• Online owner portal for accessing financial statements and depositing funds, if needed

Tenant Finder Services

We also provide Tenant Finder Services which are limited to:

• Preparing a property for rent (repairs, cleaning)

• Photography

• Marketing/advertising the vacancy

• Showing the unit

• Screening applicants

• Lease document preparation

Under Tenant Finder, all move-in funds are paid to the owner directly (avoiding a 1099) and the owner is responsible for the move-in inspection and all monthly management duties.

The fee for Tenant Finder is 50% of one month’s full rent. Tenant finder fee is due within 7 days of owner’s receipt of move-in funds. No invoices will be provided.
