• 7D – Facility Management: 7D BIM links the model to operational and maintenance data, streamlining asset management throughout the building’s lifecycle. Facility managers can access information on equipment, warranties, and maintenance schedules, improving long-term efficiency and reducing operational costs.

By leveraging these seven dimensions, every stage of a project—from initial design through construction and ongoing management—is integrated and optimized. This holistic approach not only enhances collaboration but also drives smarter decision-making and adds measurable value.

VALUE TO CLIENTS

By implementing the 7Ds of BIM, we can deliver seamless value across the project lifecycle, starting with 3D design visualization that enables early clash detection to reduce risks through precise coordination of architectural, structural, and MEP systems before construction begins. This flows naturally into 4D scheduling, which layers time-based simulations onto the 3D model for optimized sequencing and resource allocation, minimizing delays and further mitigating on-site conflicts.

Building on that foundation, 5D cost estimation integrates real-time quantity takeoffs and budgeting directly from

the model, providing accurate cost control, waste reduction, and predictable financial outcomes tied to every design iteration. The progression continues with 6D sustainability and energy analysis, where performance simulations assess carbon footprints, daylighting, and HVAC efficiency to meet green goals such as LEED certification while forecasting long-term energy savings. Finally, 7D facility management leverages the enriched “as-built” model to improve lifecycle efficiency, supporting predictive maintenance, space optimization, and IoT-driven operations that extend asset life, reduce downtime, and streamline repairs.

The 7Ds of BIM are not just a framework; they are a revolution in how we design and deliver projects and have set new standards in digital design delivery.

Real-World Impact. INTELLIGENT DESIGN.

“For CHA, innovation is more than adopting new technology. It is about applying the right technology, backed by deep technical knowledge, to solve real-world challenges.”

Technology is at its best when it helps solve real-world challenges. That is why CHA is combining transportation expertise, intelligent transportation systems (ITS), and artificial intelligence (AI) to help owners make smarter decisions during construction.

As part of its work for the Florida Department of Transportation District 6, CHA is enhancing its traffic management platform for the landmark I-395 Signature Bridge project in Miami. By leveraging historical and real-time traffic data, including travel times, speeds, volumes, and previous closure events, CHA is training AI models to better predict how lane and ramp closures may affect surrounding roadways.

AI enables project teams to evaluate traffic impacts more quickly, explore multiple construction scenarios, and identify strategies that minimize disruption to travelers. The technology also supports proactive public outreach by providing agencies with better information about potential delays before traffic patterns change. Combined with CHA’s existing real-time monitoring capabilities, the enhanced platform delivers faster insights and supports more informed decision-making throughout construction.

“Our goal is to help clients make better decisions through data, technology, and engineering expertise. By using AI to anticipate the impacts of lane closures, we can improve mobility, reduce disruption to the traveling public, and deliver better outcomes for clients and communities,” said Jeff Netland, CHA’s Chief Digital Officer.
