Unofficial election results show that Assemblyman Michael Benedetto has won the New York Primary election to represent the 82nd Assembly District. Assemblyman Benedetto, who has represented the 82nd Assembly District since 2005, received 4,563 votes or 62.33% of the votes. Challenger Jake Kuhl received 24.94% of the vote, while Felix Omozusi received 12.23%. Incumbent Michael Benedetto celebrated the results of the Primary on Tuesday, June 23, and expressed his appreciation for his supporters, telling the Bronx Times that the results indicated constituents’ satisfaction with the work he has done. “The voters, they notice what goes on in their district, and they don’t forget about it, and that’s what’s so important,” said Assemblyman Benedetto. As for the State Comptroller race, incumbent Thomas P. DiNapoli won with 307,880 (Continued on page 2)
Increased SCRIE Income Eligibility Limit The New York City Department of Housing Preservation and Development (HPD), administrator of the SCRIE program for Mitchell-Lama cooperators, informed Riverbay Management this week that the maximum household income for SCRIE will increase from $50,000 to $75,000, effective on July 1, 2026. Since this increase in the maximum income limit for SCRIE eligibility only applies to carrying charge increases implemented on or after July 1, 2026, it does not immediately apply to Co-op City shareholders, and shareholders currently on SCRIE do not need to take any further action.
Local Law 11 Inspections in Section 5 The Facade Inspection and Safety Program (FISP), aka, Local Law 11, is a New York City DOB requirement that mandates inspections of building exterior walls and appurtenances every five years to help ensure public safety and identify conditions requiring repair. For Section 5 (Buildings 26–35), the FISP Cycle 10A inspection process has officially begun. Our engineering team is currently conducting onsite visual inspections of the building facades and exterior elements. Following these initial assessments, more detailed inspections will be performed using rope access techniques. Rope access inspections allow qualified inspectors to safely descend the exterior of the building and closely examine areas that cannot be adequately observed from the ground, roof, or adjacent locations. This method provides a thorough evaluation of facade conditions, including masonry, sealants, balconies, and other exterior components. Voting in the 2026 Board Election Ends Wednesday, July 1 1,461 Ballots Still Needed for Quorum

The voting period in the 2026 Riverbay Board of Directors election ends on Wednesday, July 1, 2026 and 1,461 ballots are still needed to make this year’s quorum of 5,041 ballots to validate the election. Every ballot counts and without shareholders’ participation, the election will have to be extended which will result in additional cost that ultimately will be borne by shareholders. Those who have not yet voted are urged to complete and return their ballots before the July 1 deadline. Completed ballots should be placed into the Secret Ballot Envelope that was included in the official green ballot envelope mailed to Co-op City households by the election vendor, YesElections. The Secret Ballot Envelope should be sealed and placed into the postage-paid and addressed Business Reply Mail envelope. The Business Reply Mail envelope can be returned to YesElections by either dropping it into one of the official blue Riverbay ballot drop boxes conveniently located in each of the three community centers, or (Continued on page 2)
