Q2 reinforced that the Los Angeles market remains highly neighborhood-specific.
Well-priced, well-presented homes continued to attract strong buyer interest, while overpriced listings sat longer Citywide, the median sale price held relatively steady at just over $1 049M, with homes averaging 48 days on market
Top-performing areas included Los Feliz (90027), Eagle Rock (90041), La Crescenta (91214), and Pasadena (91101), all posting year-over-year price gains despite a slower pace in some markets. Meanwhile, Echo Park (90026) and Highland Park (90042) experienced modest price declines, reflecting increased buyer sensitivity to pricing while still maintaining healthy demand.
The takeaway is clear: strategic pricing and thoughtful presentation remain the biggest drivers of success Buyers continue to have opportunities in neighborhoods where prices have adjusted, while sellers who position their homes correctly are still achieving strong results
