Letter from the Editor If you are fortunate enough to spend some time on the Monterey Peninsula this summer, you had better plan ahead. The word is out about how incredible the lifestyle is here on the Peninsula; as a result, hotels are booking up, restaurants and shops are extremely busy, and the hiking trails and golf courses are as active as ever. Life on the Peninsula is bustling and, as always, is bringing great joy to locals and visitors alike. As a result of the incredible lifestyle offered here, the real estate market is thriving. In the first half of 2026, we have experienced very healthy growth in nearly every market across the Monterey Peninsula. In Q2 alone, there were 317 properties sold—nearly a 30% increase over the previous quarter and a 14% gain over the same period last year. The total dollar value of sales increased by 34%, with several markets seeing the best quarter they have experienced in years. In this summer edition of 1913, we are pleased to feature several interesting stories that help illustrate what is behind the vibrancy our community is experiencing. We are thrilled to share news about “Concours Carmel,” a re-envisioned continuation of “Cars on the Avenue,” one of the hometown favorite events during Car Week. We are also pleased to feature a few of the elevated restaurant experiences driving the culinary vibrancy of the region, including two Michelin-starred dining experiences. Additionally, we hope you will enjoy a fascinating story about how our dear friends and clients, Bill and Adriana Hayward, have dedicated over 10 years of their lives to defining and building the ultimate healthy home—a home we were proud to represent and help escort to its new stewards earlier this year. Look back on the history of the Monterey Peninsula’s worldrenowned events, and you’ll find most were borne from the passion and connection around life’s most spectacular pursuits. Whether it's food and wine, golf courses, real estate or automobiles, collectors and connoisseurs from around the world frequent the locale for discerning experiences. Concours Carmel presented by Carmel Realty Company is no exception. Nearly 150 Ferraris lined famed Ocean Avenue last August in a celebration that drew more than 10,000 spectators in Carmelby-the-Sea. Operated by the Ferrari Owners Club of Northern California, the event has become a staple for Ferrari owners around the United States. Doug Freedman and his wife Genie could never have imagined this more than 20 years ago. After a stay at the Cypress Inn, Doug’s dream took root while walking along Ocean Ave. A Ferrari collector and past president of the Ferrari Club of America, he was a long-time participant at multiple events during the renowned Monterey Car Week. For the hundreds of thousands of motoring aficionados that visited each August, the couple saw the opportunity to showcase the heart of Carmel-by-the-Sea and the town’s unparalleled restaurants, galleries and luxury shops–all as a backdrop to many of the world’s most masterfully crafted automobiles. And all were welcome. It took Doug years to get approval by the city: a free concours on the busiest street in Carmel. But in 2007, his vision came to life: the Concours on the Avenue featured 160 classic cars showcased at no cost to more than 4,000 attendees.

The show, with Doug and Genie, would become a fixture every season, offering an earlier and more relaxed experience within the wider schedule of Car Week. It would also go on to raise more than $400,000 in charitable contributions, the foundational core for a community event truly open to all. Concours on the Avenue would run 14 more years, even in the face of economic recessions and the pandemic. After arguably his most successful year yet in 2021 with all the added safety precautions, Doug passed away suddenly only weeks later. The show took a hiatus, largely due to the tremendous loss in the car community. It wasn’t until 2023 was his legacy reintroduced through a legendary but familiar icon: Ferrari. The Ferrari Owners Club of Northern California–the first to become recognized in the U.S. in 1961–redesigned the event, specifically celebrating the craftsmanship and performance of the Italian manufacturer’s more prestigious automobiles. City council approved a new Thursday schedule, as well as a name properly honoring its past: Concours Carmel. Dr. Jeff Mulchahey is Vice President of the Ferrari Owners Club of Northern California and the new Chairman of Concours Carmel, having served as a judge, organizer and participant at concours events for more than 30 years. Jeff first began working with Doug organizing Ferrari events in 1989, and their passions intertwine even today. “What began as a gathering of passionate Ferrari enthusiasts has grown into something truly remarkable,” Jeff said, “a world-class concours that draws collectors, connoisseurs, and admirers from across the country to the heart of Carmel. Each year, the calibre of cars on the field and the depth of the community surrounding them reminds us why we do this. Now in its fourth year, Concours Carmel continues to uphold its original mission: showcasing the most spectacular automobiles in the world to spectators of all backgrounds, all for free, while giving back to trusted community partners. HOME Is Where the HEALTH IS Houses often frame our family history. But sometimes, the home is the story. Ask Bill and Adriana Hayward. Nearly 20 years ago, they bought their dream property in idyllic Pebble Beach. What transpired over the next decade forever changed their lives and their purpose– with the house now serving as the original “healthy home”. In 2008, Bill was CEO of Hayward Lumber, one of the largest building materials suppliers in California. Adriana was a clinical health psychologist and mother to a 6-year-old boy and 8-year-old girl, along with a new baby girl born six months earlier. Shortly after moving in, however, everyone started getting sick. It started with sneezing, coughs, mostly cold-like symptoms. Exhaustion, too, but a new baby can make everyone more susceptible to fatigue and illness. “I was falling asleep in board meetings,” Bill said, eventually forcing him to work mostly from home. Unbeknownst to him, the situation would only worsen. Poorly installed waterproofing during the home’s 2001 remodel was the culprit. More specifically, mold was actively living throughout the house, but mostly in areas the family couldn’t see. A combination of compromised insulation, seeping walls, leaky roof and poor airflow in the home was continually making the Haywards sick. “Our toddler was 90% on the growth chart when we moved into the home,” said Bill. “By the time we figured out the issue 16 months later, she had dropped to 3%.”

Symptoms beyond the physical–depression, anxiety, fatigue and “a constant brain fog”–also traced back to what’s commonly known as black mold. These mycotoxins, as Adriana understood through her own expertise, can cause brain inflammation and an imbalance in delicate hormone levels. “The deleterious effect of living in a home that is not healthy,” said Adriana, “is powerfully psychological as well as physiological.” The shocking realization tipped a series of events that would redefine Bill and Adriana’s personal lives and professional direction, as well as the core principles of healthy living. More immediately, the family temporarily relocated to improve their health and wellness, especially for a now-compromised toddler. But over time, the process of constructing, fabricating and engineering a new home, now with the intensified lens of healthinducing environments, posed a groundbreaking question. What if a home could not only foster a safe, healthy environment for everyone living inside, but also improve the health of its inhabitants? The question would help Bill challenge the standards of traditional residential construction in a heavily influential position within the industry, as well as oversee every element of the process to ensure his family–and all families in homes just like these–could live happily and healthfully. The original Hayward Healthy Home on the southeast corner of Carmelo & Ocean Ave. was born.


Technically, it was created in San Jose, but was raised in Carmel-bythe-Sea. The home was constructed indoors across seven modules– never exposed to water–until it was delivered to the homestead and assembled to fit the details of the terrain and coastal-chic aesthetic. The innovative process took half the time of a standard on-site build, and the Haywards moved into their new dream home in November 2014, now the prototype for generative healthy living. Coincidently, Bill had been pursuing extensive building science expertise for his own company and industry, becoming a leader in using environmental data and technology to construct more sustainable structures where we live, work and play. He helped engineer one of the first Leadership in Energy and Environmental Design (LEED)-certified buildings in 2001. Trying to steer a century-old lumber company into the forefront of innovation was already a mandate for Bill, but this personal experience would propel him into deeper pursuits. Understanding the dynamics of air movement in the home, along with sourcing products and building processes free of all toxins, addressed common problem areas for homes in all communities around the country. The Hayward Healthy Home is built on these core principles, along with continuous, energy-efficient ventilation and airtight insulation. In addition, maximizing cleanable surfaces and practicing good habits like using a HEPA vacuum and kitchen ventilation, are critical to maintaining the optimal indoor environment. The home also includes sustainability elements befitting a home of its stature. A zinc roof captures condensation from the night sky for landscape watering and solar panels provide valuable energy. A rare backyard lawn and outdoor hosting space also gave the family much needed outdoor time with friends, family and pets. A stone wall of more than 100 years old frames the courtyard in another spectacular reminder of the setting’s history. But the true reformative power of the home came in ways harder to see. For the first time, the Haywards could breathe easy and live their life to the fullest. Their home was now improving their mental and physical health due in large part to the technology and processes that Bill and Adriana were now sharing with the world. “Illnesses would go around work or school,” Bill recalls throughout his family’s time at the home. “One of us might get it, but it never spread or came back around in our healthy home. That was pretty cool.” Nearly 10 years after the creation of the original Hayward Healthy Home, the Haywards said goodbye to the property, moving on to what Bill calls “iteration number two” in Pebble Beach. He turned to Carmel Realty as a preeminent steward of the Monterey Peninsula, along with the trust to find another family that would value the home and its state-of-the-art features as much as the Haywards. Inside our homes, warm air is constantly rising and escaping and in many environments, replacement air is sucked from beneath the flooring, usually from a crawl space and the lower parts of the walls. This is also the air we breathe continually, each and every day. A Brief HISTORY of Carmel ADDRESSES Written by Morgan Eastwood

In a town where houses have names, and residents become quite adept at geography, a huge change is on the horizon. For the first time in its history, houses in Carmel-bythe-Sea will get physical addresses. For more than 110 years, Carmelites, and those who visit and deliver to them, have relied on a system of pure description. Those who live in the downtown area would simply identify their home by which side of the street it was located, the nearest intersection, and even what they’d named it. This worked for more than a century until the internet changed everything: food delivery was a challenge, and the explosion of delivery-based businesses, such as Amazon, created a kerfuffle. Last year, Carmel’s city council decided it was time for a change that would astound its people, but significantly benefit them. When Carmel was founded as a city in 1902 by J. Frank Devendorf and Frank Hubbard Powers, the developers refused to establish residential mail and instead opted for a central post office in part to foster a sense of community, a place where everyone could congregate. And instead of mailboxes outside their homes, people nailed signs with distinctive names

describing the house in their place. A gray cottage nestled intimately between two larger structures called itself Squeeze Inn. The serene twin cottages on Scenic Road with one of the best beach views were named Sea Urchin and Periwinkle. A tiny green 1,000 square foot home was appropriately called Snug as a Bug in a Rug. But more than 120 years later, with mail systems expanding much further and wider than Devendorf and Powers could have ever imagined, Carmel is changing—just the one detail—with the times. Locals worried about some of the charm being lost, but the city encourages folks to hold on to the names of their homes to keep the character: It appears homes like the Hansel & Gretel cottages on Torres Street won’t be taking off their name signs any time soon. In fact, it is considered to be “bad luck” by many locals to change the name of a home, let alone remove it completely! The main reason behind the decision to create addresses is keeping our locals safe by allowing for emergency services to have faster response times with more specificity. If you’re new to Carmel or experience an emergency while visiting, providing an exact address is a lot simpler than trying to figure out how many houses you are located north or south between 10th and 11th Avenues. Another logistical factor is identification purposes for residents. “Setting up our PG&E account and internet service was difficult. It was delayed two weeks because they couldn’t figure out what house to route everything to,” says Carmel local Tanner Koopmans. “When I set up an investment account, they needed a physical address, and I couldn’t provide them with one. Having an address is important to be able to identify yourself.” Just because this update is imminent doesn’t mean Carmel-by-the-Sea will alter all of its quirky characteristics. We still don’t have chain restaurants, the lack of street lights keeps us seeing the starry sky at night, and technically, ladies don’t often walk around in heels higher than two inches (per the 1963 law to keep stiletto-wearing strutters from getting hurt and

suing the city). Carmel is still finalizing the process: Monterey County and USPS will need their databases updated. Property owners will be notified with their assigned addresses, which were designated by several factors, including input from experts. Homes on the east side of the street will end in even numbers; west side homes will end in odd numbers. Delivery-based businesses will now follow the new system, but traditional mail will still only be delivered to the post office in the heart of town, making sure Carmel’s own heart stays intact.
