Whether living on the Monterey Peninsula full time or visiting periodically, one could be deemed fortunate. Here, time slows, and life takes on a sense of beauty and balance unlike anywhere else. Real estate in 2025 proved to be a quietly strong year. While much of the country faced notable market challenges, our balanced supply and demand helped insulate the Peninsula from volatility. Prices held steady, transaction totals increased slightly over an already strong 2024, and total sales volume rose 4% year over year. Activity was particularly strong in the $3–$5 million range, and after several slower years, sales above $10 million rebounded nicely in the second half of 2025.
In this edition of 1913, we celebrate several new businesses across the Peninsula, including The Lab, a world-class golf and fitness studio transforming how local high school and college teams train while offering life-enhancing technology and training to clients of all ages. Carmel also welcomes exciting new restaurants—El Bistro by the Sea, Nora’s, and Vin—three wonderful additions to explore on your next visit. Finally, with heavy hearts, we honor our patriarch, Bill Mitchell, whom we lost in March of last year. Bill dedicated his life to serving others—from his time as an Air Force pilot to his leadership and support of countless local causes. Education was always central to his values, and this year, in Bill’s name, we are proud to provide a full four-year CSUMB scholarship and mentoring program to a deserving firstgeneration college student. We hope this will be the first of many students educated in Bill’s honor.

Gymgoers quickly understand the benefits of pushing themselves out of their comfort zone, and friendly and supportive staff are there to make the decision stick. In the fitness area, monitors provide athletic conditioning routines for both open gym workouts and group classes: like a workout that includes using an Assault exercise bike, dumbbells, cables, planks and Versa Climber machine, while other televisions broadcast sports events. Recovery tools like cryotherapy and an infrared sauna will soon be moved to their own dedicated space as The Lab opens up into the space next door. While people are training to get serious results, the atmosphere is welcoming and comfortable.
The inclusive environment is immediately clear when talking to The Lab CEO Brian Nunez, who declares that “everyone is an athlete.”
Nunez, a well-known trainer who runs his award-winning health club FNS Training Center in Santa Clara, drew upon his supportive philosophy when setting up The Lab with founder Robert Skinner. Skinner, a Pebble Beach resident and CEO of IEQ Capital, was Nunez’s long-time client at FNS and wanted to bring a similar opportunity to Monterey County residents.




“We talked about the kind of vision we wanted The Lab to be, and Rob was really about having this make an impact,” Nunez says. “He wants every single person around him to win and for him, it’s not about getting recognition but giving back to the community.”
What began as a small operation that sponsored Stevenson High School and CSU Monterey Bay golf team members and gave them a place to practice and train, has grown to a much larger setting where anyone can benefit from the training and recovery options. The current iteration of The Lab has been in place for just over a year.
“I’ve always wanted a high-end, community-based facility that gets people motivated to make healthy decisions and show up for themselves,” Skinner, a father of triplets, says. “When the staff helps you with a program and you feel like you are tied into the goal for improving your well-being, it’s addictive in a really good way. At the same time, my son is a good junior golfer and he and his teammates didn’t have an indoor place to train after school when it gets dark or is raining. I wanted to open a place that is wildly supportive for kids who are trying to play at the next level. I also want people to walk away smiling and feeling like this place gives them more resources and value for their dollar than they are spending.”
Skinner, who has substantially invested his own funds into The Lab, plans on expanding membership without the lens of making money. If The Lab does turn a profit, Skinner has pledged to donate funding to local charities like First Tee, where he serves on the board both locally and nationally. The nonprofit’s mission is to empower youth through a blend of golf and life skills education.

“We are trying to build a community-based environment for adults, young adults and teens with the best all-around fitness technology, where we leverage that technology to improve people’s results, whether they want to be better at sports or just want to live healthier,” Skinner says. “We also have a bunch of people coming from the Naval Postgraduate School, so you have a very strong American feeling at The Lab which is wonderful. I feel blessed to be able to come here.”
Skinner describes Nunez as “one of the greatest human beings in the world,” and says he’s been instrumental in putting together a team of top-notch trainers and building out philosophy of The Lab.
“It’s the same mission I have at FNS, of making an impact by creating generational health,” Nunez says. “If we can change your life, we believe you can inspire 100 people around you, and it’s a domino effect…When I started coaching 20 years ago, I had the theory that if I change one woman’s life, her kids will grow up in an environment where they eat healthy and exercise…fast forward 20 years and I’m seeing all the fruits of that come to life. The aspect of empowering people within our space in this town is the main focus. We have the tools and the facility is beautiful, but you also need to have direction, or it doesn’t have soul.”

Nunez acknowledges the vulnerability of starting a fitness journey, and how intimidating a gym setting can be for some people.
“We protect the mental and emotional safety of people first, because that’s such a huge thing when they come in to change their life,” he says. “We don’t want to create a guessing game in terms of how we coach people, which is why we assess everyone and they go through a custom plan with a ton of support and accountability. We have an impartial way of judging what is happening with their body with the tech tools assessing them, versus just saying, ‘Oh, you look stronger and you feel stronger.’”
CSU Monterey Bay senior Colin Huang, who plays for his college golf team, says he uses almost every piece of equipment at The Lab, coming in at dawn to use the cryotherapy and sauna as a systemic “wakeup” before starting a fitness program he designed closely with The Lab trainer Logan Hernandez.
“It’s not just physical fitness, but overall health, we focus on, so that I can be in peak condition, not just for golf,” he says.
Huang explains how The Lab team collaborates with each other so that each aspect of training works seamlessly together. The Lab’s Director of Golf Instruction, Wills Murray, uses 3D Motion Capture technology from Athletic Motion Golf as well as Trackman technology to provide swing and ball flight analysis.
“Wills is a phenomenal instructor,” Huang says. “He’s working with me to get my swing in place so it’s extremely repeatable for competition and also pressure tested, so when push comes to shove, I know what to do in order to execute under the lights.”
The fitness and golf coaches collaborate on what is best for each client, customizing each person’s program. “First and foremost, my overall fitness has drastically improved,” Huang says. “Consequently, my mental health has increased as a by-product of being in better shape and being surrounded by so many positive people so well versed in the fitness and golf industry. The staff at The Lab is so knowledgeable that even if I’m not feeling 100 percent, they will give me a stretch or recovery protocol. There are not too many places with such a tight knit knowledgeable team to keep you in check and it’s also such a great place to go to. I use the upstairs lounge as a place to get homework done.”
Murray says The Lab’s location in one of the most famous golf areas in the world brings a variety of golf enthusiasts to the facility.
“We have a wide range of people here,” Murray says. “We have high school players, college players, tour pros and everything in between. There are a lot of local recreational players that want to get better and train at our gym and use the golf program, and there are golfers who come here specifically for fitness and recovery.”
Murray has clients as far away as Japan come to The Lab, along with many from the Bay Area and Southern California. He says he teaches every player the same as he would a tour player.
“The best players in the world have a PT, a trainer, and a strength coach, and here we communicate among the team so it all feeds into one program,” Murray says. “It’s all inclusive here and I have everything I need in house and the information is



shared between the coaches, so it streamlines the process. It’s very important so clients don’t have different voices telling them different things.”
Murray considers factors like: is the client’s golf swing injuring them, and can it be changed to take stress off the body? Or are there other limitations the golfer has, and can he or she make refinements and have great results?
“You don’t have to work through pain,” Murray says. “A lot of times, the swing causes an injury, so we can get out ahead of it to keep that from happening with a program in the gym.”
All Saints’ School teacher Heather Rowland started working out at The Lab over the summer with Coach Nino Puell. “My interest in training was for increasing bone density, mobility, and doing the things I need to do to optimize my health and longevity,” she says. “Of course, improving appearance is one of the benefits of doing all the work.”
Rowland meets Puell at 5:30am twice a week to focus on lifting, mobility and strength training. “Nino is so knowledgeable from a nutrition standpoint,” she says. “With weight training, he makes micro adjustments that make all the difference. It really is

so important to have somebody with such a strong knowledge base. The other thing I love is that he’s so incredibly positive. He challenges me tremendously in a serious way, but he always keeps it genuinely fun. I always look forward to coming back as he genuinely cares and has an engaging personality.”
Puell explains that he modifies his training plan for each individual he works with, using tools like the InBody device to provide a body composition analysis in the first session and each month going forward.
“We take a baseline scan of muscle mass, water weight and fat and calculate your BMR (basal metabolic rate) so you know where you are, and every month we track it so we can adjust your program,” he says.
Puell wants clients to take advantage of the frequent educational workshops and specialty programs at The Lab, to further educate and optimize their health.
“We want to be a reliable source of health and wellness in the area and work with as many people we can,” he says. “We have rock climbers, football players, pregnant women, baseball players, sailors, runners, everyone.”
He also emphasizes that every client can have an individualized fitness routine designed for them by the trainers.
“If someone is injured, we use simple movements to give a break to the overstimulated muscles and stronger movements to shock the other ones,” Puell says. “It’s like a puzzle putting each person’s program together. We want every person to have a sense of accomplishment, and we celebrate them when they show up and train.”
Michael and Michelle Polkaba have seen incredible results from working with Puell. Michael won the Singlehanded Transpacific Yacht Race in 2025, sailing alone from San Francisco to Hanalei Bay in Kauai, Hawaii, covering 2,126 miles in 12 days, 13 hours, and 33 minutes, and at times, staying up for 20 hour shifts with no naps. He credits the preconditioning program combined with a nutrition plan developed for him by Puell for his success.
“We trained for 9 months on stability, core strength, and foundational strength, because the race puts a lot of stress on the body,” he says.
“You are pulling lines at odd angles specific to a boat, and Nino interviewed me and I took him out sailing so he could understand the movements.”
Puell also insisted Michael gain 15 pounds to build muscle so he could have the strength required in his calves, feet, forearms and hands. “You take a beating as you are holding on and the boat is trying to throw you overboard,” Michael says.
Michelle, a sports massage therapist, says there aren’t many places except for professional sports organizations that would focus so specifically on a member’s unique needs.
“The Lab excels on all aspects of conditioning, especially the mental part of training,” she says.
Michael concurs. “It made the difference between winning and not winning,” he says. “When I had nothing left to give and my equipment failed and I had to hand-steer the boat for 20 hours straight, I thought, ‘I need to rest,’ but then I told myself, ‘I trained for this.’ I was able to call Michelle and Nino through Starlink, and they were very supportive as I was intensely driving the boat through trade winds and waves. The positive attitude made the difference in winning a very close competition.”
When Michelle broke her elbow last year, she made The Lab into her recovery system. “I used the red light therapy bed, icing, heat, compression and the vibration plate,” she

says. “The staff took me around and I did what I could do for a workout. When I could attend class, I got that high vibrational energy from everyone that kept me motivated and thriving. This is a very high-level community where anything is possible. There are no naysayers at The Lab. People care and Nino is so in tune and knowledgeable. He doesn’t push too hard but it’s about continuing to move forward.”
Jasper Bolante is a junior at Carmel High School who trains with Puell for his track and cross-country events.
“Jasper started working with Coach Nino over the summer when his track season did not meet his full expectations,” says his father, Javier Bolante. “We were looking for something that could improve his running and help him run to his full potential and we found The Lab and Coach Nino. I could just see the happiness on Jasper’s face running and working out with Coach Nino. Jasper is very disciplined and took every opportunity he could to work with Nino and use the recovery tools.”
“I’ve been doing cryotherapy and the infrared sauna, and I feel like it’s helped me be more ready for training,” Jasper says. After working out with Puell, Jasper has won multiple cross country races, including the Central Coast Section Division IV boys’ cross country title.
“Even when we travel to meets, we will take a video of the gym at the hotel and send it to Coach Nino, and he will tell us what workout Jasper should do,” his father adds. “That level of personalization got my attention. I love the customization they go through for each client and the understanding of body mechanics, regardless of which sport they play.”
No matter the goal or the fitness level of each athlete, Brian Nunez wants every client at The Lab to feel like they have a wellness concierge at their fingertips who they can reach out to.
“We want there to be a purpose for clients, with an outcome of great results, but in the process, we want to change a lot of lives as well,” Nunez says. “We want a safe place for people where they come in and have a ton of support and accountability for the process. The biggest aspect for us is to create a healthy relationship with fitness and to guide and educate and motivate people along the way, so they develop that champion mindset.”

Carmel Realty Company Realtor Chris Baumgart grew up in Oakland, moving to the Monterey Peninsula in high school, where he says he had the good fortune to attend the Stevenson School as a boarding student. Chris attended UC Berkeley and UCLA as an undergraduate, then got his MBA at Stanford before moving to Hollywood to work behind the camera in the broadcast video industry. He began volunteering early on in his career, joining the board at Stevenson and then furthering his nonprofit work as Chair of the Hollywood Chamber of Commerce and the Hollywood Sign Trust.
“Being in the middle of local politics at the major city level had its challenges, but a lot of fun went with it,” Chris says. “Working with multiple mayors, governors and city officials with disparate points of view to solve problems also involved TV and radio interviews alongside celebrities talking about the Sign and its role in the development of Hollywood.”
Realtor Carrie Baumgart, the other half of the husband-and-wife Baumgart Team, grew up in Santa Fe, New Mexico. After getting a B.S. in Math, she worked her way up the corporate ladder and held director level positions at Sony Electronics, Xerox Corporation, Safeway Inc and Lucasfilm Entertainment.

Carrie: Our business is primarily repeat clients and referrals for several reasons. First, we have the reputation of being a couple to be trusted. Our clients know they will be working directly with us, which builds confidence that they are in good hands. Second, Chris and I have different strengths from prior careers which we have learned how to best leverage. We decide who will be the main point of contact and how the other will be involved with each seller and buyer based on the situation.
There is a wide range of services we provide beyond handling the routine transactional needs which also leverage our strengths. Some examples are completely clearing out the home for an out-of-area seller, decluttering and staging, managing repair work, creating a to-do list with tasks for ourselves and our client, providing buyers with a move-in checklist and sellers with a moveout checklist, maintaining a service provider list for our clients, and managing whatever it takes to help our buyers get settled in after close of escrow.
Q: Chris, what are some of the most important philosophies that serve you when working with clients?
Chris: Listening, talking and heading towards solutions are part of being a Realtor. When meeting out-of-town buyers at an open house, I enjoy finding out what interests them about the area and putting on my Chamber of Commerce hat to help them navigate the different living experiences on the Monterey Peninsula and identify which is the best place for them. This includes identifying priorities like walking distance to beach, dining, country clubs, schools, traffic patterns, temperature zones, and medical care facilities, to name a few.
Q: Carrie, please discuss your nonprofit work in the community.
Carrie: My passion is the Hospice Giving Foundation. Both of my parents were on hospice care, so when the opportunity presented itself to get involved, I knew this was my way of giving back.
I’m proud to add that the Carmel Realty Foundation has been a major HGF donor and supporter. Other local community work has been with Monterey Peninsula Country Club where I served on the Budget & Finance Committee for many years, as Secretary of the WGA, and Chair of the ladies’ 9-hole golf program.






Q: Chris, please also explain your own work with nonprofits.
Chris: From my beginnings on the Stevenson School Board to Chairman of the Hollywood Chamber of Commerce to Chairman of the Hollywood Sign Trust to being a Board member at MPCC to being President of MPCC’s Morse Foundation, I had the privilege of learning from others with diverse backgrounds and achievements. Instead of promoting a place or organization, the Morse Foundation allowed me to lead in maturing a charity within the MPCC community that provides scholarships for employees and their families seeking college and/or vocational educations. For many, the awardee is the first family member to have this post high school opportunity.


Q: Carrie, why do you think this area is loved by so many and what are the reasons you are so happy living here? What type of recreational activities do you enjoy?
Carrie: Where we live is stunningly beautiful, whether the sun is out making the water sparkle or the fog is moving in creating a cozy blanket feeling, and we have such a diversity of exceptional views—ocean, forest, valleys, and mountains. When moving here from years in the greater Bay Area, I thought I’d miss the big city shopping and would be making frequent trips there to get my fix. Instead, I now prefer shopping local at the family-owned markets and boutiques where we all recognize and respect each other. But I think the strongest draw is all the outdoor activity opportunities coupled with the moderate temperature range allowing them to be enjoyed year-round. There is truly something for everyone. My favorites are golf, bird watching (particularly the different water fowl we have access to within a short drive), fishing, and going for walks.
Q: Chris, what are some of your hobbies that you enjoy locally? How would you describe your “perfect day” on the Monterey Peninsula?
Chris: Enjoying the fruits of living next to the ocean. Riding my motorcycle down the coastline with a stop to look at the Elephant seals in San Simeon and then dining on oysters and black cod in Pismo Beach, driving up to Half Moon Bay to get crab off the boat to share with friends, going out fishing on the Monterey Bay or just watching the sun set on the Pacific with a glass of Pinot Noir.
Q: Carrie, what would you say is the biggest change you’ve seen in the local area since you’ve started in real estate?
Carrie: The biggest change on our peninsula is the growth of new housing to the northeast. I remember when there were just a couple new developments with multiple phases planned, and prices were under $1 million. Now there are more developments, prices are higher, new businesses are popping up nearby, and there is an intensity of city planning focused on infrastructure to support these blossoming communities.
Q: Chris, what is something that remains consistent during the years you’ve lived here?
Chris: Having first visited here in the 1950s and now as a full-time resident, I am still amazed each day with the visual and sensory pleasures when standing in front of the ‘greatest meeting of land and sea.’ I am respectful that my drive to work is a commute that people from around the world pay a lot of money to come experience.
