The CY Sales team has started the year with solid momentum, listing, negotiating and closing strong results across Perth and regional WA. One consistent theme remains: there are still not enough homes to meet buyer demand.
With listings sitting under 3,000 across the metro area, around 45% lower than this time last year according to REIWA, competition remains very active. Buyers are moving with confidence, sellers are seeing positive outcomes, and multiple offer scenarios continue to feature across many campaigns.
Some of our recent results include 1 Chelydra Point in North Coogee, which achieved $2,500,000. This rare coastal landholding attracted strong interest thanks to its proximity to the ocean and the opportunity to create a luxury seaside residence.
At 305 Preston Point Road in Attadale, the property sold for $1,410,000. This unique riverside home appealed to buyers seeking lifestyle, thoughtful design and long-term value close to the Swan River and local amenities.
Looking more broadly, Perth’s premium market continues to perform well. During 2025, 32 suburbs moved into the million-dollar category, bringing the total to 126 suburbs with median house prices above $1 million.
If current conditions continue, this figure could approach 150 by the end of the year. The median Perth house price increased 13.3% in 2025, following strong growth in 2024, reflecting ongoing confidence in the WA property market.

Perth’s rental market continues to operate under tight conditions, with only 1,372 houses and 548 units currently available for rent, just 1,920 properties in total across the metropolitan area.
These figures, reported by REIWA, highlight how limited supply is affecting the market, making careful tenant selection more important than ever.
