Upper Constantia Market Shows Strength at the Premium End.
While transaction volumes slowed during the first five months of 2026, the Upper Constantia property market continued to demonstrate resilience and strength in value.
We have noted that there were 15 fewer sales in Upper Constantia, during the period in question, in 2026 compared to 2025. This represents a 40% reduction in the number of sales from last year.
However, we have noticed only a 21% reduction in total sales turnover for the period. This points to what we feel is the standout statistic, being that the average sale price in Constantia Upper has risen by just over 33% from the period in 2025 to 2026.
What is interesting to note however, is that the average length of time that properties take to sell, has remained largely the same, at an average of 78 days, but the average differential between asking and selling price has improved, with the average for 2026 now sitting at only 6.5% below asking.
What
does this all actually tell us though?
From our perspective, and being cognisant of the statistics above, the options that purchasers have, has decreased significantly year on year. To put this in real terms, a purchaser that was looking to purchase in Upper Constantia during this period in 2025, had 15 more houses to peruse, than they did in 2026.
This erosion of choice for purchasers, has meant that homeowners are able to ask more for their properties, due to lack of competition with other houses, which is evidenced by the increase in the Average Selling Price experienced. Purchasers have less options, so are therefore more motivated to pay closer to the asking price, which can be seen by the average differential between asking and selling price improving to 6.5% under asking in 2026. With all of this being said, the one stat that has remained the same between the two years, is the length of time it takes to sell your property.
This tells us that as much as purchasers are willing to pay higher prices, they are still remaining as prudent in their decision making and taking their time to make an informed decision. Purchasers have access to more information now, than ever before, and with the rapid rise of AI, they are able to seriously interrogate the numbers in search of affirmation and sense.
All in all, the Constantia Upper property market continues to perform very well across all the various price bands and proves to be a phenomenal area to invest in with the confidence that you can achieve above average capital growth.
