Dear Residents, Welcome to CampusOne! Whether you’re moving in for the first time or returning for another year, we’re excited to have you here. Our goal is simple: to create a space where you can feel comfortable, supported, and connected throughout your academic journey. CampusOne was built for students. From study spaces and fitness amenities to resident events and everyday support, everything here is designed to help you balance school, social life, and everything in between. Post Secondary can be busy and sometimes overwhelming, but our team is here to make things easier whenever we can. If you’re new to CampusOne, I encourage you to explore the building, take advantage of the amenities, and introduce yourself to the Resident Life team. Getting involved and meeting people early can make a huge difference in your experience here. To our returning residents, thank you for choosing CampusOne again. Introduction

The Resident Handbook answers many commonly asked questions regarding living in Residence. In addition, the Resident Handbook describes policies that act as an addendum to the policies laid out in your Lease Agreement. The Lease Agreement and the Resident Handbook are important guides that you should be familiar with. You are expected to comply with both the Lease Agreement and Resident Handbook rules and regulations in addition to all applicable municipal, provincial, and/or federal laws. As a Resident, you are required to read the Resident Handbook in its entirety. Management reserves the right to amend or change the rules and regulations at any time by posting the changes throughout the community.

About the Team Management Team General Manager The GM has oversight of the entire operation and care for all the residents, staff, and the facility. The GM’s responsibility includes the management of all staff, business operations, contract management, and property facilities. She has an open-door policy and is very willing to help you in any way possible.

Assistant General Manager The AGM oversees the day-to-day operation of the property. Part of their responsibilities includes the 1st and 2nd floor desk team, financial accounting, and acts as the liaison with the UofT Food Services. The AGM is here to assist all residents and departments.

Senior Residence Life Coordinator The Senior Residence Life Coordinator is responsible for supervising Dons, establishing a successful community, and managing the on-going training and student development portfolio. The SRLC works towards building a strong and supportive environment for you to make the most of your Residence Life Experience.

Leasing Manager The Leasing Manager is responsible for supervising the Leasing Assistants - ensuring that the correct process is completed for all signed lease agreements. They oversee the roommate matching, and leasing initiatives to guarantee we maximize our occupancy. You can find the LM at the 2nd floor office and ask any questions related to your lease.

Maintenance Supervisor The Maintenance Supervisor is responsible for all maintenance and housekeeping at the Residence. From solving work-orders in your room, to ensuring an optimal performance of this top-class building, the Maintenance team does their very best for you, so that you can live in comfort.

Residence Life Team Assistant Residence Life Coordinator The ARLC is a full-time position which works closely with the RLC, overseeing the monthly Newsletter, auditing boards and shifts, and performs administrative tasks. The ARLC is another support for Dons when needed in On-Calls, Desk Shifts or Programs.

Residence Life Dons

At the property there are 15 Dons that you will see frequently. The Don is a full-time student living at the residence. Your Don acts as your contact for building information, events, programming, lockouts, maintenance issues, roommate conflicts, neighbour issues, and emergency assistance. The Dons play an integral part in our daily operations. They are charged with responsibility for maintaining community standards and safety, performing administrative tasks, working as a team player, and developing a sense of community. You can be part of the Student Staff Team. If you are interested in being a Don next year, make sure to reach out to your floor Don or the RLC and express your interest.

Houses

The residence building is divided into 8 houses for Residence Life purposes. Each of these 8 houses represents 3 floors and has 2 Dons in charge of creating a community and supporting the residents living on those specific floors. Your house Don information is available on your floor’s bulletin board.

PERKS AND REC LEVEL 2

Located on the 2nd floor, between the staff offices and the dining hall, this open concept floor provides space for numerous activities including: a fireplace lounge, an arcade, an innovation lounge, and a quiet study room. Relax by the fire overlooking College Street. Challenge your roommate to a game of foosball. Work collaboratively in the innovation lounge or individually in the quiet study room. Level 2 is where it’s at!

AMENITIES ACCESS

Management reserves the right to close or adjust the hours of operation for all amenity spaces. Residents are responsible for any intentional or unintentional damage they (or their guests) may cause to the property. Guests are not permitted in any amenity space without being escorted by a Resident. Residents and guests must abide by all posted rules and signage.

BIKE STORAGE ROOM

Residents may store their bikes in one of the two bike storage rooms located in the basement and loading dock. We highly encourage residents to use the Basement storage for extra space and added security. Residents must provide their own locks and keep their bike locked. Residents must register their bike at the Front Desk where our staff will provide access to your keycard to the bike storage areas and a sticker to place on your bike.

Lithium Battery Powered Devices • •

Due to fire safety concerns, the storage, charging, repair, modification, or operation of electric scooters, electric bicycles, hoverboards, electric skateboards, or similar lithium-ion battery powered devices is prohibited within the residence. Mobility devices required as an accommodation will be reviewed through the accommodation process.

The Residence is not responsible for any damaged, lost, or stolen property.

CAMPUS CONNECT - NEWSLETTER

Every month, Residents will receive an electronic monthly newsletter from the property Staff via email. The Campus Connect newsletter will contain important building information and programming updates.

COMMON KITCHENS

Common kitchens are available on every even floor starting from the 4th floor. Residents must responsibly use the facilities and clean up after themselves. Residents should never leave their cooking/baking unattended. All food placed in common refrigerators should be labeled with the resident’s name and the day it was put in the fridge. Old or unlabeled food will be thrown out. Every week any rotten food in refrigerators or dirty utensils, etc. will be disposed of. When cooking, Residents must abide by all appropriate safety protocols, including but not limited to: attending to food that is cooking, using proper ventilation, etc. Common Kitchens are shared spaces, and therefore the property of others should be respected. Storing personal cooking items in the common kitchens is at your own risk. Never prop open the common kitchen door if there is excessive smoke; this will trigger the fire alarm in the hallway and evacuate the building. Should this happen, make sure to turn off the heat from the oven/stove, remove the food from the source and proceed to exit the kitchen. The Residence is not responsible for any lost/stolen food or supplies.

EQUIPMENT RENTALS AND SIGN OUTS

You can find a variety of items available to sign out at the Concierge Desk on the 1st Front Desk using a photo ID. A list of equipment will be available at the Concierge Desk on the 1st floor. Residents are responsible for loss or damage (other than normal wear and tear) for the contents of their sign-out equipment kit. Failure to comply with sign out guidelines, abuse of equipment or failure to return signed-out equipment will result in immediate loss of equipment sign-out privileges and or rectification costs. Passports, credit cards or health cards are not an approved form of ID for equipment sign-out. National identification cards, Drivers licenses, or student cards are accepted.

FITNESS AREAS

Residents will be able to maintain a healthy lifestyle through access to a variety of fitness areas, including the fitness center on the 2nd floor, 3 Peloton Bikes, the yoga/dance studio on the 17th floor, and the aerobics room on the 25th floor.

PELOTON BIKES You can find 3 Peloton bikes for you to work out on. 2 Peloton bikes are located in the 2nd floor gym and the 3rd one is located in the 25th floor aerobics room. Residents can create their own account in the Peloton system to access the different classes and spinning exercises.

FLOOR LOUNGES

There are lounges on multiple floors throughout the building; including, but not limited to: common kitchens, study lounges, fitness areas, games rooms, TV lounges and more. Common kitchens and study lounges are on every even floor. Residents are welcome to make use of all of these amenities on a 24/7 basis. Access is provided by their personal key card. Residents must abide by CampusOne’s community standards when using these spaces.

LAUNDRY

The property features an app-operated laundry facility found on Floor 2A. Residents must ensure they are following the instructions provided to prevent overflow and damage to the laundry equipment. If you are unsure how to operate the washer/dryer, contact the office or a Residence Life Don for instruction. Residents must ensure they clean the lint trap in the dryer before each use. For any issues or concerns that may arise with our Laundry Services, please write down the machine number you were using and report it to our Staff, and they will put you in contact with our provider: COINAMATIC at 1-800561-1972 Residents must be mindful that this is a shared facility and remove their laundry as soon as the washing/drying cycle ends. Clothes/Laundry items left behind in or on top of the machines will be disposed after 3 days if left unclaimed. The Residence is not responsible for any clothes or items left unattended.

MAIL ROOM

The mail room is located on the 2nd floor. All mailboxes are shared by unit number. Please check your mailbox regularly. Do not open any mail that is not addressed to you. The Residence is not responsible for lost, stolen, damaged, or opened mail. When oversized mail/packages arrive, the staff will record the item in the package system and the resident will receive a notification to collect the item at the 1st floor Security Desk. Residents will be contacted via email. Cash-on-Delivery and packages containing food or cannabis will not be accepted by property staff. Oversized mail/packages will be stored for five business days before they are returned to sender.

PACKAGE DELIVERY

The property offers a 24/7 package reception. Couriers and Packages are received at the 1st floor Security Desk from the delivery companies. Delivery Staff are not permitted to go upstairs. • • •

All packages are logged into the property tracking system, and residents will receive an email from the Resident Portal informing them that a package has arrived for collection. Residents are encouraged to track the estimated time of arrival of the delivery and pick it up as soon as possible. Residents must wait for a Front Desk Staff to log their package and receive the email before coming to the collect it.

GROCERY/FOOD DELIVERY

The residence does not offer a grocery and food reception service. Food and grocery deliveries must be picked up by the resident from the delivery courier. At no time will the residence accept food delivery on behalf of a resident. • Delivery couriers are not permitted to enter the building. • The Residence or staff are not responsible for the food delivery collection. • It is the resident’s responsibility to track the delivery’s estimated time of arrival and pick it up as soon as possible. At no point will the Staff notify residents regarding these deliveries. The Residence is not responsible for any aspect of the grocery / food delivery service. This includes but is not limited to any missing deliveries, quality of food, tracking of delivery, etc.

RESIDENCE LIFE PROGRAMS

The Residence Life Dons plan a variety of residence life programs throughout the year, which help create a community conducive to healthy living, personal growth, academic achievement and personal success. We endeavour to provide a diverse programming model to engage our residents in topics surrounding health and wellness, employability, financial awareness, academic support, mental health awareness, diversity and inclusion awareness and community engagement. Look out each month for information about our floor and building-wide programming, such as: • Floor Competitions (Pumpkin Carving, Gingerbread House Building, Cook-Offs) • Community Service (Clothing Clean Up, Food Drive) • Wellness (Yoga, Run Clubs) • Welcome Week (Speed Friending, Trivia Night, Welcome Party) • General Yearly Programming (Mock Interviews, K-Cup) Please let your Don, or the Residence Life Coordinator know if there is a program you would like to see offered.

ROOM BOOKING

Common area amenity usage is designed to be used on a first-come-first-served basis. Reservations are not available for the lounges. Please see the 2nd Floor desk for more information and alternatives to different amenities.

SKYLINE6

The Skyline6 is located on the 25th floo. Floor to ceiling windows reveal a one-of-a-kind view of the Downtown Toronto Skyline. The Skyline6 is open to all residents. It is subject to closure for special events.

CAMPUSONE-01 BUILDING ACCESS

The Security Desk is located on the 1st floor. Residents will be required to use their keycard to access the front door, first and second floor elevator lobbies, and the elevators. The Residence reserves the right to refuse visitor/guest entry.

CAMPUSONE OFFICE

Our leasing and management office is located on the 2nd floor. Residents are welcome to come and address any concerns with management or just stop by for a chat. The office is open Monday – Friday from 9am – 5pm.

DINING SERVICES

All residents are welcome to enjoy the dining services offered on the 2nd floor. Residents with a meal plan must remember to bring their T-Card or meal card to gain access. If a resident loses their meal card, they must report it immediately to cancel their current card and obtain a replacement. Refer to the University of Toronto Food Services website and select CampusOne for further details about the meal plans and food offerings.

MOVE IN/MOVE OUT

Residents are required to follow the move in schedule established by Management. Within 48 hours of move-in, Residents should complete the “Move-In Inspection Form” in the Resident Portal. Failure to submit this report will result in Management assuming the leased premises are in perfect condition. Residents will be required to vacate the premises by 12:00 noon on the final day of tenancy unless they have renewed the lease agreement for the next term. The leased premises should be left in a clean, undamaged condition with all personal effects and trash removed. Should the property Staff be required to clean the premises as a result of the resident’s failure to comply, charges may ensue. Additionally, if a resident’s failure to comply delays a new occupant from moving in, the resident shall be liable for charges associated with the new occupant staying elsewhere in the interim.

RENT INSTALLMENTS

Rent must be paid on or before the 1st day of every month. Acceptable forms of payment include credit/debit card, pre-authorized debit, personal cheque, or manager’s cheque. Automatic payments can be set up in the Entrata Resident Portal and made by credit/debit card or preauthorized debit directly from a Canadian bank account. Amounts must be paid in Canadian Dollars. Please note that Entrata Resident Portal adds a service fee for each payment. For safety reasons, cash is not an authorized method of payment. Should a payment be returned as insufficient funds (NSF), the resident will be charged an NSF fee of $20.

INSURANCE

Prior to moving in, all residents must provide proof of rental insurance. Keys will not be provided until proof of the policy number is obtained.


SECURITY CAMERAS

Security is a priority at our property. There are numerous security cameras on the property both inside and outside the building. The coverage includes but is not limited to: corridors, common areas, and elevators. The system is in place to address any potential safety and security concerns related to the property and business. At no time will a resident be granted access to view security camera footage. Management has the right but not the obligation to review footage.

LOST AND FOUND

Items left behind in common areas will be transferred to the 1st floor Front Desk - Lost and Found section overseen by Security. All lost and found items that are not retrieved in a period of 2 weeks will be donated.

WORK ORDERS

If a repair is needed in your unit, you should immediately create a work order via the Entrata Resident Portal, call or visit the 1st Floor Desk, or report the issue to your Residence Life Don. Failure to report items in need of repair may result in financial responsibility for the necessary repairs and/or subsequent damages. After-hours emergency repairs (i.e. leaks) must be reported immediately to the on-call Don at (647) 389-7068. If there is no answer on the Don phone, call security at (647) 288-0827 ext. 6. Please note that work orders submitted after 3:00PM may not be addressed until the next business day. Except for normal wear and tear, residents are responsible for all repairs/replacements in their premises/leased premises, including common areas of the resident's unit. Should a resident cause damage to another resident’s belongings (knowingly or unknowingly), the perpetrator will be held responsible. Prior to arranging any repairs, residents must obtain approval from Management. Repairs will be made by the property staff or by an approved and/or selected tradesperson by Management. •

Bidet Installation Process o Should a resident require a bidet installation they will need to visit the 2nd floor office, fill out the Installation Waiver for Bidet. The Installation must be done by the property’s Maintenance Technician and has a cost of $100 for installation and $100 for removal.

FUMIGATION & PEST CONTROL

A resident’s furniture, furnishings and personal effects brought to the premises/leased premises are subject to inspection by the Residence’s staff and may require the resident to fumigate some or all of these items. From time to time, inspections may be done by the Residence staff to determine if fumigation is needed. If you notice a pest issue, you must report it to the office immediately so we can help remedy the situation. Residents must also comply with recommendations from the pest control company and prepare for treatments as required. Treatments cannot be refused. Residents will be responsible for any costs associated with pest control as a result of their actions.

UNIT ENTRY

With reasonable notice (24 hours), Management and or authorized staff has the right to enter the premises/leased premises for the purpose of performing health and safety inspections, preventative maintenance, complete a work order, occupancy checks, or other necessary work. Entry is made during the hours of 9AM – 5PM. Repairs made that are found to be the responsibility of the resident (see “Work Orders”), or cleanliness issues noted (see “Cleanliness”) may be charged to your account. •

Emergency Entry o In case of a facility or resident emergency, authorized staff may immediately enter the leased premises at any time without notice. Residents will be notified after an emergency unit entry is performed.

UTILITIES

The following utilities are included in your lease agreement: water (hot/cold), electricity, heat, A/C, and Wi-Fi. Internet access will be provided through a third-party provider. Residents will be able to report any issues with internet access through the third-party provider, all contact information will be in the Resident Portal

PRIVACY, RECORDING AND DIGITAL CONDUCT Residents have a reasonable expectation of privacy within their living environment. Residents and guests shall not photograph, audio record, video record, livestream, or distribute images, recordings, or personal information of another individual in a manner that is harassing, intimidating, invasive of privacy, or otherwise interferes with that individual's reasonable enjoyment of the community. Harassment conducted through social media, messaging platforms, email, websites, online forums, or similar technologies is prohibited. Nothing in this section limits any rights provided under applicable law. •

Community Standards At CampusOne, Community Standards are intended to support a safe, respectful, and inclusive living environment. Residents are expected to comply with the Resident Handbook, Lease Agreement, community expectations, and applicable laws. Residents are also responsible for the conduct of their guests. When a Community Standards concern is reported, Residence Staff may review available information, meet with involved residents, and determine an appropriate response. Residents will generally have an opportunity to provide their perspective before a decision is made.

Interim Safety Measures Where there are reasonable concerns regarding safety, security, harassment, violence, threats, or significant disruption to the community, temporary administrative measures may be implemented while a matter is being reviewed. Such measures may include guest restrictions, no-contact directives, increased monitoring, or temporary restrictions on access to specific amenities.

Appeals Residents may appeal a conduct decision based on: • • •

A procedural error that materially affected the outcome; New information that was not reasonably available during the original review; or An outcome that is significantly disproportionate to the violation.

Appeals must be submitted in writing within five (5) business days of the decision being communicated. Appeals will be reviewed by Residence Management or a designated decisionmaker. The appeal decision is final. Nothing in this Community Standards process limits the rights, responsibilities, or obligations of residents or Residence Management under the Lease Agreement or applicable law.

Alcohol

The consumption of alcohol must comply with all federal, provincial, and municipal legislation. Alcohol is only permitted in a resident’s personal living space. Alcohol is not allowed in the common areas of the community in any form or container. The following list provides further guidelines for alcohol consumption on property: •

Cannabis

Possession of cannabis must comply with all applicable laws. The smoking, vaping, burning, aerosolizing, or otherwise consuming cannabis within the residence, including units, balconies, common areas, and amenity spaces, is prohibited. Residents may lawfully possess cannabis products within their unit provided they are stored in sealed containers and do not create odours, safety concerns, or conditions that interfere with another resident's reasonable enjoyment of the community. The cultivation, production, processing, sale, distribution, or gifting of cannabis products from the residence is prohibited. Cannabis plants are not permitted within the residence.

Cafeteria Usage Residents are to follow the cafeteria policies at all times. • • •

Cleanliness and Trash Removal All garbage, refuse, and other types of waste must be disposed of using the chutes on each floor. No trash or other waste may be disposed of or stored on the grounds of the property, kept by an entrance door/hallway, or placed in improper containers anywhere in the community. Trash should be disposed of promptly and properly. Oversized refuse will require a work order. Each resident is responsible for cleaning and keeping the assigned unit and all furnishings in a clean, safe, and sanitary condition at all times. If excessive garbage or unsanitary conditions are found during unit inspections (i.e. move out, room transfer, quarterly), residents will be notified and given time to rectify the issue. If the issue remains, residents will be charged an excessive garbage removal fee.

Damage to Property

The Residence property is to be respected. Residents will be held responsible for any costs associated with intentional or unintentional damage of unit / hallways / common areas as a result of their actions. Stickers, adhesive tape, nails, screws or hooks may not be used on floors, walls, woodwork, or doors. Thumbtacks, pushpins, and non-marking adhesive materials are permitted in moderation. Vandalism is defined as the willful or malicious destruction of property. Tampering security cameras, fire safety systems, and life-saving equipment is strictly prohibited. Any vandalism directed towards an individual or individuals, may also constitute harassment.

Use of Amenities

The amenities located from the 2nd to the 25th floor are open 24/7 for the residents’ enjoyment. Each resident is responsible for: • Cleaning after themselves (trash must be disposed of in the garbage can) • Taking all personal belongings back to their units Management reserves the right to investigate miss-use of any amenity space. This includes excessive garbage, missing furniture, damage, graffiti, inappropriate images, or miss-use of the amenity of any kind.

Furniture Misplacement

The Residence amenities are equipped with premium furniture for all residents’ enjoyment. This furniture that includes but is not limited to: tables, couches, bean bags, weights, yoga mats and chairs must remain in its original lounge and at no point residents are able to take it into their personal units. Unit furniture must remain within the unit. If you would like a piece of furniture removed, approval must be obtained from management. Residents should not place suite furniture in common areas; doing so will result in replacement charges at the end of the year, as the furniture will be considered lost.

Warning Letter + 12 hours to return the furniture to the lounge. Failure to return the furniture will result in a $150 fine and an authorized Staff will retrieve the furniture from the unit and return it to the amenity. Further action may be taken where warranted.

Fire Safety

Residents are not to use fire exits or in any way tamper with fire doors except in an emergency. This includes the propping open of floor entrance doors. Do not discharge, tamper with or operate any fire equipment (e.g. Sprinklers, Fire Extinguishers) or detection equipment for any purpose other than in the case of a fire. DO NOT use sprinklers/sprinkler heads to hang any item. It is important to know that covering your smoke detector in your unit or removing the batteries puts everyone’s life at risk, and if reported to the Fire Department, could result in fines of up to $5000.00 or possible imprisonment. Always leave any Residence facility during an evacuation (this includes but is not limited to fire alarms and/or drills). Personal living spaces should be kept in such a manner that escape during an emergency is always possible (i.e. doorways/exit pathways should remain clear). In all cases of fire alarms, Management reserves the right to investigate the cause. Should the investigation result in finding that resident(s) triggered / caused the fire alarm, the City of Toronto Fire Services Invoice will be charged to the resident(s) responsible. Guests

Residents are responsible for the behavior of their guests at all times. A guest is any non-CampusOne Resident. Failure of a guest to comply with the Community Standards will result in the host Resident being held fully responsible for any infraction. It is the host's responsibility to inform their guests of the property Community Standards. Residents must: • Sign in their guests where required by property procedures. • Escort their guests while on the property. • Ensure their guests comply with all Community Standards. • Residents may host a maximum of five (5) guests at one time. Overnight guests are limited to: • A maximum of three (3) consecutive nights; and • A maximum of five (5) nights per calendar month. All overnight guests require the consent of the other roommates who share the unit. The residence may restrict guest privileges where repeated concerns regarding safety, security, occupancy, or Community Standards occur. Guests who repeatedly violate Community Standards or create disruption within the community may be restricted from the property. As stated in the lease, only the resident may live in the leased premises. The Residence may pursue available remedies where a resident persists in violating guest or occupancy requirements. Management reserves the right to restrict unauthorized long-term occupants, guests who breach the Guest Policy, or any guest who does not follow Community Standards and is identified as a disruption to the community.

Illegal Drugs and Substances

Residents are prohibited from being involved with possessing, using, manufacturing, and trafficking any illegal drugs anywhere on the CampusOne property. Management will immediately contact the authorities if any student is found in possession of, manufacturing, or trafficking illegal drugs.

Keys/Access Cards and Locks

Residents are to keep their access card/bedroom key in their possession at all times. Access cards//FOB/keys are not to be in anyone else’s possession. If a person other than the resident is in possession of the resident’s access card/FOB/key, it will be confiscated. Residents shall not alter the locking system on any door giving entry to the premises/leased premises, during the term of the lease. In the event that Management believes resident safety is compromised, a lock change may be completed immediately. Residents are not permitted to make copies of keys to the premises/leased premises or to lend their keys to any other person. All keys issued at move-in shall be returned to Management upon lease termination: Key Card, Bedroom Key, Mailbox Key. Residents will be held responsible for the cost of all replacement keys/cards/FOB including bedroom keys, mailbox keys, laundry cards, and/or access cards. If a Resident loses their meal card, they must contact the University of Toronto Dining Services via phone (416) 978 – 1735 or email mealplans@utoronto.ca to cancel their current card and obtain a replacement. Access cards/FOB/keys should not be altered in anyway (i.e. Please do not punch a hole in the access card).

LOCKOUTS:

Residents must be aware that unit entry doors lock automatically as they are closed. It is essential that residents carry their keys at all times to prevent getting locked out. In the event that a resident gets locked out of their Unit/Bedroom, they must complete the following process to request Staff’s support to open their Unit/Bedroom. 1. Direct to the 1st floor Front Desk. / Call the Front Desk line: 647-288-0827 to inform they are locked out. 2. A piece of official ID will be required to confirm the Resident identity. 3. The resident must complete the lockout form in their phone or iPad at the desk and show proof of completion to Staff. 4. Staff will unlock the apartment/bedroom door. While this service is available 24/7, residents are responsible to have their keys at all times to maintain a smooth and secure living environment.

Noise

To facilitate an environment conducive to academic growth, the Residence has a 24-hour courtesy policy. Any behavior or noise that may be disturbing to a resident must cease upon the request of another resident or any member of the property staff. Specific Sound Equipment Regulations: • Subwoofers are not permitted. • Amps are permitted with the use of headphones. These policies apply to all areas, including, but not limited to, hallways, elevators, stairwells, laundry room, storage rooms, common areas, apartments, and townhouses. Quiet Hours • Sunday - Thursday: 11:00PM-8:00AM • Friday - Saturday: 1:00AM-9:00PM Exam Quiet Hours • December: 24-hour Quiet Hours • April: 24-hour Quiet Hours Any resident or resident’s guest found violating these policies must immediately comply with the policy. Noxious & Offensive Odor Policy A noxious odor is any smell of such an intensity that it becomes apparent and/or offensive to others. Any odor can become noxious or offensive when it is too strong. Some examples are cigarette, cigar, or pipe smoke; incense; perfume; poor personal hygiene; air freshening spray; excess amounts of garbage; large amounts of dirty laundry and cannabis smell (smoked or not smoked). Furthermore, because incense and candles present themselves as a fire hazard as well as a source of potentially noxious odor, these are prohibited at all times.

Unfortunately, there are no parking facilities at the property. Residents may not park anywhere on the property. Should residents require parking, they should contact their respective university / college for further information.

Smoking

The building is a smoke-free facility. Smoking inside is strictly prohibited anywhere on the property and within a nine-meter radius of all entrances / exits. Violence and Harassment

Every individual has the right to an environment characterized by mutual respect. Every individual has the responsibility to treat all members of the community with respect and without harassment or discrimination. Inappropriate comments or behavior relating to a person’s race, religion, sexual orientation, age, sex, gender identity, nationality, ability, and all other prohibited grounds as outlined by Ontario Human Rights Code will not be tolerated. Violence, acts of aggression, or threats will not be tolerated. Physical aggression is defined as violent or physically aggressive behavior. These behaviors of assault include but are not limited to hitting, punching, slapping, kicking, biting, pushing, pulling, fighting, spitting, bullying, or sexual in nature, etc. Communicative violence is defined as any form of communication which is violent in nature which includes but is not limited to verbal, written, electronic (telephone, texting, computer, social media, videos, pictures, etc.). Harassment is defined as any attention or conduct, whether it be oral, written, graphic or physical or sexual in nature by an individual or group who knows or ought to reasonably know that such attention or conduct is unwelcome, unwanted, offensive or intimidating. The residence may take appropriate action where conduct threatens the safety, security, well-being, or reasonable enjoyment of others, including the implementation of interim measures, restrictions on privileges, referrals to external authorities, or pursuit of remedies available under applicable legislation.

SEXUAL MISCONDUCT:

The Residence is committed to maintaining a community free from sexual violence and sexual misconduct. Sexual misconduct includes, but is not limited to: • Sexual assault • Sexual harassment • Stalking • Voyeurism • Distribution of intimate images without consent • Coercive sexual conduct • Retaliation against an individual for reporting sexual misconduct Reports may be referred to appropriate authorities or community resources where required.

Fees and Charges

Fees are due within 5 business days of notification. Residents may appeal fee decisions with a Residence Life Coordinator before they are due. Any fee payment will be deferred until the appeals process is completed. Fee charges are subject to change. Management reserves the right to assign fees and charges within reason for infractions not listed in the above Violation Outcomes. Please note that listed fees do not include HST. HST may be added to the total.

Guarantor Notification

For any infraction that breaches the Community Standards, Management reserves the right to contact the guarantor to notify them of a breach of the Lease Agreement and the steps taken to respond to the situation. Repeated or serious infractions may result in additional action where warranted, including remedies available under the Lease Agreement and applicable law.

Interim Safety Measures Where there are reasonable concerns regarding safety, security, harassment, threats, violence, or significant disruption to the community, temporary administrative measures may be implemented while concerns are reviewed. Examples may include: • No-contact directives • Guest restrictions • Temporary amenity restrictions • Increased staff monitoring • Voluntary relocation discussions Interim measures are administrative in nature and do not constitute a finding of responsibility.

Personal Safety We would like you to be aware of some important guidelines for the safety of yourself and the property. We recommend that you consider following these guidelines, in addition to other commonsense safety practices:

While Inside Your Unit

1. Lock your doors at all times. 2. You have deadbolt locks on the doors; use them while you are inside your room. 3. When answering the door, first determine who is there by looking through the peephole. If the person is unknown, first talk with them without opening the door and don’t open the door if you have concerns. 4. If the person says they work for CampusOne, please feel free to call the office to confirm it's an employee needing to get into your room. All staff will be identifiable by CampusOne uniform and nametag. 5. Make sure to keep your windows locked when you are not in your room and at night. 6. Do not give or lend your keys, your ID, access card, or mailbox key to anyone. 7. Do not put markings on your key ring to identify your name, address, or phone number. This includes your apartment / room number. 8. If you are concerned because you have lost your key or because someone you distrust has a key, ask to have your locks changed. You have a statutory right to do so, provided you pay the cost of the lock change in advance. 9. Dial “911” for emergencies. Immediately following, please call the office or Don so they may take appropriate measures. 10. Frequently check your door locks to make sure they are working properly. 11. Immediately report to the office in writing or complete a work order for any malfunction of other devices outside your room, such as broken gate locks, burned out lights, blocked passageways, broken railings, etc. 12. Mark or engrave identification on valuable personal possessions, such as your computer or bicycle.

While Outside Your Unit

1. Lock your doors and windows every time you leave your apartment regardless of how long you will be away. 2. Tell your roommate where you are going and when you will be back. 3. When walking at night, please walk with another person. 4. Let your Don and your roommate know if you are going to be gone for an extended period of time.

Around the Community

1. Room and apartment doors should be locked at all times. Residents should always keep their keys with them even when leaving for a short period of time and/or when your roommate is in the apartment and not expected to leave. 2. Valuables should be kept locked and out of sight. 3. Residents should practice being aware of their surroundings and being a good neighbour. This can be done by knowing the other residents and reporting to management staff any suspicious person(s) seen around the property.

4. Please call 911 if your personal safety or the personal safety of another is at risk. If it is not an emergency, you can call the Toronto Police Department’s non-emergency number at 416808-2222. 5. The property does not allow soliciting (with the exception of confirmed political candidates). Please report those individuals to security. Please remember there is no such thing as a completely safe system. Even the most elaborate safety precautions are not guarantees against crime. You should always proceed as if such systems do not exist. All systems are subject to mechanical malfunctions, tampering, human error, and personnel absenteeism. CampusOne makes no expressed or implied warranties of security. The best safety measures you can take are the ones you can perform as a matter of common sense and habit. *CampusOne is not responsible for any personal damages or thefts. As per the lease agreement, all residents must obtain renter’s insurance.

Feeling “Unsafe” Vs. “Uncomfortable” Residents expressing fear for safety, or a self-described “unsafe” environment are deemed to be in a life-or-death situation. Residents feeling “unsafe” are treated with high priority and given access to resources, within the community, or partner institutions, or via 9-1-1 emergency. Residents experiencing roommate conflicts, personal struggles or strife, or otherwise existing in an environment that does not pose an immediate and measurable risk to their life and/or livelihood are not considered to be “unsafe,” but rather “uncomfortable.” Discomfort can be— and is—a natural part of cohabitation in an environment where residents must interact with others of different backgrounds, experiences, personalities, preferences, and/or lifestyles. It is normal to have differences in opinion and/or beliefs, residents are recommended to participate in conflict resolution, roommate agreements, and mediation as appropriate.

Roommate Conflict You are sure to experience conflicts within your suite at some point during your stay. Whereas the Residence Life Department is here to support you navigate these challenges; it is our expectation that when you experience a conflict: 1. Upon your arrival you will complete a Roommate Agreement that will help you establish the basic cohabitational norms. While the roommate agreement is not an actual contract, it has been provided as a unique, communicative tool for residents to utilize to mitigate future feuds or conflicts with their roommates. 2. When experiencing discomfort in your unit, communicate the issue/unmet needs with the roommate(s) involved. 3. Should the conflict persist, raise your concern with your House Don.

4. Participate in a conflict mediation meeting facilitated by the Don. *Persisting roommate conflicts will be addressed by Management For a roommate mediation to be successful, both parties must be open to come up with solutions.

ROOM TRANSFERS REQUESTS: Room transfer requests are only considered when all the steps in the conflict mediation process have been completed. So long as that consideration has been met, residents should be aware that room transfers can only happen when:

1. The property has availability in the building for the same floor plan and room assignment type. 2. The resident requesting the transfer makes a non-refundable transfer fee of $200.

Maintenance Q/A

Q: How do I put in a work order request for maintenance? A: You are able to submit a work order in your Resident Portal App in Entrata. If you are having issues with this, please direct your issiue to the front desk where a Staff member will support you.


Q: How do I use my thermostat?

A: As part of our Silver LEED certification, the majority of thermostats in the building are programmable. To program, select MORE and then SCHEDULE. From here, you can program your thermostat using days and times. You can always contact your Residence Life Don for help.

Q: How do I put in a work order request for maintenance?

A: Please access the work order requests through Entrata Resident Portal, where you can conveniently access the "Work-Order" section located on the homepage.

Q: How long will it take for my work order to be resolved?

A: We strive to complete within 48 hours, but at times we may require additional parts, supplies, or 3rd party repair personnel.

Q: How will I know if my work order has been completed? A: A signed off maintenance report will be left in your unit.

Q: If I have a maintenance emergency after hours, who do I call? A: The Don on Duty at (647) 389-7068 or Security at (647) 288-0827 x.6

Q: Where do I put my trash? Recycling?

A: Trash goes in the chute/receptacle provided on every floor. Recycling goes in the bins located in Garbage Chute room on every floor. Residents should make a work order for oversized refuse.

Q: What do I do if I lose power to my whole apartment?

A: Contact the Management Office during business hours and the Don on Duty at (647) 389-7068 after hours.

Q: Can I use regular dish soap in the dishwasher?

A: No. Please use dishwasher specific soap to avoid damage and flooding.

Q: What do I do about insects in the apartment?

A: Contact management immediately and place a work order.

Q: What do I do if my toilet is clogged?

A: We strongly recommend owning your own plunger, which can be purchased at most local stores. If plunging the toilet doesn’t work, please make a work order.
