Dear Byler Team, It’s been a strong summer for Byler Holdings, and I’m pleased to share some of the highlights driving that momentum. Our Entertainment Division has an exceptional summer, with box office performance exceeding expectations across our slate of releases. It’s a reminder that even in a competitive and fast-changing entertainment landscape, quality storytelling paired with the big screen continues to resonate with audiences. In addition to the great product from Hollywood, Drew and the team have been killing it with special events, including everything from a 24-hour Harry Potter marathon to a Dolly Parton fundraiser. At the same time, our Materials Division has seen encouraging strength in the industrial sector, with demand trends pointing to sustained growth heading into the back half of the year. This is a testament to our diversified business model, as one segment navigates seasonal or cyclical shifts, another provides stability and upside. Our teams there have done excellent work deepening customer relationships and positioning us to capture additional market share as industrial activity continues to build. A special thanks to our drivers and production team who have been working long hours and making it happen in the field. Our Real Estate Division has had a busy summer as well. We delivered multiple projects this year and are ready to break ground on several more projects this fall. The TownePlace Suites by Marriott opened in June and is performing very well. On August 1st, we added an additional 104-unit apartment building to North Cornwall Commons. Our Recreation Division continues to build on the momentum in the golf industry. Rounds played continue to be strong. We are excited to start several significant capital improvement projects. More details to follow, but let’s just say it is going to be a busy winter for Dirk and his team. Looking ahead, we remain focused on the fundamentals that have made all of these divisions successful. It is our people that make us the company we are. Working Smarter with AI: AI is changing the way we work but people, judgment, and responsibility remain at the center.
Artificial Intelligence, or AI, has become one of the most talked-about technologies in business. While much of the discussion focuses on what AI may mean for the future, the reality is that AI is already becoming a practical business tool and will have a meaningful impact on the way we work. But it is important to understand what AI is and what it is not. AI is a tool. It is not a replacement for people.
Using AI Responsibly – As AI becomes more widely used throughout our companies, protecting company information remains essential. Company information should only be entered into company-sponsored and company-approved AI accounts and tools! Our companies handle sensitive financial, customer, and employee information, along with pricing, contracts, business plans, and other confidential data. When information is entered into a personal AI system, there may be limited visibility into where it goes, how it is stored, or how it may be used.
Calculators didn’t eliminate accountants. GPS didn’t eliminate truck drivers. Modern equipment didn’t eliminate skilled operators. Instead, these technologies allowed people to work more efficiently and focus their time where it matters most. AI has the potential to do much of the same. A simple rule to remember: If it belongs to the company, don’t put it into a personal AI account. MARKETING
It has been a busy few months for the Marketing department, with plenty of opportunities to grow our team, strengthen our digital presence, and support the work happening across Byler Holdings and its divisions. Earlier this year, we welcome Anthony Prisco to the team as our Marketing Coordinator, and he has quickly become a great asset to the department. His support in multimedia production, social media, and events has allowed us to expand what we’re producing and how we’re telling the stories of our companies. One of our biggest focuses this year has been continuing to scale our social media presence across our divisions, with a heavier emphasis on short-form video and engaging, people-focused content. That shift has helped us reach new audiences, grow our social communities, and showcase more of the people, experiences, and work behind our brands. We’re also continuing to become more strategic in how we market. Through paid advertising, campaign performance, audience insights, and other marketing data, we’re learning more about our customers and how they interact with our brands. Those insights are helping us to make more behavior-informed marketing decisions from the content we create, to where and how we advertise. Of course, some of the best marketing happens by simply showing up for the moments that matter. Over the past several months, our team has had the opportunity to support events and milestones across the organization – from ribbon cuttings, grand openings, and retirements to golf tournaments, Touch-A-Truck events, Food Truck Fridays, resident events, outdoor music events, trivia nights, and more. One of the standout milestones has been crafting a brand-new, in-house commercial for Penn Cinema’s full-service bar. Behind each event, campaign, video, and post is an opportunity to celebrate our people, connect with our communities, and tell the larger Byler story. We were also fortunate to have Bella Munkittrick join the Marketing team as our Summer Intern. She supported projects throughout the department while gaining hands-on experience in marketing, research, social media, and public relations. We’re grateful for everything she contributed this summer and wish her the very best in her last few years at the University of Alabama. HUMAN RESOURCES Welcome to the Team, Jackie! Please join us in welcoming Jackie Shaak, our new HR Generalist, to the Byler Holdings team. Jackie joins us with 25 years of experience as a Payroll Coordinator at a long-term care facility, bringing a wealth of experience and knowledge to her new role in Human Resources. Outside of work, Jackie enjoys going to the beach, shopping, and spending time with her family. She and her husband have two children, a son and a daugher. We’re excited to have Jackie on board and look forward to having employees across our companies get to know her!
2027 Open Enrollment Is Coming It’s almost time to start thinking about benefits for 2027! The HR team is currently evaluating vendors and providers to ensure we’re offering employees strong benefit coverage while remaining cost-effective. In early November, our team will travel to company locations to help employees enroll in benefit plans for 2027. Keep an eye out for Open Enrollment flyers at your location with specific dates, times, and additional information as we get closer. Coming Soon: An All-Companies Holiday Gathering The holidays will be here before we know it and we’re getting ready to bring everyone together! This holiday season, employees from across all Byler companies will be invited to a special gathering at Penn Cinema. ENTERTAINMENT DIRECTOR’S NOTE
It’s been a pretty exciting summer at Penn Cinema, with plenty of reasons to celebrate, from a record-setting box office to industry recognition and continued investment in the moviegoing experience. The summer proved once again that people still love going to the movies, especially when there’s something worth seeing on the big screen. The Odyssey became a true event, drawing huge crowds and an incredible response from moviegoers, and was officially crowned the highest-grossing IMAX release of all time. Spider-Man: Brand New Day helped keep that momentum going, contributing to what became a record-setting summer for Penn Cinema. It was the kind of season that reminded us just how much energy a packed theater can create.
We were also honored with a couple of exciting industry recognitions. Penn Cinema received the Box Office Boss Award, recognizing our box office performance among small circuits, as well as the Boxoffice Pro Blue Ribbon Award for the outstanding design of our recent bar and lobby renovation in Lititz. Awards are always appreciated, but they’re especially meaningful because they reflect the hard work of our entire team. Our team keeps things moving every day, creates memorable experiences for our guests, and helps Penn Cinema stand out in an increasingly competitive entertainment landscape. Just as important as what happens inside our theaters is the opportunity to support the next generation outside of them. Through Pennsylvania Cinema United, scholarships were once again awarded to students connected to Pennsylvania’s cinema industry. This year, Penn Cinema team members received four of the five scholarships awarded, another reflection of just how talented and well-rounded our team is. Congratulations to Kaitlyn Dahl, Noah Golomb, Tugg Potterjoy, and Taylor Simononis! Between blockbuster movies, industry recognition, new technology, and opportunities to give back, it’s been a summer with a lot to be proud of. And thankfully, there are still plenty of movies left to come. We’re looking forward to what should be another blockbuster holiday season, including another installment of The Hunger Games, a drama with local connection in HERSHEY, and an absolutely PACKED Christmas week featuring Avengers: Doomsday, Dune: Part Three, The Angry Birds Movie 3, Jumanji: Open World, Mr. Irrelevant, Werwolf, and more. The first half of 2026 brought its share of challenges, from unseasonably harsh weather to continued inflationary pressures. Our teams used those slower periods as an opportunity to evaluate how we operate, streamline procedures, and identify efficiencies that will make our businesses stronger for the long term. We’re entering the second half of the year in a much stronger position, with a solid backlog of concrete work extending well into 2027 and a growing leadership team. As our concrete business grows, that activity creates opportunities across our sand and gravel quarries, limestone operation, asphalt plant, and tri-axle trucking fleet – demonstrating the strength of our integrated Materials Division. Most importantly, we continue to have talented people throughout our businesses who are willing to adapt, improve, and step into new opportunities. I’m excited about the momentum we’ve built and what our teams can accomplish together through the remainder of 2026 and into 2027. Building Momentum at BQ Concrete It’s been a busy year for BQ Concrete as our teams continue to meet demanding schedules, support customers, and navigate the continued integration of our concrete operations. Following Quandel Concrete joining Byler Materials Group, employees across our locations have worked through new processes and working relationships as we continue building one BQ Concrete team. The transition has brought expected challenges, but significant progress has been made thanks to employees sharing their knowledge, adapting, and working together. Our two portable plants have also been hard at work on major projects in Hazleton and Mt. Valley, maintaining a steady pace while performing well under the demands of each project. Two additional projects are already lined up, meaning there will be limited downtime before the plants mobilize to their next locations. At our Carlisle plant, momentum continues to build as the team develops customer relationships, supports new opportunities, and establishes BQ Concrete in a growing market.

BQ Concrete also had the chance to get out into the community this spring and early summer. Two of our drivers teamed up with Marketing to attend Touch-a-Truck events in Lancaster and Reading, giving local families an up-close look at our mixer trucks and the opportunity to meet some of the drivers behind them. The team has also welcomed Jose Rodriguez as Quality Control Manager. Jose is already making an impact and will help support product quality, strengthen communication between our plants and field operations, and ensure we continue meeting customer and project requirements. Another important milestone is Brady Weller’s appointment as General Manager of BQ Concrete. After nearly a decade of hard work and growth with the company, Brady has stepped into this key leadership position and will help lead BQ Concrete into its new chapter. Keeping Things Moving at the Quarry & Asphalt Plant It’s also been a busy summer at the Quarry and Asphalt Plant, where the team has kept material moving to a wide range of projects. From Three Mile Island to residential driveways, the variety of work demonstrates both the versatitlity of the operation and the trust customers place in our team. One of the biggest developments this summer was getting the asphalt silos back up and functioning, providing additional flexibility and capacity for the operation moving forward. It’s another example of the steady improvements being made throughout the Materials Division to strengthen our operations for the future. Looking Ahead The Materials Division enters the remainder of 2026 with stronger operations, a talented team, and a significant backlog of work. BQ Concrete will focus on completing its current portable plant projects, mobilizing for the next opportunities, continuing to grow the Carlisle market, and strengthening the way our locations operate as one team. With concrete work secured well into 2027, that momentum has the potential to benefit operations throughout the Materials Division. The first half of 2026 has been marked by continued growth throughout the Real Estate Division. From completing major projects and welcoming new residents, guests, and tenants to advancing plans for future development, there has been significant activity across our portfolio. At the same time, operations throughout our exisiting properties remain strong. As we look toward the remainder of the year and beyond, our focus will continue to balance strong day-to-day operations with planning and construction that position our properties and community for future growth.
CORNWALL The Cornwall Cliffs at Iron Valley – Phase 1 site improvements have been completed, paving the way for the next stage of the community. Construction is now underway on single-family homes. Cornwall Warehouse – The Cornwall Warehouse project received preliminary land development plan approval for the construction of a 400,960-square-foot warehouse along Boyd Street in Cornwall Borough.
NORTH CORNWALL COMMONS TownePlace Suites by Marriott – Construction of TownePlace Suites by Marriott has been completed. The hotel welcomed its first guests in June, marking another major addition to the growing mix of residential, commercial, and hospitality offerings within the community. Byler Holdings Office Building – We welcomed Move Forward Counseling to the building as our final tenant, bringing the building to full occupancy. North Cornwall Commons Apartments (NCCA) Another major milestone was reached at North Cornwall Commons Apartments with the completion of Building 4. Residents began moving into the newest building on August 1 following pre-leasing efforts that brought the building to 20% leased by July 31. The existing NCCA community also remains strong, maintaining an average occupancy of 93%-96% across Buildings 1-3 and a renewal retention rate above 70%. Building 4 expands the NCCA experience with new amenities including a sauna, pet grooming station, and game lounge with a poker table, shuffleboard, foosball, and more. The new building was celebrated with a ribbon cutting ceremony this summer. Community continues to be a major focus at NCCA as well. Residents enjoyed Food Truck Fridays and events including Lover’s Bingo, Casino Night, a Memorial Day BBQ, and Outdoor Movie Night, with more seasonal traditions planned for fall and winter. A new Douglas fir was also planted on the property and will serve as the centerpiece of NCCA’s annual Tree Lighting for years to come. Looking ahead, the team will focus on maintaining approximately 95% occupancy in the existing buildings while continuing the lease-up of Building 4, with a goal of reaching full stablization by Spring 2027 or sooner. The Reserve at North Cornwall Commons – Construction continues at The Reserve at North Cornwall Commons, where Garman Builders is actively constructing townhomes as part of the residential community in Phase 2. For more information, visit the Garman Builders website.
ISABEL DRIVE Sanitary Sewer Main Improvements – Infrastructure improvements along Isabel Drive included the upgrade of approximately 1,800 feet of sanitary sewer main from an 8-inch to a 12-inch diameter pipe. The increased capacity will help support the continued development and future growth of North Cornwall Commons.
MYERSTOWN Myerstown Property – The Myerstown property received land development plan approval for the redevelopment of the site into an 11,194-square-foot multi-tenant retail building. For more information about the property, visit the Bennett Williams website.
LOOKING AHEAD With several projects reaching completion and others moving through planning and construction, the Real Estate division continues to build momentum across its portfolio. The coming seasons will bring continued planning for future growth, construction of new projects, and a continued focus on maintaining strong operations throughout our existing properties. It has been another busy and exciting golf season across all five Byler Golf Management properties. Our teams continue to put in the work behind the scenes—from maintaining course conditions and managing daily operations to hosting tournaments, outings and events—to create great experiences for our golfers. As we head into fall, our focus is on finishing the season strong while continuing to invest in our properties and plan for future growth. We're proud of the momentum we've built this year and look forward to carrying it through the remainder of 2026.
GOLF IS COOL AGAIN Across all five courses, the 2026 season built on what 2025 laid the groundwork for. Overall revenue is up 7.8% year-over-year, while golf-specific revenue has increased 9.06%. More golfers are hitting the courses, too. Participation is up 4.49%, representing an additional 4,338 rounds played across our five Byler Golf Management properties compared to last season. Simply put, golf is cool again! With strong participation and revenue across the portfolio, the outlook remains positive heading into the fall. INVESTING IN BLUE MOUNTAIN Byler Golf Management successfully applied for a grant through the Susquehanna River Basin Commission to support a major irrigation system upgrade at Blue Mountain Golf Course. Work is expected to begin October and will include new, more efficient irrigation heads along with a new pump house and pump station. These improvements will allow Blue Mountain to reduce both the amount of water consumed and the power required to move water throughout the course. Between continued growth in participation, strong financial performance, and investments in our properties, Byler Golf Management is positioned to finish another successful golf season on a high note.
