Pinemont home reaches 75 the
Chase Bank: One closes, one opens
By Cynthia Lescalleet For The Leader Still owned by a member of the family that built it back in the day, the last remaining original home fronting Pinemont Drive east of Ella Boulevard will be observing its 75th anniversary in December. Quietly, however. What with all the roadway and drainage work (still) underway in front of the singular property, it’s unlikely a banner will fly to mark the occasion. But the home’s milestone is notable nonetheless for the neighborhood, the family that owns it – and the long-term tenant who appreciates the well-maintained home’s vintage vibe. The Back Story Homeowner Diane Buchanan Payne, now of Spring, says her late parents sought to move into the country when they purchased the land previously occupied by Connor Dairy Farm. At the time, the two-block street off Shepherd Drive was called Pierson Road and it was a deadend – with no bus service. “People thought they’d lost their minds,” she says. The young couple had been

renting a room with a kitchen and bathroom privileges in Houston’s West End. Their landlady apparently found them charming; she lent them the $500 for the purchase of a place of their own, one fitted with indoor plumbing, electricity and a 1.5 acre lot. Shingle-sided and set back from the street on a deep lot, the home came with two bedrooms, a bathroom, living and dining rooms and a kitchen with breakfast nook. Its wide front porch has been catching
breezes, conversations and the friendly waves of passersby for decades. Timing Proved Historic James and Mildred Buchanan were ages 28 and 21 when they signed the final paperwork and took possession – the day before the attack on Pearl Harbor. As family lore has it, Payne’s mother was worried the war would take her husband, leaving her to make the monthly See Historic P. 2B

Happy THanksgiving
By Betsy Denson betsy@theleadernews.com Much of the time I come up with my own stories for The Leader. Sometimes I get a suggestion from the publisher, which of course more often than not, I accept. This one was an article about tenant change on 19th Street and rising rents on the popular shopping street. Guess how many people were chomping at the bit to talk to me on the record about real estate prices and rising rents on 19th Street? Crickets. So I delayed my piece for a few weeks and kept digging. Someone who had to talk to me as part of his job is Jacob Millwee, president of the Greater Heights Chamber of Commerce. Millwee can talk both sides of the issue as any good community leader should. He says that while much of the growth experienced in the retail realm is fantastic because it encourages the arrival of new business, he echoes many in saying he wants to maintain the unique character of the Heights. “The Heights has a wonderful sense of identity that sets it apart,” he said. He doesn’t necessarily want to avoid chains – because there are good ones – but also thinks it is important to avoid mass commercialization. From a landlord’s perspective, he understands that the dirt on the ground is more expensive. And that rents may need to reflect that. Wanting to recoup your increased property taxes and utility bills is one thing and wanting to maximize your revenue possibilities is another, and both realities are currently in play on 19th Street. In the past a mom and pop store may have needed a little bit of a grace period some months to get the rent paid. Contrast that with a reliable rent payer – chain or not – and
Chase Bank has announced the closing of their branch at 1351 W 43rd St effective December 17. It will be consolidated with the new branch at 4320 Ella Blvd which is currently under construction. “We are constructing a new, larger building on the lot where the old branch used to be, and expanding the branch’s services,” said bank manager Angelique Montoya. “The new location will also offer easier access from both streets at the corner.” The new building will offer full service banking with two, new drive-up ATMs according to Greg Hassell, Executive Director of JPMorgan Chase & Co. “The new branch will also feature the latest technological innovations, including next-generation ATMs with enhanced capabilities,” Hassell said. “For instance, customers will be able to use their smartphone to take out cash from Chase ATMs later this year. No card needed. The machines also allow customers to customize the cash they withdraw, including $1 bills.”

you see the dilemma. “Landlords are trying to feel out the situation,” said Millwee. “There’s the individual landlord’s success and the community’s success.” Kristal Kirksey, the owner of Jubilee and the informal leader of the 19th Street business association, says she wants the Heights to stay funky and quaint. She’s bummed at the recent loss of Chippendale Eastlake Antiques. “I have no desire to be Rice Village or Highland Village,” she said. “If rents keep going up, it might change.” She’s thankful she got to buy her building last year but says she hears from those who don’t own that they are concerned. “I want us to stay special,” she said. One person who’s been around for more than a decade on the street is Greg Nolte with Gen’s Antiques, who recently relocated to 373 W 19th from 540 W 19th, moving from 9,000 square feet to 3,000 square feet, not because he was forced to, but because his business partner died and he wanted to downsize. He laughs because other tenants have come to welcome him to the street, not realizing he’s been in four different spots along 19th over the years.
Nolte remembers when there were 14 antique stores on the street. Now there’s only a handful left. “For the Round Top and Quilt Festival crowd, we used to be a destination for antiques,” he said. “I don’t think we are anymore.” Long time proprietor of Carter & Cooley Neil Sackheim said his business model hasn’t changed and he is thrilled to remain on the street. “People still demand the type of food I have,” he said. Sackheim said he can envision 19th Street as an epicurean corridor. “Food seems to be a universal attraction, and is neighborhood friendly,” said Sackheim. He holds nearby Penzeys Spices up as an example of a high quality chain store which is a good addition to the street. Others make that distinction as well. Millwee prefers a Torchy’s Tacos to a Taco Bell. Franchise owners are locals too. In early 2017, Luis Rabo and wife Amber are opening We Olive and Wine Bar in the space formerly occupied by 18 Hands Gallery. It’s a nationwide culinary focused retail store that sells artisan domestic olive oils, vinegars, gourmet foods, and giftware. Rabo

New neighbors for Tacos A Go-Go? By Betsy Denson betsy@theleadernews.com One local commercial real estate agent is hoping that the opening of Tacos A Go-Go at 3401 TC Jester will bring renewed attention to the complex behind it which is currently home to Mirage Cabaret and a mini mart. Hunington Properties broker Rafael Melara is offer-
ing three other spaces in the development, two at 1,550 square feet and one at 2,000 square feet. In November of 2015, Melara said that the space had been vacant for a number of years. Now, Melara says that interest in the center is picking up and that they’ve had inquiries from service based businesses like yoga studios but there was
“nothing solid” yet. According to Melara, the owner of the property is looking to redevelop it in the next 24 months and create more of a community center to reflect the changing demographic. “We’d like to attract some upscale tenants and be a good neighbor,” said Melara. Melara said that while this time of year tends to be slow in the commercial real estate
market, he anticipates there to be an uptick in the first quarter. “Hopefully we can get some traction and can piggy back off of the redevelopment on that corner,” he said. Interested in being Tacos a Go Go’s neighbor? Call Hunington’s Rafael Melara at 281690-0535.

taurants along 19th Street and when we first saw that the 18 Hands space was going to be available, we knew that We Olive would be a great fit and we jumped on it right away.” He said that rent was a factor in the decision making process, but the fact that they live in the area and have the opportunity to offer something unique and different to the community were the bigger factors in deciding to land on 19th Street. After talking to people and walking the street, I’d say it remains a mix of old and new. I guess it’s becoming “hipper”
for lack of a better word and more attractive to a different kind of tenant. But different doesn’t mean bad. The Fidelis’ Heights Marketplace (leasing for around $40 per square foot if you’re curious) has been on the street for quite a while – with tenants like H&R Block and SportClips. Not necessarily places you’re going to stop at on a sip and see but tenants who provide a welcome service. Developers have told me of their need to have bread and butter tenants as a counterbalance to the ones we all go nuts over on social media.

Most telling is that when I was writing this, news came that Alliance Residential Group had the highest bid for the historic old Heights waterworks, a two-acre site between West 19th and West 20th streets. They want to do a mixed use development and they are “one of the largest, private U.S. multifamily companies… focused on the development, acquisition, construction and management of residential and mixed-use communities in the United States.” Big development begets big development. There’s no turning back the clock on that.

$27 payment herself. That didn’t happen, however. Payne’s father, previously a school teacher at George Washington Junior High School on Shepherd Drive (which closed in 1980 and became the High School for Law and Justice), joined IBM and worked downtown. He spent the war years in armament support from the burgeoning Port of Houston. Once settled into their country home, the couple never lived anywhere else, Payne says. They eventually acquired adjacent properties, amassing about five acres, later parceled off and sold. James Buchanan was a handyman homeowner. One of his projects was to build a breezeway between the onecar garage and home. He also converted the sunroom into a sewing haven for his wife. The custom cabinetry remains, as do a few other vestiges of the home’s origins. The kitchen, for example, sports the original flooring, iron H-hinges, appliances and a fair amount of honeycomb style tile countertops. Similar tile choices in the bathroom are a testament to a design choice so vintage it is once again in style. The tilework’s survival and excellent condition owe a lot to the years when inexpensive, rubber backed carpet was the go-to design trend. It emerged flawless when uncovered as part of prepping the property for tenants after Payne’s mother passed away a decade ago. Other updates upgraded the HVAC from what had been an effective attic fan cooling system later boosted with window units. Tweaks Over Time Payne recalls how it took until the early ‘60s for the property’s infrastructure to upgrade from the era of septic tanks and pump water. Ditto adding curb-and-gutter finishes to the streetscape, which included a ditch and sidewalk closer to the two-lane road. Sue Marie Lane brought the area its first concrete roadway, Payne recalls. As such, it was ripe for roller skating, a popular pursuit for the youths raised in adjacent subdivisions that came along as suburbia formed: Shepherd Park Plaza and Candlelight Estates. “We played endlessly outside,” she says. And youngsters cut south though nearby yards to ride to Garden Oaks Elementary School. Payne’s family had no phone and one car, an old 1936 Chevrolet her father took to work. A neighbor shared her phone and later a party line. “I got into real trouble with my Mom over my listening in,” says Payne. She also learned to call the operator, who “would actually talk to us kids. Remember, there was no television in those days. We listened to drama and comedy on the radio sitting right in front of it. We did not have a TV until I was in third grade…” Payne has no plans to sell her childhood home and continues to attend church in the neighborhood. She believes she and her sister, Patsy Buchanan Diehl of Mangum Manor, experienced “an ideal childhood” in what was considered the “far northwest.” Today, the same address is considered city living. Heights Theater re-opens to public
Let’s get started with
Honest Conversations®
By Kim Hogstrom For The Leader The iconic Heights Theater on 19th Street is set to open officially on Nov. 23, 2016, after delays, set-backs, and unexpected challenges. At press time, the structure has passed all city inspections, and will move forward. The old theater was originally scheduled to open in early summer, then mid-summer, then the fall. What was the hold-up? An unusually rainy summer set the contractors back badly. Removing an existing floor reveled a sub-floor with original tile. Each tile had to be removed by hand according to historic code. It turned out the building was several inches higher in the front than the back, causing flooding that required engineering, and there is a waiting line at the permitting office for the city of Houston. These items describe only some of the challenges to opening. The Heights Theater was constructed in 1928, when the local Wygant family launched it as a movie house. It soon became the center of entertainment in the community. Ticket prices cost 5 cents for children and 15 cents for adults. Many celebrities are said to have seen movies there including Gene Autry, Dan Rather, and Bonnie and Clyde. By the late 1960s, the Heights had started to decay. Residents Gus Koprivas and his wife Sharon purchased the theater in 1988 for less than $50,000. The couple restored the storied property to the degree that it was safe. It took a lot of money to do so. When the couple purchased it, the structure was a shell with no roof, scorched walls, and a tree growing in the center. “In 1968, someone set fire to the theater destroying most of it. It was arson,” Gus Koprivas explained to The Leader last year. “At the time, the film
Finding Yourself In An Unexpected Life Transition?
Photo by J. DuKate Heights Theater is finally ready to light up once again. After numerous setbacks, it will officially re-open on Nov. 23.
‘I am Curious Yellow’ was showing, which had a Triple X rating. There were several possible suspects. There was a church boycott of the film going on, and literature from the Ku Klux Klan was discovered in the seats after the fire, but nothing ever stuck; no one was ever charged.” The theater remained boarded up for the next 20 years. In April 2015 and after 20-plus years of restoration, the Koprivas listed the building for sale on HAR.com for $1,900,000. There was an immediate flurry of offers. The theater was purchased by Dallas developer Edwin Cabaniss soon after for an undisclosed sum. The developer’s objective was to fully restore the Heights
cultural and artistic hub. That objective was met and then some. Today, the theater has two meeting spaces, two bars, a small commercial kitchen, two stages, a U-shaped, second-story balcony “and an art gallery to showcase Houston’s incredible talent,” Cabaniss stated. The Heights Theater will also host touring national acts, some of whom have not played in Houston due to the lack of a first-rate venue. Programming will also support local and regional talent. Whenever possible, local talent will open for national acts, says Cabaniss. For more information, to buy tickets, or check the entertainment lineup, go to www. theheightstheater.com.

Memorial Hermann Greater Heights For The Leader Residents in the Heights community now have top-level surgical services in their backyard with the recent opening of a new hybrid operating room at Memorial Hermann Greater Heights Hospital. The new hybrid operating room (OR) features state-ofthe-art diagnostic imaging equipment giving affiliated surgeons the flexibility to shift from a diagnostic or interventional procedure to a surgical procedure as they collaborate with pathologists and radiologists viewing near real-time images. The new hybrid OR will be used primarily for vascular and endovascular procedures and allow surgeons to perform a larger breadth of minimally invasive vascular surgeries such as Transcatheter Aortic Valve Replacement (TAVR), Transcatheter Aortic Valve Implantation (TAVI) and Thoracic Endovascular Aortic Repair (TEVAR). “The advanced technology in the hybrid OR gives us an even stronger opportunity to

provide breakthrough care to the Heights community,” said Kourosh Keyhani, D.O., a vascular surgeon and Medical Director of the Amputation Prevention Center which opened earlier this year at Memorial Hermann Greater Heights. “We now have the capability to offer higher levels of surgical services as well as handle more complex cases,” Keyhani continued. “We can perform complex amputation prevention, aortic disease and limb salvage procedures. I’m really excited for our patients.”
“This is really great news for our patients,” said Susan Jadlowski, Senior Vice President and CEO of Memorial Hermann Greater Heights. “The addition of the hybrid OR demonstrates our commitment to providing the highest level of care to residents in the Greater Heights community. Oak Forest Homeowner’s Association hosts Breakfast with Santa Dec. 10 For The Leader Santa’s sleigh will come early for the residents of Oak Forest this year, as he’ll stop by the Candlelight Community Center at 1520 Candlelight Lane on Dec. 10 with holiday cheer for all. The event is free and open to all families in the area. “I decided it was just a fun thing to do in the neighborhood, because the area is filled with young families,” organizer Lucy Fisher-Cain said. Cain began organizing the event several years ago, and it has grown from 40 families the first year to more than 100 families in its second go round in 2015.
Do pets make good prezzies?
Dear Tabby, I’d like to get my dad and stepmother a dog for Christmas. I think that a dog would give them a reason to get out and be active, as well as keep them company. What are your thoughts on giving pets as gifts? Makin’ a list in Ella Lee Forest
Dear Makin’ a list, Giving an adorable puppy or kitten as a gift this holiday season may seem like a wonder-
ful idea, but it is important to remember that pets need a lifetime of care and commitment long after the holiday season. Surprising your family with a new fuzzy friend on that special holiday morning is tempting, but be sure to first consider these facts to avoid being unprepared when bringing a pet home. Giving the gift of companionship requires a considerable amount of research and preparation. There can be many reasons why a pet may be unsuitable for a home, such as if the receiver is not financially or mentally prepared for a pet. Dr. Stacy Eckman, clinical assistant professor at the Texas A&M College of Veterinary Medicine & Biomedical Sciences, explained how pets can often come with hidden expenses. “Pets, even healthy ones, require a financial commitment for basic requirements, such as food, collars, and leashes, as well as medical needs, like basic
vaccinations,” she said. “Unexpected illnesses or injury may also add to that financial burden, which can be too much for some owners to handle.” Other reasons a pet may not be an appropriate gift this year is if the receiver is allergic to pets, if the receiver does not have an appropriate place to keep the pet, or if the receiver does not want a pet or have time to commit to a pet. Although there are many reasons why giving a pet as a holiday gift can be a bad idea, a pet can make a great holiday gift for someone if the proper amount of research and preparation is done. If the receiver has expressed their commitment to a pet, proven their responsibility, and are financially and mentally ready for a pet, the gift giver must then consider the receiver’s pet preferences for gender and breed. Adoption is also a great option, especially if the new

owner prefers an older dog or cat. Many pets are patiently waiting in shelters for a forever home, and the adoption staff at the shelter will be able to help you choose the perfect pet for the new owner. Although giving a pet as a gift this holiday season may seem like a wonderful life-long memory for your family, there is a considerable amount of research and preparation involved in bringing a pet into a new home, especially if it is a surprise to the new owner. A really great way to handle this is to give the recipient a “coupon” for a pet at an animal shelter. That way, you can still gift your parents with the adoption fee of a pet, but they get to chose which pet suits them the best. Do you have a question for Tabby?
