A Prototype of Pre-Fab Housing the
By Cynthia Lescalleet For The Leader Redevelopment amid Leader News neighborhoods picked up another housing style recently with the addition of a small-scale pre-fabricated unit. Its sliver-sized lot is adjacent to what’s left of neighboring pre-war bungalows and recent townhomes on a transforming street in Houston Heights Annex. Long-and-lean, the model home features a distinct “butterfly” roofline and modern style. While designed for dwelling, the prototype unit is serving double duty as the temporary office of architect Brett Zamore Designs. Zamore’s residential and commercial designs span the full spectrum of square footage -- and budgets -- all focused on the client’s needs, design and sustainability. His smallerscale home kit and now zFab designs are addressing such housing trends as downsizing, sustainability, the tiny house movement, urban scale lots and the escalating costs for construction and property. “Having alternative living solutions is critical,” he says, particularly in cities as they become more densely developed. Factory Fresh The small-scale structure at 1501 Laird St. is an example of a new housing line by Zamore that he calls “zFab.” It’s meant to be pre-fabricated and delivered, fully formed, to a client’s property that has been site-prepped with a foundation and utilities ready to be connected. Inside city limits and Harris County, however, current regulations, building codes and deed restrictions can prevent -- or complicate -- such ready-made delivery and installation. (Translation: higher costs, more hurdles and more headaches.) That’s why the zFab plans are also available for those wanting a builder to make it happen on site, he says. In fact, the model home is a site-built example. It used, as much as possible, prefabricated struc-

tural components and finishes, such as the kitchen and bath cabinetry. “The perception of manufactured or prefab housing is that it’s ‘cheap,’ but we’ve pushed the level of quality materials, design and longterm efficiencies,” says Zamore. He’s in his 10th year as an independent architect, after working with Carlos Jimenez Studio and Michael Maltzan Architecture in Los Angeles. Take, for example, the prototype’s “V”-sloped butterfly roof, which collects rainwater. The pier-and-beam foundation, meanwhile, fosters ventilation and reduces the lot’s impervious area, helping protect the structure from potential flooding in flood plains or flood-prone areas. Inside, the floor plans shows an open living area, kitchen, bath, laundry facilities and, the case of the “larger” unit (a whopping 500 square feet), a bedroom. As with custombuilt homes, there are choices in terms of build-out, finishes and fittings, as well as options for LEED certification and a solar panel system. “There is an audience that wants to be able to modify, customize or make it their own space,” he says. “They don’t want a cookie-cutter house.” Weighing in at about $150
per square foot, as a minimum, the cost of an eco-friendly zFab unit is more than a conventional manufactured home (which run an estimated $70 to $90 per square foot, not including transport, setup finishing and site work), but less than the $200-plus per square foot of comparable-sized custom-built conventional structures. And unlike the latter, a zFab unit can be lifted and moved to another property. They’re configured as 12 ft. by 30 ft. or 12 ft. by 42 ft. A Kit That Fits Launched in the spring of 2017 and featured on the AIA Houston Tour last month, the zFab line is another take on dwelling design for Zamore. In 2003, he introduced a series of modern-minded kit homes -- and kit home designs -- for today’s use. With uses as varied as vacation home to “Grannie Flat,” about 30 of kit homes have been built around Houston, such as in Eastwood and Meyerland, and in Wimberly, Baton Rouge, La., Biloxi, MS – and Houston Heights.

Local markets continuing to rebound post-Harvey By Landan Kuhlmann landan@theleadernews.com Home sales jumped in some of our local zip codes, keeping in accordance with the greater Houston area’s overall growth, and home prices were all over the map compared to greater Houston’s rise year over year according to the latest report produced by the Houston Association of Realtors. The 77008 (Heights/Timbergrove/Lazybrook) zip code displayed fairly substantial gains in October 2017, with 829 homes sold this past October, a spike of more than 9 percent from last year’s total of 759 homes sold by this time. Its prices, however, mostly flattened out, with the average sales price coming in just over the half-million-dollar mark at $502, 378 (down 0.7 percent) and median home price measuring in at $438,000
– barely a 0.1 percent increase from this time last year. While 77008 indeed experienced its own spike, the 77009 zip code took it a step further, ending up with 419 homes sold in October – an 11.2 percent jump from the 375 sold in October 2016. Accompanying that spike in sales was a jump in price, with median price ending up at $399,900 for October – nearly an 8 percent increase from the $371,000 median in 2016. Finally, average home prices in that market displayed a modest 2.2 percent increase, coming in at $428,591 this past month compared to $419,450 in October 2016. In 77018 (Garden Oaks/ Oak Forest), homes sales experienced a fairly modest 2.5 percent increase, showing 489 sold compared to 477 in October 2016. Average home prices displayed a similarly modest spike around 3 per-
cent, ending up at $464,597 as opposed to $451,555 this time last year. Meanwhile, median home price was fairly stunted compared to 2016, coming in at exactly $400,00 compared to last year’s $397,400 mark. On the outermost portion of Leader coverage area, the 77092 zip code’s home sales and average displayed stark contrasts to greater trends, as both rates flattened out in October 2017. The area’s 203 homes sold (compared to 202 last year) registered an average of $260,927 – slightly up from last year’s mark of $258,890; meanwhile, the median home prices came in at exact $246,000 at month’s end, up nearly 3 percent from last year’s $239,750 Overall, the single-family home median price increased 3.9 percent to $226,491, while overall average price rose 2.7 percent to $285,858. Both fig-
ures represent records highs for an October in the Houston market. single-family home sales rose 7.5 percent, marking a further recovery since Harvey’s assault. Housing inventory edged up from a 3.8-month supply in October 2016 to 3.9 months this October. However, that figure remains down from the 4.3months peak it reached in the weeks immediately preceding Harvey according to the HAR report. “The overall Houston real estate market wasted little time recovering from Hurricane Harvey’s devastation, but we’d like to see supply grow to meet ongoing consumer demand for housing,” said HAR Chair Cindy Hamann with Berkshire Hathaway HomeServices Anderson Properties. “Hopefully, more balanced inventory levels can be restored by early in the new year.”
NBM reborn as Aviva Metals By Landan Kuhlmann landan@theleadernews.com A long-tenured Heightsarea metal company is looking to make a new name for themselves. Last week, NBM Metals hosted a kickoff party to celebrate the company’s 35th anniversary, but that wasn’t all – President Michael Greathead also revealed the company’s new brand identity, AVIVA Metals, as they look in a new direction heading into the new year. NBM’s Houston facility has been in operation since 1985, starting with a 54,000 square foot facility that used to be an old steel company, and expanded it in 2005 to add two additional warehouses and about 100,000 square feet of space. In that same time frame, the company has grown from four employees to 178 in total, 80 of whom are stationed in Houston. For 35 years, National Bronze Metals has been the United States’ leading manufacturer of bronze, brass and copper alloys at 2929 W. 12th Street in the Heights, carrying
100 different types of alloys; and while they lack the largest quantity of any one material, its Houston headquarters carries about 7.8 million pounds of various metals. And while three previous decades have brought many contributions as the USA’s leading distributor, Greathead said executives believed time was ripe for a change given several company developments. “Entering a new year and global expansion provides an ideal time to roll out the Aviva Metals brand,” Whitehead said Nov. 10. “As we continue to grow our national and global footprint, we need to differentiate ourselves, demonstrate leadership, show confidence and expand on our local growth and awareness.” “Aviva” is a Hebrew word meaning simply meaning “spring” or a season of growth – exactly what the move represents for the company. Part of increasing that footprint, Greathead said, entails a shift in the company’s machining and manufacturing operations. NBM began its machine shop
operation in their Ohio headquarters about five years ago; and has plans to expand a similar operation into the Houston facility come 2018. “Much of what [General Manager Joe] is machining for us in Ohio could also do well serving this market as well, so we’re looking to expand the market by doing this out here,” Greathead said. “By doing so, we allow [Joe] to focus on his market in the northeast and us to focus on our market down south. We believe the opportunities down here are enormous.” For employees and shareholders potentially fearing the switch, Greathead reassured them that the only variance come 2018 is solely the brand name. Temple Oaks had leased one of the eastern buildings to Iglesia Bautista Mana, an Hispanic church who has services there. Since the meeting times for that church and Temple Oaks are at different times, the two churches have decided to share a building on Sunday mornings after the sale. MANNA also leases space from Temple Oaks Baptist Church for their food pantry. In addition, they use one of the gymnasiums for a donation collection spot since they are without a home right now. MANNA director Patricia Dornak said that the sale will affect them. “The food pantry will eventually have to move when it sells,” said Dornak. LeBlanc said that he’s gotten some interest in the property from area developers. The property flyer says that the spot is “ideal for retail, restaurant, self-storage, or office uses.” He notes that since the church is remaining, there would be restrictions on the sale of alcohol with any new tenant.
