Aztec Rental Services gets ready for new home Aztec Rental Services has called 34th street home for over 50 years By Betsy Denson betsy@theleadernews.com It has been 51 years that Aztec Rental Services has called 34th street home, but VicePresident Wesley Jackson said it was time for a move. “With the property values skyrocketing it was a different place,” said Jackson of the street, which he remembers as having a lot of mom and pop shops before the residential area became so affluent. “It was time to do something different.” Jackson said that Aztec’s growth was also an impetus for the move to 7721 Pinemont, where the company has purchased an old Baker Hughes building near Hollister and Hempstead. They hope to be in the new digs by late April. The company website says that Aztec is one of the largest independent equipment rental companies in South

Texas, offering many hard to find items. “[Pinemont] is a bigger location and we needed more room,” said Jackson. “We’ll have to do some but not much renovation. It fit our needs without having to build it out.” The Aztec land on 34th is sure to be of interest to developers who are looking to stake a claim to the area. “This area is undergoing a tremendous transformation, not only in new home construction, but also with re-development of older shopping centers in the area,” said W. Loch Cook with WLC Interests LLC, the company who is representing Aztec. “This property is a great opportunity for someone to re-develop for a new use.” The land is owned by the Eldon Sorsby Family Trust. Eldon Sorsby, who founded A to Z Rentals, which today is known as Aztec Rental Ser-

vice, died in 2010. HCAD’s 2016 appraisal for 1819 W. 34th Street was $730,400 with $546,180 of that total attributed to the land. Several Heights properties, such as the Heights Theatre and the Heights Waterworks, were sold for much more than their appraised value in the past few years. With the more upscale developments happening in Oak Forest and Garden Oaks – including the nearby Revive project at 34th and Ella - the likelihood is for the same dynamic to occur with Aztec’s sale. Cook says that there are two tracts of land available. Tract A is 2.0635 Acres and Tract B is 3.4655 Acres. He declined to give an offering price but did say he welcomes all serious inquiries. “The tracts are available together or separate,” he said. Cook notes that he’s had the property listed for about two months, although Aztec just put up their moving sign. “There have been a variety of inquiries,” said Cook.

Due to the need to expand, the company has found a better suited location on Pinemont. Clements’ N. Shepherd center finds first tenant

The new center at 2400 N. Shepherd Drive, formerly Texas Cafeteria, has its first signed tenant according to Chief Financial Officer of MFT Interests Glenn Clements. Jr. Krisp Bird & Batter, a fast-casual chicken sandwich concept, hopes to be operating by June. The Houston Business Journal said that another location on Richmond Avenue is expected to open in late February. Their Facebook page notes that they use no antibiotic and hormone free Crystal Ranch Farms chicken in their dishes. All of their buns are baked fresh daily and come from Kraftsman Bakery. Clements was hopeful after the new H-E-B on Shepherd was a sure thing that some of the parties he’d been talking to would make their interest official. “We have another lease under review, but not signed yet,” he said. “That leaves about 1,800 square feet available at the moment.”

The Crazy Car Seat Lady

Candlelight Plaza resident Megan Rasmussen, who is also known as The Crazy Car Seat Lady, just marked six months of certified child passenger safety inspections in Leader area driveways. She reports that out of over 100 seats checked, fewer than 30 percent were installed correctly. The Crazy Car Seat Lady will happily point you to resources for free inspections, but if these do not fit with your busy schedule, or if it’s easier to schedule an appointment at home around nap time, she will come to you at a charge of $30 for the first seat and $10 for each additional seat or base installation. The $10 charge extends to nannies and grandparents, as well as to future seats when it’s time for the next stage. For more information or to schedule an appointment, e-mail crazycarseatlady@gmail.com or contact her through Facebook at facebook.com/crazycarseatlady.

Photo by Christina Martinez Heights resident Paul Luccia installed a new sign for the Heights Library at the end of Feburary, located at 1302 Heights Blvd.

Heights resident makes ‘vintage’ sign for local library By Christina Martinez Christina@theleadernews.com Heights resident and neighbor Paul Luccia knows his craft, and is always finding ways to do some good with his handy work. His latest volunteer project: putting some life back into the Heights public library sign, by installing a brand new one that’s inspired by the Blue Tile Project, a project that is dedicated to documenting the blue tile art in Houston and preserving the history. Luccia lives just three blocks away from the Heights library, and noticed the poor condition of the sign nearly every day. Eventually, he decided he’d do something about it. “I turn on this corner a lot and I would see the sign, which was in pretty bad shape – beige on brown, hard to read, peeling apart and I thought we could really use a new sign,” Luccia said. “Being a part of the

blue tile project, which is a part of Keep Houston Beautiful, I thought doing it in blue and white tiles would be very appropriate for the neighborhood. So once I got into the design portion of it, that’s how we got to this sign and we spent nights and weekends putting it together.” A good amount of research went into the sign project, Luccia said. He ran into obstacles of figuring out how to construct a two-sided, free-standing sign out of tile – tile that doesn’t like movement. The sign also needed to be flexible, capable of withstanding freezing weather, but also the afternoon sun, which can get up to about 110 degrees. He had his work cut out for him. “We had to do a bit of research on how to construct the sign with our materials, and then how to install the tiles, how to grout the tiles and how to make it all stay in the air,” he said. It took a fair amount of research.”

When it came to the design, Luccia said that was the simple part. “The letters that we used for the ‘The’ and the address are the actual font that is used throughout the neighborhood, courtesy of the blue tile project,” Luccia said. “The font doesn’t have a name, as these fonts usually changed over times. The font for the ‘The Heights Library’ words are a font you can buy online called Subway, which is a conglomerate of a few fonts that looked appropriate for the genre and design.” Luccia blew the typeface up on a projector, a tactic he notes he used because he’s “old school.” When it comes to reasoning why he tackled a project like this, Luccia said everyone has a craft and this is his. “The sign was done to remind people that [the library] is here, and an active part of our community, but also to let people know that anyone can volunteer,” he said.

Chippendales Antiques to be divided into three stores

The Chronicle reports that the former Chippendale’s Antiques store on 19th Street at Rutland, which was purchased by Braun Enterprises, is being divided into three retail stores, including a specialty sneaker chain based in California called Proper Shoes. The other new tenant is Blue Whale Toys’ Vanessa Wodehouse who is opening a women’s clothing and gift boutique called Mary & Moss. That leaves space for one more tenant who Braun’s Zach Wolfe said might be a local dessert shop. Wolf also said the midcentury building’s exterior will undergo a “light redevelopment.” Construction will begin in the next 60 to 90 days. Do you have a business brief ? Local playwright’s show set for world premiere March 30 For The Leader Mildred’s Umbrella Theatre Company continues its 20162017 season with the world premiere of A HEROINE FREE SUMMER by local poet, playwright and University of St. Thomas English professor Dr. Janet Lowery. Directed by Woodland Heights resident Chesley Krohn, the play centers on four sisters as they relive memories, address past traumas and learn to heal. Set amidst a family vacation at an idyllic lake house in upstate New York, “A Heroine Free Summer examines what happens when a family becomes divided – the result of two teenage sons confessing to drug use. As the adult sisters struggle to determine where their allegiances lie, one must decide whether to save the clan or let

it fracture, a decision with epic consequences in this explosive new drama. “After hosting a reading of the play’s initial draft in 2015, we embarked on a journey with Dr. Lowery and Chesley to bring the full production to our stage, said Artistic Director and Heights resident Jennifer Decker. “We’re excited to premiere this powerful work about family, addiction, and

healing and so happy to be working with Dr. Lowery, who taught many of our company members – including myself and our board chair – while we attended the University of St. Thomas. It’s like bringing a family back together. Chesley Krohn, who has been selected to direct the production, had this to say, “Janet Lowery has written an engaging and thought provoking play about four sisters at their annual lakehouse retreat. We are moved to both laughter and tears as the characters wrestle over sweeping space, spoons (yes, spoons), and who gets to steer. But, as with all families, this one also has its secrets and denials, specifically a history of addiction. Lowery’s characters battle over two teenage nephews, who, like far too many youth, have fallen victim to

drug abuse. It is a battle that will require honesty, forgiveness, and compassion from all concerned. A faculty member at the University of St. Thomas for more than 20 years, Dr. Lowery’s poetry has been published in numerous anthologies and literary reviews such as Endless Mountains Review, Poetry East, Greensboro Review, Concho River Review, Fideles, Pennsylvania English, 13th Moon, and elsewhere. Her collection of poetry based on women from Greek mythology called Traffic in Women was published in 2008 by Odonata House; the trilogy of plays TRAFFIC IN WOMEN I, II, III—Educating Athena, A Grief Group in the Underworld; and A Retrial of the Danaids, respectively, was produced 2006-2008 on the University of St. Thomas

campus. She recently completed a manuscript of translations from the Spanish of Miguel de Unamuno. “A Heroine Free Summer runs March 30 through April 15, at Studio 101 at Spring

Street Studios, in the heart of the Washington Avenue Arts District. Tickets are on sale now at www.mildredsumbrella.com. For more information, call 832-463-0409 or e-mail info@mildredsumbrella.com.

A new look and new tenants on Pinemont By Betsy Denson betsy@theleadernews.com In July of 2016, Andre Reed, who developed the Pinemont Pavilion, told The Leader that he and a partner had recently closed on the small shopping complex at the corner of Ella and Pinemont. The property at 5135 Ella Blvd has undergone a makeover and will house some new tenants, as well as some old ones. Here’s a rundown: Hoity Toity Dog Grooming This is their second location. The first is on 11th street in the Heights. Hoity Toity moved in before Reed bought the property and made significant upgrades to their space. They offer grooming, daycare and boarding. Maria’s Tacos and More Maria’s is not new although some might think it is because her upgrades include a new outdoor dining space and storefront. As one reviewer said, “Maria is in the back cooking up some delicious, greasy goodness. And if you’re a breakfast taco person, this is the real deal. And where else

can you get fresh tortillas and salsa and piping hot taco stuffing for $1?! The lunch tacos are excellent as well. Pappa’s Son Donuts Sontara Oum said he’s ready to start selling donuts in the neighborhood, and would be already if the permitting process wasn’t so slow. He has a Pasadena donut shop under another name so Pappa’s Son would be a standalone. He plans to offer biscuits, kolaches and croissant sandwiches too. Premier Barbershop Michael Hall was renting space at Salon Park and then worked in a mobile shop before opening a place of his own. He and another stylist

are ready to start serving customers. He reports that he passed two inspections this week and hopes to pass the remaining one so he can open in the next week or so. That just leaves the former Tire Shop to be filled. Reed says that the space is 1,350 square feet. Speaking of a long time in the permitting process, Ploughman’s Deli & CafÊ at the Pinemont Pavilion has been at it for a year and is getting closer to an opening date. Nikki Thomas told The Leader last May that she and Darren Greenwood – who heads up the kitchen at Petrol Station – were opening

Ploughman’s Deli and CafĂŠ. At the time, they wanted to be open by September. “We are in the neighborhood and love it here,â€? said Thomas. In late January, they announced that build-out had started. “We will post updates on our progress, and give you an opening date as soon as we have one,â€? said Thomas.

LAF honors community leaders

N 2016 was amazing! In its third full year of operations, the Leather Apron Foundation partnered with neighbors and other like-minded organizations to expand our resources and make a lasting impact in our community.

aro Mak, manager of Hartz Krispy Chicken - Pinemont, and the Friends of Oak Forest Park are the recipients of the first-ever Leather Apron Foundation Community Service Awards presented Saturday, February 25 at the LAF’s 4th Annual Round Up - 2017.

In January 2016, the LAF held its third annual Round Up, which is the single largest fundraiser for this 501(c)3 organization. Nearly 300 attendees enjoyed BBQ, live music and camaraderie with neighbors, as well as silent and live auctions and the Annual Matthew Garman Children’s Raffle. Monies raised from this event through sponsorships and ticket sales brought in $30,000 to help fund our programming for the year.

Day of service In 2016, the Leather Apron Foundation hosted its 2nd Annual Day of Service with more than 50 community volunteers “earning their wings by working hard for the following local schools and organizations: Oaks Dads’ Club, Lulu Stevens Elementary, Durham Elementary and Animal Justice League. The LAF also participated in a Youth Day of Service by working with Boy Scout Troop #540 on an Eagle Scout Project.

3-2-1 Go! Back to school The Leather Apron Foundation formalized its back-to-school program in 2016 by partnering with five elementary schools and one middle school in its service area to provide a total of 11 students with five days worth of school uniforms and the school supplies necessary to start off the academic year on the right foot. The five elementary schools have an approximate enrollment of 3,372 students, with a reported 65% who are economically disadvantaged - that’s more than 2,000 students who need assistance. Participating schools in 2016 were: Lulu Stevens Elementary, Oak Forest Elementary, Love Elementary, Durham Elementary and Black Middle School.

revitalization partnership Another notable undertaking for the Leather Apron Foundation in 2016 was its support of the revitalization of Oak Forest Park in partnership with the Friends of Oak Forest Park and the Houston Parks Board. The LAF not only sponsored two events, they contributed countless volunteer hours at the Crawfish Festival with set-up and tear-down and was instrumental in coordinating operations and volunteers for the successful Festival of Abilities, which raised approximately $50,000.

Pictured from left to right: Jonathan Kolmetz, Leather Apron Foundation president, and Naro Mak, manager of Hartz Krispy Chicken - Pinemont, and daughter.

Nominated by members of the community, Mak was recognized for his willingness to help others through the Families Feeding Families Program and reaching out to make other generous -- and anonymous -donations. “Mak is quickly making his mark in our community, said Jonathan Kolmetz, president of Leather Apron Foundation. “We want him to know we appreciate his efforts. The Friends of Oak Forest Park received nominations from local area school principals for their commitment to revitalizing Oak Forest Park with the first accessible, inclusive playground for all abilities in central northwest Houston. Thus

far, this group of volunteers has raised approximately $144,000 in just seven months. “The LAF was proud to partner with the Friends of Oak Forest Park for the Festival of Abilities in October, said Kolmetz. “They have set an impressive goal and are well on their way to building a park for all neighbors to enjoy. The Leather Apron Foundation solicited nominations for the Community Service Award from the community to identify outstanding individuals, organizations or businesses that go the extra mile to make our neighborhoods better places to live, work and play. The Leather Apron Foundation is a 501(c)3 charitable organization that provides direct support to neighbors in need by bringing the community together through hands-on citizenship

Third time is a charm for Lutheran High Lady Lions By Jonathan Valadez For The Leader After falling just short of a title in back-to-back years, the Lutheran High North Lady Lions’ third straight trip to the state tournament was exactly the charm they needed to capture the championship trophy that eluded them the previous two seasons following their 59-45 victory over Lubbock’s Trinity Christian School Lions at McMurry University in Abilene. “We were so tired of being the bridesmaids,” said head coach John Slomcheck, referring to the team’s prior inability to win it all. Road to the championship The Lady Lions entered Saturday’s matchup versus Trinity riding an 18-game winning streak, but they received their biggest challenge during the last game of that span when they faced off against Marble Fall’s Faith Academy Flames. Lutheran was able to grab the win despite playing most of the first half without their dominant post player, junior Alyce Fields, who would have provided the Lady Lions with a strong interior presence both on offense and defense, especially against a much-smaller Faith team. “I kind of felt bad because I wasn’t playing, and I know that when I’m not in, our offense is kind of stagnant,” she said. “It’s non-existent.” Even though LHN was missing one of their key cogs on the court, the Lady Lions were still able to keep the game close going into halftime, as they trailed 29-27 at the break. At intermission, the Lady Lions did something that was out of character for the team, according to Slomcheck. “You guys probably don’t remember this,” he said, looking at his players as they sat in the Lutheran conference room following the trip to Abilene, “but we were down by two against Faith Academy, and y’all were like chewing each other out.” He then proceeded to do an impression of his team, “‘I’ve got so-and-so, you’ve got soand-so,’” Slomcheck said he told his team to relax because although they didn’t play that first half without Fields, they were only down two and she would be back in the game barring any more fouls. “I knew when I got back in I couldn’t foul, cause if I wouldn’t have been in, it would’ve been really hard,” Fields said. “That’s why when I got back in, I was like this the whole time,” holding her hands straight up in the air. The Lady Lions were able to go on a 34-21 run in the final

Photo by Craig Martens, LHN The Lutheran High North women’s basketball team gleefully accept the trophy signifying their long-awaited TAPPS 4A state title on their third try. two frames with Fields in the lineup to seal the victory and send the team to state for the second time in three years. Unexpected support The Lady Lions made the 370-mile trip to McMurry with the thought that they would have few fans behind them since it was a school day back at Lutheran, and because there would be an inevitable divide with the boys’ playoff soccer game back home. However, when LHN suited up to play Saturday, they were shocked at how loud the gym was and immediately felt the overwhelming sense of encouragement. “We had half the number of fans,” senior Amber Reyes said. “But they were just as loud.” In addition to support in the stadium, Lutheran was able to broadcast the game back home in the school’s courtyard for the fans who couldn’t make the trek to Abilene. “My daughter came to watch it, and she said it was loud in there too,” Slomcheck said. He relayed the message back to his team and although they couldn’t technically hear the crowd in Houston, it still filled them with warmth. “That was the thing, just knowing that they weren’t there physically at the game, we knew they were watching, so we still felt the support,” senior Sable Barnes said. The Lady Lions also got a boost from some of the host university’s students who had a single connection to LHN. “My brother’s friend, who used to go (to Lutheran), goes to McMurry and plays football

there,” said senior Rebecca Wood. “So a bunch of his friends came and cheered us on.” Apparently the newly-adopted LHN fans were so loud that it became difficult for the players to communicate on the court. “We were screaming at each other just to hear each other, and everyone on the bench was like, ‘y’all it’s OK, we’ve got this,’ and I was like, ‘y’all we’re just trying to talk,’” said Fields, laughing as she reminisced about the instance. A familiar setting Wood and Reyes knew going into the match against Trinity that nothing would come easy, especially after having played in the 2015 state championship game that saw the Lady Lions combust in the second half opposite a Lubbock Christian School that they considered inferior. Despite a 19-6 run in the second quarter versus Trinity to break the game wide open, the two seniors felt the need to push even harder because the memories of the 2015 state championship still haunted them. “I remember in (the 2015 state championship) game we were up by 15, and already in my head, I was like, ‘we’ve got this,’” Wood said. “I was already thinking about my Instagram caption for my picture. We were killing this team, they weren’t even good, and then we lost, and I was so mad.” LHN came out firing in the third quarter, once again outscoring the Lions from Lubbock by a 15-9 margin to put the lead at 19 entering the final period.

LHN girls’ season recap Following a rocky 6-6 start, the Lady Lions reeled off 23 wins in their last 25 contests, including an 18-game winning streak to cap off a historic season with the school’s first-ever women’s basketball state title. The victory was extra sweet for the team’s winningest senior class, which now has that

coveted state title that eluded them two seasons ago. Cydney Rivera (19.9 points/ game) and Sable Barnes (19.8/game) paced a Lady Lion offensive attack which often overwhelmed opponents, powering them to a third consecutive trip to the state tournament and double-digit wins

on 20 occasions — including all four postseason contests. Additionally, the Lady Lions man to man press defense stifled opponents all season, surrendering just 37 points per contest. Re-live the girls’ journey to the top with their season in review:

Then it happened. Trinity began fouling the Lady Lions any time they had the ball to start the fourth quarter and continued to do so throughout the frame because LHN started struggling from the charity stripe, and glimpses from the past began to creep in. “I was worried because when we lost two years ago we all thought that we had it when we were playing,” Reyes said. As LHN combatted with their sudden vulnerability at the free-throw line, Trinity began to crawl back in the game as the Lady Lions tried to remain calm. “Any time Amber and I would go back to half court when they were shooting free throws, every single time I’d look at her and go, ‘we have to win this,’” Wood said. “‘We are not losing.’” “It’s OK, we’ve got this” Trinity was able to close the gap to six after changing their

game plan in the fourth, but that was as close as they would get to overcoming LHN’s lead because the Lady Lions adjusted their own strategy midway through the quarter. “If you think about it, the faster you throw it away – if you keep passing it, they can’t foul you,” Wood said. Which is exactly what they did to consume the remaining time on the clock, as they tried to prolong their offensive possessions by playing a game of hot potato.

As the timer neared two minutes, Slomcheck turned to Kendra Benson, the school’s director of admissions who was helping during the game, and asked her to text Dana Gerard, the head of school, to tell him, “it’s OK, we’ve got this.” Because of the way that Trinity was fouling them and with their new approach, the Lady Lions did not shoot a single field goal in the final quarter, but managed to ice the game from the free-throw line despite knocking down only 14-of-29 from the stripe to secure the first state championship in the basketball program’s history and the first school title since 2004. The Road Ahead The Lady Lions graduate four seniors, including captains Barnes, Wood and Reyes, but return two of their best players in Fields and fellow junior Cydney Rivera, who are also likely to be selected as allstate players. “Next year we’re going to be right back there, because we have talent coming in,” Slomcheck said. “We have a great staff and we have talent remaining.” Either way, the expectations remain high for a team that has accomplished so much in Slomcheck’s six-year tenure as head coach. “It’s unfortunate in a way, because if you’re at Lutheran High North basketball, your goal is state,” he said. “A good season isn’t we went 12-10. Our goal is to go to state. That’s a lot of pressure.”

HCAD, city collaboration educates residents on homestead exemptions For The Leader The Harris County Appraisal District (HCAD) led a homestead exemption workshop at the Acres Homes Multi-Service Center Tuesday night to show low-income and elderly residents how homestead exemptions can save them money on property taxes. “Homestead exemptions offer a number of advantages to the homeowner, said Roland Altinger, chief appraiser. “These workshops can give residents tips on ways they can protect their home ownership and save tax dollars at the same time. An exemption excludes all or part of a property from taxation. There are a number of exemptions available, such as the residence homestead, over-65, surviving spouse, disability or veterans exemption. Each has specific requirements to qualify, but the most important point to remember is that the property owner has to apply for the exemption. The easiest exemption to qualify for is the residence homestead exemption and basically requires that you own and occupy the home as your primary residence. The application requires a driver’s

license or state-issued identification card with the address of the property. The benefits include a $25,000 school tax exemption and a yearly maximum increase of 10 percent on the property’s appraised value. “Once you have your homestead exemption, the 10 percent appraisal cap can make a big difference in your tax bill; especially during times when Houston’s values go up 20 to 30 percent, Altinger said. The appraisal district explained the benefits for the other exemptions, as well, and discussed how property owners over 65 can apply to defer their tax payments and why this could benefit some homeowners. Ashley Hawkins, staff lawyer with the Earl Carl Institute, gave a presentation on preserving property from generation to generation. Her main point was that to own a property, you must have clear title to the property. Problems arise when a person either dies without a will or the family fails to probate the will. “Clearing the title to property is the number one thing we do, Hawkins said. “If the family fails to probate a will in court within the four years re-

quired by the state, then there is a gap in the title and the state decides what to do with your property. While there are a number of ways to clear title, the easiest way to ensure the property goes to the heirs is through a will. She then went on to describe what a will does and how to prepare a will. HCAD is working in partnership with the City of Houston Housing and Community Development Department to educate residents in five neighborhoods identified by the city. HCAD also is partnering with the Earl Carl Institute for Legal and Social Policy at the Texas Southern University Thurgood Marshall School of Law for the workshops. The Earl Carl institute specializes in probate issues and clearing title to a property. Future workshops are scheduled from 6-8 p.m. March 9 at the Third Ward Multi-Service Center, from 6-8 p.m. March 28 at the Southwest Multi-Service Center and from 6-8 p.m. March 29 at the Magnolia Multi-Service Center. Information about the upcoming workshops will be posted on HCAD’s website and Facebook page.
