The Do-Over: Rescue, Resurrect and Release How a home restoration project became a labor of love

(Pictured above and below is the after of Hutchins restoration project.) Even after selling the newly finished home, Hutchins said the home will always be an expression of himself. Dave Hamilton, the home’s buyer, said the attention to period details greatly appealed to him.

The Right Agent... Contributed Photos Wendell Hutchins called his project to restore a home at 4602 Oak Ridge Street a “personal journey.” The 1930 North Norhill home had been deeply neglected over the years and fell into disrepair (pictured above is the ‘before’). His restoration project took months of consultations, hearings and approvals from the Houston Archeological and Historical Commission and the city’s permit division at North Norhill is within one of Houston’s historic districts. Above shows the Oak Ridge home before any restore work.

By Cynthia Lescalleet For The Leader Even a seasoned designbuild pro can fall for a special property. For Wendell Hutchins, it was a 1930 North Norhill home in such a sad state of disrepair and neglect, the wrecking ball was all but swinging at it. In real estate, a labor of love will always cost more in time, effort and funds than just razing a property and starting over, Hutchins says. And yes, he realizes restoration is a more tedious, more tiring approach. “But it’s so much more fulfilling,” Hutchins said. A builder and a pastor, Hutchins says his dual training nets parallel outcomes: both professions “deliver hope where there was no hope.” This home project, at 4602 Oak Ridge St., was a personal journey for Hutchins, whose wife’s family resides in the greater Heights area. Initially purchased to fix up for a family member, the property became an exercise in learning how to listen to others with more local knowledge about the historic Heights, how to trust the process and, ultimately, how to let go of the lovingly restored house. “The more we tinkered with it, the more we reconnected with the area,” Hutchins recalls. “I rebuilt it as if I’d live there myself.”

The original garage was a goner and needed to be replaced –with a new one “reflecting as much of the original character as possible while complying with all of the new codes and regulations.” Hutchins said the initial and ultimate work scopes for the project were the same: rescue and restore. Admittedly, that was not without increasing the budget, he says, by at least 35 percent. The overhaul removed a few of the interior walls to open up space for a great room off an expanded kitchen without adding to the home’s footprint. By incorporating a former side porch, the interior gained space for a second bathroom and third bedroom. Also, squaring off a small section at the back of the home near the garage for a utility room freed up its previous space in a bedroom. Hutchins says a lot of the interior’s punch and design flair comes from the period finishes amid features catering to today’s lifestyle, such as the opened up living area and utility room. The kitchen’s island is a vintage furnishing and offers an ornamental touch that’s also practical. It handily accommodates a farmhouse sink, dishwasher and microwave. Hutchins is pleased the revisions make the home “feel bigger than it is,” which is about 1,240 square feet.

Cope with the scope Before the restoration, the corner-lot home had two bedrooms, one bathroom and separate rooms for living, dining and food prep. It lacked electricity and running water but had plenty of “ventilation” given the number of holes found in the ceiling and floors.

Overcoming oversight Since North Norhill is within one of Houston’s historic districts, the home’s renovations involved months of consultations, hearings and approvals from the Houston Archeological and Historical Commission and city’s permit division. Hutchins approach to that

layered oversight was “not to get frustrated by the length of the process, rather, to roll with it, learn from it, and use the expertise to better understand the time period and its prevailing building practices.” That process meant having to get approvals to remove any damaged lath slats and even to alter the exterior paint by two shades to gain a proper vintage hue. In treating officials as resources, he says, some became advocates for his project. He’s grateful for their “genuine enthusiasm to preserve a small piece of Houston’s history.” His advice to others considering a similar project? “Don’t be in a rush,” Hutchins said. “Enjoy the experience. Let the home talk to you and tell you its story. Have significant resources available” and allow the experts to be a resource of knowledge. The process “need not be adversarial,” he adds. Release and Remember Although Hutchins sold the property he had lovingly converted as a personal project, he hasn’t completely said goodbye to it. “That home is, and will always be, an expression of my design, creativity, and personality. I consider myself extremely fortunate to have had the opportunity to contribute to the beautification and preservation of the city I love,” he says in an follow-up account about the project. Meanwhile, the home’s empty-nester buyer, Dave Hamilton, says he quickly bought the property when it popped up on the market last year. The attention to details, particularly the period details, appealed to him, as did the revised floor plan’s opened-up

living area. Hutchins’ tending of the property is evident, Hamilton says. “I get to be the beneficiary of that.” He has since added more period lighting fixtures and swapped out the wrought iron fence for a wooden one that screens a new, landscaped conversation area in the side yard. Hamilton also has been making the most of the porch life his new address affords. Having left the suburbs, he likes the new community so much he’s a new board member of the neighborhood association. And while he hasn’t completely downsized from his previous 4,700-square-foot home, he has definitely reduced the commute, by a factor of 10.

Land cleared for Fisher Homes site Construction appears to have begun on Fisher Home’s brand new town home development on Oak Forest Drive near Judiway. The development, called Fisher Estates at Oak Forest, is now pre-selling homes from the mid-$400,000 range. According to a previous article in The Leader, The Heights-based home builder has built its success on pricing homes in some of its developments well under surrounding home values. Morrison Heights, a similar 37-unit mid-rise condominium in the Hieghts, offers homes at prices between $250,000 to $300,000 in an area where the average home may cost close to $700,000, according to the previous article. According to previous real estate reports, the average

With interest rates holding at wonderfully low rates, and the end of the year of 2014 approaching, do you think we will see a big difference in the listing numbers of homes in our area? Have sellers waited too late in the year to list or will buyers wanting to receive those needed tax breaks for the year help sales in the fourth quarter? “No, the market is still very tight in Houston. With very low inventory of resale homes and builders still getting caught up with demand, we don’t expect any huge increase of homes for sale in the 4th Quarter of 2014. Pre-2011, we might have been telling sellers they are late to the game listing their home for sale after the school year has started, but not now. We specialize in assisting relocating families and they are coming in from all over the world within the energy sector and we continue to see them this fall. Also, rents are increasing faster than sale prices and renters are looking to purchase at this time! Houston, for the most part, is more affordable to purchase than lease. We are encouraging sellers to call us now so we can provide information customized to their home.” – Mark McNitt, Bernstein Realty “Interest rates have dropped again to in the low 4’s. Inven-

tory this year has been steady as sellers decide it’s a good time to cash out their investment. The greatest part about living in Houston is our healthy economy and growth. Economist expect that Houston will double their employment in 2015! This means more buyers! Savvy sellers are selling and investing their money. Purchasing real estate is one of the single most important things you will do in your lifetime. That said, selling real estate opens up a world of opportunity for other investments. Many consumers believe they shouldn’t list their home in the fall or winter months because no one is looking. I disagree. I like to think that this ‘conventional wisdom’ only applies to conventional times. It is because of this belief that in January we are flooded with inventory and there is more competition for sellers. I always tell my sellers to list their home when they are ready, no

But that is just not the case any more. Buyers and sellers have become smarter and more informed. Renovation or rebuild?

Contributed Photos Amy and Bill Shaughnessy first bought their Gardenia Street home in 1994. The home initially featured 970 square feet of living space with no central air, and the Shaughnessy’s eventually outgrew the home. Over the years, the Shaughnessy’s would remodel their home into a 4-bedroom, 3-bath house. On the left shows the 90s home and on the right shows the Shaughnessy’s current street view.

By Betsy Denson betsy@theleadernews.com Renovation versus rebuild - it is the dilemma of many a Leader homeowner with a growing family and a sentimental attachment to the original house they purchased. The fact that the ground the house sits on far exceeds the monetary value of the house itself comes into play during the decision making process, as do issues with permitting, the existing structure of the home, and overall costs. Amy and Bill Shaughnessy bought their Garden Oaks home on Gardenia Street in 1994. It was 970 square feet with no central air. Realtor Pat Walker told them they would find it too small in five years, but since Amy Shaughnessy said they “spent every dime they had” on the house going bigger wasn’t an option. Then they had a daughter. Five years later, Walker drove by and saw a Harry James Building & Design home sign in the Shaughnessy’s yard. “I told Pat she was right,” Shaughnessy said. “We had outgrown it.” The first renovation in 1999 added 600 square feet with a master suite, bedroom, bathroom and laundry room. Six years ago they added a second story with All Star Construction and gutted the kitchen, getting them to their current 2,500 square feet. The first renovation was about $75,000 and the second was $150,000. Still less than the cost of a four bedroom house in Garden Oaks. “We were fortunate to purchase the house before prices in the area skyrocketed, so we are still financially ahead over what buying a lot and rebuilding would have cost,” said Shaughnessy. Although she said if they knew when they bought the house that they would eventually more than double the square footage, they might have opted for a rebuild. But

because they made the changes gradually over the course of twenty years, the renovation was definitely doable. “We chose to remodel rather than relocate or rebuild because we love the neighborhood, we love our block, and we love our house,” Shaughnessy said. Shaughnessy thinks the 4bedroom, 3-bath house looks as if it were built as a two-story in the 1940s. Although not much of the interior remains. “We still have one completely original pink bathroom, a couple of the original doors and windows and the phone nook in the dining room,” she said. As a 3-bedroom, 2-bath, Shaughnessy thought the house would be a likely teardown. In its current state, she thinks it will go the distance. Although they plan to stay put, the Shaughnessys are happy with it as a resale. The other side of the coin Cat and Jason Theriot bought their 2-bedroom, 1bath 1,200 square foot house

on West 41st Street in 2002. “It had been updated,” said Cat Theriot. “It was perfect for us.” Over time they did make a few renovations. Their porch became a third bedroom and they made a 500 square feet detached garage a cabana party room. Two kids later though the house was closing in. “I had a nine month old and a 3-year old and one bathroom,” said Theriot. By then the Theriots could no longer afford a new house in Garden Oaks so two years ago they started looking elsewhere with realtor Terry Jeanes. But many of the potential homes needed extensive renovations and they became discouraged. It was Jeanes who asked them why they were looking elsewhere. “She wondered why we weren’t rebuilding or renovating,” said Theriot. The reason? The Theriots thought they were priced out of that too. “I thought it was $600,000 to $700,000, but didn’t real-

ize a large portion of that was the lot,” said Theriot. “Terry ballparked a new house on our lot at between $300,000 and $400,000.” That was a lot more doable, especially with the equity they’d already accrued. Then came the next decision. Jason Theriot had already done a lot of work on the house, replacing the windows, adding siding and reinsulating it. “I told Cat you’re going to have to tie me to a tree,” he said. “I’m never going to allow a bulldozer on my property.” The economic concerns eventually changed his mind. There were already two slabs under the existing house and See PATHS, P. 7B

A look at this week’s games with Coach Waltrip – Coach Wright

Scarborough – Coach Sanders

Q: You guys got on the board last week, but fell to Sterling. What did you learn last week to apply to this week? A: “We are starting to see what it means to sacrifice for other’s success, thus leading to the success of the team. There were plays that made a few yards that could have made more yards if we had executed our part of the assignment better. We see now how little mistakes can add up and destroy any major production. We are still learning and we will fight until we can’t fight anymore, we will lay down and bleed awhile, but we will get up and fight some more. My everything or nothing!”

Scarborough @ Wheatley 7 p.m., Thursday

Q: What are your goals this season personally and as a team? A: “My goal this season personally is to grow as a leader and captain, and to push myself beyond my limits. As a team I would like to be district champions and dominate every game on the court.” Q: What do you enjoy doing in your free time? A: “In my free time I love to workout, run, stuff like that to just stay in shape. When I’m not running or working out, I’m probably sleeping, doing homework, or with my boyfriend.” Q: What is your pump up music before a game? A: “My pump up music varies all the time. One day it could be country. The next it could be old school rock n’ roll. But before the game I do have to play the song I do before every game, which is Wild Boy by MG. Yes, I know, shocking. Right?” Q: What are your plans after high school? Do you plan on playing college volleyball? A: “After high school I am planning on going to college hopefully at LSU, A&M, UofH, or UT. Is that even a question? Of course I plan on playing volleyball in college. Whether I get a scholarship or not, I will walk on if I have to.” Q: What is something most people don’t know about? A: “I would probably die if I didn’t listen to music. Music is my life and I listen to it everyday; I would listen to it all day if I could.”

From a new coat of paint to a total remodel. Turn to the Leader Classifieds.

713-686-8494

A: “We focused on ourselves during this off week as players and coaches. We also let the kids spend more time on their academics. This week will be a tough test. Our first 6A football game is against a very talented Bellaire team. Offensively we need to control the clock and run the ball effectively to keep their potent offense off of the field as much as possible. We need to do a better job at stopping the deep ball and protecting against the blitz.”

Reagan @ Bellaire 7 p.m., Friday *Conference game

Q: Talk to me about your leadership presence on the court. How do you make a positive impact with your team. A: “I always try to keep their spirits high and always encourage them to do better and improve their skill level. Even when they think they can’t keep going, I always try to push them to give 100% every time they touch the volleyball.”

NEED A NEW COAT?

A: “We spent the week focusing on our mistakes and working on our base technique and alignments. We also spent considerable time on special teams. We watched video of ourselves (and Madison) discussing what we need to do in order to improve as players and as a team. As a staff we continued to work on our communication with ourselves and with our players.”

Answers found in this week’s Classified section

Q: Talk to me about your volleyball career. How long have you been playing and how long have you been playing on Varsity for Waltrip? A: “I’ve been playing volleyball since I was six, and I have been on varsity since my freshman year of high school.”

Classifieds Continued...

Q: Let’s talk about your upcoming game against Bellaire. You guys were off last week and Bellaire is a big team. What did you guys do in your off time to prepare for this week’s game?

Photo by Jonathan Garris Creston and Holly Inderrieden are hoping to capitalize on the competitive home sale market in Northwest Houston with the help of their new office on North Shepherd Drive.

people are looking for in terms of a home or location, Inderrieden said. What has changed is how developers and builders have approached rising land values. “The builders have had to build bigger homes in order to cover the costs of that land,” Inderrieden said. “If you have a $300,000 piece of land, you can’t build a 2,000-foot house.” However, this upward trend might go on a downswign at some point, Inderrieden said. Those looking to move into the suburban neighborhoods of Northwest Houston appreciate one thing in particular that these large homes on large lots may lack – yards. “Some of these homes have a yard as big as my office,” Inderrieden said. “I think there will be a trajectory coming down to not building quite as big, but I don’t see housing prices softening at all.”

slightly compared to the 3.3months supply of last August. It is significantly below the current national supply of 5.5 months of inventory. The average price of a single-family home rose 6.4 percent year-over-year to $275,369. The median price—the figure at which half the homes sold for more and half for less—jumped 10.4 percent to $206,000. August sales of all property types totaled 8,953 units, a 1.7-percent increase compared to the same month last year. Total dollar volume for properties sold rose 6.8 percent to $2.3 billion versus $2.2 billion a year earlier. “The Houston housing market is going strong as we transition from summer to fall, and enough new listings have hit the market over the

past month to keep inventory levels stable,” said HAR Chair Chaille Ralph with Heritage Texas Properties. “One of the factors that continues to fuel real estate and our local economy in general is the ongoing creation of jobs. Houston is definitely a desirable destination for many people across the country.” In its September 2014 Economy at a Glance report, the Greater Houston Partnership stated that the Houston metropolitan area created 112,200 jobs in the 12 months ending July 2014, which represents a 4.0 percent annual growth rate. That puts Houston ahead of the nation’s major metros for job growth, ahead of DallasFt. Worth (3.9 percent) and Miami (3.3 percent).

onto your space or don’t want to deal with the surprises and compromises that come up during renovations, then consider building new - especially if the home is not in the best place on your lot. “Depending on the scope of work, a new build will also generally have lower maintenance costs than a rehab,” he says. If you love the character of your home or the current floor plan is mostly re-usable, then a rehab may be in order - especially if the addition is less than half the size of your current home. “You can reduce some of the surprises by doing a thorough home inspection (including foundation and under slab plumbing if applicable) and working with an experienced contractor,” Seeburger said. For those living in Historic Districts, a renovation might be the only option. Terry Jeanes, the Theriots realtor with more than 30 years of experience in the area, said there have been some recent teardowns of already renovated homes in the area that surprised people, but as it is “their investment, it’s their choice.” “Our parents bought houses to live in,” Jeanes said. “Now there’s the mindset that you need to make money.”

As for resale? Renovators take heart. Garden Oaks homes in the $500,000 to $600,000 range are still moving well. Jeanes points out that a new custom house in the area can go for up to $900,000. That figure can make people look twice at a renovation with a nicer price. “People still want to live here,” she said.

Pet Comfort with Anesthesia and Surgery Veterinary medicine has made a lot of progress since the twentieth century and the anesthesia standard of care has changed for most surgeries. Could you imagine yourself waking up from an anesthetic procedure nauseated, confused, chilled, in pain, and thirsty from dehydration? What if you were in a strange environment with no one familiar to comfort you? This is no longer the acceptable standard for people and now with today’s advanced medical care we can avoid most of these discomforts and complications for our pets also. First it’s important to address your pet’s anxiety. A quiet environment, gentle nursing care, specific drugs and pheromones on your pet’s bedding help reduce stress. Fluid support (intravenous is preferred) maintains cardiovascular support, hydration, electrolytes and provides a lifeline if complications should occur. The advanced anesthetics used today are combined to reduce their individual dose, and thus possible adverse effects. This is greatly increases safety while decreasing post-anesthesia nausea. Close monitoring of your pet before, during and after the anesthetic procedure by experienced personnel is vital for safety. This includes anesthesia and prevent them from becoming chilled quickly. EKGs and blood pressure monitors are used to monitor cardiovascular function while pulse oximeters and respiratory monitors are used to maintain your pet’s oxygenation and breathing. All these are used with anesthesia to increase your pet’s safety.

nearly $900,000 with just 3,000 feet available to build on. One of the biggest contributors to the growth and demand has been proximity, Inderrieden said. In many parts of Northwest Houston, it can take commuters about 20 minutes to the downtown area and other hotspots within the loop like the Galleria and midtown. “I think a lot of people appreciate the area culturally in terms of what it offers, as far as restaurants and the neighborhoods,” Inderrieden said. However, the neighborhoods themselves are also big attractions for potential buyers, particularly places like Oak Forest and Shepherd Park. “I think having sidealks, an active civic club and a constable program are all things that are really pushing growth into that area,” Inderrieden said. Over the years, there hasn’t been too much that has changed in terms of what

PATHS, from P. 3B they’d need to add a third. Existing slabs limit a floor plan. They also learned that a two story with multiple slabs is too risky. “They put pilings in the ground – that’s what holds the second story up,” said Cat. “It’s like a beach house.” Since a builder doesn’t know what’s in the bones of an existing house, they don’t give a price per square foot like they do with a new build. “There were an awful lot unknowns,” said Jason. So today, the Theriots are brand new residents of a 3,000 square foot Modern Prairie style house built by Alleanza Custom Homes. “It’s smaller than what we would have bought,” said Cat. Before demo, Alleanza salvaged their wood floors and the Theriots also brought in in Habitat for Humanity to salvage other items. Sadly, the cabana had to go, a casualty of flooding once the new slab was poured. But they still have a large lot and plans for a new party room and a pool.

HAR: Houston home sale prices highest for an August Summer wrapped up on a high note for the Houston real estate market, as August delivered gains in both sales volume and prices. Housing inventory held steady month-over-month, but is tracking slightly below yearago levels. While prices were the highest for an August, they fell short of the all-time records set in June. Single-family home sales totaled 7,505 units, up 1.1 percent versus August 2013, according to the latest monthly report prepared by the Houston Association of Realtors (HAR). Months of inventory, which estimates how long it will take to deplete current active housing inventory based on the previous 12 months of sales activity, matched July’s 3.0months supply, but was down

IndyQuest Properties Real Estate Broker Creston Inderrieden said he is enjoying his time settling into his company’s new home on North Shepherd Drive. The local broker is doing what he can to promote his business in an already crowded real estate market and believes his new office will give IndyQuest Properties a better position to capitalize on their recent success. Inderrieden started as an independent agent and said he slowly built his brand up in this area of Houston, and formed IndyQuest Properties with his wife, Holly Inderrieden, last year. The group has started to bring on new agents, dealing primarily with residential properties. Inderrieden said his property sold over 70 houses last year and is looking to sell over 100 this year. He pointed to the continued growth and healthy nature of the real estate market in Northwest Houston. “It used to be there was actually a premium to be in a community like Timbergrove Estates,” Inderrieden said. “It used to be a negative being outside the loop, but now there isn’t a negative at all. There are lots of new restaurants and businesses that are helping prop up these sales in our area.” Property values also continue to stay competitive, particularly in the Heights and Greater Heights areas. From personal experience, Inderrieden spoke of a recent deal on a smaller lot in the area as an example of what buyers are willing to pay to get what they want – a lot, priced at over $800,000 ended up selling for
