Hines variances approved for 34th Street complex Equipment and Tejas Office Products – also are part of the deal that will offer a total of 4.6 acres between addresses 1213 and 1239 on West 20th Street. Colliers is brokering the sale. Colliers’ Bill Byrd said the property is being offered as a whole and there are no restrictions on it.

By Betsy Denson betsy@theleadernews.com At the city’s Planning Commission meeting on Feb. 14, Hines was approved for the three variances the company requested to build a fourstory, 383-unit “upscale multifamily residential complex” at 1015 W 34th St., the former site of a business, Seco Industrial Maintenance Control. Submitted by Windrose Land Services on behalf of Hines Multifamily division, the approved variances are: to allow a 20-foot right-ofway dedication along Gardendale Drive as opposed to the code-required 30 feet; to allow an alternate right-ofway turnaround configuration at the terminus of Gardendale Drive in lieu of a cul-de-sac; and to allow a reduced building setback of 10 feet along Gardendale Drive (local street) as opposed to the code-required 20 foot building setback. There is no word yet on the proposed timetable for the new development.

Jester continues to grow with new businesses as well. There’s a sign up for the Roast N Brew House at a house at 931 W. 19th St. Its website mentions a subscription box option for coffee ordering. Closer to opening is Orange Artichoke Kitchen at 818 W 19th St. It touts a menu for grab-

Personal chef Emily Ferrara said she is a proud native Houstonian with 20 years of experience split between cooking for restaurants and private clients. Ferrara was a sous chef at The Daily Review Cafe, Shade and Barcino and also the chef de cuisine at Trevisio. “Now I want to bring fresh, local food to a wider audience,” she said.

Strong sales, mixed prices kick off local markets’ 2019 dian home prices in this area fell 18.9 percent to $231,150. That represented the most significant year-over-year price drop in area neighborhoods.

By Landan Kuhlmann landan@theleadernews.com As the calendar flipped to 2019, home sales in Houston slowed slightly following a record-breaking 2018, while overall prices held fairly steady, according to the most recent report from the Houston Association of Realtors. In local neighborhoods, the report said sales and pricing markets both showcased simultaneous growth and accompanying fluctuations on both ends of the spectrum. The report said 4,100 single-family homes were sold in Houston in January 2019, compared to 4,462 in January 2018. That represents an 8.1 percent decline – the third straight month of falling sales. Single-family home median price increased 1.4 percent to $222,000 and the average price rose 2.4 percent to $277,483. “January appears to have delivered a perfect economic storm of sorts, with some consumers focused on paying off holiday credit card bills, others concerned about the recent bump in mortgage rates and still others that may have felt the squeeze from the partial government shutdown,” said HAR chair Shannon Cobb Ev-

ans of Heritage Texas Properties. “I believe that as inventory levels continue to grow, more buyers will return to the market.” 77018 In the central Garden Oaks and Oak Forest neighborhoods, January 2019 was a slight turn for the worse, with sales dipping to 21 compared to 24 the previous January. Its 12.5 percent downturn was 33 percent worse than the Greater Houston sales drop and the most significant among local neighborhoods. This area was one of only two local markets to exhibit signs of year-overyear decline. Additionally, home prices in these neighborhoods demonstrated significant dips. Aver-

age single-family home prices were down 5.5 percent to $492,725, while median home prices fell even more. The $399,000 figure represents a 6.8 percent drop from January 2018. 77092 Garden Oaks and Oak Forest’s western edge, which includes Scarborough High School and T.C. Jester Park, saw 12 homes come off the market last month – a 9.1 percent increase from the 11 sold during the same period last year. On the pricing front, average price figures held relatively steady year-over-year, with the $278,975 representing a 0.9 percent rise from January 2018. On the other hand, me-

77008 In an area which includes much of the Heights as well as the Lazybrook/Timbergrove and Shady Acres neighborhoods, it was a bit of a slow month, with agents closing on 51 homes in January compared to 53 the previous year.

The 3.8 percent dip was one of only two year-over-year drops in local neighborhoods, though it still paled in comparison to the Houston area’s 8.1 percent drop. Meanwhile, home prices in those neighborhoods jumped during this past month. Average home prices rose to $559,906 – a 9.9 percent spike, which essentially quadrupled the Houston area’s 2.4 percent rise. Median prices sat at $467,500 – a 3.2 percent rise,

which more than doubled the overall Houston trend. 77009 On the eastern edge of the Heights sits the Woodland Heights, Sunset Heights and Near Northside neighborhoods. Agents serving these neighborhoods sold 28 homes last month, nearly identical to the 27 sold the previous year. Homeowners, meanwhile,

Garden Oaks resident a rodeo lifer By Landan Kuhlmann landan@theleadernews.com Garden Oaks resident Terry Jeanes has seen it all at the Houston Livestock Show and Rodeo, from trail rides and carnival fun to Charley Pride and Elvis Presley at the Astrodome in the 1960s and 70s. Those memories are ingrained in her mind and became a part of who she is. She’s dedicated to helping rodeo-goers and her loved ones forge the same bonds. “The rodeo is a thread that binds everyone,” said Jeanes, 61. “It’s fun to be able to show that to my grandkids, to give them that little taste.” As a new rodeo season begins – this year’s event runs from Feb. 25-March 17 – memories of past rodeos flood to the forefront of Jeanes’ mind. She recalls performances from Presley, Pride, Van Walker

and other traditional country western artists who graced the Astrodome stage as clearly as artists who perform at NRG Stadium. The yearly expedition has

been part of her life’s fabric since she was a child. “We lived close to the Astrodome area in Bellaire, plus my dad used to ride the Saltgrass Trail Ride. He was out there, so we went out there. It was the rodeo parade, then on to the rodeo,” she said. “I saw them all. I was there when they closed George Strait out in the Astrodome, and when they opened him at NRG in 2003. It just became a part of us, who we are. It’s fun.” Even during the brief time in her life when she couldn’t make it into town for the annual festivities, Jeanes couldn’t let it pass without honoring her family tradition in some way. “There was a time when I couldn’t volunteer because of traveling with my daughter’s softball team, so I just bought tickets – my girls or someone else would go – and supported it that way,” she said. For more than a decade now, Jeanes has helped keep the tradition alive through both service and personal family time, working to create the same memories she has stored away. “My mom is really into giving back to children, and fostering a certain experience for them – I think the rodeo has a lot of like-minded core See Jeanes P. 6B

Area volunteers reflect on HLSR experience 10 or so girlfriends, and each year it just seemed to grow. “We’ve had some great memories hanging out at the wine garden and meeting so many people from all walks of life. Yes, it’s a time commitment and there is money involved, but the trade-off is so worth it. I don’t foresee myself giving this up anytime soon. “One of the craziest moments for me personally was finding out first hand (accidentally) where the panic button was in my cabin!”

By Landan Kuhlmann and Betsy Denson news@theleadernews.com As this year’s edition of the Houston Livestock Show and Rodeo kicks off next week, thousands of volunteers have already been hard at work to ensure the festivities come off as planned – including our neighbors. This week, a few residents from local neighborhoods, whose rodeo volunteer service ranges from rookies to those of nearly two decades, took time to discuss their volunteer experiences.

Debbie Strang Candlelight Oaks resident, volunteer since 2001 (rodeo merchandise 2001-08, wine competition committee 2009-present)

Lindsey Fuquen Mangum Manor resident, rookie volunteer on judging contest committee

Fuquen has gotten a fresh perspective on the longstanding Houston Livestock Show and Rodeo. The Mangum Manor resident is in her first year as a volunteer on the judging contest committee for the rodeo, which runs Feb. 25-March 17 at NRG Stadium. Members of the committee support a range of Future Farmers of America contests including everything from meat cutting and dairy judging to floriculture and veterinarian skillathon contests. The committee supports these contests through fundraising for scholarships, hospitality and awards, and assists the superintendents in the operations of the contests. Fuquen, a member of the Mangum Manor Civic Club and neighborhood welcome committee, got roped in to volunteer by fellow resident Laurie Fontana, who already was on the committee. As a rookie, Fuquen had to attend a certain number of meetings leading up to the rodeo to demonstrate her commitment to the cause. All committee members pay volunteer and committee dues. “The (FFA) kids have been working so hard – they’ve worked the whole year,” Fuquen said. “That’s why I’m excited about putting in my own time.” Fuquen, who is employed in the oil and gas industry and as a private chef on the side, has already volunteered

Lindsey Fuquen

at the committee fundraiser and offered a dinner for their auction. At the rodeo, she is going to volunteer during the public speaking challenge and will be a judge for the food challenge, which she called “Top Chef Junior.” “The food is already cooked because there isn’t a full kitchen, but the participants have to assemble and present it,” Fuquen said. So far, Fuquen has found the rodeo to be run like a “well-oiled ship” with a volunteer app that makes shiftscheduling easy. “I’ve got my hat and boots,” Fuquen said. “I’m looking forward to meeting students and boosting their confidence. I want to be there for them to help them develop life skills.” Mary Jo Contello Heights resident, Corral Club committee since 2009, “Rookie Mom” for six years

Contello said several of her friends had served in the past, and she had tried a number of times, always looking to give back. So when someone finally asked a decade ago, she couldn’t pass. “The incredible number of people that have become my truly good friends through a

volunteer organization is just amazing,” she said. “They really have become my second family, and that’s something I never expected. Never did I think that would be a benefit or something that would happen simply from volunteering. “I took on the ‘Rookie Mom’ role before it was even really a role. They were really just testing things out, and I was tester. But I really get to make a difference when the new people come aboard, and that’s incredibly rewarding.” Anita Zendejas Candlelight Estates resident, ticket services committee since 2013

Initially, Zendejas joined with two girlfriends on a whim. “I had received a random email from someone helping form that committee a few years prior, but I had just ignored the request,” she said. As time passed, however, she decided to give it a go. “We really enjoyed the concerts, so we thought this would be a great way to see more live concerts and hang out with friends,” Zendejas said. “We had such a good time doing it that the next year we brought in another

A rodeo lifer, Strang came to volunteer essentially by accident. “When I was going to Texas A&M, I would come into town and go with my aunt and uncle,” she said. “My uncle was on the horse show hospitality committee and would get tickets given to him, so we could go and enjoy the shows at the Astro-

dome. “After I graduated and moved to Houston and started playing volleyball in 1999, I randomly went to a friend’s happy hour gathering and met someone – who’s become a lifelong friend – serving on the rodeo’s membership committee. I had always wanted to get involved, so she invited me to one of her committee meetings, just so I could gauge how things felt. “During the third or fourth meeting, they announced the creation of a startup committee – rodeo merchandise. Even though I signed up for it, I really didn’t know what to expect. So later, I got an email to attend another meeting – and it turned out that if you showed up there, you were on the committee.” For nearly a decade, Strang worked to promote and raise awareness of the show through the sale and distribution of merchandise bearing the show’s logos. The committee contributes product ideas, identifies sales venues and works with other committees to fill needs for logo products. Strang would also occasionally staff mer-

chandise booths during the event’s entire run. “At this point, we didn’t have sales price registers, so we had to write everything down by hand, and some things didn’t have prices,” she said. “Several times during the first few years, I had to make up a price!” Strang moved on to the wine committee in 2009 and still serves in that capacity, helping to plan and execute the Rodeo Uncorked! International Wine Competition. “It wasn’t nearly as popular back then as it is now,” she said. “Overall, I wouldn’t trade the experience at all. I still don’t know what many of my friends at the rodeo do for a living, because the thing we all have in common is volunteering and giving back. It doesn’t matter who you are, we’re all there for a common goal. “We’ve had some past scholarship recipients speak at our meetings, and from the stories you hear, you know these kids would not have had a chance to go to college without the HLSR. It brings a tear to your eye whenever you hear them.”

Jeanes, from P. 1B values that align with her,” said Jeanes’ daugther, Becky Jeanes. “She’s naturally an active, cheerful and social person, and that environment gives her an outlet to meet people, share more experiences and create those experiences for newcomers.” Terry Jeanes has served as a member of the breeder greeters committee for 14 years. Her nephew serves on the same committee. “As a kid, it’s all about the fun – carnival rides and everything,” she said. “But for my parents, it was all about the community giving back. Then generationally, I’ve evolved to the fact that it’s about the kids. I see some of the people coming in with their third or fourth kids. They remember us, and we remember them. It still just seems the natural thing to do.” Through the years, Jeanes has also introduced her grandkids, the oldest of whom is in kindergarten, to the rodeo experience. Last year, she brought them to the petting zoo, walked them through the show barn and, of course, watched some mutton busting after the carnival rides. “It’s about that first exposure for them, since they’re young. There will be a point at which they will come out and we’ll do more of everything – because it’s just fun,” Jeanes said. “I love watching them sit there and watch the little chicks peck on the egg shells, or seeing them have so much fun on the pony rides. What you’re doing is planting the seed. All the memories will come from there.” Becky Jeanes said those memories are already beginning to take hold. “My oldest daughter is to the point where she remembers (the experiences), thinks about them, and wants to go back. She remembers the adventure,” Becky Jeanes said. “It’s wonderful to look from the outside and see (my mom’s) interactions with my kids, because it would’ve been similar to her interactions with me. You start to put together things that are innate to you that were likely instilled by your parents. You can’t point out the where or when, but you can see it happening with your children. The experience for me now (going with my mom and children) is on a whole new level.”

Neighbors: Greaser uses birthday for greater good

Let Lucy’s Boutique help you get in the Rodeo Spirit!

By Elizabeth Villareal elizasgarden@outlook.com Our Timbergrove neighbor, RiOur Timbergrove neighbor, Rivers Greaser, turned 7 on Feb. 8 and, to celebrate, decided to collect hygiene items for school children in need. He and his parents, Dan and Chevonne, placed a basket at their front door and ask that you help Rivers fill it up. The family has made it a point to help others in their community through what they call “birthday blessing projects” and in past years have held a sock-and-slipper drive as well as an art supply drive, focusing on items for young children. What an awesome inspiration for the rest of us! Rivers said, “A little kindness changes everything!” You may drop personal hygiene items off at 6002 Wister Court. Rivers has two little sisters, Stella Ann (4) and Lane (19 months). Thank you, Rivers, for spreading kindness and making a difference in our community! Congratulations to Genevieve Bosse, Abby O’Guynn, Alice Waters and Mattea Rodgers of Girl Scout Troop 24987, which won first place and $1,000 in the Houston Museum of Natural Science’s Girls Exploring Math and Science (“GEMS”) event on Feb. 16. As Student STEM Ambassadors, the Scouts delved into a fascinating research project and created a riveting presentation about electromagnetic fields or what they call “EMF: The Invisible Sea We Swim In Every Day.” Coincidentally, I was at the HMNS with my family on Saturday and as soon as I realized Girl Scouts were participating in the GEMS event, I found Troop 24987 from our community and Frank Black Middle School. O’Guynn of Garden Oaks guided me through the troop’s fascinating presentation, easily sharing numerous facts and then real solutions for human protection. The girls have worked on this project for a few months and plan to delve more deeply into the subject. It was easy to recognize O’Guynn’s deep interest and knowledge of the topic and she was not shy about educating strangers and sharing helpful information. The other Scouts were doing the same with crowds of interested visitors. My jaw dropped at the information I was hearing and as O’Guynn tested my own cell phone’s EMF emission. I knew

we were exposed to EMFs from our computer monitors, but the rest was news to me! I learned we are all exposed to layers of EMF (which is radiation/radio waves/differing radio frequencies) on a daily basis and in multiple layers at one time. Computers, computer video monitors, microwaves, smart watches, small appliances, wifi routers, fluorescent lights, computer inventory components when we are shopping at big stores, smart meters on the exterior of our houses, underground pipes and cables, electrical lines and much more – all constantly emit EMFs, which our bodies most definitely absorb. Urging people to learn more, educate their friends and family and to use protective solutions, the Scouts of Troop 24987 encourage us to use special stickers placed on our cell phones and to place two or three of them on the back of our computer monitors to absorb harmful EMFs. NASA researchers discovered succulents are good for absorbing certain types of EMF radiation in addition to snake (Sansevieria) plants, airplane or spider plants and aloe vera plants. Other things to look into are an EMF protection cell phone case, EMF absorbing and/or adsorbing (where EMFs adhere to a surface) things such as shungite stones, and there are numerous shields and guards one can use as well. Troop 24987’s project is well deserving of its award and we thank you, Girl Scouts, for making a difference and teaching us how to live more safely.

Markets, from P. 1B experienced a 23.4 percent year-over-year increase (to $427,943) in average home price – easily the most robust figure in local markets. Additionally, median prices rose 19.8 percent to $382,250. That was the second-largest yearover-year spike in the area.

January – the second-best growth among local markets. Meanwhile, the $135,000 median home price was a 37.8 percent increase from the previous January, which was the most significant growth in the area. 77007 Along the southernmost edge of the area – which includes the southern Heights and part of Washington Heights – home sales doubled from 23 sold last January to 46 sold this past month. Homes prices in the area dipped on both average and median fronts. Buyers closed on a home at an average of $508,579 in January, a 5.9 percent drop from last year. Meanwhile, median home prices finished the month at $403,850 – representing a 1.9 percent dip.

For The Leader Kristi Kolmetz and Carolyn Bryant of RE/MAX Metro have deep ties when it comes to the local community, and service of their clients is rooted in knowing the specific ins and outs of the area. Bryant, born and raised in The Heights and currently living in Timbergrove, has been a licensed realtor for 18 years. Her daughter Kolmetz, a Shepherd Park Plaza resident, joined her team in 2016 after working more than a decade in the architectural/engineering/contracting industry. It’s simply home for the pair. Kolmetz married her high school sweetheart in the area, and is now raising her family in her old stomping grounds. “I’m incredibly sentimental about introducing my children to the cherished places from my own childhood, but there are also so many new discoveries that continuously amaze me in this dynamic, growing neighborhood,” said Kolmetz, who attended both St. Rose of Lima and St. Pius X and sends her children to St. Rose of Lima. “I love feeling fully connected to this community, and that extends to welcoming new families into the fold.” The pair’s community ties extend far deeper than real estate as well. They are involved with the church and community, and Kolmetz’s husband Jonathan started The Leather Apron Foundation, which is a charity dedicated solely to giving back to the community. “Do what you love, right? I want people to cherish Garden Oaks/Oak Forest as much as I do,” she said. “All aspects of our lives are intertwined with a deep sense of purpose and place.” And that intertwinement has led to a fruitful pairing as the mother/ daughter duo utilize their deep knowledge of the area to help those find their forever home or the right price at which to put theirs on the market in the local area. The Carolyn Bryant Team was the top producing team in Shepherd Park Plaza last year, according to Multiple Listing Ser-

Kristi Kolmetz vice. The team specializes in Garden Oaks, Oaks Forest, and Shepherd Park Plaza outside the Loop, and the Heights, Timbergrove, Lazybrook and the surrounding areas inside. “They are established neighborhoods with so much going for them. Schools, parks, entertainment, location, modern convenience, and yet they still have a charm and comfort to them,” Kolmetz said. “It’s a remarkable blend that can’t be found anywhere else in the city. It’s a suburban feel, in the heart of the city.”

The home buying and listing process can become arduous for those lacking expertise and experience in such things, and the pair leaves no stone unturned in helping new families and homeowners find that perfect fit for them. “Buying or selling a home should be exciting, not stressful. It’s part of a new adventure,” Kolmetz said. “It’s our job to handle the process and especially all of the details, so our clients can move forward with as much confidence, security, and ulti mately excitement as possible.”
