Heights Forum newest project on N. Shepherd

Real-estate update

Variances receive approval for Heights boutique hotel By Betsy Denson betsy@theleadernews.com

Contributed photo An urgent care facility has already been signed for a new development on North Shepherd Drive, according to the leasing agent.

Another development in works By Betsy Denson betsy@theleadernews.com Greg Slusky with Sluco Realty services said he is the leasing agent – not the developer – for a new develop-

ment called Heights Forum at 1336 N Shepherd Dr. Slusky said there is one signed tenant for the development already – an urgent care center – with additional space for a restaurant on the

ground floor and additional retail on the second floor. Other “tenants” on an artist’s rendering show other possibilities. The flyer promoting the development calls the Forum “a great retail site with

strong demographics in the heart of the Heights” with “strong retail and restaurant growth along the Shepherd corridor.” See Shepherd P. 3B

Ben Ackerley, who plans to build a boutique hotel on a historic site in the Heights, said the city of Houston approved setback and hotel/ motel variances that will help his project come to fruition. With the go-ahead to build in a residential neighborhood, Ackerley is moving forward with Maison Robert, a 37-room hotel with a bar and retail space at 347 Contributed photo W. 20th St. He withdrew his request for Construction of a boutique hotel a parking variance, planned for 347 W. 20th St. is exwhich was Ackerley’s pected to begin in about nine months. pledge to a group of residents who gathered last week to hear more about his plan. “The architect’s proposal for (the) full structure, design and engineering package came back, so we’ll go through that,” Ackerley said. “(Then) submit to construction firms for bidding.” Ackerley said he hadn’t bid it out earlier because changes were being made to the site plan layout as recently as last week, once the purchase of the Heights Flower Shop was complete. The plan is for the florist to move into the hotel so that Maison Robert guests can use its parking spaces. Ackerley told attendees at last week’s community meeting that the estimate for starting the build would be in nine months and that it would take about 24 months to build. Once finished, rooms will start at $149, although with time – and perhaps popularity – the price would increase. The hotel will also be pet friendly.

CEO Lampert prevails in bankruptcy auction, hundreds of stores expected to remain open By Landan Kuhlmann landan@theleadernews.com

Though it has remained unclear throughout Sears’ bankruptcy proceedings what the future would hold for the company’s longstanding department store in Garden Oaks, a recent development could signal a lifeline for the location at 4000 N. Shepherd Dr. According to multiple reports, Sears Holdings CEO Eddie Lampert recently won a bankruptcy auction that would keep hundreds of Sears and Kmart stores open nationwide. Lampert’s winning bid of $5.2 billion is a move that should reportedly save about 45,000 jobs by keeping more than 400

stores open. Reports from the Wall Street Journal said opposing creditors bidding against Lampert and his hedge fund, ESL Investments, would have liquidated all of Sears’ assets and closed its remaining stores. The company had already announced the closure of 262 stores, although the Garden Oaks location was not among them. “We are pleased to have reached a deal that would provide a path for Sears to emerge from the chapter 11 process. Importantly, the consummation of the transaction would preserve employment for tens of thousands of associates, as well as the relation-

ships with many vendors and suppliers who provide Sears with goods and services,” Sears’ Restructuring Committee of the Board of Directors said in a statement. “We would like to thank our dedicated associates, vendors and partners for their continued support through this process, and most importantly the members and customers we have the privilege to serve.” Before becoming official, Lampert’s winning bid must be approved by a bankruptcy judge. According to a Sears company statement, the hearing to approve the sale is scheduled for Feb. 1. If the closing conditions are satisfied, the transaction is ex-

Abigail Bocchetto knows the streets of Houston, from taco stands to art museums and beyond. That knowledge of the city’s intricacies plays a prominent role as she helps clients find their perfect landing spot. Getting into real estate was not so linear for Bocchetto, but being an independent entrepreneur always has been her strong suit. Before real estate, Bocchetto had her own dog care business -- which she realized was not something she could do forever as it was both physically demanding and time consuming. Getting married and moving into a new phase in her life meant her career path would have to take a twist. Bocchetto comes from a long line of family invested in the realty business. So from real estate attorneys to aunts and uncles who specialize in lending or do the same work she now does, she never lacked a support system or background for her transition into real estate despite lacking previous knowledge of the business. “They were all so encouraging to me when I told them I wasn’t sure what my next phase was, Bocchetto said. “They said, ‘Get into real estate. It never hurts to try.’ That was my push. Nearly four years later, Bocchetto’s clients at Oakington Realty run the gamut, from buyers and sellers all the way to builders seeking new plots of land for building or new developments inside Beltway 8. Her hot spots include the Heights, Garden Oaks and Oak Forest, along with Montrose, Spring Branch and others. Though all clients are priorities, Bocchetto said first-time home buyers seek-

ing guidance as they embark on an unfamiliar journey are some of her favorite relationships – a passion stemming from the fact she bought her first home at the age of 19, which she believes helps her better serve whoever she comes across. “It’s fun to teach them the process and get them to understand what they’re committing to – and they’re always the most excited, Bocchetto said. “Buying one so young myself, I know what to expect pertaining to people’s questions, and explaining the process to them not only makes them a better consumer, but also makes me a better agent since it reminds what it is I’m supposed to do. A native Houstonian who grew up in Bellaire, Meyerland, and the Heights area, Bocchetto believes she possesses a unique perspective on development in the area, which aids in her pursuit of serving clients. “I really feel like I understand the characteristics of so many different neighborhoods, she said. “It’s so much fun to teach the people who move here about the different aspects of all these different neighborhoods. Bocchetto believes Houston has something to offer to each individual or family, and sharing that experience is paramount to the passion for her work. Whether it be a cross-country transplant or someone simply changing neighborhoods, part of real estate from her view is the different perspectives and attractions each area of town can provide for any lifestyle. “Getting to help someone find the lifestyle that fits their personality is incredible, and that tends to fall into different areas of town, she said. “Gauging what someone’s personal interests are and helping them find a spot which mimics that is so much fun.

Neighbors: Welcome to the Y, Grai and Grey By Elizabeth Villarreal

elizasgarden@outlook.com

Neighbors, send a big, warm welcome to Sarah Grai and Mattison Grey, two new leaders at the Harriett and Joe Foster Family YMCA on West 34th Street. Grey was elected as the board chair in September 2018. She has served on the board since she moved to Garden Oaks in 2004, and this is her first time as the board chair. Grai began her position as executive director in November 2018. She started working for the YMCA in 2008 in

Louisiana, where she earned bachelor’s and master’s degrees from LSU, and more recently was in Washington before relocating to Houston in April 2018. Grai’s experience with the Y began years earlier as a child in Memphis, Tennessee. “Many volunteer coaches helped develop me into the person I am today,” Grai said. “I originally got involved in the YMCA as a part-time sports staff. I saw this as an opportunity to give my time and talents to the kids like so many coaches gave to me.” Grey has a similar background, having learned to

swim at the Y in Michigan. She later attended the University of Iowa on a swimming scholarship and started playing competitive touch rugby after college. Grey was selected to the USA Touch World Cup Squad in 2008, and her rugby teams placed second at the 2010 US Touch National Championships and third in 2017. Since 2015, Grey has served as the mental skills coach at American Rugby Pro Training Center, finally achieving a lifelong goal of winning a national championship with ARTPC in 2015. A professional coach,

Berkshire Hathaway realtor Mathews exhibits at property show in China For The Leader Stacy Mathews, president of Berkshire Hathaway HomeServices Premier Properties, recently traveled to Shanghai, China, to exhibit and participate in the LPS Shanghai luxury property show. Mathews traveled with Lynn Breedlove, director of relocation. Also attending the trip was Tracy Mathews, Tom Breedlove and Jo Ellen Enkelmann. More than 11,000 visitors and 200 luxury real estate companies from 45 countries attended the event, an invitation-only show for well-

qualified buyers, investors and VIPs interested in luxury real estate market opportunities in the Houston area. They also displayed specific luxury property listings that

would appeal to this upscale audience. “Real estate continues to appeal to Chinese home buyers who seek safe and secure places to live, work and invest in property,” Stacy Mathews said. “Chinese buyers are looking to larger, metropolitan areas and college towns for their real estate investments. It was great to share the virtues of my markets to the many potential buyers attending LPS Shanghai.” This was the third consecutive year that Berkshire Hathaway HomeServices exhibited at the event. The network’s booth was

positioned for maximum exposure. Similar to last year’s LPS Shanghai, Chinese media converged on the Berkshire Hathaway HomeServices booth to interview network members and HSF Affiliates representatives. “As a global real estate brokerage network we’re eager to attend top property shows such as LPS Shanghai to promote our brand and our individual franchisees and their skilled agents,” said LPS Shanghai attendee Wendy Durand, vice president of global marketing for Berkshire Hathaway HomeServices.

mance and helps people have extraordinary lives and businesses. Fascinated by the gap between low performers and high performers and what it takes for people to move from mediocre to masterful in their chosen endeavors, her leadership and coaching programs provide the framework to better understand employee behavior, motivation and performance in the workplace and teaches people how to bring out the best in those around them. “My inspiration is my deeply held belief that ALL kids should have access to

sports, swim lessons, afterschool programs, homework help, dance, fitness and day camp, regardless of their families’ financial situation,” Grey said. “Much of the money raised in our annual campaign provides scholarships for these opportunities that many children would not have otherwise.” Remember, the programs at the Foster Family Y are for everyone and no matter what your level of income may be, membership is available for you and your family. Stop in and don’t hesitate! And be sure to say hello and welcome Grai and Grey.

Sears from P. 1B talization and organizational structure,” Lampert and ESL Investments wrote in a letter last December. “ESL believes that a future for Sears as a going concern is the only way to preserve tens of thousands of jobs and bring continued economic benefits to the many communities across the United States that are touched by Sears and Kmart stores.” According to a report by CNBC, Lampert narrowly met a deadline to avoid liquidation by initially submitting a $4.4 billion bid to buy the retailer through an affiliate of ESL Investments at the end of December. Sears, a 125-year-old company currently with about 700 stores and nearly 70,000 employees, had about 1,000 stores and 89,000 employees as recently as last February. It is unclear how many employees work at the Garden Oaks location, which opened in 1949, and whether the store has remained profitable.

DeHaven departs St. Pius X, Panther graduate taking over By Landan Kuhlmann

landan@theleadernews.com

St. Pius X is once again undergoing a transition in the coaching ranks. According to a release from The John Cooper School in The Woodlands and confirmed by a St. Pius X spokesperson, former SPX head football coach Erik DeHaven has left the school to take over the Dragons’ program in the same capacity. “I am extremely excited and honored to be joining the Dragon family. The opportunity to build upon a quality program at an elite institution has always been a dream of mine,” DeHaven said in the release. DeHaven departs after one season at the helm for the Panthers, who finished 9-3 and lost in the second round of the TAPPS 6A playoffs. He took over for former head coach Stephen Hill last year after serving as St. Pius X’s defensive coordinator from 2014-17. DeHaven was also previously an assistant head coach

and defensive coordinator at Lutheran South Academy from 2011-14. He is also a previous twotime district coach of the year at Lutheran High North, where he took a program with losing records his first two seasons to four consecutive winning seasons. During his tenure from 2005-11, the Lions won the school’s first district championship and ranked in the state top 10 for four consecutive seasons.

“Coach DeHaven guided our young men to great success both on the field and in life during the 2018 season. His gentle spirit, faith-filled presence, football knowledge, and enthusiasm for his students will be missed,” St. Pius X Head of School Carmen Garrett Armistead said. Panther alum returning to West Donovan To fill the vacancy left in wake of DeHaven’s departure, SPX has brought back 2008

graduate Billy Noonan, who served as the head coach for Tomball High School for the past two seasons. Noonan is no stranger to Panther football. During his time as a player at St. Pius X, Noonan helped lead the Panthers to back-to-back state championships in 2006 and 2007. He was also part of the Tomball coaching staff that guided a one-year turnaround between teams that finished 2-8 and 7-3. Under Noonan’s direction, Tomball’s quarterback set season and career school records for passing yards in just 21 games. “We’re so excited to welcome Billy back to St. Pius X High School,” St. Pius X Athletic Director Jimmy Kimball said. “Coach Noonan’s playing career is legendary here at SPX, but the growth of his coaching career is what makes him a great fit to lead our program. I am excited to see the new energy and vision he brings to the Panthers.”

Heights’ Stuttgarden Tavern closes By Betsy Denson

betsy@theleadernews.com

In late 2017, Stuttgarden Tavern opened at 4002 N. Main St., replacing Skinny Rita’s, which had closed in August of that year. As of Sunday, Stuttgarden Tavern in the Heights is permanently closed, too. “Unfortunately, this location never caught on to a level necessary to stay open,” said Derek Groenewold, Stuttgarden Tavern co-owner. “We had really good local regulars who we will sorely miss, but not enough lunch time and mainstream patrons to keep the doors open. We gave it our best shot. Good

luck to the Greater Heights neighborhood.” Stuttgarden Tavern in

the Heights was the fourth location for the concept that originated in Galves-

as well as a warehouse and vacant commercial building. A person who answered the number on the for-sale sign in front of that building said they no longer own the property. According to plans on the marketing flyer, up to 5,100 square feet of retail space is available on the first floor – the urgent care facility will occupy 6,500 square feet – and 11,400 square feet is available on the second floor.

Because of the city’s parking rules, ensuring appropriate parking spaces for diners, 3,300 square feet of restaurant space is what’s allowed on the first floor. The structure will front North Shepherd with parking to the side and behind. “They’ll break ground in a few months,” Slusky said. “We’re talking to several restaurants and other possible tenants.”

ton. The German-inspired restaurant pays homage with its name to Stuttgart, Germany – the capital of southwest Germany’s Baden-Württemberg state; the pronunciation of the restaurant is (STOOT-garden). The restaurant focuses on German-inspired, made-in-house food, along with offering a large variety of German and craft beers, cocktails and wine. “All other (restaurants) will remain open,” Groenewold said. “They are totally separate from this location, so they will be unaffected. All of our other locations are doing well.”

Photo by Adam Zuvanich A winning bankruptcy bid by Sears’ CEO would keep hundreds of stores open. The company previously announced store closures, though the North Shepherd store was not among them.

Monthly Market

Despite varying pricing trends, area markets finish 2018 strong By Landan Kuhlmann

landan@theleadernews.com

Home sales markets in local neighborhoods mirrored Houston’s mixed bag in December but ran in stark contrast with its pricing as all markets displayed falling home prices. However, local end-of-year sales and pricing markets all saw significant jumps from their 2017 levels, according to a recent report from the Houston Association of Realtors. The Houston housing market generated mixed results in December, with single-family home sales and total property sales down, but total dollar volume and pricing all up compared to December 2017. Month-end pending sales for singlefamily homes totaled 5,120, an increase of 2.2 percent versus 2017. “We entered 2018 cautiously optimistic that the Houston real estate market would continue the resilience it showed after Hurricane Harvey, but no one that I know anticipated it being a record year,” said HAR chair Shannon Cobb Evans with Heritage Texas Properties. “Now, as we look ahead to the new year, federal workers are on edge about the ongoing government shutdown and how that might hurt their cash flow, which could affect housing. And our market is still challenged in terms of housing inventory, which is something that truly needs to improve in 2019 to ensure that real estate remains a vibrant player in the overall Houston economy.” 77018 December was a tough month for those in the central Garden Oaks and Oak Forest markets. Only 44 home sales closed last month compared to 50 the previous December. The 12 percent dropoff was the second-largest among local neighborhoods. On a big-picture scale, however, 2018 was good to the area’s home sales, with 670 homes flying off the market over the past year compared to 585 the previous year – a 14.5 percent spike. On the pricing front, December’s average home prices dropped nearly 4 percent down to $458,128, while median prices dipped nearly 10 percent to $365,375. On the whole, however, the area experienced a 5.2 percent spike in average price as well as a slight (1.5 percent) increase in median prices by the end of 2018. 77092 The western edge of Garden Oaks/ Oak Forest and extending just west of U.S. 290 was not immune from a rough month. Homes sales there dropped 25 percent,

Home sales in local neighborhoods such as the Heights, Garden Oaks and Oak Forest showcased a mixed bag of results this past month. However, endof-year figures showed growth compared to 2017.

with just 15 homes sold compared to 20 the previous December. On a year-end basis, sales dipped 2 percent by the end of 2018 – in stark contrast with the greater Houston area’s 3.8 percent rise. It was the only local market to experience a drop. Pricing wise, the area saw a 4 percent dip in average home price (down to $265,962) and a 4.4 percent drop in median price. For the year as a whole, buyers and sellers saw average prices rise about 2 percent up to $266,904, and median home price for the month was up 3.2 percent to $255,000. 77008 In the neighborhood consisting of the majority of the Heights, home sales stagnated in December 2018, with the 74 sold representing an identical figure to December 2017. Cumulatively in 2018, nearly 4 percent more homes (1,013) came off the market compared to the 976 sold in 2017. Median home prices in the Heights dropped 2.7 percent down to $445,000, yet simultaneously experienced a 3.2 percent rise in average home price. In terms of year-end results, buyers and sellers saw a sharp jump in typical home prices last year, with the average home closing at $535,050. The 5.2 percent increase doubled the Greater Houston area’s mark, while its 5.7 percent spike in median home price (up to $465,000) also far outstripped Houston’s overall 3.8 percent rise. 77009 The eastern portion of the Heights, which includes the Woodland Heights, Sunset Heights and Near Northside, saw a 10.7 percent sales drop in December 2018, with 50 homes sold compared to 56 the previous December. Despite the December drought, however, year-end sales (573 homes) in this market wound up with a 12.4 percent increase, nearly tripling that of the Greater Houston area. In the pricing market, figures saw declines on both the average and median fronts. The average home went for $474,043 in December 2018 – a 2.2 per-

cent drop – while the middle ground stood at $400,500, which represented a nearly 6 percent dip from December 2017. Average home prices for 2018 as a whole rose more than 6 percent in the market, while median home prices dropped almost 2 percent down to $404,500. This was the only local market to experience a year-end drop. 77007 In the southernmost portion of the Heights and Washington Heights, 88 homes came off the market last month compared to 68 the previous December. The 29.4 percent spike was the largest among local markets. By the conclusion of 2018, sales closed on 751 homes in the area – a 5.3 percent increase from its 2017 total. Pricing wise, the average house sold for $557,511 last month – a 4.8 percent increase over the previous December. Meanwhile, closing median prices sat at $439,500 – a 0.7 percent year-over-yeardip. End-of-year figures showed a 4.2 percent spike in average home price for 2018 (up to $541,698) as well as a 2.3 percent increase in median home price up to $440,000. Rentals Houston rents have increased 0.1 percent over the past month, but have been relatively flat at 0.2 percent in comparison to the same time last year, according to a report from Apartment List. Median rents in Houston stand at $840 for a one-bedroom apartment and $1,030 for a two-bedroom. The city’s year-over-year rent growth lags the state average of 1.3 percent as well as the national average of 0.9 percent. The report also said that while rents in Houston remained moderately stable this year, similar cities saw increases – including Phoenix (3.3 percent), New York (2.7 percent) and San Francisco (2.4 percent). Median rents in those cities are $1,060, $2,540 and $3,090, respectively, according to the report.
