Please bring an unwrapped toy to benefit the Children’s Connection. A recent Hour article on the organization. For over 20 years, Children’s Bank, a program of the Children’s Connection, has provided holiday gifts for children who are most in need in our communities. The Connecticut Department of Children & Families (DCF) and other Norwalk agencies provide approximately 3,500 individual holiday wishes collected from the children they serve. These children have been abused, neglected and/or are at-risk, many of whom live in foster care or group homes and are struggling with frightening and unclear futures. The Children’s Bank uses donations to fulfill the holiday wishes of children who are currently living in Darien, Greenwich, New Canaan, Norwalk, Stamford, Westport, Weston and Wilton. For some of these children, this is the only gift they will receive. We invite you, your organization, friends and/or associates to join us this year to make these children’s dreams come true. We thank Gault Stone & Landscape Supplies for hosting the HBRA’s November General Membership Meeting in their recently renovated and HOBI Award winning showroom. Guests were invited to tour the space and view the interactive samples using QR code technology. Gault also provided members with a beautiful food spread catered by Garelick and Herbs. Right before the GMM, Gault also hosted an HBRA class on the Building Codes Changes for 29 builders and architects, presented by Greg Grew, a licensed architect and building official. The building code changes went into effect on October 1, 2018. Providing our members with updated regulations and trends remains a priority for the HBRA. HOBI Awards The 25th Anniversary of the HOBI Awards was a wonderful night of celebration in the home AWARDS building industry. PWB Meeting at Human Services Council The November Professional Women in Building meeting was hosted at the Human Services Council building in Norwalk which is host to many different nonprofit programs that serve our community. Kari Pesavento, Director of the Children’s Connection, gave a presentation on the work they do to help children who have been abused or neglected. The interactive conversation lead to PWB members taking wishes for
the children who have been served by this wonderful program. Thirty-four children will have holiday presents this year thanks to the support of the PWB members! Following the presentation the PWB held their normal monthly meeting with a productive exchange of ideas and tips to help each other in business. Sunday’s with the “Soup Lady” Michael Palumbo, of ERI Building and Design, shared with us a story about how he and his four sons and daughter have taken over for “The Soup Lady” who passed away two years ago and serve soup to the homeless and less fortunate every Sunday outdoors under the overpass in Bridgeport during the winter months as the soup kitchens are closed on Sundays. His wife Deborah also helps behind the scenes with organizing the donations. Donations can be dropped off throughout the year to ERI Building & Design @ 199 West Avenue in Darien:

Former HBRA President Changes Careers and becomes New CEO of Maritime Aquarium NORWALK — The Maritime Aquarium at Norwalk has chosen a former community banking executive from Easton to serve as its new president and chief executive officer. Maureen Hanley, a businesswoman with “extensive professional and charitable involvement in Fairfield County,” was chosen by the aquarium board of trustees’ executive committee. She’ll start work Nov. 12 and focus, among other things, on keeping the aquarium’s doors open to visitors as the state replaces the Walk Bridge over the Norwalk River. Read More

As for the couple’s second reaction, well, let’s just say a beloved Oriental rug that once covered the living room floor can now be found tied up in a closet. These days, thanks to New York’s sluggish real estate market, all the world’s staged. Inventory is high, buyers are eager to find fault with a property (get a load of that plaid sectional in
the living room and the statue of a shepherdess in the foyer!) and quick to find the exit. Understandably, sellers want to ensure that those prospects — any prospects! — stick around long enough to sniff the fresh-baked cookies. Thus, they are living, and not always happily, in the company of unfamiliar sofas, easy chairs, end tables, headboards and tchotchkes, and relegating much of their own furniture to storage.

BUILDER NEWS Two years of Trump: Where are we and what’s next for construction? It’s been just over two years since Donald Trump was elected president of the United States. Right out of the gate, his election had a pronounced impact on the economy, with the Dow breaking 26,000 points for the first time on Jan. 16, 2017, the day before inauguration ceremonies. More recently, U.S. gross domestic product grew at a hearty 3.5% rate during the third quarter of 2018, on the heels of 4.2% economic growth in the second quarter — the highest rate reached since the third quarter of 2014. And September’s 3.7% jobless rate was the lowest in almost 50 years. Americans are optimistic that this job growth and economic expansion will continue, with the Conference Board’s U.S. consumer confidence index at its highest level since September 2000. And with this optimism among business sectors and consumers comes “robust” demand for construction, according to Associated General Contractors of America Chief Economist Ken Simonson.
Can Builder Confidence Recover From November’s Sharp Plunge? The confidence level among the nation’s homebuilders plunged eight points in November, the sharpest one-month drop since 2014. NAHB NEWS Veterans Forge New Paths with Home Building Statement from NAHB Careers Chairman Randy Noel Each year on Veterans Day, we give thoughts and words of appreciation on 2018 Midterm to the brave men and women who sacrifice so much to defend our Elections freedom and safety. In the home building industry, rather simply thanking them, many builders also are hiring veterans.
The industry has long focused on training veterans through the Home Builders Institute, the nonprofit partner of NAHB. The HBI Military and Veterans Program operates on a number of U.S. military bases with training, certification and placement services focused on landing home building jobs for transitioning military members and veterans. Skills learned in the military can easily transfer to the home building industry. Marci O’Brien, a new home sales specialist in California, served in the Marine Corps from 1989 to 1994. After her duty was done, she got a real estate license and began participating in the housing boom in Southern California during the mid-90s. “The Marines gave me so much confidence that I just went around knocking on doors looking for a job,” she said. O’Brien found one pretty quickly and has been in the industry ever since. She noted that the Marines’ unofficial slogan “Improvise, Adapt and Overcome” helped her a great deal in 2008 and 2009 during the housing collapse. “The ability to confront challenges head-on and the thick skin I developed were invaluable during that time,” she said. Looking to join a supportive community, O’Brien became involved in the Sales & Marketing Council of the BIA of Southern California soon after starting in the industry, eventually serving on its board. That sense of belonging and accreditation also rings true for Air Force veteran Quint Lears, MIRM, who specializes in new home sales in New Mexico. “Continuing education and certification play a big role in military advancement,” he said. “So I continued that pattern in civilian life.” Lears also became involved with NAHB and his local Las Cruces (N.M.) HBA early in his career. He won the 2012 Salesperson of the Year at The Nationals and has recently published a book through Builder Books, Partnering with Brokers to Win More Sales. Lears said that his time serving his country gave him the skills and an appreciation of the home building industry that has propelled his home sales career. His experiences in the military helped him understand that the small steps needed to sell a home, like putting up signs, for instances, were all important in completing the mission. Read More

STATE LEGISLATIVE NEWS Democratic Legislators Will Push Liberal Agenda Of Paid Leave, Minimum Wage Hike And Pot After making major gains at the polls, Democratic legislators are reenergized to push forward a liberal agenda they believe can be enacted next year under Gov.-elect Ned Lamont. Democrats are advocating for key bills they are calling the Big Five: raising the minimum wage, enacting paid family and medical leave, erecting electronic highway tolls, approving sports betting and legalizing recreational marijuana. Three of those items would raise money, and some moderate Democrats think those increases should be the bulk of the revenue raisers — rather than hiking a variety of other taxes as the state faces a projected deficit of $2 billion in the next fiscal year.
The 2019 Connecticut legislative session will open on January 9, 2018. We will have a new Governor and a largely new legislature. Twenty percent of the 151member House Chamber are freshmen legislators and 7 of the 25 member Senate Chamber are freshman. We must take extra care to meet and educate our local legislators, especially the newly elected officials, on issues affecting our industry. Democrats picked up 12 seats in the state House of Representatives for a 92-59 advantage. They also gained five seats in the state Senate for a 23-13 margin, breaking an 18-18 tie for the past two years that allowed Republicans to block plans for tolls, sports betting and legalized marijuana, as well as increases in taxes and spending. What’s the Matter With Connecticut? Since the era of “The Man in the Grey Flannel Suit,” Connecticut has played an outsize role in defining the American suburb. High-quality, low-density living remains one of the state’s chief draws and suburban voters are one of its most important constituencies. Across the country, suburban voters fed up with President Trump broke heavily for the Democrats in the midterms. That happened in Connecticut, too, but it wasn’t a “change” election in the Nutmeg State. Rather, it was a “more of the same” election. Democrats retained control of the governorship and strengthened their position in the state Legislature Republicans suffered one of their most demoralizing losses in the 26th state Senate district, in suburban Fairfield County. Twenty-two-year-old Democrat Will Haskell defeated the incumbent Republican, 68-yearold Toni Boucher. Ms. Boucher has served in state office for about as long as Mr. Haskell has been alive. The district, which had been sending Republicans to Hartford since the 1970s, includes several “Gold Coast” communities, all or in part, such as Weston, New Canaan and Westport. Mr. Haskell’s campaign was buoyed by an adulatory profile in the New York Times and an endorsement by President Obama. Though he had been considering law school after graduating Georgetown University in May, Mr. Haskell instead set his sights on state office, inspired, he says, by a desire to “get involved in the fight against Trump’s agenda.” Ms. Boucher was assumed to be safe because of her many years of constituent service and embrace of the classic local brand of Republicanism—social moderation and fiscal conservatism. Dear Chip, Far too often salespeople go charging into a sales situation without having the slightest idea whether or not the prospect can afford the product or service. The assumption on the part of the salesperson seems to be, “Well, if the prospect is talking to me, he must have some idea what I charge so there is no point in bringing up the issue of price.” Nothing could be further from the truth. The salesperson must never assume that the prospect knows what the investment will be. In fact, it is essential that you learn whether or not the prospect has a budget before you invest a lot of unpaid time into the appointment and bid. If there is no budget, then there will be no sale.
