Selling in Dallas with Rachel Finkbohner

Selling a home is both financial and personal.
In today’s market, preparation determines leverage. The homes that command strong attention and favorable terms are not the ones that simply go live. They are the ones that enter the market intentionally.
If we work together, you can expect clarity, honesty, and a structured plan.
I will tell you what buyers are responding to.
I will tell you how the market is shifting.
And I will tell you what we need to do before listing to position your home for success.
This process is about your goals, your timeline, and your return.
My role is to guide you strategically from preparation through closing and beyond.
Rachel

In a market like Dallas, exposure alone is not enough. Positioning matters.
I operate on four core principles.

Communication | You will receive consistent updates and clear guidance at every stage. You will never wonder what is happening behind the scenes.
Market Knowledge | I focus on Dallas’ most established and desirable neighborhoods, including Park Cities, West Highland Park, Turtle Creek, Uptown, Preston Hollow, Lakewood, Briarwood, Bluffview, Greenway Parks, M Streets, University Meadows, and surrounding areas. Concentrated geography allows for sharper pricing strategy and stronger buyer positioning.

Negotiation | Every showing, conversation, and offer contributes to leverage. My responsibility is to protect your position and negotiate from strength.
Efficient Process | From pre-market preparation through closing, I follow a disciplined system to minimize surprises and maximize results.

The most common misconception is that marketing sells homes.
Preparation sells homes.
Marketing amplifies what has already been positioned correctly.
Before your home reaches the MLS, we focus on:
- Strategic pricing supported by real-time market data
- Thoughtful staging and presentation
- Professional photography and visual assets
- Pre-market exposure within curated agent networks
- Optional pre-inspection to reduce negotiation risk
The difference between an average result and an exceptional one often happens before the first showing.
“Rachel’s process is what sets her apart. She guided us through every step of preparing our home for market and positioned us perfectly from day one. Her communication was constant, and her understanding of the market gave us complete confidence.”

When you list with me, your home is supported by:
- The global reach and heritage of Sotheby’s International Realty
- Premier digital and media exposure
- Targeted digital advertising tailored to qualified buyers
- Professional photography, videography, and floor plans
- Strategic agent-to-agent outreach
- Curated network previews before public launch
Luxury is not defined by price point. It is defined by the level of service delivered.

Confidence comes from understanding the roadmap.
1. Strategic Consultation
We assess your goals, timeline, and market conditions. Together, we outline a clear preparation plan.
2. Pre-Market Preparation
Staging consultation
Repair and improvement recommendations
Photography and marketing asset development
Optional pre-inspection
Private network exposure
3. Public Launch
MLS activation
Global syndication
Targeted advertising
Open houses timed strategically based on activity
“We sold in a challenging market, and Rachel’s insight and negotiation skills made all the difference. She approached every conversation strategically and never lost sight of our end goal.”

4. Offer and Negotiation
Comprehensive offer analysis beyond price
Strategic counter positioning
Inspection negotiation guidance
5. Contract to Closing
Active management of timelines
Coordination with title, lenders, and agents
Clear communication at every milestone
I am supported by a dedicated team that manages marketing, coordination, and transaction details behind the scenes. This allows me to remain fully focused on strategy, negotiations, and client guidance.
You benefit from a team approach while maintaining direct communication with me at every stage.

I charge a 6 percent fee to represent and market your home.
This reflects comprehensive, strategic representation from preparation through closing. You are not hiring someone to place your home on the MLS. You are hiring a partner to position, protect, and maximize your investment.
This fee includes:
Professional photography and videography
Floor plan creation
Targeted digital advertising
Printed marketing materials
Network previews and agent outreach
Transaction coordination
Hands-on guidance at every stage
It does not include staging, packing, cleaning, or repair work, though I coordinate trusted professionals and oversee the preparation process closely.
“Rachel sold our home offmarket and helped us secure our next property within the same week. She is efficient, direct, and incredibly organized. We always felt protected and well advised.”

If you are buying and selling within a sixmonth period, I am open to discussing a 0.25 to 0.5 percent reduction on the later transaction as part of an overall strategy.
Industry structures may evolve, but one principle remains. Without a buyer, there is no closing.
I strongly recommend offering 3 percent to the buyer’s agent. Competitive compensation expands exposure, strengthens cooperation, and increases the likelihood of a successful outcome.
If you would like to review the data and strategy behind this recommendation, I am happy to walk through it with you.

Today’s buyers discover homes differently.
Through strategic use of digital platforms, including TikTok and Instagram, I maintain visibility with the next generation of affluent Dallas buyers. While I do not approach social media as an influencer, I use it intentionally to create transparency and alignment.
Many clients first experience my approach online before ever scheduling a meeting. For sellers, this means expanded exposure and an audience that already understands how I operate.

Nearly 200 million dollars in sales since 2020.
Recognized as the top-performing Briggs Freeman Sotheby’s International Realty advisor companywide in 2023 and the leading advisor in the firm’s Turtle Creek office in 2025.
Experience matters, especially when market conditions shift.

Selling well is not about rushing to market. It is about entering the market prepared.
With thoughtful strategy and lasting relationships at the center, my goal is to guide you confidently from preparation through closing and beyond.
