YOU AS A BUY-TO-LET LANDLORD
At Bridges we get to know you as a landlord so that we can help you to achieve your goals. You should never feel you need to conform to what someone else feels is a model of a buy-to-let landlord. Some landlords run their portfolio as a full time job, others will own a property, go to work and use us as a managing agent ensuring their tenants are looked after – a happy tenant means a happy landlord!
FUNDING YOUR INVESTMENT
Getting a buy-to-let mortgage isn’t always easy, but our associations with some of the best buy-to-let mortgage brokers will certainly help! Different lenders will offer different terms, in general you should expect to meet the following requirements:
• The rent you’re going to charge on the property should be at least 125% of the mortgage repayment.
• The most you will be able to borrow will be 60% - 75% of the property value, meaning you would require a deposit of at least 25%.
Book an appointment with one of our buy-to-let mortgage brokers who will talk you through a range of scenarios and options.
WHAT IS IN IT FOR YOU?
Our bespoke investment service is designed to guide you through the process of finding a suitable property. This includes our help looking for a property, advising you on any pros and cons and making sure the figures work for you in terms of your likely returns, which we are also in a great position to maximise for you.
• The first consideration is what you’re looking to get out of your investment.
• A high rental yield?
• A house that will provide a high level of capital growth?

In most cases, properties with potential for high capital growth are in a desirable location. In turn, this can push up the price of the property.
Higher yields can come from ‘higher risk’ investment properties such as shared accommodation, which is a specialist area that will need consideration. The good news is that in our area, clients generally benefit from great yields and capital growth, whilst leaving us to minimise the risk.

WHY INVEST IN SURREY AND HAMPSHIRE?
One of the main attractions for investing in buy-to-let in Surrey and Hampshire is its proximity to London, without paying London prices. All the areas Bridges cover fall within an hour commute to London offering investors attractive buy-to-let returns.
Due to the easy commute and with more businesses locating outside the city the demand for property has never been higher.
WHAT DOES THIS MEAN FOR INVESTORS?
Professionals and families are flocking to our area due to increased job opportunities, the lifestyle and, of course, the easy commute.
Property prices in our areas have seen growth and achieve excellent rental yields, a trend that should continue over the coming years with an increase of people moving out of the city as a result of the effects of Covid-19.
