THE USE OF SOLAR ENERGY IN NORTH AMERICAN CONSTRUCTION,ENABLING COST REDUCTION AND PRESERVATION OF WORKERS AND OF THE ENVIROMENT.

The construction of condominiums and houses in The United States uses approximately 500,000 combustion power generators each year, considering that each generator has an average of 10 kVA of power, that amounts to a total charge of 5 MVA, used specially to run equipment like air compressors, painting machines, electric saws, drills and other power tools. We can notice negative and significant environmental impact, like emissions of the gases SOx, NOx and, more specifically, emission of greenhouse gases (GEE). This total represents a 7 percent increase since 1990 but a 7. Among the various sectors of the U.S. economy, electricity generation (power plants) accounts for the largest share of emissions – 31 percent of total greenhouse gas emissions since 1990. These gasses are released by the burning of fossil fuels by the generators that release carbon dioxide. (CO2). As it often happens, urgency prompts us to direct the future of energy into a wrongful solution, encouraging an expensive, pollutant and even contrary to what we defend in international climate control negotiations, without a clear counterpart of incentive towards renewable sources. Besides the negative impact for the environment, there is also direct harm to people. If we observe that a combustion generator makes a noise higher than 90 dB and

08 BrazilUsa - Orlando Real Estate

study shows that hearing loss caused by sound, known by the acronym PAIR, caused by the continuous exposition to high levels of sound pressure – meaning more then de 85 dB (sound produced by a blender) for more than 8 hours –, is able to cause alterations in the inner ear. Another type of damage are lesions in the auditory pathways (from the tympanic membrane until the regions of the central nervous system), that result from the exposure to high levels of sound pressure (PAINSPE). The situation is even more troublesome when we imagine the number of construction in the whole country, approximately 1.3 million houses are built each year, this number becomes very high when it relates to the volume of carbon gas emitted each year – approximately 209.939,731 tons of CO2/ year and the loud noise above de 90dB generated by these tools. This combination is extremely harmful to human health and to the environment. The Project that I plan to implement using my experience and knowledge, consists in the production of different types and capacities of mobile stations of solar power supply, obtained thru through solar panel systems, to power the electric equipment used for civil construction in North America. The use of a system equivalent to a combustion generator according to the model EcoStruction utilizes their

Custom Built Solar Generator to supply off grid power on the construction site, providing quiet, efficient and economical energy. Using photovoltaic cells in solar panels connected to a battery with a high energy efficiency, this without a doubt would be a viable solution. A viable solution to contribute and improve this issue that threatens the present and future generations, would be the use of clean renewable energy in the construction in North America. Besides the environmental benefits of reducing 209.939,731 tons of CO2/ year, we can see the great benefit for approximately 200 workers in each job site, with a reduction of the noise produced by the equipment, creating a more adequate job environment. In conclusion to the context presented we see that the use of solar energy generators is an excellent alternative bringing joint benefits to society and to the workers that are directly exposed to the possible health hazards of combustion generators.

Orlando, a great place to do business in the United States While being known as traditionally as the world’s most entertaining city, Orlando undergoes a fantastic transformation in the ranking of cities most desired by some investors. For many years a tourist destination, but today it is in the diversification of the economy, investing in investments and

real estate liquidity. Metropolitan development in Orlando is so intense that sometimes I still get scared at the speed of construction. Among many things, I see the connectivity of new business integrated into the excellent economic moment, brings entrepreneurs from all over the world. Some of the factors that make Orlando an excellent place to do business in the United States is the continued strength of growth in real estate. According to research on the growth of various markets, Orlando is among the US cities, which received most

financial support in the real estate sector in 2017. Currently, the civil construction is living a promising moment, but more than that we never had so many foreign investors interested in land areas to build, incorporate, at last activity for a long time believed to be exclusively for Americans. The famous “American way of life captivates Brazilians who seek greater stability, security and the possibility of financial development in a strong currency and an environment in which to work and prosper - at least in theory - is easier. For those who plan to move to the United States

in search of a better quality of life, the moment is great and Orlando offers additional attractions to all of this, offers real possibilities to develop new ideas, new trends and new ways of living ... Believing that it will work is a real element, but attending the show is even better! THE RIGHT TIME TO OPPORTUNITIES IN ORLANDO Part 2 Although surprising to many, who relate Orlando just as the Fantasy City object of desire of children all over the world in love with Mickey, Orlando is today a wonderful and special city that presents a fast pace of growth and that little by little, this is becoming, not only, one of the most attractive investment options in the United States Real Estate Market but also in one of the most sought-after cities in the Country, to establish residence. And those who are now seeking Orlando to resi-

And the most diverse are the opportunities the candidates for future Floridians will find here. These opportunities range from a place in the sun to enjoy retirement, the goal of many North Americans and Canadians fleeing the adverse weather conditions of the regions where they live, through a job search in one of many thousands of businesses annually here created to attend to this exponentially growing wave of visitors and new residents and culminating in investment opportunities, not only in the real estate area or residential or commercial whose income and appreciation are already today the most attractive in the entire American territory, as well as the creation of new O, neg heats or buying existing ones, for which there are plenty of avid consumers of news to alternatives product or the business services and differentiated calls. Many of the foreigners who are seeking Orlando to stay there, attracted by the quality of life and safety that the city offers, are often faced with the problem of immigration status in the County and constantly the acquisition or establishment of businesses, involving

the creation of many jobs is one of the most sought-after alternatives under certain immigration visas (of course, all immigration legal process must be done with an immigration lawyer), but for acquisition or creation of new business, US Business Solutions is able to provide all information, guidance, and follow-up. ULTRA VIOLET IN HOME DECOR

Being a color that emits both a warm and cool color, it is more versatile than people think. The “purples” not only match beautifully, but also serve as complementary colors at the time of decorating, also perfectly matching the 2017 green trend color. Those who prefer a more subtle combination, can use it along with white, beige and most pastel tones. In the area of Interior Design, Ultra Violet attracts attention to itself, whether in the color of a decorative sofa, in a piece of art or in the detail of a colored accent wall and for those who seek a more neutral atmosphere, only cushions on top a sofa will add that charm to the room. As a color that can take you to so many opposite directions, Ultra Violet affirms itself in any situation, be it by elegance and tradition, or by expressed boldness. “It communicates originality, ingenuity and visionary thinking that points us toward the future”

said Leatrice Eiseman, executive director of the Pantone Color Institute. According to Pantone, the color intrigues what is still to come and the discoveries that are beyond the place where we are now. The vast, limitless night sky is symbolic of what it is possible to do, to continue to be inspired by the desire to pursue a world beyond ours. Were they inspired by our “Frozen” Princess like Anna’s dress or our beloved “Avatar” which refers the colors of a bright bluish purple night? Regardless of their inspirations and trends, purple has come to stay, at least for this year, just as green has been evident all last year and is still with us in many fun and contemporary details and environments. So dare and be creative, put your personality out and abuse of the colors that make you feel good!

WHY INVEST IN INTERIOR DESIGN IN MY INVESTMENT HOUSE? Why do so many Brazilians invest in Florida?

I was able to highlight 6 main points to explain. 1 - Weather. Everyone loves the weather in Florida, The Brazilians, for being so similar to the Brazilian weather, Americans and Europeans to escape from the cold. 2 - Proximity. It is quick to arrive in Florida, choosing a night flight, Brazilians sleep in their hometown and wake up here. 3 - Price. The Orlando real estate market prices are very attractive. 4 - Financing. It is quite easy for the foreigner to purchase and finance. 5 - Economics. We are talking about an investment in a country with economic stability. 6 – Lastly, we have to mention Disney. More than 66 million tourists visited Disney only in 2017.

With all these appealing factors, this has been the investment of the moment. While the property is an investment with a good return, the investor still has a house to spend the holidays with the family. The condominiums offer ready-made models of homes, where the future owner can choose between some finishing options and upgrades. Essentially the houses are the same, so what would make one property to stand out from another? This is when the choice of the house’s interior design will influence the success of the investment. When choosing an experienced company to work in the design project in a unique and distinct way, the property will stand out in the pictures and call attention of those who are browsing around the place where they will spend their next vacations. The decoration, just like fashion and art, are forms that the human beings have found to express themselves, to be connected with what is external and to interact with the environment in which they live. When a house is well decorated, in addition to leaving the spaces more beautiful, functional and organized, turns those spaces into a retreat, providing an intimate connection

with the guests, who in addition to return to the house, they will still recommend the stay for their friends. Other than that, it’s extremely enjoyable when the investors go on vacation in their homes in the United States to find a familiar environment in which they identify themselves. The Florida market offers practical, fast and pasteurized options. But if you want to stand out in this abundance of offers and ensure that your property is going to be rented all year, look for a reliable interior design company with great professionals that will draw and execute an exclusive and innovative project to leverage your rent. CORINA AND MARGARETE CREATE A NEW WAY TO SELL REAL ESTATE By Beto Moraes

Corina (L) and Margarete may spend more than a year to help their clients to choose the perfect home

TAMPA – Why Brazilians are buying properties in the United States? You may have heard so many reasons like trying to escape from violence, looking for more quality of like or taking advantage of a first-world country economic stability. Other question that comes up can be: Is it possible to invest in the USA while living overseas? The answer is yes, you can. But the secret of a successful transaction is to find credible and trustful professionals that can negotiate it for you. This is an advice from a dentist who lives in Fortaleza, the capital of the State of Ceará, in Brazil, and bought two houses in Tampa, Florida. In an interview to Orlando Real Estate Brazil USA, Erica Sampaio told she put her hopes on two Brazilian women and had the most secure deal she could have possibly dreamed. “Corina and Margarete were my eyes to buy my home in the USA,” Erica describes the relationship with Corina Lessa Silva and Margarete Welter from Tampa Bay Key Realty. When Erica bought her house in Tampa in 2015 she followed, from Brazil, the entire process from choosing the place to the purchase closing. “They are great. They recorded videos to show the properties and made me to feel comfortable to make a decision,” explains. After almost three years, Erica is still so satisfied with her investment and decided to buy her second property in Tampa. The purchase was concluded in February.

“We need to work hard, but we can achieve our goals. The success of my first purchasing and, later, its rental, was an incentive to look forward for a second house.” According to the last National Association of Realtors report, published in March of 2017, Brazil ranks the 7th country which most invest in real estate in the USA, creating more than $1.7 billion. It means that between 2015 and 2016 Brazilians acquired 6,446 Real Estate properties in the USA, 3% of the total of foreign investors who bought houses and apartments in this country. Specialists affirm that the favorite Brazilian’s places to invest are still Miami and Orlando, but once the buyer find out about Tampa he will not change it for anywhere else. “Tampa is a great option of investment. It is very close to the most beautiful beaches in the USA, guarantying high quality of entertainment, security and some of the high rated schools among the State,” Corina Lessa Silva highlights. Corina is from São Paulo, a metropolis in Brazil, but she has been living in the United States for more than 15 years. She is a licensed broker what allows her to run Tampa Bay Key Realty and sells properties all around Florida. The interest rate going down and the unstable political

Brokers interview clients to find the best investment for their families

scenario in Brazil are some of the factor that make attractive for Brazilians to invest overseas. And Florida is always the most desired alternative since it offers four of the five most heated marked in America. Brazilians are particularly interested in buying houses to be rented for tourists, especially in Orlando. In this case, the property owner can expect a revenue between 4% and 6% a year. “When a client comes to us, we work on the aspect that most matter to us: the family’s lifestyle. It allows us to understand what kind of property and where it should be located. If the family wants a house as an investment, we will find it. If she wants to live in Florida, we have all the best options that involves all features from school quality to the safety environment for walking or riding a bike in the night. And if she wants to take advantage of a touristic city to make money, we have Vacation Homes that are low cost investment and generate high profitability because of their rental rotativity,” Corina says. Corina has a personal and charismatic way to assist clients which make them to become her friends or even to work with her. Margarete Welter is one of Corina’s client

Properties chosen in Tampa are connected to high quality life demand

who decided to bring her competency and honesty to the real estate market. She also shares the same point of view of her partner. “We do not want to sell a house right away. For us, it is not just selling a property. We treat our clients as a family trying to achieve a dream they deserve, and we want them to be as happy as we were when bought our home,” Corina emphasizes. And they really mean when they say there is no rush to close a deal. They may take more than a year showing properties until find “the right one”. An Arabic family, for example, took 1.2 year searching for the perfect home. After seeing more than 50 properties, they found the house of their dreams. “We became part of our client’s family. We put ourselves in their place during the negotiation”, Corina affirms. According to the Brazilian Economists, Brazilians investors are turning their attention back to the American real estate market since last year. They are attracted by a stable economic growth and by the facility to buy a property in the USA regardless immigration status.

VACATION HOMES The Vacation Homes, properties bought to be rented, generated $25 billion in 2016. The Brazilians have been the protagonists in this scenario and in Orlando only they are coordinating the construction of six condominium complexes of about 200 houses and manages the two of the biggest ones. The market increasing can be noted by the propagation of hundreds of specialized websites in Vacation Homes in the USA, like Airbnb. They are expected to multiply in the next decade. Four of the principal portals cited that the numbers of Vacation Homes available are increasing in the last years; while there were 300 thousand offers in 2015, it climbed to 3.9 million in the first months of this year. Corina and Margarete explain that a 4 bedrooms house in Orlando, located 10 minutes away from Disney, for example, can be easily rented during 28 weeks per year. The daily rate average is $124 (owner’s net), generating about $24 thousand yearly. In other words, or numbers, it can

“This is the reason we like to talk a lot about family’s lifestyle. We want them to have the best for their lives,” Margarete Welter says. Tampa Bay Key Realty uses technology, like Facetime, to be the eyes of its clients and makes possible for them “to be at the place” they may live and invest without living their country of origin. It is why clients are able to broad their knowledge about Florida. The first sight may be Miami and Orlando. However, when people are able to see other places they might take new directions like Tampa and beaches around the city. Who never dreamed to buy a beach house? It is an easy task in South Florida. There are accessible beaches - like Clearwater listed by the USA Today one of the best beaches in the country - which are urban and touristic cities. “Do you understand why we say it is a life investment?” Corina asks. “Because we have families and we want to help everybody to have the same lifestyle we projected to ourselves. Buying a house is a big dream and demands financial efforts of all family members. We like to be part of a project like this and we want to be remembered as the crucial point of start,” the broker concludes.

The Brazilian brokers have the ability to make their work schedule based on client’s necessity

generate about $24 thousand per year, something like $2 thousand per month. The last report of Miami Association of Realtors about foreign buyers reveals another fact. In 2016, when Brazilian economy was immersed in a deep crisis, international investments injected $ 6,2 billion into American Real Estate, a little bit more than $6,1 billion from the year before. In 2017, 10,885 properties were negotiated, an increase of 1.9% compared to data of 2015. Brazil and Colombia were the third major buyers, each one holding 10% of the American real estate market. Numbers from National Association of Realtors show that money is not a problem for Brazilians to purchase properties around Orlando, Tampa, and Miami. They buy houses for an average of $587 thousand - among foreigners, Chinese are the only community to pay more for one house – and take advantage of a variety of financing resources. And when we talk about Vacation Homes many other benefits arise. One of them is it can become your home if you need to move in.
