ADVANTAGES OF BEING ACCOMPANIED BY AN ATTORNEY AT IMMIGRATION INTERVIEWS Those applying for immigration benefits in the United States may choose to be accompanied by an attorney. Frequently, I am asked what the benefits are of having an attorney present during an immigration interview. The benefits start even before the interview, during the preparations and continue during the interview. Our office makes preparation and presence at interviews part of the services in every case. We also offer the same services to those whose case we did not do from the beginning.

These are benefits of having an attorney accompany you at an immigration interview: Preparing and updating documentation: Documentation already provided to immigration must be updated at the time of the interview. For any case, family or marriage based, employment, investment, EB1, EB2, etc., the officer may ask the applicant for updated copies of documents. An attorney who often attends immigration interviews will know what documents must be updated based on the type of case. The absence of any document may generate post-interview requests for evidence, significant delays or even denials.
Preparing clients to answer questions during the interview: An experienced lawyer who is up to date with the latest immigration trends, is aware of the types of questions commonly asked during interviews. The lawyer will not tell the client what to answer but instruct them the best way to answer. A person’s body language and demeanor during the interview may give the officer confidence to approve the case. However, it may also give the officer the wrong impression and create suspicions of fraud. For the above reasons, it is important to have the help of attorney to avoid misunderstandings. Immigration officers give better treatment to those accompanied by an attorney: Immigration officers often are more pleasant and cordial to those accompanied by an attorney. I am often at the local immigration office and know many of the officers from previous interviews. The attorney’s reputation among immigration officers is also important. Officers are often more demanding of unknown attorneys or those with bad reputation. Defending clients in the event of intransigent or suspicious officers. Immigration officers often have preconceptions before the interview even starts and despite all the preparations, the interview becomes combative. In such cases, the presence of an experienced and prepared attorney is crucial. Officers frequently accuse applicants of fraud or make inappropriate questions attempting to intimidate. The applicants often become confused or
make false confessions in attempts to avoid a denial. An attorney will be able to defend the client or clarify misunderstandings because he or she is familiar with the case and the legal standard being applied. Moral Support: Nervousness, anxiety and apprehension are normal during any immigration interview. The importance of the result and how long they have waited weight heavily on the applicants’ mind. An experienced attorney knows what to expect, is familiar with the case and legal requirements. That will help the applicant stay calm and confident, remaining focused on the answers because he knows the attorney is there to help if something goes wrong. The benefits of being accompanied by an attorney during immigration interviews are not limited to during the interview itself. Pre-interview preparations are crucial because immigration officers must have the correct documentation to approve the case. The applicant must be prepared and confident to remain calm during the interview. An experienced attorney who conveys confidence to the applicant as well as the immigration officer benefits any immigration case, whether based on marriage, investment, work, or NIW.

Born in Vila Velha in the state of Espírito Santo, Gustavo Lessa moved to Rio de Janeiro at the age of 18 to attend a cinema college. After graduating, he did some work in that area and even had his own production company. Until he got and accepted a good professional proposal from CVC Viagens. Working for the company, he led departments such as CVC Noivos, opened the company’s virtual store, took care of the company’s multi-brand channel and even became the company’s market intelligence strategic planning leader. With family members in the United States, in 2013, after a lot of planning Gustavo decided to move away from all the rush in which he lived in Rio de Janeiro and move to Orlando. The underlying idea was to take a few months to focus on studying, because his fluency in English was lacking in his professional life and he would also spend more time with the family and after a certain period of time they would return to Brazil where he already had his professionalism recognized as well as a place guaranteed. With his entrepreneurial and visionary way of being, it wasn’t long before Gustavo started seeing opportunities around him, and the likelihood of not coming back was beginning to bloom. A little after a few months living in The United States, he was invited and hired to manage operations and strategies for an American tour agency, an area which he already dominated and had an extensive experience in Brazil. ‘’I am very grateful for having that opportunity and it was an essential step in my life. That’s where I started to have direct contact with the language, dealing with professionals of other nationalities and daily learning from the market around here.’’ In 2014, in love with the Real Estate area, his wife opened ACO Vacation Homes, where Gustavo became part of the business and became the CEO of the company. His expertise in the tourism and travel industry was critical to a very rapid growth of the company. Gustavo realized that the chances of success were outstanding, as long as he focused on a differentiated service, since some competitors left much to be desired “As it is a prosperous area, many people think that they can become managers of vacation rental homes. And that is why the quality of the service is greatly affected as well as the profitability of the investors. I realized that by offering a truly professional work, I would succeed. At ACO, we have a large structure that allows us to be available 24 hours a day, 7 days a week. We have several of our own employees who do the maintenance and inspections and a multi-language guest service team. We invest a lot in systems. We have an experienced team
fully dedicated to the commercial area where today we have 111 contracts with tour agencies from 65 countries, which results in a very high volume of reservations, while others who work only with Airbnb and Booking.com fail to supply the whole demand.” Gustavo explains the services of his company which makes life easier for the owners. “ACO is home management that focuses on seasonal rentals, we also make annual rentals. We take care of every portion of the investment management. We pay all of the house’s bills; we have a strategic rental department, where a team studies the potential of the product and analyzes what it needs; we have partners in the decoration area that make projects for our investors in order to make the product even more competitive. The commercial side works with pricing and sales strategies in the market, ranging from the position and elements of the photo, prices. Differentials In addition to the professionalism of the company, which is very convenient for the owners, Gustavo points out that some differentials make his business even more prominent. “No other company in the segment advertises its product on as many channels as ACO. I travel all over the world conducting negotiations with new sales channels. We have a series of strategies because exchange rate crises occur, which is why we do not like to depend on a single country, we chose to focus on diversification to have a balanced billing, so, in times of crisis or low, our investors are not harmed. We also focus a lot on cost reduction,which is essential for a significant investment return. That is why we avoid outsourcing maintenance services as much as possible, except for those that really need to be licensed. We invest a lot in technology because it provides a huge comfort, safety and, consequently, greater confidence”.
Tough Routine Reaching a high level in any segment is something very difficult, but one mistake that Gustavo does not make is that of accommodating himself with the high standard of services of his company, therefore, he keeps a tight routine in his day to day, always aiming to improve what’s good and improve what’s needed. The businessman says that he wakes up early every day to run, has breakfast with his family and children to start off his day in the best way possible. Then, still, at home, he starts checking his e-mails. At 9 am he arrives at his office and starts a daily routine visiting every department in his company checking on strategies, and conversations that have been aligned.He holds daily meetings with the commercial side to analyze occupancy rates and where it is necessary to bring the price up and where it can go down; analyzes cancellation policies as well as all of the factors that can directly impact the occupancy taxes with a good profitability. He meets with the financial sector for important decision- making. He attends owners, and partners.

‘’Our company is divided and organized into departments, where each area has its own responsible manager. I particularly like to get involved daily in every department and know what’s going on. From the financial department to the maintenance department. But that way it gets more organized and easier to be controlled, align strategies to achieve results and goals’’ Gustavo leaves work around six in the afternoon, but even when he´s back at home, he still checks e-mails and resolves pending issues. ‘’We serve both types of customers: the one that entrusts us to the dream of a family trip and the one that entrusts us with their investments so that it is profitable and well taken care of. So, there’s no stopping, I need to be and I am available 24 hours.’’ “I also travel an average of eight times a year to different parts of the world, with the purpose of dialoguing with colleagues and seeking partnerships”.
Life in America Gustavo is very grateful to the United States because, in addition to having a successful business today, here, he and his family found an exceptional quality of life. “In addition to the security that we were very concerned about in Brazil, another point that strikes me is that here the professional is highly valued and not the product itself”.
Expansion plans Satisfied with what he does, Gustavo says that he loves challenges and that the market in which he operates in has many challenges, so he intends to “Continue growing and that opening the company in other destinations is already in our radar”

“Considerably in the wake of having attended a huge number of patients, every time a mother, father, grandparents see the infant plainly and are moved, this euphoria contaminates me, it seems as though I were doing it for the very first time and the fulfillment of providing this bliss is something that cannot be expressed in words, it can only be felt.” This is how, Fábio Frizzarini Caram, the Paulistano from the city of Americana, Brazil, head of the clinic “Moms To Be” with state-of-the-art ultrasound technology that he set up and manages in Orlando, Florida. This technology defines his work. Caram moved to Orlando when he was 17 years old and because of his father, an entrepreneur and lawyer, he desired to pursue a career that brought him proficient success and made a difference in the lives of many people. He selected Business

and Sonography as his field of study. “The Moms To Be Clinic” was set up shortly after Caram’s graduation in 2007 and to this day, has the most modern and sophisticated 3D, 4D and HD technologies in addition to a differentiated service where each person is treated in a personalized way with affection and attention.
He proclaims, “I strive to offer 100% attention and face-to-face assistance. I spend at least 30 minutes with each pregnant woman, clarifying all the details and answering questions. Mothers can enter the room with up to seven people to accompany the exam, turning into an occasion, which is quite different from a traditional ultrasound where the patient often neither talks to the doctor nor has little time to speak. Caram says the 3D, 4D and HD equipment available at the clinic allows you to observe details of the baby. This exhilarates all involved. “With the ultrasound models we use in the clinic, you can see the baby’s features such as smiling, yawning, sucking its finger and its hair. We then send the video from that session to the mother’s email and as soon as she finishes the exam, she can send it to the grandparents and any close friends. We also provide digital and printed photos at the end of the examination” says Caram. Besides all the popular features offered, the ultrasound techno-
logy allows medical professionals to verify other variables involved with the pregnancy. “During the first exam, usually done around the seventh week, we analyze the baby’s little heart and can predict when the date of birth; on the second exam, at 13 weeks, we are able to define what the gender of the baby is. On the third exam, at 20 weeks, the check-up is done. And at the fourth exam, which is between the 30th. and 40th. weeks, the photos and video are made in addition to checking the weight, size, heart, etc. However, since it is an elective exam, mothers can also choose how many ultrasounds they want to do and, all things considered, they make three to five of them,” Caram explains. Another extremely relevant point in the case of 3D, 4D and HD ultrasound technologies is that the professional can identify if there is any problem with the baby. Caram
explains that when that happens, he contacts the patient’s obstetrician or gynecologist immediately in order to ensure the best care is given to mother and baby. Caram is happy to be present while exams are being performed and by doing this, he estimates to have already attended over 13,000 exams of a diverse population of patients. Despite of the technological revolution that the 3D, 4D and HD ultrasounds, Caram points out that pregnant women need to do the traditional (2D) ultrasound with their obstetrician or gynecologist because “The person cannot just do ours and discard what has been asked by her doctor and which is required by health insurance. What we offer here is to give extra security during pregnancy, besides, of course, being able to see the baby much more clearly and its development.”

As predicted and widely reported by FORBES magazine, Orlando became the place to invest in 2019 (and in 2020 and in 2021). Orlando’s real estate market ended 2019 with a gold medal. Look at the numbers: Of all types of housing combined, the overall median price of Orlando homes sold in August was $250,000, which is 8.7% above the August 2018 median price of $230,000, and up 1.1% compared to the July 2019 median price of $247,250. The median price for single-family homes that changed hands in August increased 5.9% over August 2018 and is now $270,000. The median price for condos increased 8.8% to $137,000 * Despite rising housing prices and housing shortages, Orlando still offers great opportunities with a good ROI - Return on Investment, as job growth is better than the average cities and there is a high demand for popular houses and for properties to Lease - Two important items that anyone looking to make a conscious investment in the real estate market should be looking for.

TRENDS 2020 AND 2021 According to the same FORBES Magazine, in the land of Mickey Mouse and Harry Potter, house prices will continue to rise until early 2021. This optimism is largely driven by the 7.1% Orlando employment growth over the past two years and 7.6% in population growth in the last three years. Overall, Orlando is doing well, as its economy depends largely on tourism. In addition, the need for seasonal and annual rental guarantees income at a healthy rate.
