Saturday, October 24 | 12 to 4 p.m. | Sunday Park Fall is here, and it is time to celebrate! Join us for Brandermill’s Annual Fall Festival, a family-friendly afternoon filled with fun for all ages. Pumpkin Patch & Contests: Pick out your perfect autumn pumpkin at the Pumpkin Patch (sponsored by Al Morgan)! Test your appetite in the Pie Eating Contest, or guess the weight of our giant pumpkin for a chance to win in the Pumpkin Weight Contest (sponsored by Little Bud Dentistry). Family Fun & Activities: Jump into the fun with Astro Jump bouncy houses! Keep the kids entertained all day with face painters and balloon artists, or climb aboard for a classic autumn hayride through the park. You can also head to the lake for a relaxing, scenic Pontoon Cruise! Food, Drinks & Entertainment: Grab delicious eats, grab a cold beer provided by Grapevine, and rock out to high-energy hits from Project 10, your favorite preformer from last years 4th of July celebration! And this year, we are adding a little extra fun to the festivities: pie a Brandermill team member! Catch Project 10 taking the stage at this year’s Fall Festival! This high-energy, fivepiece variety party band from the Richmond area features dynamic lead vocals, rich harmonies, and a crowdpleasing setlist packed with hits for all ages. Get ready to sing and dance along to one of the region’s premier live entertainment acts!

Last Call for Pontoon Cruises There is still time to get out on the water before the season comes to an end! Brandermill pontoon cruises will run through October 31, so now is the time to reserve your spot. Enjoy a relaxing two-hour cruise highlighting the beauty of the Brandermill community. The Branderbelle can accommodate up to 12 passengers, making it a great option for celebrating a birthday, entertaining out-of-town guests or enjoying an evening with friends. Cruises are based on availability, and reservation requests must be submitted at least seven business days in advance.

Halloween Safety Tips Stay visible: Choose bright or reflective costumes when possible, and consider adding reflective tape or glow sticks to costumes and bags. Watch for traffic: Use sidewalks when available, cross at designated crosswalks and look both ways before crossing the street. Drivers should slow down and stay especially alert in residential areas. Keep walkways clear: If you are welcoming trick-or-treaters, make sure your driveway, sidewalk and porch are well-lit and free of decorations, cords or other tripping hazards. Stay together: Younger children should be accompanied by a responsible adult. Older children going out on their own should have a planned route and a way to stay in contact. Be mindful of pets: Costumes, visitors and extra activity can be stressful for pets. Keep them secure and avoid allowing them to greet unfamiliar trick-or-treaters.

Brush & Branch Cleanup Begins October 5th Brandermill’s annual brush and branch cleanup begins October 5 and runs through October 22. Each neighborhood has an assigned four-day pickup window, so be sure to check the schedule linked below for your neighborhood. To prepare your pile: ● Place brush and branches at the curb at the end of your driveway by 7:30 a.m. during your scheduled week. ● Branches must be no more than 6 inches in diameter and 8 feet long. ● Stack branches neatly with cut ends facing the same direction.
Important: Crews will only collect debris during your neighborhood's scheduled pickup window. Items set out late will not be collected, and the next scheduled collection will be Spring 2027. View the full schedule and cleanup guidelines here: https://brandermill.com/c ommunity-brush-branchcleanup/
Please do not place piles in the roadway or include lumber, plywood, leaves, bamboo or tied/bundled branches.
New Fishing Line Recycling Bins New fishing line recycling receptacles have been installed at several popular fishing locations throughout the community, giving residents a convenient place to properly dispose of used fishing line! Discarded fishing lines can become tangled in trees and vegetation and pose serious risks to birds, turtles, snakes, and other wildlife. The idea for this initiative came from resident Jackie Niles, who recognized the need for a dedicated place to dispose of used fishing line. Jackie brought the idea to our Maintenance Director, and together, Jackie and BCA staff worked to make it a reality. Educational signage and receptacles are now in place around the reservoir. You can find fishing line recycling receptacles at: ● Commodore Point and Sunday Park: Near the boat ramps ● Waterside Park: Attached to the fishing pier ● Harbour Pointe: Between the kayak racks and the large rock Please place only used fishing line in these receptacles. Recycling used fishing line helps keep it out of the environment while supporting a cleaner, safer community for residents and wildlife. Thank you to Jackie for bringing this idea forward! 5
September Yard of the Month Congratulations to the Leich Family in Chimney House, our Yard of the Month recipient! Their beautiful, well-maintained yard is a wonderful addition to the neighborhood and a great example of community pride!
Compliance Fall is a great time to take a quick look around your property and tackle any exterior maintenance before winter arrives. Here are a few items to add to your checklist: ● Wood rot repairs ● Pressure washing ● Painting ● Landscaping ● Driveway maintenance ● Trash cans ● Mailbox repairs

As fall approaches, now is a great time to think about planting trees! From oaks and maples to serviceberries, hackberries, honey locusts, and catalpas, the right trees can bring wildlife, shade, seasonal color, and ecological benefits to your property while adding beauty and value to the landscape. Fall Yard Sale October 17 & 18 | Rain or Shine Get ready for a weekend of bargains, hidden treasures and community fun at the Brandermill Fall Yard Sale! Residents can shop, sell or do both. Sellers can participate for one or both days and choose the times that work best for them. Holiday House Competition Get ready to deck the halls—it’s never too early to start planning your display for this year’s Holiday House competition! Decorating begins Wednesday, November 25. Show off your interior style in either the Traditional or Festive & Colorful category! Neighborhood Entryway Contest Get together with your neighbors and deck out your community entrance! Decorating starts November 25, with judging based on creativity, originality, overall appearance, holiday spirit, and how welcoming the display feels. The winning neighborhood will receive a prize that benefits the entire community! 7
ARB Applications Are Through Smartwebs All Architectural Review Board (ARB) applications are now submitted through Smartwebs. The multiple ARB forms have been combined into one convenient application. Please note that the Tree Removal Form remains separate and is not submitted through Smartwebs or included with the Architectural Modifications application. How to Submit an Application: ● Sign in to your Resident Connect Portal. All applications must now be submitted through the portal. ● Click “Architectural Modifications” You will be directed to Smartwebs. ● Enter your address and ZIP code. ● Complete the application by following the step-by-step prompts. ● Submit your completed application. Once your application is submitted, you will receive an email confirmation. Smartwebs will also allow you to track updates throughout the review process and will serve as the primary form of communication between you and the Compliance team! You do not need to create a separate Smartwebs account. You only need an active Resident Connect Portal account. Need to register for a Resident Connect Portal account? Updated Policies The following policies have been updated and approved by the Board of Directors at the August 17th Board meeting. Please review the updated documents below. Solicitation Policy: Solicitation Policy - 8.17.26.pdf Residential Sign Policy: Residential Sign Policy - 8.17.26.pdf 2026 Boating Rules: The update clarifies the definition of a Home Waterfront Property. A Home Waterfront Property is a residential lot where the waterfront open space/buffer is the only intervening land area between the lot boundary and the lake, measured along the shortest distance between the lot boundary and the lake.
September 21 BOD Meeting The Board of Directers has motioned to accept the 2025 audit and adopt the 2027 budget. You can view more details in your resident portal.

Q4 Assessments Due October 1st Q4 assessments are due October 1st, and the quarterly assessment amount is $231.25. Assessments are due on the first day of each quarter. Payments credited to an account on or after the 11th are considered late and will be subject to late fees and interest. Payments may be made online through ClickPay or by mailed check or money order.
