Heritage Collaboration
Oak Design & Build has entered a new phase in its development, marking a shift from its origins as a joineryfocused workshop to a family-run construction practice working across heritage, commercial and residential projects. While the scope of the work has broadened, its approach remains anchored in craft, material understanding and a constructionled methodology.
Founded by joiner Alan Short, Oak Design & Build was initially established around bespoke timber work, with an emphasis on precision and durability. This continues to inform the practice today, particularly in its approach to design, detailing and on-site decision-making. Now operating as a three-generation family business, expansion has not abandoned the original principles.
Oliver Short has recently been appointed a director which is a further stage in this evolution. Working across several key projects, Oliver’s involvement reflects a broader generational shift within the business, balancing continuity with a more contemporary understanding of construction management.
A significant focus of the practice’s current work is a longterm heritage restoration project developed in collaboration with Tanya Lippuner’s Vivus Interiors, with subsequent phases planned through to 2026. The scheme has provided an opportunity to refine their approach to working with historic structures, where new interventions are required to respond to existing fabric, proportions and material rather than impose contrast for its own sake.

Within the project, Oak Design & Build is delivering extensive bespoke joinery alongside the creation of a new library. Designed to feel embedded within the building rather than newly introduced, the space draws on traditional joinery techniques, carefully sourced timbers and familiar architectural rhythms. Contemporary elements are introduced selectively, allowing the new work to remain legible while
avoiding pastiche. A new wine cellar forms part of the wider intervention, conceived as a spatial and material extension of the building rather than a standalone feature.
Beyond its heritage work, Oak Design & Build has maintained an active presence across the Isle of Wight, completing a range of commercial and residential schemes. Recent projects
include the delivery of the Waterside Pool facilities in Ryde in 2025, where the team were responsible for upgraded changing rooms and modernised amenities. Alongside this, they continue to work on private residential commissions across the island, ranging in scale and typology but united by a consistent emphasis on material quality and construction detail.
The evolution of their work reflects longevity, adaptability and quiet continuity - making over spectacle, and sees craft as a means of shaping architecture that is both grounded and built to endure.

Market Overview
Tom Dawson, Isle of Wight, writes:
2025 was a challenging year and the increasing negativity around the approaching November Budget caused a significant stagnation in the market. As it turned out, the Budget was not as alarming as had been predicted.
On the Isle of Wight, there were 1,800 completions from January to December 2025, down from 2,092 sold in the previous year. This represents a 15% drop in sales, demonstrating the loss in confidence that arose from concerns around the Autumn Budget. Out of properties sold in 2025, 9.3% sold at over £500,000, with 1,632 properties below the £500,000 sale price.
Interestingly, the current Isle of Wight average house price is now just shy of £290,000 and we are ranked at 31st place in the UK with Greater London at 1st place (av. house price £648,000) and Durham at 55th/last place (av. House price £165,000). With our neighbouring counties of Hampshire (av. house price £378,000), Dorset (av. house price £378,000) and West Sussex (av. house price £435,000), the Island is clearly the place to find value for money.
The Isle of Wight continues to attract plenty of new investment, helped in part by the developing food scene, heralded by the national press. The Financial Times has featured The Terrace, Yarmouth; The Hut, Colwell Bay and RT Café Grill, Ryde as ‘go to’ restaurants. Added to this is the multiple ferry connections to the mainland, with the journey by Hovercraft from Ryde to Southsea being only 10 minutes.
So now to 2026. So far, we have seen an increase in activity from both buyers and sellers. The phones are ringing, numbers of viewings are building and our marketing preparation is keeping us busy – all good signs of confidence returning to the market.

Optimism and positivity. 2025 started with much promise but delivered more of the same. Despite a healthy and diverse portfolio of property, a fine summer of sustained good weather and interest rates retreating, the property market remained cautious, lethargic and extremely price sensitive. Continued hesitancy and reflection from buyers due to national and international economic and political instabilities, mixed with a nervously awaited late November Budget impacted both buyers and sellers alike, causing the market to hit the pause button shortly after summer making what is usually expected to be a second ‘bounce’ in the year to become notably flat.
You only had to look on the various property portals to see a deluge of daily price reductions, a reflection of a stagnant, downward moving market, but also as a result of too many agents panicking about their stock levels and consequently flattering owners with overly inflated prices simply to secure their business, at whatever level. A classic case of ‘instruction to reduction agency’ if you will.
With experience comes knowledge and having witnessed similar repressed market conditions in previous times, we remained resilient and nimble, embracing the challenging conversations with our clients and working hard getting to know the buyers who were actively motivated. We pushed on hard after the Budget and ended the year strongly, gaining traction with many properties that had seemingly been overlooked earlier in the year agreeing a number of sales throughout December.
Our sense for 2026 is one of optimism and opportunity. The initial pathway seemingly remains clear of obstacles, interest rates are expected to fall further and best in class properties will always attract strong interest. Whilst we don’t anticipate prices to rise in the short term and realism is paramount from a seller’s perspective the ingredients are in place to encourage buyers to climb off the fence from which they’ve taken up residence for too long and to actively reengage. Opportunity awaits for those who seek it and we anticipate a busy year ahead.

There is no doubt that 2025 was an extremely challenging year for residential sales in Hampshire. What started with seeds of optimism in the early spring, eventually eroded into a market where confidence was diminished and by the end of the year, dare I say almost felt as if the market virtually ground to a halt in the lead up to the Autumn Statement. We first noticed a slowdown in the summer, as briefings from the government and growing speculation in the press surrounding the content of the Budget and the impact it may have on the property market really ramped up.
Understandably, this had a profound impact on people’s confidence and so it was unsurprising that in the lead up to the Budget, buyers ‘paused for breath’. Happily, the actual event was far less dramatic than the build-up and in fact there were no notable changes in the Budget which would affect someone’s buying power. Added to this, we then had a much-needed interest rate cut in December and so we move into 2026 with genuine optimism that the market will rebound.
That said, we are finding buyers to be more price conscious and there is more choice generally, with fewer transactions last year, so it is imperative when launching a house to the market, to make it as attractive as possible to really stand out from the crowd. However, as always, good houses at the correct price, will stand in good stead and we are confident of a busy spring market.

Sage Coffee House
Kennedy’s pride and joy in St Helens
In less than a year, Sage Coffee House has become a cherished community hub in the heart of St Helens. Housed in the former Dan’s Kitchen premises, the light-filled café overlooks The Green and sits beside the impeccably curated Goose bookshop - a setting that feels effortlessly village-chic.
For owner Kennedy Callieu, Sage was born from an intensely personal chapter. After a personal loss, and change for her family, she joined forces with her parents, Jeremy and Gina Hannan to create something hopeful and life-affirming - a shared venture rooted in togetherness and positivity. What began as a way to channel grief into purpose soon grew into one of the village’s most welcoming spaces.
Gina was instrumental in shaping both the spirit and the kitchen at Sage. Her much-loved rock cakes quickly became a customer favourite. Sadly, she passed away not long after the café opened, making Sage not only a family business but also a lasting tribute to her warmth and generosity. Her presence — like that of Kennedy’s husband, Harvey, whose signature cookies are now quietly legendary among regulars — remains woven into the fabric of the café.

Blooming Bembridge
When Jenna Long decided to transform part of her family’s land in Bembridge into a flower farm last year, it began as a simple idea — after all, who doesn’t love flowers? What followed has been a year of growth in every sense. From mastering the art of handling rotavators, ploughs, irrigation and cultivation, (and tackling far more weeding than anticipated) to building a loyal customer base, Bembridge Flower Farm has flourished into a vibrant local enterprise.
The farm is now home to sweeping rows of seasonal tulips, ranunculus, sunflowers, dahlias, cosmos, snapdragons and peonies. Free from pesticides and the considerable carbon footprint of imported blooms, Jenna’s flowers offer a fresh, sustainable alternative to supermarket bouquets and are noticeably superior to mass produced worldwide imports which make up around 95% of the UK’s flower industry.
The freshly picked flowers last longer, have rich, deep and vibrant colour tones and have high floral scents. The flowers
have been curated and selected so they are vibrant and ‘best in class’. Demand has been strong: Saturday deliveries to Sage Coffee House in St Helens frequently sell out quickly.
The business has expanded beyond bouquets. With a professional website, regular flower subscriptions bringing seasonal colour into homes and offices, and a growing calendar of events hosted on-site, Bembridge Flower Farm has become part of the community fabric.
Looking ahead, Jenna plans to supply more local retailers, provide flowers for weddings and special occasions, and grow the popular pick-your-own and Flower Farm Picnic experiences. What started as a bright idea has taken root — and Bembridge is blooming because of it.

The Game Larder
Tucked away within the historic grounds of Northbrook House near Winchester, the humble Game Larder has quietly watched the estate’s story unfold. Whilst it may be modest in scale, the structure forms part of the curtilage of the Listed main house. Therefore, it plays a meaningful role in the estate’s heritage.
Thought to pre-date the current house, the larder likely served an earlier version of the Residence - back when it was an essential outbuilding used for storing game and meat. These small structures once played a big part in the daily life of country estates, reflecting both the routines and traditions of rural living.
Sadly, in more recent years the Game Larder had slipped into disrepair. Weather and time hadn’t been kind, and the roof and thatch deteriorated to the point where the building was at real risk of being lost altogether. Like many small heritage buildings, its quiet presence meant it could easily have faded from view.
Seeing both its vulnerability and historic charm, our Architecture & Design team was brought in to bring the building back to life. The work needed to be carried out with great sensitivity and respect for its significance.
BCM Wilson Hill secured Listed Building Consent and worked closely with the conservation officer to agree the final scope, before producing a fully detailed specification that set out exactly what was needed. With clarity established, we obtained and confirmed contractor costs and prepared the formal contract, paving the way for work to begin on site. The focus turned to renewing the roof structure, replacing the traditional thatch, and repairing the rest of the building fabric. Every decision was guided by the desire to preserve its character and original craftsmanship.
We actively managed the process, making certain repairs were completed using traditional materials and methods, with a heritage-sensitive contractor leading the
way. Timbers were only replaced when absolutely necessary, ensuring as much original material as possible remained intact. The new thatch not only protects the structure but also restores its visual presence within the estate.
Now, as the project draws to a close, the Game Larder’s future is secure. Its revival shows how thoughtful conservation can shine a light on even the quieter corners of our built heritage. While grand houses often take centre stage, it’s these smaller, more humble buildings that help tell the fuller story of estate life. The Game Larder at Northbrook House can now begin a new chapter; one that ensures this small but meaningful piece of Hampshire history will be enjoyed for generations to come.

Shaping The Future
For
artist Jo Hummel, the Island is both muse and studio
Island-based artist Jo Hummel is in demand around the world, yet her practice remains beautifully grounded, from scouring Forelands Beach for pigment-rich clays to wrapping prints by hand in her Bembridge studio.
Minimalism sits at the heart of Jo’s work. Using a collage process that combines pigment and botanical dye on watercolour paper, she builds delicate compositions that resolve into harmonious geometric structures. Natural cycles, human rituals, and ancient spiritual concepts are among the many threads that weave through her practice.
Sought after by tastemakers such as Soho Home and The Conran Shop, Jo has exhibited in galleries around the world and is regularly commissioned by five-star hotels, including The Shelborne in Miami and Splendido in Portofino. Her work is held in a range of private and corporate collections, including Christian Dior in Paris, and most recently she created a wall design for the new TikTok headquarters in London.
After graduating from the Royal College of Art in London, Jo chose to return home to the Isle of Wight, deciding it was the perfect place to establish her studio.
When we caught up with her, she had just returned from Cambridge, where she is working on a major commission for the new Cambridge Cancer Research Hospital
Tell us about your project with CCRH?
I’m creating artworks that will stretch across eight floors, connecting the entire building. This includes a large enamel installation that will be fabricated by AJ Wells (based on the Island and fabricators of the London Underground enamel signs). There are many considerations as people visiting the hospital will be navigating complex emotions and circumstances. I’m developing the works alongside the arts team and architects, as well as consultants, nurses, patients, and researchers.
You work with pigment and botanical dye which is often sourced locally. Could you tell us more?
When I was ill with Covid, I was frustrated by not being able to make work, and I lay in the garden visualising dipping paper into dye. Around the same time, my uncle emailed to say he’d reconnected with an estranged side of our family, and that my great-great-grandfather was a natural colour expert from Zurich. It felt like the universe was trying to tell me something. I applied to Arts Council England for a development grant and have been researching natural colour, and using it in my work ever since.

What or who is your biggest inspiration?
The sea. I love the spaciousness, the wide panoramic stretch, the rhythm, the flux. I also admire the work and ideas of American abstract painter Agnes Martin.

Why are you living on the Island and not in LA?
Is LA the only alternative? The Island is a special place, my family connection goes back five generations. I enjoyed living in London and still spend time there for work, but I feel more energised living and working by the sea. My studio is on Bembridge Embankment, and I love the openness of the harbour and the colourful, eccentric houseboats. I have fond childhood memories of mucking about in that area on the boat my dad built.
What do you do for fun, or to relax when you’re not working?
I’m a keen horse rider. We have three horses, so it’s a big part of our lives, my husband loves getting involved at the yard too. My favourite thing to do is hack with my daughter on the beach. Watching my son play football is also a big weekend event. Friends, food, dog walks… all the usual things.
What’s coming up next?
I’ll be artist-in-residence for a month in Senegal at Thread, curated by the Joseph and Annie Albers Foundation. After that, I have an exhibition with Benjamin Eck Gallery in Munich.

Food for Thought
Can our island feed us?
The UK as a whole is around 62% self-sufficient in food – lower than, for example, France at 76%. If we look at ‘indigenous’ food, the UK does better at 75%, but strawberries still sell well in December! There are 142,000 people living on the Isle of Wight – can we feed ourselves?
Let’s start with bread – individuals eat about 60 loaves per year, with around 550g of wheat in each loaf – so we need 4,700 tonnes of wheat per annum for our bread on the Island. The grain co-operative store at Cowes handles 4,000 – 7,000 tonnes of wheat per annum, so plenty to go around. How about milk? We drink about 96 litres each per annum – so the Island needs 13.6 million litres – the Island can produce about one third of this from the 4 remaining dairy farms. There were 9,674 cattle on the Island in 2023 and we eat, on average, 11kg of beef per annum, so each beast feeds 29 people – we have more than enough beef! We don’t have enough lamb and there are nearly no chickens! But, we do have great tomato, vegetable and potato businesses on the Island.
As you can see, it’s a complex picture and fairly typical of most of the UK, although we are a ‘mixed’ farming area with crops, livestock, vegetables, dairy and horticulture. Since the 1940s, food production in the UK has increased hugely but production has drifted downwards recently due to production incentives falling away and a better balance being found between ‘all out production’ and environmental considerations. The ‘watch word’ now is sustainability; deeper respect for soils and the ecological systems that support food production. Some of our imported food is produced in countries where such ‘balance’ is less of a priority.
Locally produced food grown with care and using systems that respect the environment is not always cheap but is hugely valuable. High food inflation has put every weekly supermarket shop under the microscope and it’s a serious challenge to balance cost and quality. Highly processed foods tend to be more expensive and in fact, with only a few exceptions, like beef, farm gate prices have not changed much over the last decade.
So, can we feed ourselves here on the Island? The answer is – it depends on what you like to eat. We can have a good go at a Sunday roast, and we can find enough bread for your toast and sandwiches. Buying food produced locally and supporting our local farming community helps massively and there is a whole generation of young farmers out there waiting to fill your shopping basket with some of the best food in the UK.

Briddlesford’s next chapter
Briddlesford is the Isle of Wight equivalent of a National Treasure. Founded in 1923 by the Griffin family, it’s now in its fourth generation and has a long history and commitment to traditional farming. Always evolving, they have recently unveiled a new brand identity by Island designer Shaun Cuff, which introduces a warm, heritage-style look featuring a playful illustration of a Guernsey cow and calf, inspired by Briddlesford’s own pedigree herd.

Guernsey herd with an illustration of a cow and calf. Those same golden hues are found naturally in Briddlesford milk, cream, butter and cheese, a reflection of the breed’s naturally high beta-carotene content which delivers richness and depth of flavour. Today’s cows descend directly from the original 15 brought to the farm over a century ago.
Briddlesford’s whole milk remains unhomogenised, allowing the cream to rise naturally which is increasingly sought by households and chefs alike. James Martin is a big fan who often extolls the virtues of Briddlesford milk and butter in his TV kitchen on Saturday mornings.
Alongside their dairy range, Briddlesford also produces veal and retired dairy beef. The on-site butcher offers seasonal cuts which you can buy in the farm shop - from pasture to plate. The beef has natural marbling and distinctive yellow fat, which melts during cooking to deliver real depth of flavour.
The rebrand includes an updated website as well as product packaging, which you will notice in farm shops and cafes across the Island and beyond. We love it.

Growing the Future of Hemp
Nick Joyce first discovered the potential of industrial hemp in his mid-twenties, much to the amusement of his peers. He was intrigued by the plant’s versatility and sustainability and began growing the plant on the Island to explore its applications. This led to the creation of GRWN, a collaborative group of specialist companies, based in Cowes. Operating across every level of the sector Nick has an ambitious vision: to create a fully vertically integrated hemp business, from field to finished product.
GRWN farms over 500 acres of Home Office approved hemp across the UK. Hemp is a brilliant crop; highly sustainable, fast-growing (approx. 4 months) requiring little water, no pesticides, and acts as a carbon sink. It enhances soil health through deep roots, prevents erosion, and provides a versatile, eco-friendly raw material for textiles, construction, and biofuel as well as being a great rotational crop.
Among GRWN’s most promising innovations is GRWNwarm - hemp-based building insulation. Designed for modern construction, it offers excellent thermal performance in both winter and summer, natural resistance to mould, strong soundproofing qualities and enhanced fire protection. Free from pollutants and exceptionally durable, it also locks away carbon long term and can be reprocessed at the end of its life, making it a truly circular material. Wolverton Manor Garden Fair
Set within the historic grounds of Wolverton Manor in Shorwell, the annual Garden Fair has become an established fixture in the Isle of Wight’s summer calendar. Now in its 26th year, the event combines horticulture, crafts, food, drink and participation in a setting that perfectly reflects the Island’s rural character.
Originally inspired by the Chelsea Flower Show, the fair was created to offer a similar gardening theme on a more intimate, distinctly local scale. It continues to be hosted at Wolverton Manor, the home of Jane Patterson and her family, whose ongoing support ensures the event retains its unique sense of place. The manor’s landscaped grounds and period architecture provide
an elegant backdrop, reinforcing the connection between garden design, heritage and country living.
Over the years, the fair has grown in both reputation and attendance, while remaining firmly rooted in its founding principles. causes and community services. To date, the event has raised more than £100,000 for Island charities — a significant contribution that underscores its enduring local value.
