How to Buy your first home: 1. Buy the least expensive home in your preferred neighborhood. That way you will build equity in the community you want to live. 2. Buy as soon as you have 5% down and use the CMHC financing options and other First Time Buyer incentives. 3. Buy a home that needs work - avoid structural issues, but you can often get excellent value on a home that is dated or has a lot of basic ‘deferred maintenance’ to do. 4. Take advantage of ‘sweat equity’ - many home improvements are labour intensive. If you can expend the time and energy, you can build equity quickly. 5.
