But when you get right down to it, kitchens and bathrooms are the main showplaces of a home. Food brings out the creative and “warmer” side of people. There’s something about “breaking bread” with family and friends that makes this room special, so you want it to be inviting. And the kitchen is, by far, the most expensive room to build out or renovate as it incorporates so many expensive components. So in this room more than any other the creative mixing of colour; lighting; stainless; granite, corian, laminate, silestone or eco countertops; glass; wood; and accent pieces can make a home very attractive to buyers and appear “expensive”. THE BATHROOM The bathroom is arguably the second most expensive room in a home to create. It’s the other “pivotal” family location and is used frequently as the “pampering” or “relaxation” center. And in many homes there are often two or three of them. So the clever combining of colour, tile, glass, lighting and fixtures can make these “showcase” rooms as well. THOUGHTS AND SUGGESTIONS Without doubt the key rooms in your home that must appear modern, warm, inviting, expensive and spotless are the kitchen and bathroom(s). Other rooms with fewer or no fixtures or appliances can be painted, carpeted or hard-wooded relatively inexpensively to great effect. This along with the judicious placement of furniture can make these rooms look chic, current and stunning. However with the kitchen and bathroom(s) this is much more challenging to accomplish without physically changing flooring, appliances, cupboards, counters, baths/ showers etc. Because of this reality they’re also the most expensive rooms to make beautiful as they involve the changing of major components. To sum up, when considering selling your home think seriously about how your kitchen and bathroom(s) present - and don’t be subjective! Ask others (especially professionals such as builders/renovators, designers and realtors) for independent, objective advice on how these rooms can aid in the sale of your home by making them as attractive and inviting as possible. If the consensus is that there’s room for improvement, hire one of those professionals and, working within your budget, do all you can to ensure that they look as high-end and modern as possible. Remember however to keep the items you can’t change easily or inexpensively (i.e. tiling, backsplashes, counters, tubs, showers, toilets) as neutral as possible and make your statement with paint, wallpaper, furniture, lighting and accessories as these things can be changed easily and inexpensively by you or the next owner. Lastly, keep in mind this fact: Women are the primary decision-maker in the purchase of a home.
