Canadian Home Builders Association South Okanagan helps students build strong foundation for education Cody Plante was grooming ski hills in the Fraser Valley when he decided to carve a new career path; now a bursary from the South Okanagan Chapter of the Canadian Home Builders’ Association is helping him and two other Okanagan College students build for their futures. Plante and classmates Chelsea Lindley-Scott and Jeremy Miller, students in the Residential Construction at the College’s Penticton campus, each received the award valued at $1,000. “It’s just awesome to have people in the industry backing me, wanting to support my goal of getting into construction,” said Plante. “It’s especially cool that the support comes from a group like CHBA South Okanagan, which has among its members leaders from so many builders and other businesses throughout the Valley.” “Supporting students entering the construction industry is the perfect fit for our organization,” said Carol Sudchak, executive officer for the Canadian Home Builders’ Association South Okanagan.
“One of our cornerstones is to support the professionalism of our members, and it benefits us all to provide the next wave of tradespeople with opportunities to learn, grow and take pride in their achievements.” For Plante, the immediate benefit is a boost to his budget for tools. But he is quick to point out that the long-term effect of receiving the bursary extends well beyond the financial lift. “This support is literally helping my dreams come true,” Plante explains. “It’s already inspiring me to achieve excellence, to do the CHBA proud, and demonstrate that their investment in my future was a good one.” Plante and his classmates are currently getting handson experience towards that future. As part of a mentorship opportunity provided by Greyback Construction Ltd. in partnership with the college, the current residential construction class is assisting with the construction of a high-end home at the Skaha Hills development. The 26-week Residential Construction program provides students with the necessary theoretical and practical knowledge to seek employment as an apprentice carpenter in the construction in-
dustry. Sudchak notes that the hands on training provided by the college will continue to be needed in this area, given an aging workforce across the trades sector. “Shortage of skilled labour is an important issue and we would like to assist the students in getting into the field in any way we can,” adds Sudchak. “Okanagan College has wonderful trades programs and we hope that our bursary truly makes a difference for students as they begin their careers in the construction industry.” According to the B.C. Labour Market Outlook, of the one million job openings expected in the province by 2022, more than 160,000 are directly related to trades and related occupations that require formal training at the college level. The college is currently embarked on a $33-million renovation and expansion of its trades training complex in Kelowna to position itself to be able to meet the training needs of the province ahead of this demand. The Bright Horizons Building for Skills Fundraising Campaign was launched in 2014 to raise an additional $7 million to supplement the B.C. government’s $28-million investment.

A 10 minute walk or bike ride from everything you could want to do in Penticton is what is offered in the newest high-end housing site Beechwood. Close to Okanagan Beach, the community centre, South Okanagan Events Centre. golf club, schools, retail shops and an extensive trail network — Beechwood consists of 15 units with unique features. “We designed it to resemble a pocket neighbourhood,” said Drew Barnes, project manager. “With that many homes it is not too big, not too small. You create a community feel where you get to know your neighbours.” Pocket neighbourhoods are clustered groups of housing that foster a strong sense of community while preserving privacy. At Beechwood there are individually fenced yards but a common courtyard, community fire pit, barbecue area, water feature and retained aged trees. It also has one of the most unique features in Penticton, rooftop patios. “We are really excited about the rooftop patios. We wanted to bring in that highend Vancouver feel and it has been well-received.” Barnes was in Seattle a few years ago when he
learned about pocket neighbourhood developments from an architect who specializes in them. The project manager believes Beechwood is one of only a handful of this concept in Western Canada. “We wanted to keep it low density for that magic feel of a pocket neighbourhood. With its location on Power Street, we have heard it referred to as the beach district in Penticton and some people have compared it to Kitsilano. We hope it becomes
the neighbourhood to live in Penticton,” said Barnes. Gary Gierlich, from Royal LePage, who have joined the project feels the same way. “We are so excited about this neighbourhood. It is just evolving every day. The location is unbelievable. You have the community centre right there, you can bike to the market — it is just so cool,” said Gierlich. “It absolutely hits the sweet spot and is definitely the hottest areas to live in this town.”
Along with Royal LePage realtors Chris Marte and Carol Beecroft, Gierlich said the feedback they have received has been phenomenal. He added the units have had a lot of interest from local buyers, meaning those who are buying the units are looking to live in them and not have them sit empty. “It fills a big void for those looking to downsize, but still want some space. The alternatives are to go into a tower and downsize to the extreme,” said Gierlich.
“This is still a three bedroom home with a garage and other amenities.” Prices at Beechwood start in mid $500,000 for a single car garage home (1,780 square feet) has a secure single car garage with an extra six feet of storage beyond the parking area. The home also includes a fenced yard, dining room, kitchen, living room, bathroom and storage on the main floor. Third phase starts soon for Skaha Hills Steve Kidd

It’s been a year and a half since the sales office for Skaha Hills opened, but interest in the residential development remains strong. Curt Jansen, vice president sales and marketing said they are still weeks away from putting the third phase of the development on the market, but they already have 20 reservations registered for the next step in the 600-home development. Phase 1, which sold out with weeks of going on the market in April 2014, already has 20 homeowners moved in. “Every week, a new homeowner takes possession. That’s a pretty quick pace, when you consider what has to be done to get a homeowner in and all the finishings,” said Jansen. “I think we have roughly eight left to start. That means a boost for the Penticton economy overall. “I think it is going to be a great boon for Penticton. These people are coming from outside the area and they are asking us for recommendations for restaurants, and recommendations for dry
cleaners, for all these places to go,” said Jansen. “Every time we add new families to Penticton it is going to help the local economy.” Jansen added that construction should begin shortly in the second phase of the development, probably in the next three to four weeks. “We have three crews going up there, so we will roll right into Phase 2 and keep that pace going,” he said. “It is amazing to see this coming together. Greyback is so organized and has such a machine. It’s now on such a nice rhythm and schedule that everyone is working together.” Other parts of the development, like the winery that is going to be an integral part of the development, are also well on their way. “The winery is looking good, it’s got all the framing up for the winery and restaurant,” said Jansen. “The vineyards are nice and big after the first year, they are looking really green.” See SKAHA on PG. 11 The vineyard is starting to

The elevated site surrounded by protected lands ensures unobstructed views of the Penticton area, spanning from Okanagan Lake to Skaha Lake. “To see what has been accomplished in one year, it has been really rewarding to be a part of it,” said Jansen, who expects to be releasing home plans for Phase 3 next month. “We have incorporated more vineyards into the site, so it is going to have a nice vineyard setting,” he said, describing the home style in Phase 3 as “executive terraced ranchers.” Jansen explained the homes will be built in four storeys, with a separate unit on each level, built into the side of the hill and stepped back, so each unit still maintains a view. “Everybody will have absolutely magnificent views of the lake,” he said. Floor plans for the Phase 3 units are going to range from 1,300 to 1,700 sq. ft. of indoor space. But according to Jansen, if you include the large outdoor covered patios, that balloons to up to 2,200 sq ft. of total living area. While the pricing for these units hasn’t been settled, Jansen expects them to be “really attractive,” probably in the $379,000 range. Jansen thinks the ongoing demand for Skaha Hills is being driven by empty nesters and baby boomers, at a stage in their lives that might be a few years from retirement, but are starting to look and make plans for that retirement.
